If I buy CRM software will I be a better recruiter?
Should recruiting software have CRM features? Do recruiting software vendors include CRM in their product?

I think CRM is a lot of smoke created by some very good marketing people who could sell ice to Eskimos.

A common definition for CRM is “The process of using information to find, secure and keep customers. The people, events, and questions associated with marketing, sales, and service”. Yikes! I thought that is what recruiting is?

Why am I on such a soap box? Because I talk to about 50 different recruiters and recruitment firm owners a week and every once in a while I get asked does this software contain CRM. A few years back when the question was asked I was at a loss for words. I had no idea what they were talking about. I was terribly concerned that after 25 years in the recruiting industry putting in 10 hours a day seven days a week I had completely missed something and an entire process went right over my head.

So I went to work reading and studying everything I could find on CRM and came to the conclusion that CRM and recruiting software are one and the same. If your recruiting software does not have the characteristics defined by CRM then you do not have recruiting software.

First of all, who are the customers of an executive recruiter? Candidates and clients are! As any recruiter knows the product of a recruiter is also the customer, the candidate, one unique characteristic of the recruiting industry.

Let’s go back to that CRM definition above. “The process of using information to find, secure and keep customers”. Your recruiting software must be used to find and track candidates and clients. Once found the software has to keep them available to you through periodic contact.

Next, “The people, events and questions associated with marketing, sales and service”. Ok, if your recruiting software cannot help you market to different demographics of clients and candidates then why are you using it? What are you using to market to clients and candidates? Do you have a separate system for this? Do you have a separate database for marketing to clients, a separate database for marketing to candidates? Do candidates sometimes become clients? Do clients sometimes become candidates? Is candidate John Smith repeated in the client Database and then again in a separate marketing system? How silly these questions are! If you answer yes to any of the above I suggest you reconsider your whole approach to recruiting.

And if you have this separation how in the world are you ever going to keep track of the events and questions? Perhaps if they are all separate I can sell you business idiot consolidation software that will pull all these desperate systems together for you.

So I will answer the leading questions. If I buy CRM software will I be a better recruiter? No, because you’re an idiot for having recruiting software that is not also CRM. Should recruiting software have CRM features? Of course, CRM and recruiting software are one and the same thing. Do recruiting software vendors include CRM in their product? Yes, if they don’t they are not a recruiting software vendor.

A colleague of mine was responsible for running a bi-weekly two-hour team meeting. He took great care to develop a very full, detailed agenda. As we would get into the meeting, it would only take us getting to agenda item one before the meeting was behind schedule. During the entire time that my colleague ran these meetings, we never got more than halfway through the agenda before adjourning. The team got so used to not making it through the agenda that there wasn't even an attempt to try to stay on schedule. The agenda and associated times were completely unrealistic and were worthless as a meeting management tool.

An effective agenda goes beyond start time, location, topics, and durations. Effective agendas do the following:

* Support the meeting purpose

* Set the expectations of attendees as to what will be discussed

* Inform attendees of any preparation that will be required prior to the meeting

* Give the meeting leader a roadmap for driving the agenda

* Permit adequate time to cover each item

* Allow the meeting leader to adjust the agenda easily if the meeting gets behind schedule

Having said all this, there is a guiding principle the meeting owner needs to follow: The meeting owner drives the agenda, not the other way around. There are times where you may have a concise meeting purpose and specific agenda items to address the meeting purpose, but the actual meeting deviates from the agenda. Be open to the agenda change; just make sure the meeting purpose is still being met. Doing this requires the meeting owner be very in-tune to what is going on in the meeting and footing it back to what is happening on the agenda. If the actual meeting is deviating from the agenda, the meeting owner needs to consciously decide if the deviation is appropriate or if it needs to be nipped in the bud. There's no secret sauce on this; it means keeping the original meeting's purpose in mind, observing what is actually happening in the meeting, and continually assessing whether the meeting's purpose is being met.

So, what are some good tips to developing effective agenda? Consider these next time you have to plan a meeting:

* Have a tight, focused meeting purpose - You've called the meeting for a reason; make sure that the purpose is explicit and achievable. A good sanity check on this is that you should be able to complete this sentence: "At the end of this meeting we should be able to _______."

* Cross-foot your agenda items with the meeting purpose - As you're crafting your agenda items, make sure that each item is doing something to support the meeting purpose. If the items don't support the meeting purpose either change the agenda item or change the purpose. Don't confuse the attendees by having agenda items that don't support the meeting purpose

* Be realistic with allocated agenda item times - Don't put overly aggressive times on the agenda that you in your heart know you're not going to achieve. Planning 90 minutes worth of meeting in 60 minutes means you'll only get through 2/3 of the meeting or the meeting will run over by at least 30 minutes. Don't wish for best case; put reality down.

* Distribute the agenda at least one day before the meeting - Meeting attendees want to know what is going to be discussed and if there is preparation that is needed prior to the meeting. Give them a day if possible to review the agenda and get mentally prepared for the meeting.

* Put the most important agenda items at the front of the meeting - Cover your top items first. There are two reasons for this: first, you'll ensure that the most important items get covered. Second, you'll keep attendee attention better by covering the most important items earlier. If they are put later in the agenda then you'll see some chomping at the bit as you go through lesser important agenda items first.

* Have as your last agenda item an "action items review" section - I've seen way too many meetings happen in my career where the end of the meeting comes, everyone leaves, but there is no agreement on what actions need to be taken out of the meeting. In your action items review, indicate what the action items are, who is responsible for each action item, and when the action item needs to be completed by.

* Have a contingency plan in place for when agenda items run over - Even with the best-planned meetings, sometimes agenda items take longer than expected. Have a plan for how you are going to accommodate the change, which could mean shortening some other agenda items or eliminating an agenda item completely

Build tight, realistic, achievable agendas. You'll get more done, reduce attendee frustration, and make the best use of everyone's time. Just don't be a slave to the agenda if you see the agenda won't accomplish the meeting's purpose.
The recruiters are putting much emphasis on hiring a one-team man rather than a one-man team, in the management category at least.

In accordance to this shift, the office atmosphere is changing too. CEOs of the companies at present are accessible to general employees more than ever before. The visual distance is cut short. Office decorations are changing with more and more interlinked and free sitting arrangements. At this age, one can never ignore the psychological affect on human beings created by the respective surroundings.

The corporate houses these days are spending huge amounts to unite the workforce into an active team. Active and spontaneous participation of employees in both internal and external affairs of the company and even in the decision making process are regarded as the path of progress.

The main problem in the corporate team building process namely ‘distancing’ is predominantly inherent in employees’ as well as in the employer’s psyche. It is one of the basic instincts of human beings.

The primary team building process is constantly fighting to throw away ‘distancing’ to a great distance. The ideal corporate team building events concentrate on bringing together employees who do not always get the chance to come in close, if not in personal contact with each other.

