Buy this home!" The keys to a successful home sale are price and salability. Price is pretty self explanatory on the surface; but I'll get into the details. Salability is the ability to be sold. Again I will cover the details.&lt;/p&gt;&lt;p&gt;You will find, in this current buyer's market (I'm speaking generally about the nation and specifically about the Denver, Colorado metro area) that circumstances have to be close to perfect to sell a home. Buyers and Sellers will get what they are looking for out of the transaction when everything meets their needs and/or desires. So many homes are on the market right now in varying conditions. You have the foreclosure properties; which may be missing from a toilet and range to all of the cabinets, doors, fixtures and furnace. The short sale; which is a deal that the homeowner makes with the lender to sell the home for less than what is owed. (see my article titled "Foreclosure May Not Be Your Only Option") Shortsale properties could be in complete disrepair all the way up to show home condition. And you have the normal resale home. Someone is selling their home to move up, move down, relocate, retire or any number of reasons. Usually these homes are in great condition; maybe only needing a touch up or repair here and there. They have equity enough to sell their home and are not in dire straights to get it sold. So what's the difference? Motivation.&lt;/p&gt;&lt;p&gt;This article is directed toward the homeowner that is motivated to sell their home. For whatever reason, you want to sell your home for as much as you can get out of it.&lt;/p&gt;&lt;p&gt;First, you have to get people in to see your home  price. Then the prospective buyers have to want to buy your home as opposed to another one down the street  salability.&lt;/p&gt;&lt;p&gt;Price. Without the price being set correctly, your home will never be seen. It has to be competitive with the other homes of comparable size, location and style. I don't care if you know for a fact that the house down the street is a pile of junk; if you price yours too much above that one, yours will not seem attractive to anyone. Buyer agents are very customer oriented. If they think they can get their buyer a deal, they'll go for it every time. Example: the average price in your neighborhood is $250,000; you have the best house on the block so you feel your house is worth $260,000. Guess what? The house down the street with the same square footage and floor plan as yours that needs a new lawn, a roof, some paint and carpet is being sold for $225,000! You are $35,000 higher than the "junk house" down the street! How much grass seed, shingles, paint and carpet could you buy for $35,000? Probably enough for your home and have some money left over to buy a barbeque pit, some patio furniture, and maybe a new television among other things. I'm not recommending that anyone "under" price their home to get it sold. I am saying, listen to your Realtor, they are the professionals and they know what they are doing.&lt;/p&gt;&lt;p&gt;Salability. Your home has to be in show home condition to attract people to put in an offer. They need to picture themselves moving right in and relaxing that evening, knowing that they just bought a jewel. I use an interior designer; not to drastically change your home, but to assist you in organizing and arranging what you already have to make appealing to buyers. The purpose of the designer is to help you depersonalize your home from being YOUR home and setting it up to potentially be someone else's home. There is a lot to think about above and beyond what the mortgage payments will be.&lt;/p&gt;&lt;p&gt;Firstly, there's the down payment. The more you can afford, the less your loan will be, but while the standard minimum required used to be about 10%, many new programs are available that allow the buyer to have only 0-5% down. Keep in mind that with no money down you will need to have an amazing credit rating and Private Mortgage Insurance (PMI) will be required. For the lending institution to determine your credit, you must pay a fee of around $50. A tax company may be contacted to verify that you have payed your taxes, and this is another roughly $75. &lt;/p&gt;&lt;p&gt;Sometimes there is a lenders fee, roughly 1-3% of the total loan, so talk to your loan agent about this. If you need the home you are buying appraised so that your loaning institution can determine the loan amount, this appraisal fee can be at least a few hundred dollars and sometimes as much as $1000. If you are assuming the sellers mortgage, there may be an assumption fee of a couple hundred dollars or up to 1% of the total loan amount.&lt;/p&gt;&lt;p&gt;Whether buying or selling, you may want the home to be inspected for various things. The advantage for sellers is that this is reassuring to buyers and can speed the selling process. This can generally run around $100 or more if the home is very large. If the home is on a septic system, it is a good idea to get this checked as well. Septic inspections are surprisingly expensive, running at an average of a few hundred dollars. But imagine the alternative of discovering a problem after you've moved in. &lt;/p&gt;&lt;p&gt;If the home is older, testing for asbestos, radon or lead may be important. You want to ensure your home is as safe as possible for your family.