PETALING JAYA, Aug 15 — More than 800 development projects in the Klang Valley are being jeopardised by the water issue in Selangor, National Water Services Commission (SPAN) revealed yesterday.

Its executive director, Mohd Ridhuan Ismail, said these private sector projects were being reviewed by a special committee comprising the state government and the water companies.

The housing, factory and commercial projects would be individually reviewed by the committee with special attention given to smaller projects that had been given prior approval.

“The projects suffered delays or failed to get approval due to the water shortage. The reason why the developments were not approved was because it was just impossible to do so. At present, there is no water for the reserve margin required for every project,” he said.

Asked if this meant the state’s current water supply could deplete if all the projects are carried out, Mohd Ridhuan said “yes”.

However, he could not provide the total value of the projects affected.
Cloud-seeding operations are being conducted over the water catchment areas across Selangor every day to raise the water levels at the dams.

Meteorological Department (MET) deputy director-general Alui Bahari said a team comprising officers from the department and members of the Royal Malaysian Air Force would begin the day with a briefing session before heading out to fly over the dams.

“Within two to three hours, the plane would have flown over two or three areas, and the operation will be complete,” he said.

Alui said the department would then, through the use of radar technology, monitor cloud formation activity to gauge their success rate as well as for analysis purposes.
“When we are very successful, a lot of rain will fall on the catchment areas,” he said.
The department has forecast isolated storms and rain throughout the weekend in the Klang Valley, which Alui attributed to the monsoon season.
As of 8am yesterday, the water level at the Sungai Selangor dam remained at 32.10 per cent and recorded a total of 19.01mm rainfall from the day before.

Just wanted to share a good good article published at the star online regarding Penang and it's housing developments...enjoy!

A change for the better: Izam uprooted himself from Alor Setar to start a jeruk business at Chowrasta market in Penang and loves it there so much that he doesn’t want to go back to his home state.

Many Penangites will not consider leaving Penang island, even for better pay.
YONG is a 33-year-old engineer who lives and works in Penang. He has received offers to work overseas for double his pay but has turned them all down.

“Money can be earned in any place,” says Yong who is very close to his parents. “If I go overseas to work, the next time I return to Malaysia would be to attend my parents' funeral. To me, that's not worth it.”
He loves the “no plastic bag” rule in Penang, saying that even his mother has caught on to the green trend and now brings her own bags for shopping and containers when buying food.
“I feel sorry for the plastic bag factories. They have my deepest condolences,” says Yong, who has a wicked sense of humour.

Like many Penangites who take great pride in their state and think it has the best food and best of everything in the country, Yong declares that “Penang is the best place in the world”.

“It is even the best place to learn languages,” says Yong, who is bilingual and can speak four Chinese dialects. Having done much travelling, he thinks life in Australia and Europe is fantastic, but the people are “a bit lazy, too slow and lack drive.

“If they continue like that, I don't know how they are going to survive,” he says.
He thrives on the competitiveness in Penang where “if you study and work hard, you will get a better life”.
But Yong is realistic. He knows that even as an engineer earning a decent salary, he cannot afford a house on Penang Island. So four years ago, he bought a double-storey house for RM290,000 in Seberang Prai where he now lives with his girlfriend.

“A similar house would easily cost RM600,000 on the island (at that time) and prices are still going up. People my generation have given up owning a house on the island,” he says.

But Yong is not a typical Penang islander. Many won't even consider living on the mainland, which is roughly 20 minutes' drive from the island. They also think the culture and mentality of the mainland folks are different.
Although Penang is made up of both the island and Seberang Prai (which is a lot bigger than the island itself), for some odd reason, the islanders would only refer to their island as “Penang”.

So, when they are in Butterworth or other parts of the mainland and say “I am going to Penang”, they mean the island.

“We islanders tend to think of the mainland as a pseudo-Penang,” says 64-year-old retiree, Lee, who describes himself as a loyal Penangite.