The prime ideological stand is that, if an employee does not know his or her co-workers then he or she cannot actively participate to boost up the company profile and morale as a whole. It is all about fixing the SELF, not into the category called OTHER, but under the umbrella named WE.

The corporate event management companies divide the employees into various groups. Apparently, it seems that the process is breaking the basic notion of team building activities, but in fact, it just adds to the notion.

The participants here never feel rivalry among themselves. They are conscious that it is merely a game though they need to win. Thus, they fail to concentrate on the issue that it is a part of the team building exercise tailored by the company. This lack of concentration on the subtle issue ultimately does the trick. The idea of the team is built in the consciousness of the participant that excludes the visual divisions.

The job is done.

However, a Corporate Hospitality Company must be cautious of the standard and socio-cultural background of the participants. Otherwise, the whole process may go in vain.
They conduct themselves like the alpha dog in a pack, holding sway through intimidation. This instinctive behavior helps insure survival in a dog world, but applied to the human world of organizational dynamics, it can lead to disaster.

Alpha dog leadership can eventually turn out to be destructive to the people, their organization, and the leaders themselves. To use another common metaphor, "That dog won't hunt."

After all, leaders do nothing more important than get results; and the best results are what I've been teaching for more than two decades, "more results faster, continually." An alpha-dog leader might chew up people to get more results and get them faster, but I submit that it takes a far different personality trait to engender the "continually" aspect of the imperative. That trait isn't the despot modeled by so many leaders, it's ... well, friendliness.

Having a friendly attitude as a leader means eschewing the alpha-dog way of leadership. It means being gentle, kind, helpful, and cordial in your relationships, even in times of anger and stress -- ESPECIALLY in times of anger and stress. Here are 10 reasons friendliness gets far more results than an alpha-dog way.

(1) We stay in control. Apha-dog leaders seek to control others. But they misconstrue what control really means. In truth, such leaders are really out of control much of the time, since they're at the mercy of their emotional outbursts and the reactions of others to those outbursts. In leadership, the best way to control a situation, i.e., the best way to get great results, is to put the people in control. Don't constrain them through short-term compulsion but liberate them by playing the "longer game." Unleash their initiative and creativity by allowing them to make free choices, and they will be under your "control" in more profound and effective ways than the alpha-dog leader could imagine.

(2) People respond more openly and positively to friendliness. Humans seek happiness; and friendliness is a great way to spread happiness. It enables you to communicate much more effectively because it bonds you with others in ways that anger, coercion, intimidation can't. And that bonding is the stuff that great results flow from.

(3) We are modeling good interactions, bringing the future into the present. Whether leaders know it or not, their words and actions are carefully watched by the people they lead. People have an instinctive need to model those words and actions; or if they disagree with them, speak and act in opposite ways. By radiating friendliness, leaders are being the means that are the ends in the making.

(4) We make real issues relevant factors, not false issues like anger and intimidation. Friendliness tends to clarify issues; intimidation, because it is associated with fear, obfuscates them. So often intimidating leaders make themselves and their tormenting ways the issue. Whereas the real issues should be, how do we get results, how do we get more results, how do we get faster results, and how do we get "more, faster" continually? The fear they provoke is like crack cocaine, temporarily stimulating but addictive and in the long run destructive to the leader and the people.

(5) With friendliness, we set the agenda. "A good offense is the best defense" applies with friendliness. You should be on the offense with friendliness, displaying it even in challenging circumstances when it may take an act of disciplined courage on your part. This helps you set the agenda in terms of how people respond to one another in these circumstances. Of course, your friendliness will not affect some people who may be determined to subvert your leadership no matter what your attitude is; however, friendliness can, like the clearing of brush-lines to contain a forest fire, keep rancor from spreading deeply into the organization.

(6) We increase the chance that others will support our cause. The truth is that leaders can't motivate anybody to do anything. The people make the choice to be motivated or not. Friendly leaders have the best chance of creating an environment in which the people make that choice. As Abraham Lincoln said, "If you would win a man to your cause, first convince him that you are his sincere friend. Therein is a drop of honey that catches his heart, which, say what he will, is the great highroad to his reason, and which, once gained, you will find but little trouble in convincing him of the justice of your cause, if indeed that cause is really a good one."

(7) Our opponents can be put off balance. As a leader, you'll often have people working against you, spoiling for a fight; and when they encounter a friendly attitude on your part, they may be thrown off balance in benignly effective ways. Furthermore, your friendliness can encourage others to take up your cause against them.

(8) With friendliness everybody has an opportunity to win. Unfriendly leaders often win battles but lose wars. They may compel others to get on board; but if those others do so out of compulsion and not genuine conviction and motivation, the fruits of any victories can become ashes. Most people welcome friendliness -- even if they disagree with and even dislike the leader. Furthermore, our friendliness can prompt the people we interact with to reflect on their own character, a prerequisite for their choosing to be motivated. In an environment of friendliness, all parties have an opportunity to achieve something positive.

(9)Friendliness is fire prevention equipment against your burning bridges behind you. An opponent may seem to be your opponent today but in the future you may need him to be your partner in implementing changes. Friendliness gives us an opportunity to have productive relationships even with those who oppose us, enriching both the present and the future.

(10) Getting results through friendliness can take a lot less energy than getting results through coercion and intimidation. Friendliness isn't an absolute necessity in leadership. I've seen great leaders who were terrific curmudgeons. It's just that unfriendly people have to go through a lot more trouble getting people motivated.

Two caveats. One, friendliness can be mistaken for weakness. In fact, friendliness can BE weakness if it manifests as a way of avoiding challenging people to do the hard things to get great results. In leadership, friendliness has a clear function which is to people achieve constantly improving results. This entails your challenging people to do what they often don't want to do. Anybody can be nice to them and let them do what they want. But a leader must continually be challenging people to struggle mightily for extraordinary results. If friendliness doesn't help you fulfill that function then it's simply a lifestyle choice, not a leadership tool, and ultimately in terms of leadership, a weakness.

Two, even if you do use it as a strong leadership tool, you certainly can't be friendly 100 percent of the time. If you try to be, you'll find yourself becoming a rather one-dimensional leader. One of the most difficult accomplishments facing any leader is simply being who you really are – especially under pressure. To force-fit friendliness in a situation where you might not ordinarily exhibit it or to use friendliness to manipulate people into conforming to your wishes is not the best leadership uses of friendliness.

It may be a dog-eat-dog world; but by progressing in the Way of friendliness, leaders can invest their lives and this world with moments of beauty and meaning -- and get more results in the bargain.

Driving at Work: Managing Work-Related Road Safety Guide
To address this, in September 2003, the Health and Safety Executive published a guide called ‘Driving at Work: Managing work-related road safety’ guide. The guide highlights the legal responsibilities of companies, large or small, to comply, so far as is reasonably practicable, with the Health and Safety at Work etc Act 1974.

The guide stresses the benefits of managing work-related road safety and suggests ways of managing safety and assessing road risks. The aim of the guide is to reduce the number of casualties involving company car and van drivers, either in company or private vehicles.