&lt;/p&gt;&lt;p&gt;Then there are various insurance costs. In addition to mortgage insurance, you might consider extended title insurance. This covers any liens that may have been unrecorded, and may be required by lenders. It is based on a percentage of your loan amount.&lt;/p&gt;&lt;p&gt;Don't forget the various taxes. Your municipality may have a tax based on the final price of the home. If you are a veteran you should be exempt from this tax. &lt;/p&gt;&lt;p&gt;While all of the prices listed above are relative, it is important to keep in mind that there will be extra fees associated with the closing process. If you are buying, you may be able to negotiate with your real estate agent to have the seller pay closing costs. If your prospect is the one asking all the questions, it can head you down the wrong path instead of to what your primary point of the discussion is  to make that person's life better. The whole importance of my Hot Prospecting Tip #6 is: You have to be the one asking questions because you are controlling the conversation.&lt;/p&gt;&lt;p&gt;If you don't ask questions, your prospect will. So you should always be one step ahead of your prospect to stay in control of the conversation. &lt;/p&gt;&lt;p&gt;The technique is very simple to explain, and then if you practice it a few times you will absolutely love this! By the way, I go into deep discussion on this in Professional Inviter. Here's the tried and true technique: You give your prospect a quick answer to the questions they ask. Don't lie nor evade! Make sure your answer is quick, not elaborate or detailed and then in the same breath, continue with a question. &lt;/p&gt;&lt;p&gt;Let's say that you initiate a call to a friend and as you're talking you do the inviting formula and ask them what's important to them, and they tell you. You then move to invite them to learn more about your MLM business. &lt;/p&gt;&lt;p&gt;Here is an example of what NOT to do: &lt;/p&gt;&lt;p&gt;You: "Well, I have something that may help you achieve _______." &lt;/p&gt;&lt;p&gt;Prospect: "Oh really. How so?" &lt;/p&gt;&lt;p&gt;You: I am in a business where you can . . . . &lt;/p&gt;&lt;p&gt;No! You bombed out! You started to answer the question and your prospect just reversed who has control of the conversation. &lt;/p&gt;&lt;p&gt;A better way to do this would be: &lt;/p&gt;&lt;p&gt;You: "Well, I have something that may help you achieve _______." &lt;/p&gt;&lt;p&gt;Prospect: "Oh really. How so?" &lt;/p&gt;&lt;p&gt;You: "Well, I'm glad you asked. I have a video that will answer your question. Would you prefer to receive a DVD or would you like something on the Internet you can look at right now?" &lt;/p&gt;&lt;p&gt;Bam, you just reversed the direction of who is controlling the conversation  you answered their question, but you're in control. That person now has to decide whether they want the DVD or the online version. &lt;/p&gt;&lt;p&gt;As you're talking with a prospect you don't know, start with simple questions that don't require a lot of thought. Questions like: "Where do you live?" or "How long have you lived in this area?" As you get into the inviting formula, continue to ask questions that require more conversation from that person so you can get a better understanding on what that person is looking for. Questions like: "What kind of work do you do?", "What do you like/dislike about your job?", "What job experience do you have?" Make sure your ideas fit with that person's needs. &lt;/p&gt;&lt;p&gt;As long as you don't use too much assertiveness (violation of Communication Quality #4 in Professional Inviter and Brilliant Communicator), I suggest you ask more personal questions. If you don't infringe a little on that person's life history, you may not fully find out what that person needs, wants or doesn't want. &lt;/p&gt;&lt;p&gt;Remember, your mission is to find out what your prospect needs and wants, and if they qualify, invite them to look at your MLM business.  Once you let them take control of the conversation it's very difficult to take it back. Product,price,bonuses and guarantee.&lt;/p&gt;&lt;p&gt;The Copy&lt;/p&gt;&lt;p&gt;This is everything that surrounds the offer.&lt;/p&gt;&lt;p&gt;A strong offer is vital we can fix a weak offer by adding our own bonuses but thats much more expensive than fixing weak copy. With weak copy you can setup your own pre sale page and promote the strong offer that has great value and bonuses.&lt;/p&gt;&lt;p&gt;So now we need to Analyze Quality of the Offer:&lt;/p&gt;&lt;p&gt;Bonuses&lt;/p&gt;&lt;p&gt;* Are there bonuses (added value) included?&lt;/p&gt;&lt;p&gt;* If there are bonuses do they have a value associated with them? Does the sales letter contain questions?&lt;/p&gt;&lt;p&gt;* Headlines in quotes are more powerful (even when no one is quoted). Is the headline in quotes?&lt;/p&gt;&lt;p&gt;* Is the sales letter broken up with subheadings?&lt;/p&gt;&lt;p&gt;* Do the subheadings expand or state additional benefits or describe key features?