Get What's Buzzing!

First time home buyer loans make home ownership more accessible. However, you don't necessarily need to use a special loan for your first home purchase. First time home buyer programs come with restrictions and strings attached that might be dealbreakers. While they are a perfect fit for some, they are the wrong choice for others.

What is a First Time Home Buyer Loan?

Your first home purchase is a big deal. It takes time, energy, and money. To help with the money hurdle, some people use first time home buyer loans. These programs vary depending on where you live and what's available to you, but the general idea is this: programs are designed to give financial assistance to qualified borrowers. This can come in any in the following ways:

Allowance for a very low (or no) down payment
Subsidized interest costs (you get a break on all or part of the interest)
Grants to help with down payment, closing costs, and improvements
Loan forgiveness (for some portion of the total purchase price)
Limits on fees that lenders are allowed to charge for your transaction
Deferred payments

Note that the programs available to you might offer any or none of the benefits listed above – it depends on your financial circumstances and where you live, so you'll have to research what's available in your area.

Where to Find Loan Programs

Finding good programs requires some legwork. A good place to start is the HUD Web site on home buying programs (click on your state, then click "Assistance programs" under "Buying a Home"). You can also just search the web, being sure to include your state or city of residence. If you like, you can also include any characteristics about you (with or without your location); for example, if you're a veteran, teacher, or disabled, you might find additional programs.

Who Qualifies?

As you might imagine, first time home buyer programs are targeted towards individuals who have never owned a home. But some organizations will offer assistance to people who have owned before, as long as they have not owned within the last three years. Again, check to see what’s available to you.

You may have to meet certain financial restrictions as well. For the most part, first time home buyer programs reserve benefits for people with low and moderate incomes. If you earn too much, you won’t qualify for the program. Likewise, having substantial assets can also reduce your chances.

Loan Restrictions

Most programs put a dollar limit on the property you’re buying. You probably can’t use a first time home buyer loan to buy the more expensive properties in your area. Instead, you’ll be limited to less expensive properties that are probably more affordable for people who meet the income restrictions mentioned above. Again, the idea is to benefit people who have the most need.

You also have to live in the home as your primary residence. If you're going to rent the place out, you'll need to use a different type of loan.

Finally, the home you buy most likely has to meet some physical requirements. It must be in good condition and free from any safety hazards (such as lead-based paint, for example). If you have a home in mind that you can't buy because it's in disrepair, you can try using a FHA203k rehabilitation loan instead.

First Time Home Buyer Loan Pitfalls

For some first time home buyers, these programs are perfect. They open the door to home ownership where a family would otherwise have been unable to buy a home. Communities also benefit from first time home buyer loans – homeowners take care of their property, get involved, and contribute to the economy. Nevertheless, first time home buyer loans can be the wrong choice in some cases.

With a specialized loan, you face some challenges:

Price restrictions might not allow you to buy the home you want
You might lose some of the benefits of the program if you sell your home too soon
You may have to pay recapture tax for some of the benefits you received
You may be limited to a short list of loan types (only 30 year fixed rate mortgages for example)
If your home increases in value, you may have to share those gains with the program

Given these restrictions, you may be better off avoiding subsidized first time home buyer loans. Patrick Schwerdtfeger, a California mortgage broker, notes that you’ll probably come out ahead using a plain-vanilla mortgage if you’ve got decent credit. With a FICO credit score above 720, you probably won’t see an advantage with a subsidized first time home buyer loan. Once you get below 680, the subsidized programs will start to look better. These days, you can still get traditional mortgages or FHA loans with very little down.

How FHA Loans Work
How Credit Scores Work

The best thing to do is to explore all of your options. Take a look at what your traditional mortgage lender is offering, and compare it to subsidized first time home buyer loans. Once you see how the numbers compare, consider the cost of flexibility.

In addition to loan programs, be sure to learn about the First-Time Homebuyer Tax Credit to maximize your savings.

Gunplay Talks About Escaping Life Sentence

During his first evening as a free man, the Samurai Rabbit of the MMG clan spoke with NBC6 South Florida about being acquitted of all charges (despite being caught on camera).

I feel humbled. I feel blessed. I feel like I hit the lotto. I’m just happy to be back with my friends and family. I just wanted to publicly for the record apologize to the two parties involved, my family, the victim’s family. Shout out to the boss – you already know the Miami mayor, man, was behind me the whole time. And I ain’t going to blow it.I’m ready to work. I’m real focused.

Why All Woman Are Lunatics

2012-12-07T11:00:00.000-05:00

It is no surprise that many men and women have trouble agreeing on certain things. The fact is that we are different, and with those differences comes huge misunderstandings and mutual frustrations more and more.