Consequently, companies need to look at driver competency and training; driver health; knowledge of basic vehicle checks; vehicle suitability, condition and maintenance; if a valid MOT certificate is required, and safety equipment. The provisions of the guide even extend to allowing proper route planning and adequate travel time allowance.

As highlighted, the HSE guide applies equally to the use of privately-owned cars and vans on business trips. Companies are liable if employees use an un-roadworthy vehicle on company business so if they allow employees to use their own vehicles on business they have a duty of care to ensure they are monitoring the maintenance history of the vehicle and that the vehicle insurance also covers business use.

Incredibly one recent survey showed that 88% of staff using their own vehicles on company business had never had checks carried out on insurance or service records and over a third had not even had their driving licences checked!

Companies that fail to act on the guide run the risk, in the event of an accident, of facing significant fines. Company directors and senior management could also face large fines and even possible imprisonment.

Legal experts have warned that companies could face prosecution under corporate manslaughter laws if, for example, an ‘at work’ driver did not have insurance for business use and was found guilty of causing an accident.

Draft Corporate Manslaughter Bill
Details of a draft Corporate Manslaughter Bill have been published, which would make it easier for companies to be prosecuted for failure to meet their duty of care responsibilities. The new Bill would make gross negligence by senior company management, resulting in fatalities, more easily punishable. The person prosecuted could be a company director or the most senior manager responsible for fleet.

The Bill underlines the need for companies to look at their duty of care responsibilities. This means reading the ‘Driving at Work: Managing work-related road safety’ guide carefully before conducting internal reviews and, if necessary, implementing new policy guidelines.

Duty of care prosecutions for ‘at work’ drivers involved in vehicle collisions will increase substantially as a result of the new Bill.

Furthermore, the police will now record in all accident reports if the crash involved an ‘at work’ driver. This will allow an accurate picture to be built up of the number of work-related road accidents. Many experts feel ‘at work’ drivers represent the biggest risk on the roads today and that proper attention should be paid to the Health and Safety at Work Act Approved Code of Practice on driving ‘at work’.

Exercising Proper Control
Fleet vehicle sales continue to rise and consistently account for over 50% of total new car sales. Commercial vehicle sales, including vans, are the best they have been for 25 years!

With more cars, vans and trucks on the roads comes an increasing need for companies to exercise proper duty of care towards their ‘at work’ employees.

As mentioned, directors could face manslaughter charges if deaths occur involving the use of vehicles not fit for the purpose or poorly maintained or not insured for business use. Such deaths would be deemed to be caused by managements’ lack of duty of care, due to a failure to establish proper controls. In such instances, company disclaimers may not be sufficient to protect company directors if they do not exercise the right level of duty of care.

Many companies still do not have the right controls in place to ensure that vehicles are being properly maintained and insured, have a valid MOT certificate if required and are suitable for the purpose intended.

Survey results can be revealing. For example, in one survey, a quarter of fleet drivers did not check their vehicles or were not even aware that they should. In another, only a third of fleets imposed some form of penalty following an accident or fine and only an eighth introduced some form of driver training following an accident.

The Right Vehicle for the Job
Duty of care can even be exercised at the time a new vehicle order is placed. Companies should make sure the new vehicle ordered is the right one for the job. For example, a hatchback or estate with the luggage platform at the right height would be the most appropriate for a sales representative regularly lifting loads. A sales representative off sick with a bad back is not what the employee or the company wants.

Vehicle specification could also be a determining factor in duty of care. By spending more on sensible options, companies can clearly demonstrate their duty of care. Many manufacturers offer power steering, ABS and driver/passenger airbags as standard but if not companies should specify them. Basic safety equipment should be on any company’s checklist as being essential in meeting its duty of care responsibilities. And drivers need to know how to use the equipment.

Besides basic safety equipment, consideration should be given to front fog lights, heated front windscreens, steering column audio controls and wide-angle heated mirrors. For driver comfort, the checklist should include height-adjustable seating, a height adjustable steering wheel and, possibly, even air conditioning.

A few sensible optional extras could help avoid a potentially heavy fine for not providing a suitably equipped vehicle. Companies failing to meet their duty of care responsibilities to their drivers will feel the pain as fines impact their bottom line and their overall public image.

Protecting Drivers
Duty of care obligations extend to one of a company’s most important assets, its drivers. So, what can companies do to meet their duty of care responsibilities?

The job interview is a good starting point. Companies should make sure that all new company car and van drivers employed are safe. They should follow up on references and check their driving licences. Every six months, driving licences should be checked again to make sure drivers have not been gathering points, or worse, without company knowledge. It’s surprising how many employees may be driving while disqualified.

The next step is to issue a driver’s handbook covering a company’s guidelines to every driver working on company business. Besides helping to enforce compliance, providing a detailed driver’s handbook demonstrates a company’s duty of care to its employees.

So what should be covered in a driver’s handbook? It should be a complete A to Z, from ABS to zebra crossings! Everything from stressing the importance of wearing seat belts to taking 15-minute breaks every two hours. The handbook should be regularly reviewed and updated as necessary.

Recent research shows that only about a quarter of companies have updated their company car policy regarding the use of mobile phones while driving despite a change in the law. A driver is no longer permitted to use a non-hands-free mobile phone while on the move. The vehicle’s engine must be switched off.

Time spent behind the wheel is another important issue. Even where a company operates 3.5 tonne vans to avoid fitting tachographs, drivers will still need to watch their time behind the wheel. And with so many aftermarket telematic devices available, companies have no excuse not to keep track of driver movements.

One of the latest surveys revealed that more than 60% of companies did not offer any formal driver training. While there may be no obvious return, that is shortsighted thinking. The sum total of fewer accidents, less vehicles off the road, more drivers at work and lower insurance premiums should all be sufficient incentive to offer proper training. Any driver involved in an accident should have their driving record examined and offered additional training where necessary. Only one in eight companies do so at present.

On the subject of shortsightedness, although it is recommended that everyone should have their eyes tested every two years, less than a third of companies carry out an eyesight test. Adequate vision for the road ahead is a basic requirement.

Make no mistake, employees are one of a company’s most important assets. A good driver, properly trained and armed with an up-to-date driver’s handbook, will be safer as they go about a company’s business. These simple measures can ensure directors meet their duty of care responsibilities.

Expert Support
From all of the above, it is clear that a company’s duty of care responsibilities is extensive. No wonder duty of care is, or should be, so high up the boardroom agenda. To be properly covered, companies need to have a professional risk assessment audit undertaken of both vehicles and staff. They will then have to follow up on all recommendations and advice, and exercise their duty of care responsibilities on an on-going basis.

Undoubtedly, if companies do not meet their responsibilities then they will face legal action.
As legislation becomes more prevalent, companies must heed their duty of care responsibilities, especially for ‘at work’ drivers.

