When these forms are used, lender approval is simply an additional contingency to the contract. At the point that both buyer and seller haved signed the contract and sellers acceptance has been communicated to the buyer, the parties are in a binding contract subject to the contingency of the lenders approval. Broker representing a seller in a short sale situation where the standard form is not being used should advise their seller to have an attorney review the contract before they sign and be sure the rare nowadays. In fact, the number of FSBO's dropped to record lows over the past year. Unrepresented sellers make up just 11 percent of the market, down from 13 persent in 2009, according to the 2010 NAR Profile of Home Buyers and Sellers. With today's more complex transactions-such as with short sales and foreclosures and frequent changes in mortgage lending - more sellers are finding comfort in the help of real estate professionals to guide them through the process. Homeowners once were lured to try to sell themselves because they thought they could save on commission fees, but now sellers are realizing that if they don't use an agent, it'll likely cost them in the long run, experts say.&lt;br /&gt;

What I found was, they are more than every willing to pay to play. I would like to share some of these results with you.&lt;br /&gt;
&lt;br /&gt;
1. &lt;b&gt;Marketers place high value on social media&lt;/b&gt;: 90% say social media is an important part of their business&lt;br /&gt;
2.Measure&lt;b&gt;ment and Integration are top areas of focus&lt;/b&gt;:over 1/3 of marketers want to know how monitor and measure the return on investment and integrate that into social media&lt;br /&gt;
3.&lt;b&gt;Investing the time for Social Media&lt;/b&gt;:The majority of major marketers (58%) are using social media 6 or more hours a week, and more than one third (34%) invest 11 ours or more a week.&lt;br /&gt;

The phone is ringing, and there lead calls again. Is this a sign of things to come? I think so! To be on the doorsteps of April and have over 100 listing and sales on the board (this month alone). It feels like..... dare I say it? 2006 maybe early 2007. Are we on our way to work through this mess of a market? Well, if you ask the agents in our office? The answer is YES. The power of positive thinking is hard at work. &lt;br /&gt;
 I had a co-worker at a previous employer, let's call him, Gunny. A former Marine Gunnery Sergeant, if he taught me anything? One (1) was, I know why I didn't become a Marine and Two (2)that Prior, Proper, Planning, Prevents, Poor, Performance. The point to this is, if we had planned for this down turn, it would not have been as big a problem. However, we didn't! So, we get back to basics and do it right this time. Create relationships with our clients. Not reduce them to mere transaction counts, plaques and awards. I have ask this question around the industry and can't get an answer. So maybe you can give me one?&lt;br /&gt;

I have had REALTORS, new to the business and experienced give me some strange answers.