Perhaps the root of what causes the constant clashing of words between the two sexes is the fact that while most men can simply make a decision and stick to it whether they regret it or not, women have no problem changing every detail of their original plan even if it is last minute or it causes much more inconvenience than necessary.

They are indecisive:

Women can go from being in a fantastic mood to suddenly miserable within minutes. The reason for attitude swings of this nature is not PMS or other hormonal factors they try to blame it on, it is simply because they cannot decide if they want to be in a good or bad mood.

They also change their mood based on whom they are surrounded with to act more in accordance to how they feel when their behavior is really just putting a damper on everyone else’s good time.

These are the kind of women that change their clothes five to ten times before leaving the house or randomly refuse to speak if they are around someone that bugs them. Deciding on a restaurant suddenly becomes a daunting task, but not as daunting as figuring out which change of plans she’ll come up with at the last minute.

Woman overreact:

Much of the indecision may be influenced by the way a woman can overreact. Something as simple as a text message can be analyzed and read into for a half hour when the only words in the message read “hey what are you up to tonight?”.

She will ask everyone of her friends what it might mean and how the question was supposed to be delivered when in actuality the guy was probably just wondering what your plans were for the night.

Women also overreact after their friend does something that irks them for some reason. One day she will be BFF’s with her girlies and the next they are sworn enemies all because of one comment made the night before.

While women go through friends like they never even existed, men tend to see the situation for what it is and resolve the problem instead of cutting communication off and searching for new friends.

Scapegoat the crazy:

While men are in a bad mood, they know it’s only a pointless distraction and then get on with their lives. Women, on the other hand seem to have the urge to become more vocal about their problems, regardless of how unimportant the issue may be. They will complain to whoever listens and when asked why they are in such a craze they simply blame it on hormones.

It has gotten to a point in time where women straight up know they are overreacting yet decide to blame it on that lovely time of the month. They blame so much of their irrational actions on their hormones or PMS that men now have reason to believe that the cycle of a woman’s period never stops, it just gets particularly worse for a certain four days.

Women just don’t know how to deal with what goes on in their heads. This is why they need men, to witness how different life could be if they weren’t giving in to their urge to break down emotionally every time they aren’t pleased with the current situation. If only they weren’t too distracted by their overreactions to learn why men don’t handle stress the way they do.

Women still do not understand that letting inconvenience get the best of you does not help you feel better. They need to acknowledge how pointless it is to get worked up over something that is only feeding off of your insecurity. It will never happen, but hey, a man can dream.

Why Being Humble Leads To Success

2012-12-06T12:53:00.000-05:00

Always remember, the loudest person in the room is the weakest. Yes we understand that it is a bit difficult to be humble, especially when you are perfect in all respects, and in your respective industry.

When things are going great you of course want to pound your chest, take all the credit, and look like the greatest thing to ever touch green earth- but we’re here to tell you you don’t need to do that.

In reality, no matter how successful you are or what you have accomplished, you are just a dot in the universe. Think about how many people exist, have existed before you, and will exist after you. You were never known before your existence and your only goal in life should be that you are never forgotten after your existence.

Nobody likes the arrogant asshole that just sits there and flaunts around all his so-called accomplishments and brags about what he plans on doing in the future. The respected man and the man that is remembered is the humble one that never feels a need to flaunt.

We are not saying that you should just be quiet your whole life and not say anything. You are going to accomplish a lot in your life. You are going to climb mountains you never thought you would climb and if you want it bad enough, the world is yours. But the man that is grateful and appreciates everything that has come his way and stays to himself is the one that stays successful for the longest period of time.

There are those who experience success and go into the world and tell everyone they can about it. They make sure the world knows how well they are doing with all their cars, bottles in the clubs, and the girls they are banging.

They love to be the elephant in the room and the one everyone is envying- but those are also the people that usually end up broke after only a few short years; they are the ones that never achieve success again.

Take a look at someone like Mike Tyson who made $400 million in his career and then filed for bankruptcy. Then take a look at someone like Allen Iverson who made more than 100 million in his career, was never humble, tried to show off, and now has nothing.

When success is given to someone after they have worked hard for it, it’s a gift. It is given to them because they have deserved it, but they also need to know how to handle it in order to be able to hang on to it. The last thing you want to be is the one who is seen as a cheap show off- those people are just losers. The ones who are quiet and keep to themselves are the ones who are dangerous. They end up being successful.

Most of the billionaires I have ever met in my life you would never be able to tell their status. The reason is because they are humble and they understand that with great success comes a great responsibility, a responsibility to control and handle themselves, functioning in society. Then you have the thousandaires and the low level millionaires who flaunt around town as if they were billionaires. Funny how it actually works.

Look at someone like Steve Jobs who never really showed off or let the world know how much money he had, or how he spent it. He kept it all to himself and just continued working hard, changing the world. That was his goal- his goal wasn’t to show off. Then you have someone like Jay-Z who is extremely humble, no matter how successful he is, because he always remembers where he came from and how tough his journey truly was.