Test Yourself: "Manager means to manage any work or an organization. To manage is not that easy. Imagine the size of some of the large organizations. Their turnover exceeds GDP of many countries. But the companies have to be managed effectively and efficiently and good managers are needed to do that. It applies to self-run businesses. If you don't know how to manage your business, it will suffer. How to test yourself and know if you are a good manager or whether you have the qualities to become a good manager? Let us find out.

What are the qualities of a good manager? Let us summarize. To know the goal of the organization and to achieve those goals with minimum resources and maximum effectiveness is the first goal of any manager. If the primary goal of your company right now is to increase sales, irrespective of profits, you have to do that with given resources. If the goal is to increase profits, you have to do that by cutting costs, improving sales, raising prices, and improving employee effectiveness and raise profits.

The quality that is most important for a good manager is skill and knowledge. Unless a manger has skill to perform a job, nothing will work. The second important quality is focus. A manager should be focused to the goal of the company and his/her every action should go in that direction. All such sub skills as Time management, Human resources management, Marketing, Production and purchases are part of the larger goal. Each of these has to be made more effective and efficient.

One important factor that at times overrides all others is vision. What is the vision of the manager about the organization? How does the manager look at the future and what is larger game plan? These are very important to formulate policies, which will satisfy the goals of the organization. No organization is static. It is a dynamic mix of many forces that has to be managed to move in a single direction. The test of a manger lies in doing this. Test yourself against all these requirements and find out the strengths and weaknesses. Once you know your weaknesses, you can work upon them and improve your performance. Try some quizzes on Business & Career and try answering them. The tests will help you greatly in finding out more about yourself. Recommended - Will you become a good manager?, Are you a good team member? and Check out your business perspective?

Once you become a good manger, it will give you immense satisfaction and increase your self esteem. That will in turn increase your efficiency. This spiral of growth will one day take you to the top. Let the tests and quizzes help you in achieving your dreams.

It is not about getting everyone together and asking, 'what do you and you think?' Everything cannot be decided via committee! Especially if your work involves things like law enforcement or the military. The front lines are not the place to take a 'straw poll'. Even as I say this, and even in those aforementioned operations, there are times when a leader can, and should get people together to talk about how to improve the operation; by genuinely asking for input from all levels. That is what facilitative leadership is about.

For this process to work, the leader must be successful at creating an atmosphere where people not only feel comfortable contributing ideas and suggestions, but where the leader actually acts on that input.

Acting on input does not mean doing everything the group tells you to do. It does mean making it clear to the group that their input is valued by defining how that input will be used. Many times a leader will give the impression that if the team members give honest input, they will be given their 'marching orders'. This is why the leader must clarify prior to asking for input how that input will be used. For instance, let the group know if you are:

1- Just asking for ideas and you (the leader) will make the final decision
2- Asking for ideas and you (the leader) will discuss options with the group again prior to making the final decision.
3- Requesting input so final decision will be made together as a team
4- Requiring input and the team will make the final decision after reviewing it with you.
5- Giving input to the team and the team will tell you what the final decision is.

These are just examples of how to explain your intentions when involving direct reports in the decision-making process. The added advantage of this clarity is that it is another critical step in building respect, trust and rapport.

This model is the strategic outgrowth of the changing role of leadership.

Back in the day, and hopefully this does not mean last week for you ... the leader stood in the middle of everything and directed the team with one-way communication. Essentially that leader would say, 'jump' and the followers would need to know how high.

As this leader progresses she/he allows for two-way communication, but the leader is still in the middle directing the activities of the group.

Continuing this progression, the leader steps out of the middle - and becomes a part of the team. This also allows for better communication - actually between team members. The leader is still responsible but does not 'push' her/his people, they tend to 'pull', to get people to follow them - not to push and micro-manage them.

As the leader progresses even further, they can actually step away from the day-to-day aspects of the area. This affords even more communication between the members of the team. Again, you cannot do this until you have helped the team members interact with each other on a 'level playing field'. This is why you should be familiar with the elements in this book that can help you build those essential skills for your subordinates - so you can be free to work on the more strategic elements of your job, instead of the tactical.

The skill required for this process is critical because the typical leader's area of span and control is not retracting, it's expanding! So you will be required to 'run' multiple departments, and that cannot be done effectively if you are 'stuck' in the middle of one trying to direct everything.

Now, keep in mind, when you step away do not disengage! Because you 'cannot expect what you don't inspect'. So, as you have allowed for the skills of your teams to be sufficient enough for you to 'step away' - you must be accessible and continue to coach and hold everyone accountable.

Facilitative leaders also have courage. This starts when we are very young ...

A six-year old and a four-year old are upstairs in their bedroom. 'I think it's about time we started cussing' the four-year old nods his head in approval. The six-year old continues. 'when we go downstairs for breakfast I'm gonna say 'hell', and you say 'ass', 'ok!' The four-year old agrees with enthusiasm. Their mother walks into the kitchen and asks the six-year old what he wants for breakfast. 'Aw hell, mom, I guess I'll have some cheerios.' Whack! He flies out of his chair, tumbles across the kitchen floor, gets up, and runs upstairs crying his eyes out, with his mother in hot pursuit, slapping his rear every step. The mom locks him in his room and shouts, 'you can just stay there till I let you out!' She then comes back downstairs, looks at the four-year old, and asks with a stern voice, 'and what do you want for breakfast young man?' I don't know,' he blubbers, 'but you can bet your ass it won't be cheerios.' -origin unknown

Courage is exemplified by that leader that has the ability to not fold under pressure. Take this situation; you have been coaching a direct report on leading an important project. 'fast forward': the project does not reach its target. Your boss calls you in an asks, 'what the h_ _ _ happened?!' Most people in that situation would start to explain about how they have been coaching a member of their team, blah. Blah, blah ... wrong answer! A facilitative leader would have the courage to say something like, 'I am responsible, and I will make sure, that doesn't happen again...' now that takes courage. You don't 'turn the person in' to the boss. You are ultimately responsible for your group's output, so act like it!

Now, you do have some conversations with that direct report about what happened. Clearly there were some miscues during the 'coaching' process that need to be revisited. Keep in mind, during these 'discussions' that it is and was a two-way street. It is the employee's responsibility to accomplish the goals and it is your responsibility to be sure your people are on-track.

Another essential ability a facilitative leader possesses is their capacity to 'take counsel'. They have the ability to listen to multiple points of view, including those who typically do not agree with them. This is a powerful trait because you tend to have more complete input, thus making better decisions. To do this, a leader must be able to capture the key kernels of information. They have to be able to maintain bridges between people and create an atmosphere where people share information with each other - largely because they have earned respect, even from people who usually do not see things the same way.

When one has mastered these skills they are recognized as a facilitative leader.
However it is not an easy task to manage employees with different cultural backgrounds. Nevertheless there are many policy guidelines that can make task easy.

