He has been a fun, outgoing, man whom adores his neighbors, birds, squirrels and any animal that needs a meal. Every day for the past 3 years I remember him, up at the crack of dawn, filling his bird feeder and sweeping his porch. He lives alone as his children have grown and moved out of town with their own families. He loves his independence and home so decided many years ago, that although alone, he would stay and live. When I met this man 3 years ago and my children fell in love with his smile and his stories. He would giggle every time he saw us, he taught the girls tricks and took long walks with all of us on warm days. My kids often made art and ran next door to deliver the work the minute it was complete. He would hang art all over the kitchen. I might add that he has lived in his home for over 48 years and his bright blue, mid century metal, cabinets remain exactly the way they were when the house was built back in the day. Two things I love the most are child art and bright blue mid century cabinets! A vivid memory I will always have is this cute man driving across town with us, in the rain on a Monday, to go to a kids birthday party. The kids were cranky, the rain was pouring, but his smile made it all right at that moment. We have always felt good to know he has been nearby.

Slowly this man that we love has forgotten who we are in his life. His mind not able to keep up the longevity of his body. He forgets the birds, to sweep the porch, to say hello and waive goodnight. He has a wonderful helper that comes over often to assist with his day. We hug her as if it were him and we still visit and take art. The home he loved is no longer the home that comforts him and he asked to go "home". His children have come to take him home, across the country, but have told him this move it temporary and he will return to this place he has loved for many years. They fear the news of leaving this place for good would destroy any possible memory hanging on inside. His trip will be healing and fun to escape this gloomy winter. Our girls have been preparing for two weeks to say goodbye. Not a goodbye forever but goodbye to the life we know him so near to us. Most likely they will not see him again. Although his life is in a box, he will be close to the people that need him most right now, and he needs most, and his home will be left with memories and love.

Real estate is not like it used to be. People don't buy homes and imagine themselves living their entire lives in one place. I still believe the closest families and individuals dwell in the normality of staying put, building relationships, and making memories. I also believe though that moving on and growing is admirable and important to happiness and well being. There is a song I love that states, "Nothing stays the same". I do love when I meet people with a history in their home and their communities. This living, building and memory making is not always easy and the path tells an incredible story.

I cant wait to share more on this home with you when I put it on the market in a month. I'm proud to be representing the story and this home. A cute mid century ranch with a load of memories will make someone as happy as my friend.

Louis we will will miss you but we will find the perfect family to love your home and much as we love you. Travel safe and we wont forget to feed your birds.
Residents may want to turn their attention to their roofs to prevent home damage caused by ice dams.

Ice dams form when melting snow runs down the slope of the roof and refreezes near the edge. As more snow melts and runs down the roof, water builds up behind the ice dam and seeps into the home, damaging drywall, carpeting and cabinets; and sometimes even collapsing ceilings.

“The recent snowstorms have created conditions that are ideal for ice dams,” says American Family Agent, Doris Gibbons. “The good news is that in some cases homeowners can prevent the situation from becoming a major problem.”

The best approach is to clear snow from the bottom 6 feet of the roof, which allows water from the melted snow to reach the gutters and drain to the ground. This can be done – without climbing on the roof – by using anextendable “roof rake” that can be purchased from a hardware store or homemade. It is not necessary to clear snow from the entire roof.

“Our hope is to nip the problem before it occurs so homeowners can save on the deductible expense they would incur if they did sustain damage and had to file a claim,” Doris says.

Long-term, a key to ice dam prevention is keeping the building’s attic temperature as close as possible to the outside temperature. This means insulating the attic floor and installing adequate ventilation. Peak or roof-mounted vents allow warm air to exit the attic; soffit vents allow cold air to enter the attic. Both types of vents are advised.

Moreover, inspect gutters from the ground to see that they have not pulled away from the structure, and that the gutters slope towards the downspouts. If your not from Ohio you might not appreciate the urgent need to for some outdoor family time. Then again, as I watch the news, its freezing in almost every US state this month. Nonetheless, Skylar and Sydney spent some much needed time on the farm. Instead of continuous outdoor activities, except a few horseback riding debuts, Mary had them doing some incredible crafts. Ive attached some pictures of their work in this post. One of the most inventive crafts Mary Herr does is horseshoe art. We display much of her work in our home but she could start her own business with her talent. I hope to post more of her work in upcoming blogs.