Being given success is being granted a lifestyle that can slip right from under your feet. It is an opportunity, and if you handle it humbly and live your life humbly, it will keep you and your mind grounded and disciplined.

Do not boast about being better than the other branches. If you boast, remember that you do not support the root, but the root supports you.

In other words, no matter what you do, no matter how successful you are, no matter how lucky you are, never boast about being better than others. Because in the end, you are really just a branch. Whatever you do is just part of that branch, connected to other branches and a tree that is way larger than you.

All the people who have gone before you, all the knowledge they built up, the language they coined that you use to communicate, the businesses and industries that rose to give you work, water, shelter and food, the upbringing your parents, teachers, or other loved ones gave you, what your friends have done for you, and so on.

That’s the root that supports everything you do and everything you are. Not to mention the Creator of life itself, who I call God. Recognize all that. Be humble. Always be thankful.

More than anything, remember the root. Remember where you came from and those who helped you get to where you are. No one on this Earth is 100 percent original and no one’s knowledge is 100 percent their own. Ideas and inspiration come from elsewhere. You yourself are unique, but you come from elsewhere, not from yourself. Remember that. Be thankful for that. Be humble.

We Are All Nymphos Chasing The Same Thing

2012-12-06T12:51:00.003-05:00

The human race is an interesting assortment of creatures. While we are all basically identical in our core fundamentals- especially when discussing our physical attributes- we also differ greatly in virtually every aspect of our psychological build.

There are, however, certain instances where the entire human race mirrors the same psychological tendencies. There is one tendency in particular that I have in mind- one that I was only able to truly grasp after the world’s most recent literary phenomenon: 50 Shades Of Grey. Here it is, my great epiphany: At the innermost core of every person on this planet lies a slumbering, insatiable nymphomaniac.

Not so surprised? That’s probably because your inner nymphomaniac has been awoken some time ago and has been running rampant ever since. Not everyone is so lucky. For the rest of those that have yet to meet their better, more exciting half- I promise you, that little devil is in there. We have all heard the male stereotype that every man is after one thing and one thing only, sex.

Well, that’s true. But I realized something after several weeks of riding the 6 train and watching women of all shapes and ages reading, rather living, E. L. James’ literary pornography; women- all women- are just as sexual as men. And what’s even better, because most of them have been keeping their inner-freak tame, now that many of them have let lose, they are all starving.

But I digress. I’m not writing this article to share with you my joy from realizing that I now have an endless variety of kinky females to play with. I’m writing this article in hopes that those of you that have yet to unleash your bad side will come to realize that you will be better off doing so; it’s only natural.

Let’s look at this from a biological standpoint. Human beings are the most evolved living things on this planet. We surpass each and every other living thing in terms of intellect- but nevertheless, we are, and will always remain, just animals.

Our survival depends on one thing and one thing alone: procreation. In order to keep the race going we must reproduce. That’s what animals do. They mate, and they mate often. We are biologically structured in a way where we feel a naturally need to, pardon my French, fuck.

So why in the world are we suppressing this urge? I’m not necessarily speaking of going around and sleeping with anything that walks on two legs; but if you are already going to get down and dirty, why not really get down and dirty? Why not bring out the chains, whips, and oils and play dungeon?

Why wait until you get home and comfortable? Find a somewhat hidden corner and let loose. Get together with some of your closest friends (or maybe not so close friends) and skip the Wednesday night movie- have an orgy instead.

This is the 21st century and for all we know the world really may end in two weeks. There’s no time to waste behaving yourself. Be the sexual monster that you were born to be. We are coming to an age where judgment and ridicule is slowly starting to dissipate- for both sexes.

Granted, the progress is slower for one sex in particular- but since when is it right for other peoples’ judgmental bullshit to prevent you from reaching the best you that you can be? Like it or not, the true you isn’t the good little schoolgirl; it’s the naughty teacher that has her students spank her with her own ruler.

We are all sexual predators- nymphomaniacs. The sooner the world comes to accept this, the sooner we can let go of all the false beliefs we associate with each individual sex. Don’t judge. Just fuck.

You Are A Pathological Liar: Stop Lying To Yourself

2012-12-06T12:50:00.001-05:00

The concept of telling the truth is something that clearly our society has forgotten. It has become so bad that many are even beginning to believe their own lies. There are people out there that don’t even know how to distinguish the difference between a truth and a lie.

Sure we lie to each other all the time; we lie to the people we care about, the ones we don’t care about, and the ones we know we are going to hurt most with our lies. But that has been going on for ages and will never change. The biggest problem with lying though is the lies that we decide to tell ourselves. Those are the ones that cause us to crumble- cause us to be pathological liars lying to ourselves.