On a broader perspective, cultural diversity can be manage through communicating (creating awareness among all employees about diverse values of peers through communication), cultivating ( facilitating acknowledgement, support and encouragement of any employee’ success by all other workers), and capitalizing (linking diversity to every business process and strategy such as succession planning, reengineering, employee development, performance management and review, and reward systems) strategies ( Cascio, 1995).

There are many different innovative ways that organizations have adopted to manage diversity. For instance Tabra Incorporation, a small manufacturer of jewellery and accessories in California comprised of modest workforce is composition of Third World immigrants from Cambodia, China, El Salvador, Ethiopia, India, Laos, Mexico, Thailand, Tibet Vietnam and other nations. To acknowledge importance of their cultural association, at least 10-12 different flags are always hanged from the ceiling of its main production facility which represents the countries of origin of the employees. The owner’s view point is ‘I would like for this to be a little United Nations everybody getting along and appreciating each other’s culture instead of just tolerating it’. (Bhatia & Chaudary, 2003)

If cultural diversity can be managed effectively, there is a potential to use diverse workforce for organizational benefits. Cox and Balke (1991) asserts that multi-culturism is directly linked to organizational success as

Effectively managed multi culture companies have cost effective competitive edge

It helps in promoting minority friendly reputation among prospective employees

Diverse cultural corporations help to get better customers which has a variety of people

Diverse group of employees are perceived to be more creative and efficient in problem solving as compared to homogenous group

Ability to manage cultural diversity increases adaptability and flexibility of an organization to environmental changes.

Many organizational examples can be taken in this regard. In Australia, for instance, Hotel Nikko in Sydney has unique edge that staff members in direct guest contact areas speak a total of 34 different languages. Similarly Qantas Flight Catering has sixty-six nationalities on staff, with various overseas-born chefs. So dedicated diverse ‘ethnic’ kitchens gave Qantas a huge competitive edge that offers food based on customer’s ethnic taste and requirements. Moreover Don’s Smallgoods through literacy, language and cultural trainings increased cross-cultural communication and increased profits while lowering costs at the same time. Similarly The Cheesecake Factory had put special effort to understand Japanese quality and packaging culture as Asian employees assist management to understand Asian tastes so that they can target exports to Asia (Nankervis et al, 2002)

Hence the discussion suggests that it is imperative to realize that cultural diversity should be taken as a tool for better organizational progress rather than a managerial problem and if effectively managed, it can be a key to gain competitive edge and success
These trading software not only do the basic functions of buying and selling of currency but also provide market analysis, show current market status and project future trends, manage portfolios, provide guidance in risk management and other features.

There are usually two kinds of forex trading solutions. The first one is installed on the client's desktop and can function even when the Internet connection is not on. Data has to be constantly fed onto the system to make it perform its functions. The other one is that requires you to be online. You have a username and password and the software automatically provides market updates and does the required functions.

Forex trading solutions can be bought on the internet. However, one must do proper research before deciding on the best system that would work for one. Look out for manufacturers who offer demonstrations and products on trial. You can use these products on a trial basis before actually making the purchase. Look for products that come with a warranty. Read and understand the terms and conditions well before actually purchasing the product.

Do not simply buy forex money trading products that are sold at a cheap price. It is quite possible that these products must have become outdated and are hence being offered at cheaper prices. So, follow the trend and research around the internet before buying any forex trading products that you think can assist you in succeeding in forex trading.
Maybe you have heard that a high-end conference will bring out "the cream of the crop?" To some extent, I agree. But I also believe a conference can cultivate a whole new crop! Let's look at both sides of that coin.

1) A high-priced conference, workshop or retreat will need a big step of faith to attend. It will bring out people who are serious about their desire to grow as individuals, business people or leaders. They'll need to attend in order to create their craft, to network or to confirm their calling.

*the organizers have a budget to work with and are able to bring in experts who have studied and bring new insight to their field.

When a price tag is high, it means...

*you will network with others who have experienced success.

*the location will be conducive to a getaway.

*it will offer a large number of experts and offer lots of opportunities through workshops and hands-on programs.

*it will weed out people who are not serious about their growth.

I have been drooling over a premier writers' conference in New Mexico for years. But the cost of travelling across the country, coupled with the cost of the event itself has stopped me in my tracks. This year, scholarships are being offered, and that changes everything! As I have reevaluated that desire to attend, it still beacons me with the pull of connecting with successful people in the industry.

*that program can stand the test of time. It will continue to bring people in, regardless of the economy because it's a reputation for excellence.

2) A high-price can exclude people who need that extra nudge. Some people don't read past the cost. It becomes prohibitive in their thinking and can stall the best intentions. All budding artists and entrepreneurs need to start somewhere. Networking at a conference or retreat center can give them the confidence to take a step in the right direction, as they learn from the stories of others.

A low-priced conference may not bring people in from all over the country, but it could provide the environment where a mentoring relationship may be birthed. Both sides benefit from the relationship as questions are tackled and clarified. Both sides gain insight in to the technique and grow from the banter. We have all been on the receiving finish of somebody else's wisdom; mentoring somebody who is beginning out gives us the opportunity to "pay it forward" to another.

Over the years, I have sought alternatives to large writers' conferences, and have benefitted from attending a variety of options. I found a great conference at Sandy Cove, Maryland, and attended once. I went to workshops at our local college and libraries. And I have interacted with seminars online. They helped me to clarify my calling and to pursue excellence in that cause.

In planning retreats for the women of our church, they've sought ways to keep cost to a maximum, so that everyone would be able to attend. You seldom know where seed will be planted that will sprout in to a fruitful life!

Does price decide value? The point of a conference is to motivate and encourage those who participate. If action happens because of that connection, then it will have achieved its purpose!

Sally Ferguson is always on the lookout for a great conference! Her 'can do' attitude transformed from concentrating her previous job to writing a book designed to educate women on how to earn the opportunities in their career that he was seldom given. After writing the book he realized it was not only an self-help book but also a plan that could build a solid foundation for a successful business. Her 'can do' attitude was transformed one time again & focused on building a business that could benefit women everywhere.

Why Mary Kay Ash Inspires

Mary Kay's story is an inspirational one for everyone that works hard & believes in something better. Her story is inspirational to women. as plenty of women in the work force today face the hardship of competing in a 'man's world' Mary Kay Ash was challenged with the same problem. He thought he had a great job & was appreciated by her superiors. Mary Kay worked for 25 years in the direct sales industry as a national training director. This all changed as yet another man was promoted ahead of her with five times the salary. This would not have bothered her except that he trained this man also. He left her industry of 25 years that obviously didn't appreciate her skills & abilities.

What Her Inspiration Created

The Mary Kay quality products include skin care, make-up (of coursework), spa & body treatments & fragrances. As a distributor you are able to sell any of the products which all give you the ability to earn 50% profit on everything you retail. Marketing methods for Mary Kay mostly include online, traditional print (brochures) & personal contact which means 1 on 1 or by doing party presentations.

The focus on Mary Kay began in 1963. With only $5,000 in savings, the help of her 20 year elderly son Richard & her extensive experience in direct sales, Mary Kay's Beauty line was created. The company has grown to be traded in 35 markets around the world & has 1.8 million sales representatives that have created over $2.4 billion in sales.

