You must continually be adding to your pipeline of potential deals in order to find good deals, make profits and re-invest. There are several places and methods used to find motivated sellers.&lt;br /&gt;Setting yourself on a timely plan of action can help you find sellers, save time, and keep you active in the market without having any worry or concern.&lt;br /&gt;&lt;br /&gt;To begin your plan, you must first determine the areas and methods you’ll use. The most fruitful methods for finding motivated sellers are the newspapers, signage, real estate agents, multiple listing services (MLS), tax sales, and estate sales.&lt;br /&gt;&lt;br /&gt;Once you know where and how you’ll be looking, set the timeframes. For example, let’s say you want to keep check on ads placed in newspapers by sellers. You may check the paper each morning, or you may decide to collect the papers and check two or three at once to save time on certain days.&lt;br /&gt;&lt;br /&gt;It is important to set up a timeline listing your activities for finding motivated sellers. Make the plan include each method, the dates, and the time allocated for you to complete each method you’re using to find sellers.&lt;br /&gt;&lt;br /&gt;Planning and sticking to your plan is the most efficient method to use to find motivated sellers. Make sure to check your plan each day, make notes, changes, and evaluate your progress on a regular basis. Without committing this plan to paper, you’re almost surely destined to get off track. Our mind is exposed to a hurricane of information every day. As a result the mind does a very nice filtering process and very little of what we see and hear is retained in our minds. So instead of depending on our very selective memory why not depend on a piece of paper?&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Carry a tiny paper and a pen with you all the time&lt;/strong&gt;.&lt;br /&gt;&lt;br /&gt;My ex-boss and mentor Jim Showalter practically taught me these simple technique years ago.&lt;br /&gt;The moment you schedule an appointment or a meeting, jot it down in the paper. Like wise each time you delegate something to someone or when you are asked to do something write it down in your paper along with the date and the time. Do not be afraid of being thought about as a person with a very poor memory. It won’t be long before people start thinking of you as a highly organized person, someone who is just on top of things. At the end of the day transfer everything from the paper to your Microsoft outlook’s task list or to-do-list.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Put your PDA to work&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;If you have a PDA make use it. Each time someone gives you his or her telephone number, immediately enter it into your PDA, along with the person’s name of course. I would go to the extent of taking a picture…these days most PDA’ are bundled into cell phones and cell phones have cameras.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Make Business Cards Informative&lt;/strong&gt;.&lt;br /&gt;&lt;br /&gt;Usually I get a lot of business cards as a result of my business and daily interactions. Most of the cards have information such as the name of the person, his or her telephone number and probably the name of the company for which he or she works. But the problem is, the next time when I meet the same person, chances are the face may seem familiar but I may not have the foggiest idea as to where I met the person in the first place. To overcome this problem, as soon as I get the business card, I jot down a few points about the person and probably the reason for meeting him or her and the place as well. All this on the back of their business card (I never do it in front of them though). This practice has certainly lessened the stress on me for recollecting names and associating a face with a name…&lt;br /&gt;&lt;br /&gt;These days, I have my photo printed on my business card, effectively making myself visible and memorable.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Stack the business cards properly for future reference.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Once in your office take care to keep away the business cards you collected properly. Don’t just stuff them into your card folder. Take care to read them properly and perhaps keep the cards of important clients separately. I do not recommend that you toss any business cards, but ‘ completely you, if you do not find much use, toss them&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Prepare a to-do list and plan what you have to do, well in advance&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;I cannot over-emphasize the importance of to-do lists in getting yourself organized. It is probably the most sensible thing that a busy person should do. In fact I thought of devoting an entire post for to-do lists and I think that is just what I will do some day on this blog. Without a good daily, weekly or monthly plan a task list after all may not align well with your objectives.&lt;br /&gt;No this is not about expanding your business and conquering the world. I am not referring to a strategy plan that involves takeovers and mergers. Those things are beyond the scope of this post. I am referring to having plans about the daily, weekly and monthly activities of your business and yourself as well.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Have a fixed timetable.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;It may sound kind of mechanical but it would be wonderful if you could have a fixed time for everything and try to stick religiously to the duration. The self-help industry uses seminars frequently to help people improve their lives. No matter what your interests or desires, there’s probably multiple seminars available providing good, reliable and effective information. If you frequently attend seminars, and find that you seem to be hearing the same information repeatedly, chances are you’re a seminar junkie. Ask yourself one question? Are you using the information you gain from each seminar you attend?&lt;br /&gt;&lt;br /&gt;All too often people will attend a two or three day seminar, get all excited and full of energy ready to implement what they’ve learned. They come home and within a few weeks vaguely remember why they attended. They may think to themselves, that was great information, I have to find time to use it. Others will implement the knowledge they’ve gained for a few days and them drift back to their same daily routine. A few months go by and then there’s another seminar. Off they go and the same thing happens again.&lt;br /&gt;&lt;br /&gt;Seminars are wonderful tools to help you implement change in your life. Attend too many without applying what you learn and you’ve just wasted your money. One new term describing this scenario is information overload. Information overload can eat away your time, and keep you from taking any action. If you’ve been exposed to several methods to perform a task, solve a problem, grow a business, or make investments, sometimes it creates a “do nothing” atmosphere.&lt;br /&gt;&lt;br /&gt;Gaining knowledge and applying knowledge are two different concepts entirely. It’s easy to gain the knowledge. Consistently using and applying the knowledge may cause seminar junkies a problem. Why? That’s the question you need to ask yourself if you’re a seminar junkie. Usually there’s another underlying cause for your lack of actions. Disbelief, fear of failure, self-confidence, doubt, and even fear of success are common underlying causes of no action. If you’re ready to break your cycle here’s a couple of suggestions. First, don’t sign-up for any more seminars. Review those you’ve recently (within the last year taken). Ask yourself what you can do to use the information you gained at these seminars. If you begin to come up with reasons why you can’t take action immediately, it’s time to delve deeper into what’s preventing your action.&lt;br /&gt;&lt;br /&gt;Take the following point and burn it into your memory. Any action you take can only result in one of two things, success, or failure. Nothing else. It’s a guaranteed fact that if you don’t take action you’ll fail. If you do take action and things don’t work out as planned, learn from your actions, and move on. The key is too taking action on your knowledge.