Joking that he is “retired only in career but not in his mind”, Lee makes it a point during family meal times to get his children and grandchildren to switch off their mobile phones and video games and take their earphones off.

This is his way to encourage “communicative conversation” and bonding.
“Otherwise each would be immersed in his/her own thing,” he says.

Lee thinks Chief Minister Lim Guan Eng has done a good job in the state and hopes the Federal Government will listen to the people and their aspirations.
“As a good government, you should emphasise and amplify the good things that you have done for the people and not create a state of fear,” he argues.

He misses the old government of (Bapa Malaysia) Tunku Abdul Rahman where, he says, goodwill and rapport were so evident among the people and “you could say or do what you want”.
“Last time, we could joke and exchange all sorts of remarks with our Indian or Malay friends and no one would get offended. But these days, people have become so racially and religiously sensitive and intolerant.
“We love the Barisan government but we want them to be in the opposition because when you are in power, you never change and transform. If you are in the opposition, you will change and find ways to be accepted again.”

JW, 30, thinks politics in the country is a bit childish. “Why is it that when the opposition gives an idea, no matter how good or bad it is, his side will always support it but the other side will run it down and vice versa? Our politicians are not mature enough,” he opines.
One person who has found himself maturing a lot in Penang is Mohd Izam Mahazir. The 27-year-old uprooted himself from Alor Setar to start a jeruk business at Chowrasta market in Penang and loves it here so much that he doesn't want to go back.

“When I was in Alor Setar, I lived in a 100% Malay community, so my thinking was a bit narrow. But in Penang, I got to mix around with all the races and I found my perspective has opened up. I am a changed person.”
He says his honest opinion is that Chinese make better managers than the Malays.
“We Malays are less competitive because we depend too much on the government. And the Federal Government maintains its power by allowing this kind of thinking that without them and special rights, the Malays would never be able to come up,” says Izam, who now makes RM20,000 a month from his business.

He feels it is time for the Malays to be tested.
“To compete, to fall and to rise again are basic fundamentals. I feel if the Malays are not challenged and do not fall, they will forever be weak and dependent. So my thinking is to let go and let the Malays fall even to the lowest level so that they fight and rise up.
“Right now, even with all the help the government is giving to the Malays, it is the Chinese and Indians who are doing better economically and this is because they have been forced to compete. Before I came to Penang. I never quite saw things this way.”

Izam, who feels more Malaysian than Malay, insists he is non-partisan when it comes to politics.
He credits how much and how fast Penang has developed under the present Chief Minister but totally puts the blame on Datuk Seri Anwar Ibrahim for what he sees as a failure in the Malay language policy.
“When Anwar was Education Minister (in 1986), he changed the term Bahasa Malaysia to Bahasa Melayu for political reasons. Why would the Chinese want to embrace Bahasa Melayu, a term that suggests the language belongs to the Malays, in their lives?
“If he had stuck to the term Bahasa Malaysia, at least all Malaysians would feel the language is theirs,” he argues.

He is also critical of people who, he says, are so obsessed with a party or a leader that they lose their common sense. “I don't think that is the whole idea of Merdeka.”
Engineering student Mohd Azurun, 21, is selling e-learning programmes for children part-time. He is studying at a private college to please his parents when all he wants to do is business.
“Making money is the most important thing in my life because I want to give the best to my family,” says Azurun, an Indian Muslim. “In Penang, if you don't have money, you can't do anything.”
Fisherman Sazali Abdul Rahman from Sungei Pinang agrees.

He considers himself lucky that he has a house from the good old days when houses were still cheap. But he worries that his son, who is also a fisherman, will not be able to afford one.
“Developers are building houses but all these are million ringgit houses we can't afford. I have not seen a single low-cost house built during Pakatan Rakyat's rule,” he says.
Khairuddin Osman, 53, from Balik Pulau shares the same sentiment.

“Houses cost RM500,000 and above. We need to have a monthly income of at least RM20,000 to be able to buy one of those houses and the Malays here don't earn that much.
“The houses are being snapped up by foreigners, rich towkays and companies. Soon only the rich can live in Penang,” he laments.

