Spring in Atlanta is a wonderful season. The sun has finally broken the trend of the clouds and the heat is upon us. The winter we just endured is just a faint memory.

Hail damage to asphalt shingles

How does this damage affect my roof? Hail damage to asphalt shingles includes severe granule loss, material removal at the edges of the shingles and penetration. New asphalt shingles are more resistant to hail impact than older shingles since the asphalt becomes more brittle with age. Warmer shingles are more compliant and more resistant to fracture from hail when compared with colder shingles. Shingles rely on a structurally sound substrate for hail damage resistance. Flexible roof sheathing allows the shingles to flex during impact causing damage, while more rigid roof sheathing supports the shingle during impact resulting in less shingle damage.

Most hail related damage is cosmetic and does not affect the useful life of roof shingles. In other cases severe wood splitting, significant granule loss, penetration of the shingle and fracture may require shingle replacement.

Gwinnett Board of Tax Assessor received this week, the total will exceed 22,000.

During the past five days, Gwinnett County has handled about 8,000 returns, about 2,500 of them Monday, according to Chad Teague, division manager for the Gwinnett Board of Tax Assessors. Last year, the county processed about 16,000 forms. Teague estimated that, by the time all forms are received this week, the total will exceed 22,000.

Congress Worries About Commercial Real Estate

The next huge financial disaster that is about to happen is the Commercial Real Estate.

What has happened is thousand of small businesses are closing their doors and the land lords can not find anyone to lease the buildings. The owners of the building are selling in the Atlanta area commercial building for a price that is lower than cost just to unload them.

The residential market is about to get even and now the Commercial properties are going to bust.

Dormatory alternative for Georgia Tech and Emory University Students in Atlanta.

Georgia Tech and Emory University students pay a good amount for their education. Housing costs are high as well. I have an idea that may solve the students housing without breaking their parents bank account.

At Georgia Tech the costs run from $2,339 to $3,149 per semester. So that is $780.00 to $1049.00 per month nine months a year. That breaks down to $7017.00 a year to $9447.00.

Buy a condo on a bus route or close enough that the students can walk to class. Rent out one of the bedrooms to a room mate and charge them $600.00 a month. Two room mates and that will get you $1200.00 a month.

The parents will have to put the deposit down and buy the condo but in four years they can sell it and get their money back. Odds are however renting a room to another student will make the deal a win win opportunity.

Atlanta's housing has attracted the nation’s 3rd largest home builder.

Lennar Corp.'s move into the Atlanta market, announced Monday, makes perfect sense, according to analysts and industry insiders.

While officials of the Miami-based company declined comment on its business strategy beyond a news release, others said Lennar could buy partially finished lots for pennies on the dollar, complete the construction and sell homes for significant profits.The number of distressed and half-built communities in Atlanta make it a good choice for the builder, said Jay McCanless, a senior home building analyst for FNT Equity Capital Markets.

It is a great time for investing in real estate regardless of the size of your pocket book. Prices are at an all time low and many choices. The market will eventually tighten up and those that have been buying all all along will be the fat cats. Link.