“The worst lies are the lies we tell ourselves. We live in denial of what we do, even what we think. We do this because we’re afraid. We fear we will not find love, and when we find it we fear we’ll lose it. We fear that if we do not have love we will be unhappy.” Richard Bach

If you want to manage to have any type of purpose in your life and make your life actually worth living and not boring or average, you need to stop lying to yourself. You need to face the truth and begin acting off the truth. The biggest problem we as people have is the fact that we are lazy and we can talk the talk, but we never actually go out there and do. That is because of the lies that we tell ourselves, which stop us from doing.

Did you know that 90% of our behavior is habitual? That means that your habits, not you, are in charge of your life. The things you do every day are pretty much what you did yesterday and what you will do tomorrow. If you aren’t happy with where you are in your life today, then change your habits. One habit you should break is the lying to yourself; start to only deal with reality.

Stop lying to yourself that you want to get in shape, while you haven’t gone to the gym in months.

Stop lying to yourself that you want financial freedom, while you haven’t bothered to open up a high-interest savings account or started your emergency fund.

Stop lying to yourself that you want to be in a relationship, while you haven’t accepted a date in years.

Stop lying to yourself that you want a location independent business, while you haven’t even started researching into one and have yet to even talk to anyone who is already location independent.

Stop lying to yourself that you want to make money, while you haven’t taken any of the correct steps towards starting to make good money.

Stop lying to yourself that you want to change, while you’re still doing the exact same thing that you did yesterday and the day before, and the day before that, and the day before that…

Stop lying to yourself that you want to give to charity, while you can’t be bothered to give $5 to the homeless person you just passed on the street, or help your neighbor who you know got laid off a year ago and is struggling to feed his kids.

Stop lying to yourself that tomorrow will be different. It will be the same as today, unless, of course, you do something different.

It’s time to stop lying to yourself and change your habits. Start today. Do something different today so that your tomorrow will be different. Do something different tomorrow so the next day will be different.

Start taking back control. Tomorrow may never come so act as if today is your last day. Stop being lazy and stop letting your lies control your life. The people that actually make their life of any value, and have purpose, are the ones that break through the lies floating about in their minds and actually start doing.

The best thing you can do in your life is stick by your word because that is the only thing that you have that no one can take away from you- ever. Your word is everything and if you say something then go out there and do it.

As a society we have become so lazy and don’t want to do anything but just be handed things. Life doesn’t work that way and if you want to have change in your life then get up off your lazy ass and start DOING. It is that simple.

Throughout the year, we’ve learned several new things about our love lives and sex in general. There are a few obvious things that we’ve learned such as men being 10 times more generous and willing to spend around attractive women.

However, we’ve also realized a few not-so-obvious things such as the fact that there’s a hormone that men can spray up their nose to help them stay away from other women and prevent them from cheating on their significant other.

Here are the 12 things we’ve learned about love and sex in 2012:

Kobe Bryant Becomes Youngest Player To Score 30,000 Points

2012-12-06T12:37:00.000-05:00

It took him 17 years — fighting and clawing every night — but the competitive genius of Kobe Bryant wouldn’t take a day off. Ever.

Bryant scored 29 points Wednesday night in a 103-87 victory over the New Orleans Hornets to become the youngest player in NBA history to reach 30,000 points in a career.

At 34 years and 104 days old, Bryant surpassed the old mark held by Wilt Chamberlain (35 years, 179 days).

Only three other Hall of Famers — Kareem Abdul-Jabbar, Karl Malone and Michael Jordan — have reached 30,000. Bryant probably would have to stay healthy for at least another four seasons to come close to Abdul-Jabbar’s all-time NBA scoring record of 38,387 points, but for now, 30,000 represents a good time to reflect and take a bow.

“That’s pretty awesome,” Bryant said. “These are players I respect tremendously and honestly grew up idolizing and learning a great deal from. It’s a tremendous honor. I’ve just been very, very fortunate.”

In terms of number of games played, Bryant (1,180 games) was the fifth fastest to the 30K mark, behind Chamberlain (941), Jordan (960), Abdul-Jabbar (1,101) and Malone (1,152).

Bryant entered the game needing 13 points to reach 30,000. He had eight in the first quarter and then broke through with a floating jumper in the lane over Robin Lopez with 1:16 left in the second quarter.

“I could hear the excitement from the crowd,” Bryant said. “I was very appreciative of it. It’s been a lot of hard work, a lot of year-in, year-out (work), continuing to push.”

Lakers coach Mike D’Antoni, whose team won for only the second time in seven road games, said what he most appreciates about Bryant is his tunnel vision and competitiveness.

“It’s remarkable — and he’s dealt with five championships,” D’Antoni said. “That’s the whole thing. It’s not just individual stuff but what he does for the team.”