He thinks developers are getting away with not building low-cost houses by paying the state government RM30,000 for each low-medium cost house that is not built.

“So developers would rather pay RM300,000 for 10 (unbuilt) low-medium cost units and use the land to build big houses and sell those for RM500,000 or a million ringgit each,” he claims.

(Developers are supposed to set aside a 30% quota for low- and low-medium cost houses, but they are allowed to pay RM40,000 for each low cost unit and RM30,000 for each low-medium cost unit that is not built into a state fund meant to build low-cost and medium-cost houses in the future.)
Linda Yu, 23, rents a house on the island for RM900 a month and shares it with two friends. Her parents are from Butterworth but she chose to “move to Penang” to be closer to work.
Having studied in a Chinese school, she doesn't have non-Chinese friends and admits she doesn't speak Malay well. “I write better than I speak,” she says.
She speaks English reasonably well because she studied Maths and Science in English and later pursued a Mass Communications course in English.

For Yu, having no non-Chinese friends is not an issue. “Chinese, Malay or Indian they are all the same. A person's value is determined by their attitude, not their race. It doesn't mean that if she's Malay, she's bad or if she's Chinese, she's good.”
She loves Penang and feels Kuala Lumpur is a poor comparison.
She likes the big city only for its shopping but says there's no way she would want to live there because it is too hectic, too crowded and has too many traffic jams.
“I feel more Penangite than Malaysian. I am more sensitive to the word Penang' than Malaysia.”

Since that now all of us are in another field/line , but one thing we learned while we were (and still) doing while in Real Estate is that always be friends with your clients . Long term relationships are better off than short . After selling off a property , it doesn't stop there...as real estate agents our job ends after the signing of Sales and Purchase agreement :) (anyone who says otherwise please demand for your job role contract, if you have one or on a payroll) , after that take them out for a drink , chit chat or even say hi to them , trust me they will remember you for long time..and they will intro their friends to you whenever they need to find a property .
To be a leader is to lead by example , not talk talk talk tell tell tell order order order promise empty promises :P .

First of all , i would like to say thank you for all your supports throughout the last couple of years.. We have reached to a number of viewers we never imagined of... :)

Yes we had been away for a while...(for some personal reason , not so personal reason ) :P

No more land reclamation in Gurney Drive

The state government will not allow any new land reclamation along Gurney Drive as part of its deal with developers to construct infrastructure projects.

Chief Minister Lim Guan Eng said any land swap would only involve the existing land reclamation rights granted to Eastern & Oriental Bhd by the previous administration.

He said people should not “jump up and down” as the state was bound by the deal struck before Pakatan came into power.

“I told the reporters in Kuala Lumpur that 299ha of reclaimed land in Sri Tanjung Pinang would be involved in the infrastructure projects.

“Some of them have never been to Penang and they didn’t know where that was so I said it’s near Gurney Drive.

“Now I’m a victim of false information because they reported that the reclaimed land would involve Gurney Drive — I never said that,” he told a press conference yesterday.

He said no monetary payment or funding would be given by the state for the construction of three by-pass highways and a sea tunnel linking the island to the mainland.

“Costs incurred may be recovered through land swap, toll or any other form. The other three projects would involve land swapping. I’m trying to get as much as possible for Penang,” he said. - By Christina Chin (The Star)

Higher deposit to ensure developers are committed

This is really good news for property buyers!

The increased deposit to obtain a housing development licence from RM200,000 to 3% of the project’s estimated cost is to ensure developers are committed to building homes.

Housing and Local Government Minister Datuk Seri Chor Chee Heung said the higher deposit would see only those with sufficient financial resources take up projects.

“We want only those with solid financial ability to build houses unlike now when all one needs is RM200,000 as deposit, a company and a piece of land and you are a developer already.

“The 3% deposit is high but should not be a problem to anyone who is serious in this business,” he said after officiating at the ministry’s Innovation Day here.