In past years, converting an attic into a bedroom was a project that landed squarely in the middle of the rankings, but this year it leapfrogged over other categories into third place. It’s an admittedly pricey project, with an average national cost of nearly $50,000, but it generates an average national return of 83.1 percent and a better-than-100 percent return on investment, according to REALTORS® in 14 of the 80 cities surveyed. Adding a wood deck is much more economical, with an average national cost of slightly more than $10,000. Its average national return is 80.6 percent, but in six cities, its return is estimated at 100 percent or greater.

The six siding and window home maintenance projects in the top 10, combined with the project with the biggest return on investment—a mid-range entry door replacement—prove something that every sales associate tells sellers throughout the country: First impressions count. A mid-range entry door replacement, a project new to the survey this year, is the only home remodeling project that REALTORS® expect to generate a full return for the money nationally. It’s the least expensive of the 33 projects included in the analysis, yet it brings a whopping average national return on investment of 128.9 percent. It generates a better-than-100 percent return in 48 of the 80 cities, according to REALTORS® surveyed, and in several cities, its return is estimated at more than double its cost.

Additional data prove the value of restraint. Upgrading kitchens and baths is still a smart bet. However, home owners will recoup the greatest share of their costs by foregoing super-deluxe projects in favor of mid-range kitchen and bath remodels. A mid-range kitchen remodel brings an average 72.1 percent return on investment, while an upscale kitchen re-do returns only an average of 63.2 percent of the money invested. A mid-range bathroom project has an average 71 percent cost recovery, but the average recovery on an upscale bathroom project is nearly 10 points lower, at 61.6 percent.

The only upscale projects that cracked the top 10 were the home maintenance projects of fiber-cement siding replacement and vinyl window replacement. The average cost of fiber-cement siding is more than $13,000, but its return on investment reached 83.6 percent, placing it squarely in second place in the survey. The average cost of vinyl window replacement is nearly $14,000, and it generates an average return of 76.5 percent, or tenth place in the survey. Of the 12 upscale projects, nine landed in the bottom half.

Overall, home owners recouped an average of 63.8 percent of their investment in 33 different home improvement projects, according to REALTORS® who responded to the survey. The expected cost recoup was generally down from previous years in line with the drop in home prices nationally (see page 23). The return on home owners’ investment in remodeling projects has declined an average of 3.5 percentage points between 2008 and 2009. That’s down from the 2.7 point drop between 2007 and 2008 and much less than the 5.5 point drop between 2006 and 2007 and the 10.5 point drop from 2005 to 2006.

Zooming in from the national to the city level, Honolulu sits atop the rankings for having the most projects—18—that generate at least a full return on investment. In Honolulu, adding a wood deck, completing a minor kitchen remodel, adding fiber-cement siding, and replacing an entry door bring the highest returns, ranging from 121.1 to 195.3 percent return on investment. San Francisco is closest behind with 10 projects generating at least a full return on investment. Adding a master suite, doing a minor kitchen remodel, and replacing an entry door have the biggest returns, producing between 112.2 and 119.1 percent return on investment.

One surprise: Despite the common perception that contractors are hungry for work and therefore willing to wheel and deal, the average national cost of every project surveyed has gone up, though at a slower rate than in the previous year.

View 2009-10 Cost Vs. It was the clearest sign yet that predictions of another downturn in real estate may become a reality.

The National Association of Realtors said that its index of pending home sales plunged to 96 from a revised level of 114.3 in October. Analysts had predicted a drop, but nothing like that.

“We thought it would drop 2 percent,” said Jennifer Lee of BMO Capital Markets. “When you see 16 percent, the first thing you say is, what the heck happened here?”

Since the majority of pending sales become final in six weeks to two months, the index is considered a reliable indicator of where the market is headed. The index is calculated by comparing the number of pending sales with the level of 2001, when the index was formulated.

The data indicates that the weakest parts of the country are the Northeast and Midwest, both of which fell 26 percent in November from the previous month after adjusting for seasonal variations. The South dropped 15 percent, while the West was off 3 percent.

Ms. Lee called the drop from October to November “unnerving” but said that the index remained well above the level of a year ago. In November 2008, when the financial crisiswas at its peak and buying a home required a faith in the future that many did not feel, the index was 83.1.

As the overall economy improves and the employment situation grows a little less dire, the question becomes whether real estate can muddle through — or if it will need a new round of government support to ward off another damaging downturn.

There are plenty of reasons for worry. The Obama administration’s effort to compel lenders and servicers to modify loans has not been a success. Many of these owners will eventually lose their homes to foreclosure.