&lt;/p&gt;&lt;p&gt;* Longer sales letters generally convert better. Which should produce a quality sales letter that converts to more buyers of the offer.&lt;/p&gt;&lt;p&gt;Lets look at some Negative Factors to take into account:&lt;/p&gt;&lt;p&gt;* Is there an email squeeze, either on the letter or as a pop-over box?(eg.entering your name email address for newsletter subscription)&lt;/p&gt;&lt;p&gt;* Choices prior to purchase delay purchases. Is there an up-sell or other version selection prior to purchase?&lt;/p&gt;&lt;p&gt;* The sales letter should do nothing but sell one product. Unfortunately this is not the case. Making that transition takes a bit of work. However the ideal remains the same. A home that is able to attract positive attention from someone driving past at 50 miles per hour is a home that will sell quickly. &lt;/p&gt;&lt;p&gt;A good way to begin this transformation is by doing a bit of landscaping. Ensure that your yard is as tidy as possible with the lawn neatly trimmed and edged. Also trim the trees and bushes, if possible use a uniform shape for these plants. You know your MLM business or product can help them get what they want, so you invite them to do something, see something or hear something that will give them more information about your MLM business.&lt;/p&gt;&lt;p&gt;Sometimes what you invite them to do requires YOUR PROSPECT to be at a specific location at a specific time for some event - whether by phone (conference call) or a physical location (hotel meeting room). And, sometimes YOU need to be at a specific location at a specific time to meet the prospect.&lt;/p&gt;&lt;p&gt;For this prospect to get what they want they first need to hear or see this event, therefore you want to ensure it hasn't slipped their mind or that you've not forgotten some important detail. Also, for your planning purposes it would be nice for you to know whether they're going to be at the event at the appointed time. So you call to confirm the appointment. When do you do that and what do you say? Read on:&lt;/p&gt;&lt;p&gt;The word confirm means: make something definite; to make certain that a tentative arrangement or one made earlier is firm.&lt;/p&gt;&lt;p&gt;Again, the reasons you confirm an appointment are: &lt;/p&gt;&lt;p&gt;1. To ensure your prospect gets what they need/want. &lt;/p&gt;&lt;p&gt;2. To ensure that the event didn't slip the prospect's mind. &lt;/p&gt;&lt;p&gt;3. So you are certain they know all the details about where to be and at what time. This could include dress code, specific meeting location, fees that might be associated, etc. &lt;/p&gt;&lt;p&gt;4. So that you can plan and have a correct estimation of products and supplies with you. &lt;/p&gt;&lt;p&gt;Confirming the appointment will help you accomplish each of the four items.&lt;/p&gt;&lt;p&gt;Personally, I like to confirm the appointment the night before. I primarily like this time as it gives the prospect enough time to plan or reschedule accordingly. &lt;/p&gt;&lt;p&gt;The best time to call them to confirm is really dependent on when you know you can reach them. Whether that's at 4:40 pm before they leave the office for the day, or at 8:30 pm just depends on when you know you can reach them. &lt;/p&gt;&lt;p&gt;If you have an appointment in the morning, then it's best to call the day before near the end of the day (around 4-5 pm). If you have an evening appointment, I suggest you call the evening of the night before. &lt;/p&gt;&lt;p&gt;When you reach your prospect, I DON'T recommend you say, "Are you going to be there?" &lt;/p&gt;&lt;p&gt;Instead, I like to give some small extra detail in my confirmation call. My two favorite points of reminder are dress code and location. You should give the exact location you are going to meet like, "At the front door at..." And dress code is an easy onelet them know what you will be wearing. You can say something like, "By the way I'm coming from a meeting, so I'm going to be in dressy/casual clothes." &lt;/p&gt;&lt;p&gt;I don't suggest you say something that insults your prospect's ability to remember. So don't say, "I just wanted to remind you in case you forgot"&lt;/p&gt;&lt;p&gt;Following these simple suggestions will help you achieve MLM success in two ways. I've put together a few ideas based upon my own experience. Simply work on these suggestions and you can also be a successful party planner  whatever you choose to sell. &lt;/p&gt;&lt;p&gt;Having parties should be like skipping over stepping stones. One should always lead to another. Yes, there may be a gap here and there to leap across but the trick is to keep getting regular bookings and making one thing lead onto the next. &lt;/p&gt;&lt;p&gt;Top Ten Tips to ensure more parties and other opportunities&lt;/p&gt;&lt;p&gt;1. Open House&lt;/p&gt;&lt;p&gt;A particularly easy way to add a booking to your diary is to host a party yourself! Have an open house in your own home to start with or when business is quiet or a special event or sale is coming up (at Easter or Christmas). Display your product range and invite all your friends, family, neighbours, work colleagues, basically everyone you know. &lt;/p&gt;&lt;p&gt;Make sure it is at a time to suit most of them and make it clear that it is an informal drop-in. By all means give out invitations, but suggest they simply drop by for a coffee and catch up. People are busy and they don't want to commit to sitting in your home for three hours! Make it easy for them to say yes. Always remind them a couple of days before too!