The Business Model & How You Make Money

Mary Kay business model has of coursework followed the one he is most familiar with, direct marketing. The profits on the product are great. It is rare to find a company that offers that much of a profit to its distributors. But that's the only way you are able to earn money in Mary Kay. Because of this there is no time or financial leverage created. In essence it is like a second job & only produces money when you are working on selling, when you stop so does the money. If you are looking for a small extra money on the side selling some quality products Mary Kay may be perfect for you, but if you are looking for a way to generate a substantial residual income there are probably better opportunities out there. Generating time freedom & financial freedom in your life is what plenty of people are looking for today. There are business systems out there that leverage the power of the net & team marketing instead of relying solely on your own efforts. Automated business systems & the ability to work with business partners & customers world wide are a quantity of the advantages you want to be aware of & tap into.

David Eigenfeld is a top web marketing & home business coach, working with people from around the world. Some people say it is the repo business, where you go out & repossess people's cars, equipment, aircraft, boats, & business items which we had purchased, but reneged on their payment obligations. Interestingly , there is a lot of business to be had during recessionary times, & there's never to repo companies to go get all the stuff back from deadbeats which have not paid.

Due to the supply & demand issue lots of repossession companies are now raising their prices. There's also new rules to protect consumers from companies & banks that lend to consumers, making it more difficult to repossess things, & more notification that is necessary. That also means more paperwork. That paperwork also translates to more regulations & paperwork for the repo companies, who must pass on the extra time spent to fill out a bunch of forms on to the banks that hire them.

All the low hanging fruit has already been repossessed, & now we have to go after deadbeats who are very lovely at hiding the things that we are unwilling to pay for, or can no longer afford to do so. This means repossession companies have to work one time as hard to track down the individuals, & risk a small more when we finally do catch the folks & try to take back whatever it is we didn't pay for. consider all this.

There's also more claims to insurance companies when repo companies make mistakes, therefore, insurance companies are charging higher premiums, & the repo companies have to carry those costs onto their clients; the banks that hire them. Finally, repo companies are raising their prices because consumers that have not paid are getting better at hiding stuff.

Note: All of Lance Winslow's articles are written by him, not by Automated Application, any Computer Program, or Artificially Clever Application. Plenty of people have considered it a hard task & left it in the hands of experts. What you do not understand is that there is nobody who can correctly put down the plan as you can for yourself. Everyone who intends to engage him/herself or is already in business must learn how to write a workable business plan.

The author of this editorial therefore intends to demystify the issues of planning for your business. To start, you must ask yourself what kind of business you want to engage in. I simple terms, a business plan is what you are visualizing to be your business, the way it will be run & the expected results.

This clearly suggests that you must start by putting down your vision, mission & the objectives of your business. The vision is how far you want you business to go while the mission means the strategies that will be put in place to accomplish your vision.

Next your must think about the financial aspects of your business. This is basically known as the financial plan. Here, one considers how the business will be funded & the ways in which such money will be used.

The marketing aspects of the company cannot be ignored. This calls for a marketing plan. Here, think on the ways of marketing the products you produce.

The operations plan comes next. This is where you clearly state how you will run your business. Others call it the organizational structure. Organize your company in a way that it will work best.

Reuben is a practicing financial coach Click Here read more

Increasing Your Awareness of Banking Fraud

The Bernard Madoff and the Allen Stanford scams have shown that seemingly reputable financial institutions can have darker sides. Fraud costs trillions of pounds each year to the world's economies. The Financial Services Authority in the UK puts prime importance on the tackling of the issue and along with other financial institutions has set up a number of initiatives to attempt to tackle the problem.

Fraud affects every sector of society and is continually evolving as fraudsters look to come up with new ways to steal from individuals, companies and the government while evading the authorities. Banking fraud in particular is huge and growing despite many initiatives to attempt to tackle it.

The introduction of chip and pin has helped to reduce card fraud in retail stores and where other physical transactions take place. As a result fraudsters are moving over to the internet as it provides a greater number of opportunities with less risk.

Phishing scams are the most common form of online fraud. Millions of emails are sent daily from fraudsters pretending to be from banks and financial institutions. Once the user clicks on the link they will be taken to a mock up of the banks internet login page. If the user is fooled and attempts to login the fraudsters will capture the online banking details. There are many variations of this scam and other internet schemes designed to fool users into providing fraudsters with their banking details.

For those concerned about how fraud can affect their organisation then they can attend one of the many fraud related conferences that are held across the world. Different conferences will obviously be discussing different subject matters so choose one which covers the specific area of interest.

A well planned conference will have leading industry experts discussing current fraud practices affecting the financial services industry and businesses as well as the how to deal with these concerns.

Conferences that offer high calibre speakers will attract senior members of other businesses giving fantastic opportunities to network with the key decision makers of these businesses and discuss the latest developments in banking fraud prevention. Marcus Evans scam and fraud related conferences are regularly held and attract high calibre companies to their events.

Tom Swayer writes articles covering a broad range of subjects. His main area of expertise is fraud awareness and scam prevention. Tom has written articles on these subjects including a recent article covering the Marcus Evans scam conferences.

Article Source: http://EzineArticles.com/?expert=Tom_Swayer

What Needs to Be Considered to Get Restaurant Kitchen Design Services?

Talk with anyone about the commercial kitchens and you will find people saying that there is no better business than this one. Taking care of animals could be a lot of fun, but might be quite harder than you think.

No matter how many nature shows or documentaries you have already seen on television, nothing beats having real, live animals in your own backyard; or in this case, in your acres and acres of land.

Luckily, I'm here to give you a heads up on how to start a petting zoo business. You don't have to follow everything in detail just as long as you understand the important points.

Tip # 1: Take care of all the legalities.

Starting a petting zoo business is no small feat. There are many legal processes you have to go through first, depending on where you intend to build your petting zoo.

Some of these requirements include registering not only your business, but perhaps some of your animals as well. Keep in mind that some places prohibit the existence of certain types of animals.

As daunting as the paperwork seems, it will all be worth it in the end. In case certain issues pop up, you have the right documents to back you up.

Tip # 2: Have enough land for your animals.

You can't squeeze all your animals in a small barn. Make sure there is enough space for both the animals and the people.

Be mindful that some animals have a prey-predator relationship. Don't keep these animals in the same vicinity. Some types of birds, for example, may be threatened by the existence of other birds. This can lead to extreme stress and even death. So do your research well and ask the help of an animal specialist or expert.

Tip # 3: Avoid black market transactions.

Bringing in new animals may be a little pricey, but don't let that tempt you into purchasing an animal from a suspicious source.

Buy your animals from a licensed vendor and make sure they come with all the necessary documents. Buying from an unknown source could lead to complicated situations.

If you want to know how to start a petting zoo business, you're going to have to learn how to do things right.

