Last system that I will be introducing is that Rent Guarantee System. This system is created for the owners to secure their income by paid by Shinsei-Estate co.

This system will require both owner and Shinsei-Estate co. to agree the price of rent and we will be paying the amount of agreement every month for 2 years.

Last time I have talked about investing on property. Today I will be talking about Mediator Management System, one of our system of managing the property and relationship with owners and renters.

For our company we have 3 different system of managing property.

l General Management System

l Collecting Rent System

l Guarantee System

Mediator Management System

For the General Management System we will be finding the renter and managing your property. For this system our company is responsible for finding a renter and we will be creating a lease agreement then process the lease signing with renter.

One the renter move in to the property we will be the one getting calls from customers such as complaints, negotiation, or questions about your property.

For the time we get call from customer we will be contacting the owner of property first before making any movement unless it is an emergency situation.

Payment system is very straight forward that renter will be transferring rent to your bank account. If the payment is late, you will be notifying our company and we will be contacting the renter. Also if any trouble happens we will be taking care of the situation and charges will be sent to the owner. Before we take an action of ordering or construction, we will be notifying and get clearance from the property owners.

In a same time we are in the constant risk of market and business. In a current economic situation, our asset is always on a risk that can trigger to become a liability. Recently in the US housing market it has started to decline in 2006 and 2007 and still dropping whether we like it or not. In a same time it is a chance for everyone to approach in Housing investment, which means we buy houses cheaper.

Now let’s think about how we can use the home for your investment. House can be used by the owner, but also can be used as rental property for others. That where u secure your investment. It is hard to think house can be the investment, but this is more like 401K or retirement plan for you. Collecting the rent is one of the stable income that can be secured for you and it is perfect in current situation especially housing market is declining. Which means, buying a property now for less price and manage the property as rental property and collect the rent is low risk and stable investment that you will be seeing for next few decades? Another opportunity is that market will hit a bottom, but it will rise after it hit the bottom, which means rental price will increase and your payment for the investment house will be done earlier, then keep the rest of rent. It seems to be risky in current unemployment rate, but things are getting better and physical asset is in needs especially homes. We are in a critical situation on economy all over the world, and it is important for each one of us to make a move smarter without taking high risk. For the next blog I will be sharing how my company is managing the situation of property management and investing on houses.

I was at Roppongi the other day to have few drinks with my friend from Canada.

Roppongi is very interesting area that people who hangout is not only Japanese people, but also people from all around the world. So it doesn’t really feel like you are in Japan lol

So let me share lil bit about Roppongi…

Roppongi is famous as home to the rich Roppongi Hills area and an active night club scene, a massive shopping and dining complex. Many foreign embassies are located in Roppongi, and the nightlife is popular with locals and foreigners alike. It is in the southern portion of the circle described by the Yamanote Line, south of Akasaka and north of Azabu.