The ministry tabled in Parliament on Wednesday for first reading a Bill amending several clauses of the Housing Development (Control and Licensing) Act to further tighten the law, including on the higher deposit.

Other amendments include a fine of up to RM500,000, jail of up to three years or both for developers who fail to complete their projects.

The Bill also states that it is an offence if a developer “abandons or causes to abandon a housing development” and the developer is deemed to have abandoned a project if he refuses to complete it, delays, suspends or ceases work continuously for six months or beyond a period stipulated under the Sales and Purchase Agreement.

Chor said the stiffer penalties were to ensure that developers did not simply abandon projects. - By The Star

Housing supply and demand - are we nearing equilibrium?

Is there any equilibrium point in housing market, considering the many factors influencing demand and supply?

The main determinants of the demand for housing are demographic. Population size and population growth are the core demographic variables. However, family size, the age composition of the family, the number of children, net migration, non-family household formation, the number of double family households, death rates, divorce rates, and marriages are other demographic variables that would influence demand for housing. Other factors such as household income, price of housing, cost, availability of credit, consumer preferences, investor preferences, price of substitutes and price of complements all play a role in determining demand for housing.

Income is an important determinant of demand as shown by a study conducted by De Leeuw in 1971 that showed positive income elasticity of demand in North America ranging from 0.5 to 0.9, meaning the market demand for housing grew as real income rose. The price of housing is also an important variable influencing demand for housing, where in terms of elasticity just like any normal goods it is negative increase in price will result in decrease in demand.

As for supply, the quantity of incoming supply is typically influenced by cost, price of existing stock of houses, and the technology used in the construction, where material costs tend to contribute the largest share of the construction cost, about 30% to 40%. In the short run, supply tends to be very price inelastic increase in cost will have less effect on supply. However, over a longer period, it tends to be very price elastic increase in cost will lower supply.

A study conducted by Fallis in 1985 showed price elasticity of supply was estimated at 8.2, indicating increased in cost would lower supply significantly. The degree of elasticity depends on the elasticity of substitution and supply restrictions. For example, the use of capital intensive technology has been employed to reduce the rising labour cost, thus having less impact on the supply of housing.

As at first half of 2011, Malaysia had 4,466,062 units of housing, an increase of 1.7% from the total of supply in the first half of 2010. About 24,709 units were completed in the first half of 2011, a lower number compared to 50,611 units completed in the first half of 2010. Kuala Lumpur and Selangor accounted for 6,567 units or 27% of the total new stock. Kuala Lumpur and Selangor had 414,436 and 1,285,192 homes, reflecting an increase of 2.0% and 1.7% respectively from the total as of first half of 2010.

Other states which showed significant number of units completed are Sarawak (2,612), Penang (2,507) and Perak (2,184). The incoming supply in the country was recorded at 560,636 units, where Selangor is the largest contributor (134,143 or 24% of the total) followed by Johor (76,429 or 14%) and Negri Sembilan (65,227). Kuala Lumpur has 39,656 units coming on stream.

In terms of transactions recorded as of first half of 2011 for the country, there were 133,984 transactions in the residential category, out of which the largest transacted numbers were priced in the range of RM100,000 to RM150,000, which accounted for 22,857 units, followed by units priced between RM250,000 and RM500,000, which accounted for 21,559 units.

Selangor recorded the highest number of transactions at 38,424 units, followed by Johor (15,015 units), Penang (13,832 units), and Kuala Lumpur (11,522 units). The most popular units transacted in Selangor, Kuala Lumpur, and Penang were for units priced between RM250,000 and RM500,000, while in Johor, the highest transactions recorded were for units priced between RM100,000 and RM150,000.

This brief analysis gives an indication that the total number of units coming into the market needs to be in line not only with the level of affordability of potential buyers in the area the projects are to be launched but also the demographics of Malaysian population.

