One note to be aware of in this article is that most of these complaints are resolved without diciplinary action by the <a href="http://www.ncrec.com">NCREC</a>.So here they are:<br /> 1. When these forms are used, lender approval is simply an additional contingency to the contract. At the point that both buyer and seller haved signed the contract and sellers acceptance has been communicated to the buyer, the parties are in a binding contract subject to the contingency of the lenders approval.