Meanwhile, a quarter of homeowners with mortgages owe more than their houses are worth. If prices start dropping again, some will be induced to walk away, further undermining the market.

“I wouldn’t rule out more stimulus, especially in an election year,” said Ivy Zelman, an analyst.

Last year’s stimulus efforts, however expensive and divisive, calmed a market where prices had plummeted by a third. Even now, the government’s efforts to push down interest rates and entice buyers with a tax credit appear to be having an effect, keeping a weak market from getting weaker.

Walter Martin and Paloma Munoz, artists in Dingmans Ferry, Pa., are a stimulus success story. They are paying $360,000 for a new home 10 miles away without even having an offer for their current home.

“The new home has enough space for us both to have studios,” Ms. Munoz said. “The price is amazing, we are getting a mortgage at a 5.125 rate, and we qualify for a $6,500 credit.”

It is a leap of faith, she acknowledged, but an eminently sensible one. “When houses were expensive, everyone wanted to buy, and now that they’re cheap everyone is scared,” she said.

Buyers like Ms. Munoz and Mr. Martin are outnumbered, however, by people who think the market still has room to fall. While some of these may indeed be scared, others simply see a virtue in patience.

“With two growing boys, we are busting out of our small house,” said Stephen Sencer, deputy general counsel at Emory University in Atlanta. “But I’m still waiting for sellers to capitulate.” His agent is telling Mr. Sencer that may happen in the spring.

Starting from a low of 80.4 last January, pending sales rose for nine consecutive months in 2009. The index proved a harbinger of both completed sales, which began climbing in April, and prices, which started rising over the summer.

As the Nov. 30 expiration of the tax credit drew near, would-be buyers hastened to secure deals. Sales in November roared at a 6.54 million annual pace, the highest since February 2007.

At the last minute, Congress extended and broadened the credit. The urgency immediately dissipated. “We were really, really pushing hard, and I think everyone just wore out,” said Steve Havig, president of Lakes Area Realty of Minneapolis.

Buyers now have until April 30 to qualify for the credit. Many analysts say the effect this time around will be mild.

“It could turn out the second credit has such a small impact it doesn’t show up in the data,” said Patrick Newport of IHS Global Insight.

Nevertheless, he predicts the downturn this time will be gentler. “The economy is improving, and that is what the market needs to get back on a sustainable path,” Mr. Newport said.

Long before the tax credit ends, another stimulus effort is due to disappear. The Federal Reserve has bought more than a trillion dollars of mortgage-backed securities in a successful effort to push down mortgage rates. The Fed is scheduled to wind down the program by March 31.

Rates are already moving higher, exceeding 5 percent in some lender surveys. Perhaps as a result, mortgage applications to buy homes in late December were a third lower than during the corresponding period in 2008, the Mortgage Bankers Association said.

The Fed’s Open Market Committee left itself leeway in its December meeting to start buying again, saying it “will continue to evaluate the timing and overall amounts of its purchases of securities.”

Rising rates could hamper Mr. Martin and Ms. Munoz’s search for a buyer for their old house.

“It’s been on the market for almost three months,” she said. “We have had very few viewings.”

<nyt_update_bottom></nyt_update_bottom></nyt_text>

The winter months bring not only high energy bills, but also an increased chance of certain kinds of damage to your home and its contents.

A few precautions can help protect you from serious losses and disruptions this season.

Indoor floods
While home fires make headlines, water damage is more common and often just as severe. The most frequent cause is faulty or broken pipes. In fact, Fireman's Fund Personal Risk Consultants see a surge in water damage during the first three months of the year, when pipes are most likely to freeze and burst. Be sure to insulate exposed pipes.

If you leave your home to spend time in warmer climates or even just a weekend on the ski slopes, always leave the heat on in your home and set it to at least 55 degrees. Don't let high fuel prices tempt you into going lower. The pipes that come in through your foundation or run through external walls can reach temperatures much lower than the setting on your thermostat. Have someone check on your home while you are away.

A foolproof way to protect your home from broken or leaking pipes at any time of year is to install an automatic water shutoff system. Attached to your home's main incoming water line, the device senses increased water flow caused by a burst pipe and automatically shuts the system off. Fireman's Fund Insurance Company recommends the Leak Defense System from Sentinel Hydrosolutions. A 5 percent premium discount is available to policyholders who use this system, so let your insurance agent know if you install one.