Dwight Howard, who had 18 points, eight rebounds and five blocked shots, said what he has grown to love from watching Bryant day after day is his attitude of never taking a vacation from the business at hand.

“He plays hard, night in and night out,” Howard said. “It’s a lot of points — for anybody. It’s well-deserved. He got his milestone. Now it’s time to get something else.”

The Lakers (9-10) trailed 48-47 at halftime but scored the first 13 points of the third quarter in a 4:07 span to take command.

Lakers forward Antawn Jamison said he’s never seen a more dogged competitor than Bryant.

“He’s had five rings, and he’s not satisfied with that,” Jamison said. “He wants two more.”

Ryan Anderson led the Hornets (5-12) with a game-high 31 points.

“(Kobe is) a special player,” Anderson said. “He deserves all the recognition that he gets.”

Bryant flashed a big smile in the locker room.

“Throughout my career, I never really thought about (scoring records),” he said. “I just played year in and year out, and what comes, comes. Now, honestly, I don’t know why I’m still working as hard as I am after 17 years. I enjoy what I do, and I think that’s the thing I’m most proud of — every day working hard at it. That’s a lot of years I’ve worked.”

Women Can Tell Whether Or Not A Man Is A Cheater

2012-12-05T23:27:00.000-05:00

Recently, the journal Biology Letters published research pointing to the fact that while men are basically clueless when it comes to telling whether or not a woman is faithful by nature, women seem to have an innate sense for picking up cheaters.

This is “the first evidence that faithfulness judgments, based solely on facial appearance, have a kernel of truth,” write the researchers.

“It seems remarkable that such impressions have any accuracy at all, given how poor accuracy is even with extensive behavioral information.”

The researchers asked 68 university students (50% men and 50% women) to rate 88 female and 101 male photos of faces. They were to rate how masculine or feminine each face is and how likely they believed that person would be to cheat. The photos contained half self-admitted cheaters.

Women’s ratings were relatively accurate- rating correctly 62% of the time. Men, on the other hand, were only right 23% of the time.

Researchers added that to men, women’s “attractiveness and femininity were highly correlated with unfaithfulness ratings, and each other, indicating that men perceived attractive, feminine women as likely to be unfaithful. However, there was no evidence that they were.”

20 Good Habits You Need To Start In Your 20s

2012-12-05T23:24:00.000-05:00

Our 20′s are the most pivotal points in our lives. This is the time in which we become responsible for how our future will unfold, due to the important actions and decisions that make up this exciting yet confusing stage.

This is when we mold the direction our lives will take, and the way we will handle all of the obstacles that stand in front of us completing the journey we have chosen to embark on.

The 20s brings upon a lot of questions, doubtful moments and uncertainty. It is maybe one of the hardest points in a person’s life because that is the first time we truly face ourselves in the mirror seriously and ask what the hell are we going to do with our life and how are we going to do it.

This is a scary concept for many of us, as throughout the first 22 years of our lives we are used to being in school and having our parents’ help us get anything we wanted or truly needed. It is truly the first time we are considered independent adults and the decisions we make during this period will rest with us forever.

As we love helping our fellow Generation Y-ers we have put together the 20 best habits that we feel everyone should have in their 20s to make the most out of this stage in life by crafting a valuable and fruitful future.

20. Focus on the activities and people that make you happy.-

This isn’t high school anymore, where we have to please people just to be considered cool and fit in. This is the real world and in the real world all you have to worry about is yourself and not what others think about you. Do what you feel will help you attain the life you wish to have, be around the people you truly enjoy hanging out with and engage in what makes you feel most fulfilled.

19. Trust your instincts on new opportunities.-

Opportunities are never given, they are taken. Stop waiting for handouts in life and go out there and get what you want. Trust your instincts because if it doesn’t feel right inside it wont feel right for you as time goes by. Trust that little voice in your head and do what you feel is most beneficial for your well being and satisfaction.

18. Build the courage to face your fears.-

If you haven’t already noticed, the real world is filled with a lot of intimidating phases you must participate in to grow up. Don’t ever hesitate to give yourself a chance to be everything you are capable of being. What brings out the best version of yourself is the act of standing up to what scares you most.

The only person telling you to be afraid of these things is you. Engage in discomforting activities that you know will make you a stronger, more courageous person afterwards because they will never fail to do so.

17. Focus on the resources you do have access to.-

We have witnessed so many people sit there and complain that they can’t get where they want to be in life because they don’t have the necessary resources to assume control. It’s time to stop being a cry baby about this sort of thing. You wont be given any handouts so be ready to work hard.

Life is about making something out of nothing what makes you so special that you would be awarded a head start? Focus on the opportunities you DO have, and exploit the resources you DO have access to.

