<div><b>Research Abstract:</b> <div class="ExternalClass78ECB8A8BF5349A5916200267188264B"><p><strong>​</strong><strong>Myth busting Tianjin </strong><br />In March, my colleague, Warner Brown, wrote a Tea Leaf Nation article, “A Map of China, By Stereotype”, which included an amusing map showing stereotypes of the different provinces and municipalities of China. The map uses disparaging adjectives to describe many of the provinces and municipalities in China. For Tianjin, the map my colleague created illustrates a perfect example of one of the two myths that are continually perpetuated about Tianjin, namely that Tianjin is not a top-tier city. The other myth, which is influenced by the first, is that Tianjin’s office and retail markets are oversupplied. However, these are just myths and do not reflect the current reality of the city. </p></div></div>

<p>Land prices continue to rise across China, with land sale revenues expected to achieve a record high, totaling over RMB 4 trillion in 2013. Tianjin land sales have also been buoyant. In the past year, Tianjin witnessed two record land deals. One of the land parcels set the mark for the highest total transaction price for a single site at RMB 10.3 billion, while the other transaction broke the record for the most expensive price per square meter at RMB 25,000 (GFA) for the buildable land. The latter price is already higher than the average price for the majority of high-end residential units in the city. These land price increases have been influenced by two factors: China’s control on international capital flows and the mounting debt that local governments are accumulating. Although land prices are no guaranteed indicator for the direction of home values, they are highly positively correlated, meaning that record breaking land deals of the past year should lead to higher home prices in the future.&nbsp; </p></div></div>

<div>The warehouse market is one of the least discussed real estate sectors in China. However, over the last couple of years it has offered some of the highest gross yields of any commercial real estate asset in the country, particularly at a time when domestic institutional investors have been purchasing office buildings at gross yields between 4 and 5%. The Inner Bohai Economic Rim (IBER) has been a prime area for warehouse investment and has offered investors some favorable returns with recent transactions occurring at gross yields between 7-9%, which is a much higher range than can be found in the office and retail markets in the region. Going forward, yields are expected to compress as the market faces a warehouse supply crunch, causing capital values to grow faster than rents. Thus, investors and developers should be looking to invest now in IBER warehouses before warehouse prices and yields begin to resemble other commercial property markets in China.</div>

<div>The Yujiapu Financial District (YFD) is an area located in the Tianjin Binhai New Area (TBNA), and is planned to be a major financial center in China with over 4 million sqm of gross floor area (GFA) of office expected to be constructed in phases. The Tianjin municipal government is hoping to make it the Manhattan of China. Taking industrial land and transforming it into essentially a new city is a grand and some might say risky vision. In recent years, Wuhan has re-emerged as one of the country’s fastest-growing urban centres – in 2011 it was China’s 11th largest city by GDP, and economic forecasts indicate that it will rank 8th by 2015.</p>
<div>Massive infrastructure investments in the city and surrounding region are realising the potential of its central location. Wuhan’s status as an inland education hub makes its workforce one of China’s best educated, yet low cost. Its real estate market is expected to see strong growth across all sectors over the coming years, with rising rents in Grade A offices and retail and residential development expanding into decentralized areas.&nbsp; Wuhan is also attracting interest from logistics developers due to its massive potential as the emerging logistics hub for central China.</div></div></div>

Although some may have expected a higher growth rate for the year, there is no doubt that the ease in credit policy and huge government spending have paid off. The increase in domestic consumption is driving demand for warehouse space, although occupiers and developers generally remain cautious with expansion. Fast moving consumer goods (FMCG) companies are active in the market, planning new manufacturing facilities, and are a major force taking up warehouse space for domestic distribution. Vacancy rates of high-quality logistics space servicing domestic businesses are low across China,\ especially in Tier I cities. The revival of the industrial market will rely heavily on domestic demand, and double-digit growth in retail sales. Investment activity will increase as market sentiment improves and projects with high occupancy levels and stable tenants will be favored. 2009 has seen a lot of new capital flow into industrial developers, greatly improving their financial health compared to the early stages of the financial crisis. A number of projects have been delayed to 2010, and there is a strong possibility that they may be postponed further.</div></div>

<div><b>Research Abstract:</b> <div class=ExternalClass2BB8E473A9874F52949F4550024746BC>• Building obsolescence is an important issue in Australia’s CBD markets, with 46% of stock in Sydney’s CBD over 30 years old, 38% in Melbourne, 35% in Brisbane and 32% in Perth. • As the market becomes more discerning and yield spreads widen between prime and secondary, the new construction activity slows and vacancy increases, the case for refurbishing and repositioning assets becomes more compelling. • The decline in the medium-term supply outlook, the age profile of stock and the expected rebound in tenant demand in late 2011, provides a window of opportunity to reposition an asset ahead of more favourable market conditions with limited competition from new development. • Tenants are demanding workspace that is a generation on from much of Australia’s building stock with sustainable features, functional space designs and a more positive work environment. • Sustainability is key when refurbishing an asset due to the continued evolution of tenant demand (even in a deteriorating market) and legislative changes. Short-term wins include efficiencies related to the power and cooling systems which have simple returns in one or two years’ time, such as installing lighting timers and zoning to improve power efficiencies. • In ageing buildings, tenant retention and rental income can be improved by considering refurbishing programs aligned to tenant needs. • Minor or major staged refurbishment strategies can be considered by building owners looking to reposition their assets and taking advantage of the forecast improvement in market conditions. The minor refurbishment strategy considers superficial works that require small capital expenditure in order to upgrade a tired building such as improving the lobby or an uplift of the lift carriages. Major upgrade works require more significant capital expenditure to upgrade the appearance and functionality in order to reposition an asset. • Jones Lang LaSalle’s scenario analysis indicates that both minor and major refurbishments represent a significant improvement in asset value with the major refurbishment providing the greatest overall return on investment. • A strategic staged approach is recommended if capital is scarce; minimal capital expenditure may be spent on minor upgrades to retain existing tenants with further, more significant refurbishment works to be carried out in the medium term in order to reposition the asset.</div></div>

The asset must be tangible and qualify for capital allowances under the basic provisions of Division 40 (depreciation of plant and equipment). This includes buildings and the like which qualify for deductions for capital works under Division 43. The asset must be new and not second hand but in a clear difference to the past may include ‘new expenditure on existing assets’ and must be greater than AUD 10,000. So is it time to reposition your commercial office asset and take advantage of this 30%? Do you decide to pull forward capital expenditure into 2009? Asset repositioning refers to an injection of capital for a major or strategic refurbishment at a point relative to the life cycle of the real estate asset, property cycle and tenant expiry profile. It aims to improve the overall financial performance of an asset and to future proof it against accelerated obsolescence.</div></div>

<div><b>Research Abstract:</b> <div class=ExternalClassD2B5F46B41644C59A80BC4FC0CA3394C>-Jones Lang LaSalle has identified two key trends affecting a financial organisation's branch network: the growing trend towards an open plan branch design and the increased demand for private banking. Also highlighted in the paper, is the opportunity for retail banks to achieve cost saving through overseas procurement. -An open plan branch design is an alternative to the traditional teller line and differs by the absence of any physical barrier between the staff and customer, resulting in a more sales-focused environment. -The trend towards private banking continues to grow globally, with the Australian Private Banking Industry becoming the 11th largest market in the world and the third in the Asian region. In 2007, 161,000 Australians held investible assets over USD 1 million of these, only 30% held private banking accounts -The phenomenal rise of Asia as the manufacturing global base has opened the door to potential savings when sourcing items from the region. In comparison to many Asian markets, Australia has greater material and labour costs.</div></div>
