<p>In a recent survey, one of the biggest challenges CIAS agents face is effectively communicating actionable opportunities to potential investors. We agree, it is no easy task. Which is basically two people making $43,000 a year. That means teachers, lifeguards, and even government employees are buying investment properties. They are untapped leads in your sphere of influence! They are buying properties over the phone. Using math, not emotion to purchase… but are missing one key element.<br />
You.<br />
There&#8217;s a good chance you&#8217;ll read that and think &#8220;I know this already&#8221; OR &#8220;I&#8217;m already working with investors.&#8221; Or maybe you became an investor after getting your designation because you saw opportunity. <p>If you&#8217;re a real estate agent working today, there is a good chance you&#8217;ve had deals fall through because of financing.</p>
<p>Today, financing is difficult to find. There is little money available, and restrictions are tighter than ever. For most agents, the lack of financing mean tougher—and fewer—closings.</p>
<p>However, you can offset this challenge by working with real estate investors. The number of real estate investors purchasing with cash is astonishing. In fact, the overall number of cash buyers in the market rose to 33.2%, up from 29.6% a year earlier according to the latest Campbell/Inside Mortgage Finance HousingPulse Tracking Report.</p>
<p>And remember: when the buyer is paying cash, the chance of a deal falling through because of financing is ZERO.</p>

Foreclosures in 2011 hit their lowest level since before the recession. Loan modifications are up and affordability is at an all-time high. The big news for real estate investors and individual home buyers: the days of sitting on the fence and waiting for the market to hit bottom are over!</p>
