<p>We are often asked in our seller consultations if their house would be a teardown property. Many sellers cherish their home with wonderful memories, and they do not wish to see the original character of the neighborhood change with houses that are large new builds, not to mention the disruption of living near construction for a year.</p>



<p>Sometimes, sellers need to just walk away from their property, and they require ease of transaction. It’s not uncommon for us to engage potential sellers who are going through a very private, personal situation, and they need to sell their property discreetly and off the open market, and they are not in a position to make important repairs. We see it all.</p>



<p>We are in areas where the value of the lot itself may actually be more valuable than the home and the lot together. There are many important considerations to take into account. Some of the following are situations that could make a difference: A house may be in severe disrepair, or the home may have structural damage or environmental contamination. We see all of these situations.</p>



<p>Most of the time, and in our experience, it is more profitable (net) to properly prepare a home for sale with lower-cost, high-impact improvements and work within the space that exists. We have been fortunate over the years, making property owners a healthy profit by assessing what improvements need to be made and helping them to complete them.</p>



<p>We had a situation recently helping heirs with an estate property that was in original condition, built in the 1930s, where the lot was worth more than the house, even if we made major improvements. We feel our role is to present all options to our seller clients and to let them choose the direction of the sale that makes the most sense for their needs and for their own situation.</p>



<p>We approach each situation with the same truly objective advice to all property owners. Our primary question to them is: “What are your priorities in selling this property?” It is a complicated process that takes quite a bit of acumen to navigate the best options for a seller.</p>



<p>You probably receive boilerplate letters from builders/developers saying they want to buy your home. There are also TV commercials that say, “We will buy your home with cash regardless of condition or location.” These offers are typically below market value.</p>



<p>It is important to consider all options.</p>



<p>We are interested in helping property owners figure out the best option for them when that time comes, and without personal bias. Whether it is to do remodeling, figure out the value of the lot, or just do simple cleanups and basic house preparation and fully promote the property to the open market, we try to put all feasible options on the table for consideration and discussion.</p>



<p>Everyone’s situation is different, and figuring out the best course of action is critical to meeting the owner’s desired needs and goals in selling their property. Even if a seller just wants a fast sale with no fuss, it is important to understand your options from an educated, experienced Realtor who is representing you, and not the potential buyer.</p>