Chimney and furnace fires
While fire presents a year-round risk, certain causes of fire occur more frequently during the winter. Chimneys, boilers and furnaces are particular risks. Approximately 25,000 residential fires begin in a fireplace or chimney every year, according to the Consumer Product Safety Commission.

Why so many? Over time, a layer of unburned carbon-based residues (sometimes referred to as fireplace creosote) builds up along the inside walls of your chimney and can eventually catch fire. The solution is to have a trusted, professional chimneysweep clean and inspect your chimney annually.

An annual inspection is just as important for those with furnaces and boilers. And, remember, your furnace room should never be used for general storage. Wood scraps, old books, paint, solvents and other flammable liquids are significant fire hazards and should be removed and stored elsewhere.
Ice dams and old trees
Snow and ice storms can create a number of potential threats to your home. One of these is ice damming, which occurs in the days after a snowstorm.

Icicles hanging from your eaves, while they may be beautiful, usually indicate that a dangerous ice dam has formed. An ice dam is a build-up of ice that can form at the edge of your roof when snow melts but is blocked from draining. When more snow melts and is trapped behind this ice, the resulting water backup can soak through your roof and cause damage to ceilings, walls and more. The most common causes of ice dams are clogged gutters and insufficient insulation, both of which are easy to remedy.

Mature trees on your property represent another potential hazard during storms. Strong winds or frozen water that covers old branches with a heavy coat of ice can lead to failure and collapse, a clear threat to your home or other nearby structures. Have a trusted horticultural expert take a look at your property's mature trees and prune or cut down unstable specimens.
For more advice on how to protect your home from winter's severe weather, visit www.firemansfund.com.

Courtesy of ARAcontent

Heather Herr
Email: <mpct 1=""> hherr@comey.com
</mpct><mpct 1="">Website: http://www.mycityliving.com</mpct>

"

Her blog is very similar to how I deal with My middle daughters Birthday of December 26th. Oh yes, the day after Christmas! I attached a link to her site below.

We celebrate her birthday, pink and pretty every year but it tough and were typically exhausted for the party. This year we decided to have a special party in late January with a bunch of girls from school for her 4th Bday. Regardless, its her Birthday on the 26th so we have a plan and a cake! Were making a barbie cake from scratch and well celebrate with our family like nothing else matters.

Even crazier is that the home we purchased about a year ago was owned by a woman and two men. The woman passed away just two weeks prior to our close date of this house. Luckily the other two owners had suvivorship deed and we were able to transfer title. Her birthday, December 26th. Some say wierd I say it was meant to be.

One thing I have learned about Birthdays this time of year is you need to plan in July for gifts, never use Christmas paper, and never serve leftovers!

http://www.ehow.com/how_4684287_celebrate-holiday-birthday.html

http://www.lifeasmom.com/2009/12/birthdays-at-christmas-time.html

I achieve those goals, not matter how long they take, and reflect at the end of the year. I enjoy reflecting on why I may have created those goals in the first place. Goals can be small or can take a year. I firmly believe that in order to be successful in anything you must have a focus.

Today, I painted with my girls and I love childlike artwork. My middle daughter Sydney works so freely, never hesitates, and loves all her work. I have a 10 foot canvas that she started working on today. I asked her to put her work onto this plain white palette. I will work along side her to make it complete but her vision and her art will dictate this piece. I cannot wait to share it with you but it will take us some time to completed. It is not only about losing weight, it is about becoming your best person possible, pushing yourself beyond personal limitations, and creating life change. Dont get me wrong...my favorite thing to do during that show is eat but I still LOVE it and look forward to my next workout or creating my next goal.

Almost everyone has an excuse as to why they cant eat right, exercise, spend quality time with love ones, go to church, the list goes on and on and on. The point of that show is encourage people to create personal goals, stick to plan, and reflect along the way. Reflection is mandatory to be sure you are on track and your skeletons dont interefere along the way.

I have worked at this from age 10, really merely as part of a team effort, and it has meshed into all parts of my current life. I inherited an incredible passion for fitness and desire to succeed. Success in any area takes determination, determination, deterimation. And of course someone that believes or pushed you to that success.

I enjoy exercise for my mind, the motivation I have for the day, and the inspiration to be a better person. I grew up training on a chamipionship team. My coaches believed in us, we believe in us and as a result we won and were the best. It is more difficult to stay active an adult because we dont have these team systems in place that keep us focused and motivated.