16. Be less busy, and more productive.-

Being busy is a good thing but managing your time is more important. You are not superman and you can’t do 100 things at once. Many people make the mistake of spreading themselves too thin and thus losing control of the opportunities they can no longer take full advantage of.

It’s easy to be busy but you need to be productive and effective as well. Focus on the tasks that your life will benefit most from. Get the necessary things done, the things in which you will be most at peace with yourself upon completion.

15. Make your goals a priority. –

If you make a goal, you better stick by it because there wont be anyone to push you to do so. You will eventually learn that the direction your life takes is based on how you act on accomplishing your goals. Stay focused on your ambitions. Tomorrow may never come, so start today instead.

14. Accept your humanness. –

Own up to your mistakes, admit you are only human and understand that your 20s are a learning curve. You will screw up, it will hurt, but it is the only way you will learn how to take the next step most effectively. Take in all the answers to the tests you receive after approaching something the wrong way or simply being careless.

13. Seek less approval from others.-

You are going to learn a cold hard lesson that many people that you think care about you might actually be haters and users. Stop seeking approval from people and stop worrying about what other people think about you. Be proud of who you are and don’t let the opinions of the those who wish they had your courage bring you down. Remember, a lion does not worry himself over the opinions of the sheep.

12. Ignore society’s comparisons.-

It will never help you to compare yourself to other people and believe that you will never amount to their success. Stop renting an identity, be you and live your life without comparing it to someone else’s. You are far more nuanced than anyone else’s narrative you try to fit yourself into, and more complex than society’s story of what ‘should’ be happening in your life.

11. Believe in your ability to succeed.-

Fate and self belief are the two biggest factors of succeeding in this world. Unless you believe that what you are after is in fact possible to attain, you won’t get anywhere. You need to always maintain a belief in your own ability to succeed, doubting yourself will only distract you from the steps you should be taking to get closer to your dream.

10. Manage your money before it starts to manage you.-

We live in one of the greatest recessions known to mankind, there are not many jobs out there and the entire world is about to simultaneously file for bankruptcy. Spend your money wisely and don’t spend above your means. The last thing you want to do is be living pay check to pay with so much uncertainty as to whether or not you will survive on your own.

9. Let the wrong people go.-

You are going to come across many different types of people in life, so you don’t have to be everyone’s friend. You will come to realize who your true friends are, supporting you through thick and thin. You will also, however, encounter a fair amount of poisonous individuals that will try to hold you back from getting what you want for their own benefit.

Cut them off and don’t let them intrude and ruin your life. You can’t make everyone happy in this world, so don’t bother trying. Don’t be so quick to lend out your trust.

8. Appreciate your true friends, and return the favor.-

You true friends are the ones that you can call during any time of the day and will be there to help you no matter what. Return the favor of being a good friend and don’t ever forget where you came from. Friendship is what will keep you humble throughout your journey, and as long as you continue to show appreciation for the love you are given, it will only come back in larger doses.

7. Understand right from wrong-

This isn’t college anymore, it is time to grow up and take responsibility for your actions. There is a right time and place for everything and by now you should know what will help you in the long run and what is simply a waste of time. It’s okay to have fun, but not during a time when you know you could be working harder to accomplish your goals.

6. Choose happiness. –

Happiness is a choice that varies in substance for many people, so you need to create your own kind of happiness that you find most fulfilling or stimulating. There is nothing you need in order to be happy other than the choice to do so. Let go of the worries you have for what may or may not come your way. Focus instead on the good things that you can give, create, inspire and choose to experience, right here, right now.

5. Learn to cope with anger effectively.-

Your 20s are an emotional rollercoaster of confusion and enlightenment. You will feel a significant amount of emotional stress and you need to understand how to control it so it only helps you dominate your 20′s with efficiency and pride.

When you begin to let your emotions start controlling you and your decisions is when you are destined to fall off a cliff. Unless they force you to work harder or more passionately, ignore the bad emotions and let the good one’s carry you to new intellectual heights.

4. Make your own destiny –

If you want to be successful then you need to create the life that is most deserving of such pleasures and reward. Don’t just sit there and talk the talk. You need to learn how to walk the walk and stick by your word. You have the power to make your own destiny and that starts with the decisions you make and the actions you take to become worthy of success.

3. Create priorities.-

Priorities will help you understand what is important in creating the life you wish to have and what is only stopping you from being the best version of yourself imaginable. Life is going to offer many distractions that will attempt to throw you off course from your goal.

It is ultimately up to you to stay disciplined at all times and understand how to spend your time and energy in accordance to your own well being. Don’t waste your time on social media or being a club rat. These things won’t make you a more intelligent person with a better grasp on how to handle life’s important choices.