As of July 2010, total population was estimated to be 28.25 million and the population is expected to grow at a rate of 2.4% per annum, where about 65% of the population is urban population. Today, less than 4% of Malaysians live in poverty and it is estimated that about 2.0% of the total urban population in Malaysia lives below the poverty line, earning monthly household income of equal or less than RM750. Low income households (earning income equal or less than RM2,000 per month) represents 75% of the median income in Malaysia.

The national average household income is estimated at RM4,000 per month. It should also be noted that about 65% of Malaysia's population is below the age of 35, thus there would definitely be strong demand for housing.

Due to continuous movement in the factors affecting supply and demand for housing, policy intervention is necessary to ensure that the majority of the population has equal access to own homes. Singapore's public housing policy is often cited as the most successful example of affordable housing provision in Asian cities. A study conducted in 2000 estimated that about 85% of the total population lived in public housing with nearly 95% of them owning the flats they occupied.

By centralising its public housing effort under a single authority, Housing Development Board, Singapore has circumvented the typical problems of duplication and fragmentation of duties, and bureaucratic rivalries associated with multi-agency implementation. This centralised function also serves as a mechanism to ensure supply and demand are checked.

It is hoped that the provision of affordable homes as announced in Budget 2012 would achieve its main objective of increasing home ownership among the majority of the population.

Caucasians comprise the bulk of those purchasing the RM255mil Infinity Beachfront Condominium that recently clinched the FIABCI Malaysia Property Award 2011 under the residential (high rise) category.

Hunza Properties Berhad executive chairman Datuk Khor Teng Tong said the project attracted Caucasians because it had access to a 105m-long beachfront as well as a 136m-long river frontage.

“Beachfront accessibility is a key attraction for Caucasians as they prefer a beach resort lifestyle.

“While the project was still under construction in 2008, we adopted Sungai Kelian to beautify and maintain its cleanliness for the long term.

“Hunza and the FIABCI Penang Branch used the effective microorganism (EM) biotechnology to clean the river. It is now free of sludge and its water clearer,” Khor said.

“The Caucasians, forming about 65% of the buyers, are from countries such as Britain, the United States, Australia, Belgium, Switzerland and Canada,” he said.

He said other foreign buyers came from countries such as Vietnam, Hong Kong, Indonesia, Korea, Macau and Singapore.

Khor also said the company’s RM480mil Gurney Paragon condominium project attracted many purchasers from Singapore, Indonesia, Hong Kong, Korea and Macau as the project was close to shopping malls and lifestyle facilities.

He said this at a recent cocktail event in Penang to celebrate Infinity’s FIABCI award win.

The event was attended by business partners of the project and corporate leaders.

The project, comprising 119 condominiums units and penthouses, obtained the certificate of fitness (CF) in 2010.

It is all sold out except for four of the eight penthouses.

Initiated 19 years ago, the FIABCI Malaysia Property Award invites the best projects in Malaysia to contest in various categories.

The winning projects this year will represent Malaysia in the international competition FIABCI Prix d’ Excellence awards which will be held in St Petersburg, Russia, in May next year.

Tan brothers look to 'conquer' Penang

For a while now, there has been speculation about who would partner Ivory Properties Bhd in its multi-billion ringgit Bayan Mutiara project in Penang.

That was ended when it roped in Dijaya Corp Bhd. They now plan to build residential and commercial properties on the land, estimated to generate sales of some RM10 billion.

This is not their first tie-up. Within the Batu Ferringi tourism belt, Dijaya has a joint-venture project called "10 Island Resort" with Ivory.

In Bukit Mertajam, Dijaya has a mixed development project dubbed Aston Villa, in which Ivory is the turnkey developer.

But that partnership has overshadowed an interesting fact. Penang has now seen the entry of two highly successful businessmen and both happen to be brothers.

Dijaya is controlled by Tan Sri Danny Tan Chee Sing, the younger brother of Berjaya Corp Bhd founder and chairman Tan Sri Vincent Tan Chee Yioun.

Barely three months ago, the senior Tan made a comeback to Penang as a property developer after a hiatus of nearly two decades.