Recently I have friends going through tough times and they are finding their own form of teams, teams of nutrition group, new jobs, new passions. I can tell you that I was the happiest when I belonged to a group or team. Through career my teams were always the best and that comrodary is what kept me going.

I find it important my kids participate in team oriented activities for exactly that reason. When they succeed and someone believes in their abilities they have the capability to go beyond human limitations. These experiennces bleed into their drive and future goals.

Being part of a team translates into all parts of our lives other than fitness.

Go join a team...create goals for 2010. Ugh...thats easier said than done.

I had exactly one hour to pound it out and feel like I accomplished something. I always run at least 2 miles and then do 20 minutes of free weights....boring...time for a change of routine but its still better than nothing. I always love entertainment.

I had to blog about this guy that was working around near me today. He had on a pair of Birkenstock, and I'm not saying there is anything wrong with those, but they are difficult to maneuver in the gym. To top it off he had a side ponytail and a hair clip. Decent looking guy, in decent shape, and I would not have noticed his differences unless a girl tripped over his leg lifts. Well leg lifts attached to a stack of weights to be exact. He was so upset he actually threw a tantrum and then I noticed how different he was. She just apologized and walked away...and he continued to tantrum it out in his own way.

I have small children so I now how cool it is to be different and unique. I am in no way a fashionista when it comes to exercise attire. I guess all I'm saying is just take a look around while you exercise because you may not need your music if you take the time to people watch? The gymbo's are awesome!

I expressed anger to the hubby that is a traveling and work maniac instead of providing support. I told that priest that I was downright mean at times but Id try harder. That led me to wonder if my confession was a sin or merely a realization that we needed to change some things around here. Something has gotta give and it cant be us. Done with that topic...

Then I proceed to this wonderful day which started at 5am when hubs alarm went off for him to go grab a plane. The baby awakening at 6am, puking in my bed at 6:30am (the kitchen sink at 8am), getting all three ready for school and dragging puko along in hopes that she doesnt throw up on another child as I drop them off. Then I come home and take out the weatherstrip/molding in the garage...thank God only with the tire of the Beemer. I proceed to repair this the best I could as well. Then my painters show up to do a paint job (which I forgot about) and I have to be alert to help them the entire day, no naps here! At the same time doing 6 loads of sheets, and running back out to pick up the kids again, twice. Oh and I forgot to mention Im a full time real estate agent so Im always working and need to look semi presentable at the same time!

BUT....hubby would be proud of me when I say, that despite this craziness, we have three wonderful kids, a beautiful home, living parents, and were still together. We have a nanny that has been with us for 4 years and even though she is now only working part time (real estate times are tougho) she is part of our family.

So, in spite of this and my new found love for reflection....all is good. I almost forgot to mention that I managed to paint my toenails this evening!

We lined up to sit down with a priest and confess our sins. At one point she looked at me and said,"I'm not scared and I'm so ready". For a minute I felt cruel making her march up to the priest and ask for forgiveness for hitting her younger sister, that one time outside.

BUT then I saw her courage and strength, I realized that it was making her stronger. An individual that was learning to reflect on life, starting young, and hopefully continuing that for many years to come.

I would think that most young children have some type of sin (by I sin I really mean naughty behavior), you know, hitting their siblings, saying small inappropriate words, or behaving poorly from time to time.

We raised her right people! We are the perfect parents! We never cuss, tell white lies, or fail to give back to others. We never fight in front of our kids, put each other down, argue about finances, household chores or anything at all. Ya right....ya right. ..blah. Everyone does.

I guess the moral of the story is that I am glad that I also received the sacrament of Penance because it will least set me back on the good parent/s path until the next visit! Makes you appreciate what you have and the "now". Makes you realize how to be a better person. To me...it feels like a much needed, long run in the park. Refreshing, clear, and fresh.

Now only if my husband would have gotten off his conference call to reflect with me would it have made this night/experience even better.

The older we get the less true friends we realize and hang onto. Even those we thought were true friends change but the right ones will be there the entire way. I have several incredible friendships. These are are strong but change over the years as they should. There are times when I cheer, there are times when I only listen, and there are times when I step in to help. I found a few quotes that sum up my thoughts lately...

"A friend is one who walks in when others walk out"
-Walter Winchell

"A friend is someone who is there for you when he'd rather be anywhere else."
- Len Wein

"A friend is someone who knows the song in your heart, and can sing it back to you when you have forgotten the words."
- Donna Roberts

"Friendship is always a sweet responsibilty, never an oppourtunity."
- Kahil Gibran
