      <description>More Pending Home Sales - fueled by foreign buyers
&lt;img src="http://www.weissinternational.com/wp-content/uploads/2010/08/07527-300x203.jpg"&gt;Fueled by foreign buyers and distressed sales, pending home sales in Southwest Florida rose as much as 40% compared to last year.
In July, pending home sales in Miami-Dade County stood at 10,113, up 40.5 percent from July of 2009, according to figures released Tuesday by the Miami Realtors.
About 60 percent of those sales have gone to international buyers.
For local buyers the main obstacle is the lack of financing. International buyers usually do not rely on financing as much as local buyers and are used to bring cash to the closing table.

Mal eine Liste der besten Strände in den USA veröffentlicht.
Hierbei darf natürlich die Golfküste Floridas nicht fehlen! Auf den sensationellen Platz 2 seiner Top Ten hat Dr. Beach diesmal den traumhaften Strand von Siesta Key, Sarasota gewählt.
Besonders beeindruckt hat Dr. Beach der extrem feine und weiße Sand, der auf der Welt seinesgleichen sucht und jährlich Urlauber aus allen Ländern anzieht. Auch das klare warme Wasser, das zum stundenlangen Baden einlädt, sowie der breite, zu Freitzeitaktivitäten einladende Strand haben ihn fasziniert.
Insgesamt erfolgte die Entscheidung von Dr. Beach auf der Grundlage von 50 Kriterien, wie zum Beispiel der Wasserqualität, Wassertemperatur, Sauberkeit, Wetter und Sicherheit.

      <description>Today "Dr. Beach," a.k.a. Stephen P. Leatherman, released his annual "best beaches" list.
Topping the list was Hanalei Bay. This remote, two-mile crescent-shaped beach on Kauai where the emerald mountains meet the sparkling sea was selected No. 1 on "Dr. Beach" Stephen P. Leatherman's 2009 list of top 10 beaches, which was released Friday.
But the runner-up on Leatherman's list was Siesta Beach in Sarasota, FL:

Siesta Key was followed by Coopers Beach in Southampton, N.Y., on Long Island; Coronado Beach in San Diego; Hamoa Beach in Maui, Hawaii; Main Beach in East Hampton, N.Y., on Long Island; Cape Hatteras in Outer Banks, N.C.; Cape Florida State Park in Key Biscayne, Fla.; Coast Guard Beach on Cape Cod, Mass.; and Beachwalker Park on Kiawah Island, S.C.
Leatherman based his selections on 50 criteria, including water quality and temperature, cleanliness, weather, sand, safety and facilities. And Hanalei is his personal favorite "getaway beach" in Hawaii.

      <title>Property tax challenges just got easier </title>
      <description>TALLAHASSEE, Fla. - June 4, 2009 - Home and business owners who think their local tax bill is too high caught a break today when Gov. Charlie Crist signed a bill that makes it easier to challenge how much a property is worth.
Flanked by business and real estate leaders, Crist put his name to HB 521. The bill lowers the burden of proof for owners who dispute property tax assessments to a preponderance of the evidence - a lower standard than the clear and convincing threshold they now must meet to overturn a property appraiser's estimate.
Local governments had successfully scuttled earlier efforts to lower the standard. In the just-signed version, property appraisers still enjoy the presumption that their estimates are correct, but the legislative analysts say the bill will cost local governments $157 million during the current fiscal year, increasing to $693 million a year by 2013.

Laut den aktuellen Zahlen der hiesigen Maklervereinigungen in Bradenton und Sarasota besteht derzeit etwa Inventar für 3 Jahre. Die Statistik verschweigt dabei, dass sich einige Objekte in wenigen Wochen verkaufen, andere Objekte stehen bereits seit Jahren erfolglos zum Verkauf.

Top Lagen liegen im Trend
Nachgefragt werden derzeit insbesondere qualitativ hochwertige Objekte, sowie Objekte in guter Lage. Insbesondere Immobilien auf der Insel oder in kurzer Entfernung zum Strand sind bei internationalen Investoren nach wie vor beliebt. Dagegen sind vor allem die in den letzten Jahren aufgebauteten Neubaugebiete um Lakewood Ranch stark von sog. Short Sales betroffen.
Bei „Short Sales“ handelt es sich um Häuser, die unterhalb des Beleihungswertes am Markt angeboten werden, um die Zwangsversteigerung zu vermeiden. In diesen Fällen ist eine Genehmigung der Hypothekenbank erforderlich, da zumeist dem Verkäufer die Restschuld erlassen wird. Zudem finden sich dort überdurchschnittlich viele „Bank Owned Properties“, d.h. Objekte die nach erfolgter Zwangsversteigerung direkt durch die ehemalige Hypothekenbank angeboten werden.
Es bieten sich derzeit daher sowohl Chancen für Verkäufer, die die anhaltende internationale Nachfrage nutzen möchten, als auch für Schnäppchenjäger, die günstig eine Florida Immobilie erwerben möchten.
2009 wird das Jahr der Entscheidung
Einige Immobilienexperten gehen von einer Erholung des US Immobilienmarktes bereits im Laufe der Jahre 2009/2010 aus. Aufgrund wachsender Bevölkerungszahlen und landesweit weniger als 600.000 Neubauten in 2008 (mehr als eine Millionen weniger als in jedem einzelnen der letzten 10 Jahre) werde der Bedarf an Immobilien wieder ansteigen.
Unserer Meinung nach ist das Bild einer Erholung des US Immobilienmarktes jedoch ganz klar verfrüht.