The Berjaya Group - via Berjaya Land Development Sdn Bhd - signed a deal to buy 22.8ha of prime freehold land within the Penang Turf Club for RM459 million.

At the signing ceremony in Penang, Vincent did not mince his words in expressing his displeasure with the previous state government.

Vincent's approval of the current state administration is a strong signal to other developers that the island state has plenty of potential.

And this probably explains Danny's continued interest.

The latest alliance with Ivory is a very big undertaking and one which will ensure its presence in the state for many years to come.

Danny, the man behind Petaling Jaya's Tropicana Golf and Country Resort, will have his hands full with the latest venture. As for Vincent, he did not discount the possibility of enlarging Berjaya Group's footprint in Penang.

Is Penang’s property growth sustainable?

We’ve just finished analyzing the results for the 3rd quarter Malaysian Housing Property Index (MHPI) property report (until September 2011), compiled by the National Property Information Center, NAPIC. Malaysian Housing Property Index is an index of all-house prices in Malaysia. These are reports available for public on a quarterly basis. All information is based on secondary or sub-sale residential property transactions, meaning, buying and selling of existing residential properties in Malaysia.

We will be running a series articles to highlight the interesting findings that we’ve obtained from report. For your reference, the data will be taken in reference from year 2000 onwards until 3rd Quarter 2011. We will also do some data comparison with post 1998 periods.

In this current article, we will be highlighting on Penang. In summary, it can be said that Penang, as a whole is experiencing a healthy property market, with prices increasing on an average of 6% for the period of 2009 to 2011. In comparison with the highs of 1995-1996 and 1992-1992, 6.0% capital appreciation is relatively low, and doesn’t show an unsustainable growth for the state of Penang.

Let’s look at Penang’s standing in the national standings, referencing the average house prices in the country. Looking at the statistics, Penang’s prices are at an average of RM232k. Comparing this with the national average of RM209k per unit, Penang is among the other states where property prices are higher than the national average.

One of the questions that arise from this analysis was the fact that Penang’s data takes both housing prices in the island state as well as the mainland properties.

The final chart we would like to highlight would be the property prices in Penang Island as compared to the mainland. Looking at the chart below, if you were to do a comparison study with regards to the prices, since 1999, until 3rd quarter 2011, you will notice that the appreciation of residential property prices have been significantly higher in the island state as compared to the mainland. Residential properties in the island state have seen a substantial growth exceeding 100%, since 2001.

We suspect that the figures could be higher, as the information pertaining to residential property growth doesn’t include statistics from primary market sales, or properties from developers.

In the next article, we’ll look more into the national statistics to measure if the current growth is sustainable or not.

Although the school has yet to be notified by the authorities about the matter or given a deadline, Tan said it was better for them to be prepared for it now.

"Apart from the road-widening project, we also want to relocate because the existing premises are too small to accommodate our student population," he said recently.

SJK (C) Yang Cheng is located right next to Jalan Teluk Kumbar, a narrow two-way busy road that links Balik Pulau and Bayan Lepas.

The school's two-storey building houses 240 pupils.

Tan said it was a hassle for parents to pick up and drop off their children at the school's small entrance.

He said the school had already been promised a piece of land by the state government and the board was in the process of getting the approval from the Education Ministry to relocate.

The board, he said, presented a memorandum on the matter to Deputy Education Minister Datuk Dr Wee Ka Siong last Saturday.

"Building the new school will cost us around RM3.5 million...hopefully, we will get some help from the government too," he added.

Wee who was in Balik Pulau last Saturday to open the southwest district's Chinese primary school speech competition at SJK (C) Yu Chye in Kuala Sungai Pinang here, said primary school pupils today must be trained in reasoning, innovative and creative thinking and soft skills.

"The education system could no longer start equipping them with such abilities only after they reach higher levels of education.

"Content knowledge, a new emphasis in our education system, will teach pupils problem-solving skills.

"A speech competition like this will help pupils hone their soft skills like how to communicate and express themselves effectively."