Tip # 4: Have a vet present around-the-clock.

Once your petting zoo is good to go, don't forget to get yourself a dependable veterinarian. Vets are necessary in case one of your animals gets sick. After all, you don't want an outbreak to happen in your petting zoo now, would you?

You should also build a clinic and a rest room for your visitors. In case one of your guests (and they would most probably be kids) is scratched or bitten (hopefully not, but we'll never know), you need to have a veterinarian around to handle the situation.

Remember that word-of-mouth is very powerful and one bad experience might ruin your whole business.

Tip # 5: Pull out sick animals from the zoo.

If one of your animals gets sick, you have to have a barn ready for it. Sick animals should not be allowed to interact with other animals, as well as with your guests. And as previously mentioned: word gets around. If a visitor chances upon a sick animal, get ready for a wave of animal activists banging on your door.

These are some of the points you have to understand if you want to know how to start a petting zoo business. However, the real work begins once your petting zoo is set up and you settle into a new routine.

Get your FREE access to the success secrets of the world's richest and most successful business people. These economic hard times means employees are more likely to commit fraud and engage in criminal activity than usual. Companies operating in new countries should make themselves aware of business conduct especially if they are going to be trading in Eastern Europe and Russia where corruption is rife in their government agencies.

I recently read in a survey by KPMG that two-thirds of companies believed that it would be impossible to conduct business without being involved in corruption, bribery and other illegal schemes in some countries around the world. Yet only 35 per cent had stopped doing business in the countries in question and almost half surveyed didn't have any strategy in place to prevent staff from being tangled up in corruption and fraud schemes. Therefore this presents a huge risk to employees; no policy in place leaves employees at risk of major fines and damage to their reputation.

As competition is stiff at the moment and companies are under pressure to win new contracts the threat of corruption and scams is far greater, there will be huge pressure for the sales team to bypass corruption and anti-bribery laws.

The advice is to ensure that due diligence is being carried out correction either in house or via third party to minimise the risk to the business of corruption and fraud schemes. Regular audits should be carried out to ensure policies are being followed correctly. Staff should be regularly reminded of what these policies in order to protect them and the business.

The penalties of not carrying out due diligence are severe so the cost of not doing them is definitely outweighed plus the huge impact it would have on the reputation of the company. Possible penalties include fines and in certain circumstances imprisonment.

To learn how to protect your business from corruption, bribery and avoid being the victim of fraud schemes and scams book your senior team into the next corporate seminar that deals with these security related issues. Marcus Evans scam and corruption seminars regularly take place around the globe so check out the next date for when it will be arriving near in your country.

Tom Swayer writes articles covering a broad range of subjects. Both have made their money with the computer industry, but in totally different sectors. Microsoft was in the industry a lot earlier and now dominates the computer market supplying vast amounts of PC's with operating systems and software packages. Google on the other hand have dominated the internet industry and most importantly the search sector, which has earned them billions of dollars. But Google are now dabbling in Microsoft's dominated sector, let's have a look at the markets that Google are now getting into and see if it will affect Microsoft.

Browsers
As we are all well aware Microsoft has been the dominant force in the browser sector, simply because of the sheer volume of their operating system that has been distributed. Google have now jumped on the bandwagon and launched Google Chrome, which is said to be a lot faster than the Microsoft browser. Google are also rumoured to have signed a deal with Sony to get the Chrome browser installed on all of their systems.

Operating System
No one has been able to come close to Microsoft's operating system Windows. But Google are developing a new operating system that is going to concentrate on making things a lot easier. The operating system will be non reliant on desktop applications, as Google look to make everything web based.

Software
Microsoft's office package is huge and used by companies and individuals throughout the world, but once again Google are approaching this from a web based view and are looking to get people to store their files on Google's secure servers.

All this being said though, this is not just a one sided race. Microsoft are also looking to promote their search engine and internet presence by rebranding their search engine and purchasing sites such as Yahoo and Facebook to build a user base. It is going to be a great battle to watch as each company looks to enter the others sector. We could potentially see in the next few years Google tapping in to the games console market, as we already know that Microsoft are fast becoming the dominant force with their X Box brand.

Or maybe both of these companies are just concentrating on outwitting each other so much, that they could leave themselves vulnerable to a startup company doing something innovative and potentially pushing the two power horses out of the market completely.

If you want to buy Used Cars, Buy a Ford and Buy a Toyota

By Musa_Aykac

Tips For Buying a Home

For most individuals, buying a home is the single biggest expenditure of their lives. It may seem like an exciting adventure, but it involves a lot of homework - and a lot paperwork. Following these simple home buying tips will make the process simpler and more enjoyable:

· Don't buy more than you can comfortably afford. Although traditional lending protocol suggests you should aim for a home that costs about two-and-a-half times your annual income, that's a broad generalization. When considering your mortgage obligation and how well you'll be able to handle it, you'll also need to consider your current debt load, as well as any anticipated costs, like college.

· Look for a home in a good school district. Even if you don't have kids in school, when you get ready to eventually sell, you'll want to be able to appeal to those who do. Even though you may plan on staying in your home for decades, it's a good idea to buy with an eye toward resale value, just in case your plans change.

· Are you a handyman? The sage advice to always buy the worst home in the best neighborhood is fine, as long as you're ready for the renovations that will be needed to bring the home up to your standards. Even though it may seem to make sense financially, buying a fixer-upper can result in a lot of headaches. If you do decide to take this route, consider realistically how much it would cost to have an outside contractor complete the work you'd like to have done, in case you find yourself overwhelmed.

· Plan on setting roots. Unless you can commit to staying in your new home for several years, you may be better off renting. This is especially true if you're taking a mortgage, since the first few years of mortgage payments are almost entirely directed toward interest. If you sell too soon, you may not make any real profit and you may end up owing.

· Hire a home inspector. Even if you ignore the rest of these home buying tips, heed this one. You may be trying to save up as much as you can to furnish that new living room. But scrimping on the home inspection is not a good idea. A home inspection will cost you a few hundred dollars, but can save you thousands by uncovering current and potential problems.

The home buying process can be a complicated, emotional, and often overwhelming process. Knowing these simple home buying tips can make owning a new home the exciting venture it was meant to be. If you happen to live in the Los Angeles California area, be sure to research Los Angeles Ca homes and Anaheim Ca home for sale online. By conducting proper research and educating yourself as a buyer you will be more apt to make a solid decision when choosing your next home.

Article Source: http://EzineArticles.com/?expert=Karen_Z

6 Tips For Shopping For Foreclosure Homes

Because of the huge volume of foreclosures now on the market and the record numbers that will be coming in over the next 12-18 months, banks are lowering their prices daily just to move inventory. Banks are also, in many cases, placing homes with listing Realtor agents that specialize in selling REO homes.

1. Get Title Insurance Before You Buy
Most everything we read in our quest for knowledge about foreclosures stresses that a title search must be made early in our investigations.