2. Stay away from a routine based life.-

Don’t turn into a pedestrian by settling for the first thing that life gives you. Security and stability may seem less harmful at first but they prevent you from experiencing the greatest adventures and rewards this world could possibly offer. You will be presented with a lifestyle that appears comfortable, doing the same things each day with little or no excitement or mental growth involved.

This is why you need to remember that to take advantage of the wondrous opportunities life has in store for you, you must get comfortable with the uncomfortable and choose the road that is most interesting, regardless of how complicated or unnerving it may be.

1. Always keep in mind that life is somewhat unpredictable.-

Some of the great moments in your life won’t necessarily be the things you do; they’ll be things that happen to you. That doesn’t mean you can’t take action to affect the outcome.. You have to take action, and you will. But don’t forget that on any day, you can step out the front door and your whole life can change in an instant – for better or worse.

To an extent, the universe has a plan that’s always in motion. A butterfly flaps its wings and it starts to rain – it’s a scary thought, but it’s part of life’s cycle. All these little parts of the machine, constantly working – sometimes forcing you to struggle, and sometimes making sure you end up exactly in the right place at the right time.

The Most Annoying Things That Girls Do After The VS Fashion Show

2012-12-05T23:10:00.000-05:00

Last night was the illustrious Victoria’s Secret Fashion Show, as I’m sure you know. All social media outlets were completely flooded with the inane babble of immature and pathetic females singing its praises and making wildly inappropriate statements as to their opinion on what transpired.

I hate the Victoria’s Secret Fashion Show and dread its airing every year. Yes, I do shop at Victoria’s Secret and will admit some of the models are pretty and yes, glittery and sparkly wings do catch my eye from time to time, but what I truly can’t stand is the average females’ reaction to this spectacle.

Each year, from the moment they rise until the show is actually aired, the stereotypical female (the girl that everyone hates) babbles on and on about how excited they are for the event. You can learn more about females in the day leading up to the Victoria’s Secret Fashion Show than during any other time in their lives, I promise you that. Here are some of their typical post-show antics I hate most:

Females Not Realizing There’s An Actual Fashion Week

One of the things that irritates me the most about the girls who worship the Victoria’s Secret Fashion Show is that if you were to tell them that there are actually two full weeks of fashion shows showcasing high end designers’ works of art all day every day for a full seven days, they would have no idea what you were talking about.

These girls worship this “Fashion Show” but are most likely to be the same females who think that Uggs are an appropriate form of footwear. I’ll bet said women couldn’t tell the difference between a pair of jeans and a pair of trousers and probably think that watching a pre-shot, heavily edited “fashion show” of over-decorated lingerie makes them an arbiter of fashion, when in reality they’re only familiar with discarded material from three seasons past.

Females Complaining About How Fat They Are

Of course, the most obvious annoyance: the influx of already thin females complaining that they’re fat. What these girls don’t realize is that yes, Victoria’s Secret Models have wonderful bodies, but they’re the kinds of women who were blessed with an amazing metabolism and are naturally that thin.

There are thousands of women like this everywhere you look; yet no one pays attention to them, because they’re not plastered on a billboard.

Girls who are already thin will complain all day, tweeting “Can’t wait to be disgusted with myself tonight while watching the VS Fashion Show #killme”. Let me tell you something. It’s so blatantly obvious that you’re starving for attention and I promise you that we will not give you any. Which brings me to the next act of stupidity following this Fashion Show:

Females Who Claim They Want To Develop Eating Disorders

Nothing infuriates myself more than idiotic females claiming that they are in fact going to attempt to develop an eating disorder to look like these Victoria’s Secret models. How ignorant can you be? Millions of women and men suffer each and every year from eating disorders.

It consumes their minds and bodies and I guarantee that almost all of them would want nothing more than to be at peace with themselves and not have one negative thought towards their bodies. Go ahead, try and develop an eating disorder, see how well that actually works out for you, and then you come back and let us all know how you’re doing.

Females Who Don’t Back Up The Shit They Say

Finally, these girls will spend all day exclaiming the aforementioned ridiculousness and thinking to themselves “Yes, tomorrow I’m going to start dieting and exercising and in two months I will look just like Adrianna Lima.”

These girls will wake up the next day, match their workout clothes to their sneakers, do their hair, eat fruit for breakfast and hit the gym. They’ll walk at a 4.3 pace on the treadmill for 45 minutes, jump off, realize that they’re kidding themselves, and grab a burger for dinner.

Don’t believe me? Visit your local gym for the rest of the week and see how many more non-serious females will be hogging up the workout equipment. They’re exactly like the post New Year’s Resolution crowd, and ain’t nobody got time for that.

What It Takes To Become A Legend

2012-12-05T09:40:00.001-05:00

Being a legend is something we all aspire to be, at least I would hope so. Being a legend is not just considering yourself a legend and being content with your life; it is mostly based on how the rest of the world perceives you.

