Tips to securing a pet-friendly rental

Speak to the property
manager at the real estate agency, rather than the
receptionist. Don’t waste your time at an inspection, if pets are a
definite no-no.
Make your first question be: “Are pets allowed?”
Understand that the chances of finding a pet-friendly
apartment are minimal, as many body corporates have a strict
policy. The chances of finding a house which allows pets are
stronger.
Even when you do find a pet-friendly rental, you will still
need to convince the rental agent or landlord of your pet’s
credentials.
Prepare a resume describing your pet, its habits etc may be
helpful. Cute photos are also worth the effort.

SALES in the residential property market took a massive
beating last year with transactions at a 16-year low.

New figures from RP Data have revealed what many potential sellers
and agents learnt the hard way last year – no one was buying.

Nationally, sales dropped 25 per cent below the decade average
while in
Brisbane they dropped by 36.9 per cent. In all 34,368
properties sold in Brisbane last year, compared with 69,226 in
2007, before the start of the global financial crisis.

RP Data research analyst Cameron Kusher said only 373,000 sales
were recorded nationally during 2011.

The number of properties selling had started to drop in September
2009 and continued to drop throughout last year.

This coincided with a drop in housing finance commitment volumes
for new loans.

Houses
accounted for 67 per cent of all sales last year.

“Clearly 2011 was a weak year for housing transactions,” Mr Kusher
said. “In my opinion, the higher interest rate environment
throughout much of the year and the general conservative nature of
consumers appeared to be the biggest influences on such a low
volume of sales.”

While the number of property sales dropped substantially last year
so did Brisbane house values with median house prices down almost 7
per cent.

Despite the poor results for 2011, Mr Kusher believes the Brisbane
market has already hit bottom or is close to it and should start to
see some signs of improvement this year, with transaction volumes
to pick up over 2012 due to more favourable conditions.

“Interest rates have already been cut by 50 basis points and we saw
that the first of these consecutive 25 basis point cuts encouraged
a greater level of sales activity in November 2011,” he said.

“Many economists are anticipating that the Reserve Bank will cut
rates further in 2012 which is likely to improve market sentiment
further.”

GREENSLOPES will be given a $ 2.25 million facelift as work
begins on an improvement project this month.

Brisbane City Council will install new street trees, garden beds,
seats, bins, pedestrian fences and drinking fountains in the
centre, while also undertaking footpath upgrades.

It will also include a new landmark artwork to welcome residents
into the precinct, and ceramic pavement inlays designed with input
from the community on footpaths throughout the centre.

Councillor for
Holland Park Ian McKenzie said the project would breathe new
life into the precinct.

Homebuyers dropping out of market

POTENTIAL homebuyers are dropping out of the housing
market, scared off by the prospect of interest rate rises and
economic uncertainty.

Industry-owned real estate portal realestateVIEW.com.au surveyed
1475 consumers across Australia last week.

“Our survey shows that while interest rates are a key concern for
buyers, there are other factors such as household expenses and job
security influencing their ability to purchase,”
realestateVIEW.com.au general manager Petra Sprekos said in a
statement today.

“Consequently, we’re finding most are adopting a wait-and-see
approach.

“We definitely don’t see this changing anytime soon, especially if
the big four (banks) break ranks with the RBA (Reserve Bank of
Australia) again and raise mortgage rates this month.”

The survey found that the percentage of consumers looking to buy
homes had fallen to 32.7 per cent in 2012, from 43.5 per cent in
2011.

The most prominent factor affecting purchasing decisions was
interest rates, followed by housing affordability and increasing
household expenses.

Although interest rates was the top concern, two-thirds of
respondents said the RBA’s official interest rate cuts in November
and December had not encouraged them to acquire property.

Nearly 23 per cent of respondents said they had planned to buy this
year, but were put off by the big four major banks’s decision in
January to raise their interest rates, despite the RBA keeping the
cash rate on hold at 4.25 per cent.

More than 41 per cent of respondents said that further interest
rate rises would keep them out of the market this year.

The survey also showed that more people were looking to buy
properties priced above $ 1 million.

The percentage of buyers in the top end of the market had more than
tripled, rising to 4.0 per cent in 2012 from 1.2 per cent in 2011,
suggesting that buyers wanted to take advantage of cooling prices
for higher-quality properties.
