    <strong>SALES in the residential property market took a massive<br />
    beating last year with transactions at a 16-year low.</strong>

New figures from RP Data have revealed what many potential sellers<br />
and agents learnt the hard way last year &#8211; no one was buying.
</p>
<p style="color:#222222;font-family:Georgia, Times, serif;font-size:16px;line-height:24px;background-color:#f4f4f4;">
Nationally, sales dropped 25 per cent below the decade average<br />
while in <a title="Brisbane Real Estate Agents" href="http://rentalexpresspropertymanagement.com.au/property-management/region/brisbane"><br />
  Brisbane</a> they dropped by 36.9 per cent. In all 34,368<br />
  properties sold in Brisbane last year, compared with 69,226 in<br />
  2007, before the start of the global financial crisis.
</p>
<p style="color:#222222;font-family:Georgia, Times, serif;font-size:16px;line-height:24px;background-color:#f4f4f4;">
RP Data research analyst Cameron Kusher said only 373,000 sales<br />
were recorded nationally during 2011.
</p>
<p style="color:#222222;font-family:Georgia, Times, serif;font-size:16px;line-height:24px;background-color:#f4f4f4;">
The number of properties selling had started to drop in September<br />
2009 and continued to drop throughout last year.
</p>
<p style="color:#222222;font-family:Georgia, Times, serif;font-size:16px;line-height:24px;background-color:#f4f4f4;">
This coincided with a drop in housing finance commitment volumes<br />
for new loans.
</p>
<p><span style="color:#222222;font-family:Georgia, Times, serif;font-size:16px;line-height:24px;background-color:#f4f4f4;">Houses<br />
accounted for 67 per cent of all sales last year.</span></p>
<p style="color:#222222;font-family:Georgia, Times, serif;font-size:16px;line-height:24px;background-color:#f4f4f4;">
“Clearly 2011 was a weak year for housing transactions,” Mr Kusher<br />
said. “In my opinion, the higher interest rate environment<br />
throughout much of the year and the general conservative nature of<br />
consumers appeared to be the biggest influences on such a low<br />
volume of sales.”

<p style="color:#222222;font-family:Georgia, Times, serif;font-size:16px;line-height:24px;background-color:#f4f4f4;">
While the number of property sales dropped substantially last year<br />
so did Brisbane house values with median house prices down almost 7<br />
per cent.
</p>
<p style="color:#222222;font-family:Georgia, Times, serif;font-size:16px;line-height:24px;background-color:#f4f4f4;">
Despite the poor results for 2011, Mr Kusher believes the Brisbane<br />
market has already hit bottom or is close to it and should start to<br />
see some signs of improvement this year, with transaction volumes<br />
to pick up over 2012 due to more favourable conditions.
</p>
<p style="color:#222222;font-family:Georgia, Times, serif;font-size:16px;line-height:24px;background-color:#f4f4f4;">
“Interest rates have already been cut by 50 basis points and we saw<br />
that the first of these consecutive 25 basis point cuts encouraged<br />
a greater level of sales activity in November 2011,” he said.
</p>
<p style="color:#222222;font-family:Georgia, Times, serif;font-size:16px;line-height:24px;background-color:#f4f4f4;">
“Many economists are anticipating that the Reserve Bank will cut<br />
rates further in 2012 which is likely to improve market sentiment<br />
further.”

The survey found that the percentage of consumers looking to buy<br />
homes had fallen to 32.7 per cent in 2012, from 43.5 per cent in<br />
2011.

The most prominent factor affecting purchasing decisions was<br />
interest rates, followed by housing affordability and increasing<br />
household expenses.

Although interest rates was the top concern, two-thirds of<br />
respondents said the RBA’s official interest rate cuts in November<br />
and December had not encouraged them to acquire property.

<p style="color:#222222;font-family:Georgia, Times, serif;font-size:16px;line-height:24px;background-color:#f4f4f4;">
Nearly 23 per cent of respondents said they had planned to buy this<br />
year, but were put off by the big four major banks’s decision in<br />
January to raise their interest rates, despite the RBA keeping the<br />
cash rate on hold at 4.25 per cent.

More than 41 per cent of respondents said that further interest<br />
rate rises would keep them out of the market this year.

The survey also showed that more people were looking to buy<br />
properties priced above $  1 million.

<p style="color:#222222;font-family:Georgia, Times, serif;font-size:16px;line-height:24px;background-color:#f4f4f4;">
The percentage of buyers in the top end of the market had more than<br />
tripled, rising to 4.0 per cent in 2012 from 1.2 per cent in 2011,<br />
suggesting that buyers wanted to take advantage of cooling prices<br />
for higher-quality properties.