Viel wichtiger als bisher ist daher ein aktives und zielgerichtetes Marketing beim Verkauf einer Florida Immobile. Um das beste Ergebnis zu erzielen, ist eine direkte Ansprache der potentiellen Käufer unerlässlich. Dabei gilt es, Investoren wie Selbstnutzer gleichermaßen zu berücksichtigen.
Besonders internationale Investoren sind mehr denn je an Florida Immobilien interessiert. Wir bekommen z.B. täglich Anfragen von internationalen Interessenten über das derzeitige Angebot an Privat- und Geschäftsimmobilien für ganz Florida.       <title>Short sales benefit from bailout! - How the bailout will affect homeowners</title>
      <description>Bradenton / Sarasota - The bailout plan (Emergency Economic Stabilization Act of 2008) was signed into law on Oct 3 2008. Many current homeowners who are in trouble of paying their mortgage look for it as a relief to their situation. As many of them purchased at inflated 2005, 2006 prices owe more than the home is worth now, are practically "caught" in their home.
Depending on the individual situation, short sales brought substantial relief in the past, but on the contrary meant that they had to leave their home before the deal was closed.
Homeownership in the US is more than in other countries considered a basic right for many. So leaving your home makes people deperate and look for other ways to solve the situation.
Will the bailout help me as a homeowner keep my home?
You have to analyze the situation first and find the reasons how you could come into this situation. Current law already allows judges to adjust the principal of mortgages. In the past judges were tight to only adjust the rate. So theoretically a judge can lower the principal which leads to lower payments and would even allow a sale at a lower sale price without the short sale scenario. But can that really help?
The question should be: What were the reasons which led to the individual situation?
The bailout will not help those who cannot affort it!
As a general rule you can not survive when you spend more than 50% of your income on housing. Generally speaking a mortgage costs about $600 - $800 a months per $100,000 owed. So if you go by this rule, somebody making $2000 a months should not live in a $300,000 house.
The only reason somebody making $2000 could live in a $500,000 home in the past was because as prices of homes and its appraisal values increased dramatically people could refinance at a higher level. Most of time some of this money, if not most, was used to cover closing costs and monthly payments afterwards. So basically the "regular" income was not even used to cover mortgage expenses.
The evil of the "leverage effect"
With home prices increasing at double digits after 2004, people we suggested by banks and brokers to purchase homes which were obiously oversized for them. They told, "the price will go up, don't you want to participate?" So people were suggested buying a 5 bedroom house instead of a 3 bedroom. Brokers sold it as a win-win for everybody: Their commission was higher and the homeowner could use the leverage effect by lending more money for an appreciating asset. However what nobody told, the risk and burden led only by the homeowner as he was responsible for the loan with his full assets.
This worked for some time, made some pretty rich. But like any pyramid scheme, once this started failing most were left behind.
And there are further effects:
Oversized home = You pay more in taxes, more in maintenace and more in energy.
All this permanentely for ever, due to the fact that you live in an oversized home.
While a 5 bedrooms is suitable when you have 3 kids at home, it looks pretty oversized for a retired couple on a fixed $2000 income living in a $600,000 house.
Where is the help?Congress already put a similar HUD program Hope for Homeowners into law. This program can bring relief to homeowners which satisfy all of these criterias:
- Long term affordability- No investor bailout- Equity sharing- Voluntary lender participation
If you qualify, the old loan(s) would be wiped out and you can refinance at a special H4H backed loan at 90% of current appraisal value.
Consequentely these scenarios would never qualify at all:
- Investment, including most second homes- Payment to income values over approx. 40%, i.e. if you had to spent more than 40% of your income on mortgages
In addition to that, the plan includes that all positive appreciation of the home (over the 100% appraisal value) in future would be shared with FHA at 50%.
Although there are not yet all specific rules about the new bailout out, it looks like the rules will mostly match those of Hope for homeowners program. They only difference will be that the program is offered to all borrowers instead of a voluntary participation.
If you are living in an oversized home and your income does not and will be sufficient to cover the payments of even a reduced mortgage you will not benefit in any way from this program. Moreover as prices for energy and taxes will not drop significantly you are just spending your future.
Short Sales will be the main beneficiaries of the bailout.
As banks are forced to help instead of granting something voluntarily, the position of homeowners will improve. A successful short sale will bring people much faster back on track.
If you are in trouble, there is no reason not to starting taking care of yourself now. Engage an honorable advisor to bring you back on track.

According to the National Association of Realtors "Profile of International Home Buying in Florida" Survey, especially buyers from Canada and Western Europe are attracted to the area by the weak dollar.
The most interesting part of this survey for us is that the Bradenton/Sarasota area makes the third place for the most frequently reported location of a home purchase after the Miami-Fort Lauderdale and the Orlando-Kissimmee areas. If you take in consideration that our area is much smaller than the Miami or Orlando area, this news is even more significant.
The buyers who bought property in Bradenton and Sarasota were mostly from Western Europe (44 %) and Canada (44 %). This survey shows how important international buyers are for our local market. "For home sellers it is extremely important that their property gets enough exposure on the international market. International Marketing can be the difference between selling or not selling their homes", according to Weiss.
According to the survey foreign-born Realtors are more likely to work with international clients than U.S.-born Realtors. Foreign buyers often feel more confident when working with Realtors from their home country.
The reason for the increasing interest of foreign buyers in Florida properties can be seen in the falling value of the U.S. dollar relative to major world currencies during the past several years. As a result the cost of Florda property, priced in dollars, is much lower when converted to the buyer´s home country currency. From the percpective of foreign buyers Florida real estate is effectively on sale.</description>