Wee sponsored RM3,000 for the competition which was organised for the seventh time by the Balik Pulau MCA division.

THE Penang tourism market is now enjoying a boost due to growing arrivals from the Asian market.

Malaysian Association of Hotels (Penang) chairman Marco Battistotti said in an interview that the European market was still there, but the arrivals from ASEAN or Asian countries were now more than before.

“Another strong market is the US, which comprises many corporate visitors,” he said.

From January to September 2011, according to immigration data compiled by Penang Global Tourism Sdn Bhd, arrivals from Indonesia, Singapore, China, and Thailand registered at 176,222, 79,895, 37,203, and 12,823 respectively.

This is compared to arrivals from the UK, Western Europe and Scandinavia of 13,396, 11,534 and 2,787 respectively.

So far this year, there have been 17,208 arrivals from the US.

“The average occupancy rate this year should hit around 66%, compared to about 60% last year,” Battistotti said.

“There are presently 250 hotels in Penang, providing some 13,500 rooms,” he added.

Penang Municipal Council technical review panel committee member Datuk Richard Jong said the 1.4ha site surrounded by Lebuh Pantai, Gat Lebuh Gereja, Weld Quay, and Gat Lebuh China was the largest precinct in inner George Town approved for hotel and commercial development projects.

The latest hotel project that the local authorities approved in September was the NT Industrial Park project, which sits on a 0.40ha site with a gross development value of over RM100mil.

The project involves the development of a five-star five-storey hotel with 85 rooms, designed to look like an early 20th century port office and warehouse building.

Battistotti: The average occupancy rate this year should hit 66%.

“Two heritage buildings formerly used as offices on the site will be preserved for adaptive commercial use to accommodate restaurants and boutiques.

“The hotel, yet to be named, will be ready for operations in late 2013,” Jong said.

The other hotel-cum-commercial development project that is being developed at the 1.4ha site belongs to Asian Global Business (AGB).

AGB chief executive officer Dr Noraini Abdullah said piling work was currently being done for the RM285mil Rice Miller Hotel & Residences.

The project comprises a 48-suite hotel, retail space with 17,000sq ft of area for leasing, two five-storey office blocks, and 99 units of city residences.

“The piling work for the hotel is completed and we are now doing the piling for the residences,” she said.

“The project will also accommodate clubhouse facilities such as a swimming pool and a gymnasium, and five Asian and Western restaurants.

“The entire project is scheduled for completion in June 2013,” she said.

Other hotel projects coming up in George Town include IGB Corporation Berhad’s St Giles.

The Cititel Express Hotel on Jalan Magazine is scheduled to be completed in 2014 while the Victory Annexe, the new wing of Eastern & Oriental Hotel on Lebuh Farquahar will be ready end of 2012.

The One Mansion (formerly Northam Tower) on Jalan Sultan Ahmad Shah, is currently being upgraded into a hotel.

It is scheduled for completion in 2013.

Theatre Officially Opened At Straits Quay E-mail Penang Arts scene Just Grew Even Bigger

Last night we officially welcomed the newest and most accessible Theatre into Penangs growing art scene. The Performing Arts Centre of Penang (PenangPac), located at E & O's stunning project Strait's Quay, was opened by Penang Chief Minister Lim Guan Eng.

The Chief Minister gave us an inspirational speach about how E & O (represented by Deputy Managing Director, Eric Chan Kok Leong) and there partners in this venture The Actors Studio (represented by husband and wife team Joe Hasham and Dato Faridah Merican) had brought a gift to the people of Penang and that it was the peoples responsibility now to ensure that the Performing Arts centre of Penang was well supported.

CM Lim Guan Eng's speech followed on the heals of opening speaches by Dato Faridah Merican and Joe Hasham who thanked all the people that made the centre a reality with hard work and perseverance.
Eric Chan, E & O deputy Managing Director also gave a speech of thanks where he said that E & O are committed to Penang and to the Arts and this was their way of giving back to the people of Penang. E & O have invested RM7.5 million into this Performing Arts Centre as well as the Actors Studio's contribution and it shows the level of commitment in time and money as this project has taken over 3 years to come to fruition.