&lt;/p&gt;&lt;p&gt;2. Networking &lt;/p&gt;&lt;p&gt;If you are serious about your business, then you should breathe your business, which means being a super-fly networker! Party Swaps&lt;/p&gt;&lt;p&gt;A great way to get more party bookings is by having "party swaps". You simply get in touch with the local reps in your area who work for other direct sales companies. You have a party or coffee morning for them at your place with your friends then set a date to go to their home with your products and meet a whole new group of people  with the clear intention that one or two of their friends book future parties with you!! &lt;/p&gt;&lt;p&gt;4. Incentives&lt;/p&gt;&lt;p&gt;You should offer your party host some kind of gift, whether it be an item on special offer or discount based on your sales. You might also like to try increasing your actual bookings by offering all the people attending a party a gift for actually booking with you there and then. You may be cutting into your profits by giving things away but if this brings in more bookings then consider it an essential part of your marketing budget. &lt;/p&gt;&lt;p&gt;5. Local Events, Fundraisers and Local Businesses&lt;/p&gt;&lt;p&gt;The more events you attend, the more people you will come into contact with which means more potential party hosts. Not only will you be able to sell your goods directly to customers and collect orders at an event like a school fair or a Christmas fundraiser, you could also collect names and contact details by running a free prize draw or competition. &lt;/p&gt;&lt;p&gt;Ask to display the products in a local school staff room for a day or at  your doctor's surgery or supermarket. The information you have becomes worthless if you can't remember why you scribbled down someone's name last Christmas  did they want to have a party this Christmas? &lt;/p&gt;&lt;p&gt;Use these precious contacts to book more parties by perhaps sending a newsletter out every few weeks. You could perhaps offer a prize to the first three people to book parties! Don't forget to personally follow up all the contacts (preferably with a phone call) as people are often too busy to contact you but may be very interested in your products and having a party.&lt;/p&gt;&lt;p&gt;7. Online Parties&lt;/p&gt;&lt;p&gt;If you are looking for new avenues to increase your direct sales then this is the latest trend. An online party is hosted in a chat room which means the world is literally your oyster as far as who you invite! Preparation includes searching for sites which offer free online party chat rooms, sending email invitations and possibly posting messages on a few of your favourite chat rooms inviting more people.&lt;/p&gt;&lt;p&gt;You could offer a small gift to everyone who attends or give a prize to one of the guests. As with all parties, give incentives or free postage if they order during the party. Include games, and let them know about you and the benefits of your products. Give it a try!&lt;/p&gt;&lt;p&gt;8. Reputation, professionalism and 'word of mouth'&lt;/p&gt;&lt;p&gt;Don't underestimate the power of 'word of mouth' and how you conduct yourself  especially in the party plan business! Your style and persona will have a direct effect on whether you get more bookings. Remember to be professional and courteous at all times as your actions say a lot about you. This doesn't mean you can't be friendly and fun as your reputation for giving great parties (or dull ones) will spread quickly through circles of friends. &lt;/p&gt;&lt;p&gt;Always aim to improve upon things, perhaps giving out a questionnaire once in a while or asking friends for tips and feedback. Whatever you may be 'selling', do remember that you are hosting 'parties' so make them fun, informative and entertaining. &lt;/p&gt;&lt;p&gt;9. Re-bookings&lt;/p&gt;&lt;p&gt;Another simple way to increase bookings is to ask your host to re-book. It could be added to your bookings diary months in advance, perhaps before a special even like the host's birthday for example. Offer an extra incentive or discount if they re-book there and then, perhaps explaining that you will pencil it in and can confirm a fixed date nearer the time. &lt;/p&gt;&lt;p&gt;10. Marketing &lt;/p&gt;&lt;p&gt;Think of this as speculating to accumulate. Unless you have an excellent reputation, have been trading for decades and rely solely on word of mouth then you will have to devise a marketing plan for promoting your business. However, this need not cost the earth and will only lead to more bookings if it is targeted at the correct people! Set yourself a marketing budget and review every type of promotional activity you do. The results should help you plan your next move. &lt;/p&gt;&lt;p&gt;Don't forget to investigate the huge sources of information online or in bookshops on marketing a small business&lt;/p&gt;&lt;p&gt;And lastly.&lt;/p&gt;&lt;p&gt;Take a deep breath andstep outside your comfort zone.
