Ready to sell your house? Here is a few staging tips to get your home prepared for the market. When

listing a home that cost hundreds of thousands of dollars, if not millions, you want to make sure it's

presented in the best light. You wouldn't buy a $50,000 dollar car if it was filled from top to bottom in

someone's personal content and trash. This is the same mindset you need to carry into selling your home

that will be worth well over a $100,000.

1. SAY BYE TO CLUTTER

The best thing you can do for your home for sale is to get rid of all of your clutter! Make a rule for your

home that for every new piece that comes in, one must go. One of the biggest factors to a cluttered home

is too much furniture. Generally, in a professional staging, half the home owner's furniture is removed

to make the house look much bigger. Look around your house and see what you can pack away. It'll be

worth the investment to get a storage unit for a couple of months to store away a lot of your furnishings and goods.

2. FURNITURE GROUPINGS

It's largely misconceived that furniture pushed directly up against walls make a room look bigger, but

this is far from true. Instead, you'll want to float your furniture in reach room and away from the walls.

Position your sofas and chairs into cozy conversational groupings. Be sure the furnishings are placed to

to go stark white, but look into neutral grey and beige colors. Beige colors can also consist of warm

honey like colors, soft blues and greens, and a variety of undertones that add a little life to a general

neutral color. If you do want to use bold colors, be sure to only keep it on accent walls to help enhance

6. MAKE IT LOOK BIGGER

Think about real estate being smack dab in the middle of fast food and a doctor. You can use your mobile device to quickly place your order for a $20 meal, but when it comes to getting a surgery, you'll want to put that phone down and visit a professional. Now think of your real estate agent being in the middle of all of that. You can use your devices to look for a home, look at market data the way you look at WebMD, knowing not to take it too seriously because you need a real professional's input, but it's fun and gives you a general idea of what to expect. The makings of a pantry

When we moved to New Jersey, we rented a large home in a great school district. We LOVED that house! We lived in it for four years, which is the longest we have ever lived in one place since we have been married.

The one thing that I would change about that house, if I could, is to build a pantry. Having lived in the "south" for all of my married life, pantries were standard in any home, but it is not so common here in New Jersey. As was the case when we purchased our fixer upper.

We set out to find a place to put one in. In my mind it was beautiful, stocked full of supplies for our busy household.

At first we thought about replacing the non permitted half bathroom off the kitchen with my pantry. But, once we demoed the half bath, we discovered that it was actually built over an old stoop and thus it was structurally unsound.

Under that window, were some steps that came down from the original stoop. The current back door had some pretty steep and unsafe steps off of it that needed a railing. We decided to enclose the back door and "bathroom door, and open up a new door that comes directly out of the kitchen onto the stoop.

We then added a door to the "hallway" to complete our pantry.

We definitely feel that the pantry fits much better with the flow of the kitchen and that it was the right choice for this house. As an added plus not only did I get my pantry, I got a walk-in pantry!

My Favorite Paint Color of All Time!

If you follow me on Facebook or Instagram, you may know that we had a little paint incident when we started painting our main living area. We headed over to Home Depot and had one of our favorite paint colors mixed for us. The color was Sherwin Williams, Universal Khaki. We have used this color many times before in different houses, and loved it. We were sure that the fact that our main living area had so many windows and can lighting, it would not be too dark for the area.

We were WRONG. I think there were a number of factors why this color did not work for this house.
1) The ceiling is not high enough
2) The color it self was mixed darker and more caramel than the sample we brough in
3) The color made the home look out dated instead of airy
Luckily, we had only painted the foyer when we realized this color was not going to work!

At this point we did not have many options. We had analyzed color after color before deciding on Universal Khaki and did not really have a back up color in mind, but we were eager to paint over our foyer as soon as possible!
We decided to just grab the same color we did in our kitchen because it was not too dark, it was gray but it felt warm and it seemed to go with every color we put against it.

And we are sooo glad we did! The color is Sherwin Williams Worldly Gray and I have to say it is my favorite color of all time. It looks a little ligher in the kitchen, and just perfect in the main living area. It goes with EVERYTHING and I think it makes our little ranch look sophisticated yet cozy.

Hall Bathroom Progress

I noticed that I have not updated the blog with pictures of our hall bathroom! This bathroom will mostly be used by our kids, but until our master bathroom is complete, we are using it as well.

You may recall the hall bathroom looking like this when we purchased the home back in February.

The first thing we did was demo the whole bathroom. It was no easy task as the floors and walls were cemented over mesh wire and plaster.

We re wired, ran new plumbing and re insulated the space but basically put everything back in the same space. One upgrade we did do was add an additional vanity. Because this is the bathroom that our 3 kids will be sharing.

We decided we wanted to keep the bathroom fun but classic, so that the kids could grow with it. We surrounded the bathtub with backer board in preparation for white subway tile. The screws were placed 8 inches to the center to comply with manufacturers requirements as well as local building codes.

We picked a gray plank tile for the floor from Lowe's and painted the walls Sherwin Williams Waterscape.

The kids chose a little tribal fox theme and I think it came out really cute. As they grow we can change the shower curtain to something more fitting for their age.

We are happy that this bathroom is done, but it's the only completely finished project in this house! Currently we have been working on our kitchen. Updates on that coming soon!

When staging your home, don’t go over board! Simple pieces and pops of colors is what buyers need to see. Keep it simple and use one accent color throughout the main living areas of the home. If you used one of my favorite paint colors for staging, you already have a neutral backdrop.

Throw pillows are the easiest way to bring color into a neutral room.

Buyers will notice somethings you might have learned to ignore!

Make sure you take care to deep clean your kitchens, including the stove and behind the faucet.

In the bathroom, make sure your medicine cabinet is tidy and that old medicine has been disposed. Don't forget to make everything tidy under the sink!

In the bedrooms and the living areas, take care to sweep the trim. If dust residue remains, use a Lysol or Clorox wipe to clean them.

Clean your windows, that includes the sills!

Steam your carpet and organize the garage.

A clean and tidy home, will look move in ready to buyers and will smell better too!