The 2,044sqm centre boasts 2 theatres, a 304 seater auditorium and a 140 seater black box theatre as well as 3 studios. Performances would by no means be confined to the building, with E&O providing a "floating stage" that would allow shows to be held by the sea.
Faridah and Joe are "very happy" with the end result.

"What we are doing," said Joe, "is decentralising theatre. Faridah's vision always has been to decentralise, to not only have theatre in Kuala Lumpur."

"If Faridah had her way, there would be a theatre on every street corner of Malaysia!!"
A full line-up of performances are programmed between now and the end of the year and Joe Hasham stated in his speech that PenangPac was hosting a 7 week festival where all performances will be free in celebration of the opening.

After the welcoming speaches we were entertained with a sampling of the performances that will delight the local crowds in the coming weeks.

Faridah said: "There are many local and foreign productions that want to tour up north after a run in Kuala Lumpur, whether at KLpac, The Actors Studio@Lot 10 or other venues around town. It makes good economic sense and it is a great opportunity to showcase their work to more people. Our shows will definitely be travelling up to Penang often."

Faridah is no stranger in the local theatre scene. Often referred to as the First Lady of Malaysian Theatre, she and husband Joe Hasham (currently KLPac artistic director) co-founded the country's first-ever privately owned theatre space, The Actors Studio (TAS) Theatre, at Plaza Putra in KL in 1995. In 1998, they followed suit with The Actors Studio Academy to nurture theatre talents.
In 2001, the couple set up TAS@Bangsar Shopping Centre in KL and the following year, TAS at Greenhall in Penang to the delight of Penang's theatre enthusiasts.

When flood waters destroyed TAS at Plaza Putra in 2003, Faridah and Joe worked closely with the YTL Group, Yayasan Budi Penyayang, to set up KLPac in 2005. And with Penangpac, Faridah has added another feather in her cap.

"Penang is my home state and I always felt it was important to have a base there. Then we stumbled upon the kind folks at E&O who were already well known supporters of the arts and heritage. After several rounds of talks, they were willing to provide the space and build Penangpac," said the theatre doyenne, who received the BOH Cameronian Lifetime Achievement Award for her contributions to the local performing arts in 2004.

It is hoped that Penangpac will bring Penang's theatre scene back to its hey day.
"Performing arts isn't something new in Penang. It was popular from the time of traditional theatre taking to the streets, such as Chinese opera, to the influx of English theatre brought about by expatriates who settled there during the colonial era. The Penang theatre scene is strong, vibrant and colourful. I believe overall appreciation for the arts is on the rise and that includes Penang. There is a demand for performances and a ready supply of talented individuals from performers to creative personnel," she opined.

Besides serving a vital role in building social interaction and cultural vibrancy, Faridah said the centre would serve as a catalyst in harnessing more young talents from the northern region.
"In terms of unearthing new talents, I think as what we have seen in KL, young people are interested in the arts. However, they need a safe space and guidance to explore it. We believe Penangpac can provide both.

"We believe strongly in the young. We hope to draw up new programmes targeted at the youths who are interested in theatre. Penangpac's upcoming academy will be running a host of exciting classes related to the performing arts," said Faridah.

In order to let Penangites have a taste of theatre, Penangpac will be hosting free performances, which will run till the end of the year. These include concerts like Together As One (by the Young KL Singers), Dancebox (MyDance Alliance), Japanese costume exhibition (Japanese designer Shingo Tokihiro) and The First Inter-School Gender Equality Drama Competition of Penang (Neighbourhood Performance Group) and much more.

"It doesn't stop there – 2012 begins with Joe's musical Malaysian Girls, which would have just finished its premiere in KL followed by the re-staging of his critically-acclaimed play Someone Who'll Watch Over Me. This is just a teaser for an exciting year filled with more exciting programming to come!"