A search of the Title or legal description of the property is undertaken in most real estate transactions by the buyer's attorney or a title company. It is a way of assuring the advisor to the buyer that the party offering this property for sale has the legal right to do so, the correct legal address and description of the property (for property tax purposes), and that there is nothing preventing the buyer from owning exactly what he intends to purchase.

This public record gives the details of who has previously owned the property and when (aka the Chain of Titles). It includes a tax search, which reveals if any real estate taxes are owed and also any charges against the land itself. Any unpaid property taxes rank above all other liens registered. If you were to purchase a pre-foreclosure without knowledge of a tax lien, then you face the loss of your new investment unless you settle the debt. Title insurance could have protected you, but there's no going back.

Remember, a lender's title insurance does not protect the buyer. Your attorney will request that the seller removes any defects in the title so that you, the buyer, have no risk and can obtain title insurance. Why chance paying market value by mistake for a foreclosure? It is vital that you have the complete picture before calculating the maximum offer to be made to the seller of the property in pre-foreclosure, or commence to bid above the reserve at auction. In other words, if you are looking to invest in the foreclosure market, take the extra step and minimize your risk. Get title insurance.

2. Start with the Basics: Location
If you can do it in an area where schools are good, employment is good, crime is low, there's access to amenities and opportunities, there's lots to do, that's going to be a more desirable place to the population in general than a place with no amenities and where opportunities are limited.
Before purchasing bank foreclosures houses, also investigate their neighborhood area, especially if you are buying it for residential purposes. There should be necessary establishments within easy reach from the property including a bus stop, a grocery store, a school, hospital and other necessities of life.
Use a real estate website such as centricliving.com, which provides a map interface to display foreclosed homes. This will allow you to have a bird's eye view of the homes and condos that are available in the area that you're considering.

3. Be Prepared
Banks want to sell their foreclosures as fast as they can. In order to do this, they make their homes the cheapest on the street - and their strategy works. Most bank-owned properties sell in the first 30 days of being on the market. Make sure you are ready with a mortgage pre-approval or bank statement showing available funds when the house you like comes on the market.

4. Use the Web
Real estate websites like CentricLiving.com Yahoo! Real Estate and AOL Real Estate are making foreclosure listings available to people shopping for these types of bank-owned homes and condos. Do some searches and get a feel for what the going rate is in the area that you're considering. This early research will go a long way when you're deciding if buying a bank-owned property is for you.

These listings can be arranged by list or photo view. From the detailed descriptions, you can find out how much the owner wants, the number of bedrooms and bathrooms, and details like the square footage of the properties. I like the map feature, which lets me see the neighborhoods.

Starting off at one of these sites will give you some idea of what's available, along with price ranges. You should also compare the foreclosure prices to other nearby homes to see how much of a deal you might find.

Thanks to the ability to customize your searches by date listed, price range, city, and more, you can quickly figure out what appeals to you!

5. Inspect Carefully
Physical condition of the property: It is wise to hire a licensed and professional construction professional and ask him to determine the physical condition of the property. By assessing the extent of damage on the structural parts of the property, you will be able to calculate the amount needed to be spent on the repairs and renovations of the property so that you do not end up spending a huge sum on it.

Determining the price of a foreclosure is the most important part. You need to understand that these homes are sold absolutely as they are. You absolutely must try to find out everything you possibly can about the property. Once you buy it, you will be buying in to any defect, damage or structural flaw that it might have. In such a case your money will be lost to a bad investment.

6. Look for Fixer-Uppers
If you want a really good deal, look for houses that need repairs. These are often sold at really low rates and they will be profitable even after you spend money on repairing them.

About Centric Living LLC

Centric Living LLC (http://www.CentricLiving.com) provides a network of community-based real estate websites that utilize advance home search technology to provide extremely efficient access to the most comprehensive and up to date list of available residential real estate. One is immediately drawn to the beauty of this wonderful country and the hospitality and friendliness of its people. While the economic downturn has affected so many small regions negatively, this beautiful area remains a splendid oasis of peace and calm in an otherwise busy area.

When looking at Cyprus properties for sale it is important to look at the countryside. There are no areas in Cyprus that do not offer unique and astounding views and vistas. Many of the homes overlook the sea and the homes are built in traditional methods which allow the sunlight which shines over 300 days a year to play gracefully across the verandas, porticos, and plazas. The material used to build most of the homes is thick and keeps the inside of the homes well insulated. In addition most of the homes have two dining areas, one of which is easily accessible for large dinner parties and guests.

The landscape of Cyprus provides an individual with a beautiful mix of mountains, beaches, and winding roads that lead to plateaus overlooking the glorious ocean. The towns are all ancient looking as are most of the homes and cause one to imagine that an ancient Greek has just passed or you are walking in the footsteps of an ancient philosopher who has come to Cyprus for the same reason you came. To lay claim to the beautiful cities and wondrous Cyprus properties for sale.

When searching for the perfect Cyprus properties for sale whether as an investment opportunity or as a residence, it is important that you contact a local real estate agent who will be able to walk you through the entire buying process. Cyprus real estate brokers perform many of the functions that in other countries you would hire a lawyer to do. It is important that you discuss with the broker and the bank what the immediate levies and taxes will be and what the ongoing taxes will be on the property that you select. This is especially important if you have come to look at Cyprus properties for sale with a specific budget in mind and have not made allowances for the extra taxes that are charged in Cyprus. In addition, the fees and commissions for purchasing the home will be more than you may expect so you will want to be sure to find out those amounts before you commit to a purchase.

The excellent news for an investor searching for Cyprus properties for sale is that virtually everyone in the country speaks English. Because of the heavy British influence, the banks of Cyprus are run on a system that is very similar and the paperwork is quite similar to that used in other English property transactions. In addition, the people of Cyprus are, for the most part, English speakers so it will not be necessary for to learn the language before you can start negotiating for the best properties available. There are many advantages to using these products. While some of them are quite obvious, few attributes may not be marketed that much and might be restricted to only a few products available in the market. It is the overall effectiveness of the cream that ultimately contributes to its popularity with the customers.

The first thing about skin care products that everyone should know is that there are certain kinds of products that are designed for a type of skin. For example, there are some unique products that might be used only for oily skin or only for dry skin and things like that. You need to ensure that you buy the right kind of product so that you too don't end up wasting money by purchasing something that is not going to work optimally with your skin type.

Once that is clear, the next factor that you need to keep in mind is that you buy a cream that is designed for a specific purpose. There are many creams in the market that are designed to work for quite a lot of things, but if you truly want a cream that is going to help you with certain issues, then the only solution would be to buy a specialty cream that is designed to help you with that issue. There is a plethora of such skin care products and you shouldn't have a hard time in trying to find something that can work for you.

Finally, go buy products after doing research on your own. Don't go by word of mouth as you can't always rely on this. Sometimes, you need to work for yourself and find out what it is that is going to work and perhaps help you out in finding the right solution for your problems.

Jayden is a passionate advocate of natural skin care products.