If you think that it is difficult to achieve such a feat, then you are correct. Getting past peoples’ envy and hatred in order to be able to call yourself a legend is almost near impossible. That’s why we have so few of them.

Recently I witnessed someone call someone else a legend. This was coming from a man who he had never met or ever seen in his life. This man ran up almost shaking, stating the exact words: “You are a legend and I am honored to be in your presence”. To be handed a compliment of that nature with the utmost respect and admiration for what you have done in your lifetime is the ultimate achievement any man can ever aspire to receive.

“Men rise and fall like the winter wheat but these names will never die.”

It is worth more than any dollar amount you could put on it. Being a legend doesn’t solely consist of being good at something, being well known for a short period of time, or simply being famous or rich- there are many people out there like that.

It goes far beyond being successful, wealthy and any other one achievement. It means you have done something with your life that has changed the world, inspired many around you, and have done the impossible.

Your number one goal in life, when it is all set and done, is to be a legend. Because at the end of the day that is something no one can ever take away from you. When you die you can’t take your money with you or your huge yacht.

You can’t take all your toys or bank account numbers; the only thing that you can take with you is your legacy of being a legend. It is that simple. It is the grandest achievement and highest honor for any man, or woman for that matter. It means their story will be retold for generations to come and inspire millions of people in this world.

A legend is remembered for a long time after they are gone and admired by so many. If you want to be a legend you need to go against all odds, travel the road not less traveled, but never before traveled. You need to do the things that everyone believed to be impossible.

You need to work harder then you ever imagined you could and follow the dream so many may have attempted before you but failed. You need to change the world, the way people do things and the way people think. To be a legend is one of the hardest things to ever achieve.

The journey to attaining legacy is far from what any movie or book can depict. You need to want to influence the world and make your stamp on it as well. If you tell yourself you want to be a legend and have your story retold by generations ahead you need to establish your inner values.

A legend relies on several factors and traits: courage, will power, strength, wisdom, attitude towards life, hard work, passion and simply seeking a broader mind and a bigger mission. It is all about doing what no one thought you can do, the impossible.

It is about going against all odds and having a story that is interesting enough to possibly turn into a movie one day- like Steve Jobs’. Then you collect some more royalties.

If you are looking to be famous or to make a lot of money, then being a legend is not for you. It is beyond those materialistic ideals that so many people in society focus on. Being a legend has more value. Being someone worth remembering and being looked upon for inspiration and growth is worth more than that.

Being a legend starts with you first and then spreads. Make yourself a legend in your own eyes. Lift your courage, will power and passion. Fight for what you believe in and once you follow what you love the legacy for the legend will come into being.

Focus is everything, as is giving it all up for a greater cause beyond yourself. Legends are loved forever and are never forgotten. The simply question is? Will you be a legend? Or will you be the person who just re-tells the story. That is for you to decide.

Have the courage to make something out of your life and if you fail… try again. No one gets it on the first try, but I assure you those sleepless nights and moments of self-doubt will all be worth it once you reach the end of the road.

Life has many distractions that all peasants fall for- that’s why there aren’t many legends out there. Be above that and make something out of nothing. That is what life is all about.

In order to become a legend you need to find your purpose in life, then spend your whole life fighting for it. The more you believe in your purpose and the more you fight for it in a way that inspires those who want to fight for their goals as well, the closer you will be to becoming a legend.

People become legends when they do something extraordinary or when they create a life story that inspires others when they hear about it. The next move is yours…

Jordan Brand Launches The Air Jordan XX8

2012-12-04T12:35:00.001-05:00

Jordan Brand has taken its Air Jordan line back to its Roman Numerals roots, but everything else is progressive to say the least. The look of the Air Jordan XX8 is vastly different from anything seen by Jordan Brand to date. The full-length Zoom Unit is further enhanced by the brand new Jordan Flight Plate. The Flight Plate provides distance between the Zoom Air bags so the already responsive cushioning is increased. The shoe also features Dynamic Fit technology which incorporates straps to secure the foot. The talking point of the Jordan XX8, however, is the stretch synthetic, Schoeller mesh infused exterior shroud. The shroud offers added support and a sleek style that takes the shoe height up to an astonishing eight inches. The shroud also includes a carbon fiber heel counter that keeps the foot locked down during aggressive cuts and lateral movement. When zipped down, the all new Jordan XX8 symbol is revealed on the inner of the shroud.

The Air Jordan XX8 will be available in Houston on Friday, February 15, 2013 during NBA All-Star weekend, and released to other accounts on Saturday, February 16 for $250. With the new look, style, and technology, it’s no wonder why designer Tinker Hatfield likens the Jordan XX8 to a concept car. Head over to Nike Inc. for a video of Hatfield and product developer Josh Heard giving a live description of the shoe. What are your thoughts on the Air Jordan XX8?
