      <media:text>rapid growth-- and they feel a property tax increase is the best way to do it. a meeting last night at horizon elementary gave community members the chance to weigh in and make suggestions. waay31's jefferson tyler is live at the madison board of education with a look what the school district wants to do with the extra money. jefferson. najahe-- the plan right now is to build a new elementary and middle school with the money-- along with adding onto the existing high schools. and to get the money-- the district is proposing a 12 millage hike on property taxes. the proposed increase would mean an additional 120 dollars for every hundred thousand dollars your home is worth in the city of madison. superintendent robbie parker unveiled his plan last month-- and last night's meeting gave people to opportunity to share their thoughts and concerns. but bottom line according to parker--enrollment is increasing and something needs to be done. robby parker/superinte ndent madison city schools "as far as we can see forward if we build schools for between a hundred and two hundred million dollars the districts gonna need it." the district is working hard to convince parents and the public that the increase is necessary. because in order for the proposal to go through. it has to be approved by the city. and the state legislature. before going to a specialpublic election. live: the school district is hoping to this all during the 2019 school year. and hopefully start construction in 2020. reporting live in madison. jefferson tyler waay 31</media:text>

yes. ziegler, the family masons. they built this home. i mean, so much to talk about. where do you want to start today, jane? well, uh, you might not realize from the road how big this house is, but we have about 4,100 square feet total, 2060 on the main level and the rest in the lower level. a beautiful home quality throughout. nice open concept here in the kitchen living space. let's start with this. what, what, uh, what really stands out to you here? there's a lot of wildlife out in this area and add, this is a beautiful home, uh, getting close to 20 years old. um, well built a four to five bedrooms. we're here in the kitchen and as you can see, the kitchens are really nice space. yes. they've updated the countertops since it was built as some new carpet. it's a nice entertaining area because you have your, uh, informal eating, your dining room table. i'm the family room connected. yeah, it's very open here in the living space. and then you go over to the other wing of the house. you've got the master bed bath and then a couple of bedrooms over there too. if you've got little kids and you want them close by right there. yes. so let's go down to the basement now and just look through the basement. what a great area this is. yeah, it's like another home downstairs. there is nearly 4,000 square feet. to this house? there's about 400, that's not a finished a downstairs and then there is two bedrooms, a bath, a family room, a large laundry room, and then the 400 square foot area unfinished. it's all in the lower level and it is a walkout. it's like a whole other house downstairs. really? yes. six, six over six acres. two parcels and 4,000 finished square feet. correct. one thousand square feet per floor and a full basement with the brick walls. the hardwoods, the fireplaces. i mean you could go on and on and on about this house could have a show unto itself. absolutely, but we just need to hit a quick, hot couple highlights. travis, what is your favorite part of this house? one 14, nine $114,000. folks look at this house, it's not going to last long. you better call jenny tomorrow if you want to get this one before it's off the market. thank you. and our next step on prime real estate brings us to the north side of terre haute, a lovely brick ranch home. jane, those are tough to beat. yes they are. and this sounds good. it's four bedroom, two bath and has a full basement under it. deceptively large home. i think when we walked in it was kind of bigger than i thought it was when we, when we looked at it from the outside, right. you have 1,230 square feet on the main level and then you have a full basement and under there so you can probably finish another 800 square feet, something like that. take out the mechanical areas. so. wow. and it has a beautiful yard. i think the street gets passed by a lot. it runs beside the post office across from otter creek middle school. so if you just turned west there at the post office, that's thomas and there was a lot of nice ranch houses and this is total brick all the way around. yeah, we show you the yard shots right now from the front and the back. it's just a lovely little quiet street and a huge backyard. it is. and the homes in good shape that the kitchen has been updated. as you can see stainless appliances. um, there's a little wing that a former owner had a beauty shop and so there's a bathroom bath hall, so that would be great for a teenager or a college student that many that would need that area. then the bedrooms down the hallway. i'll have nice. hardwood floors are hardwood floors. yeah. it's a nice place. yeah, for sure. what's the price of this one, jane? we just reduced 5,000. we're at 1:49. let's get it moving. we're at two, two, four, six college avenue. this home is amazing. it's a period home. it is moving ready, which is phenomenal. um, loads of character. just limit. talk about the character a little bit. expand on that for me. you walk in and you just can't help but notice how pretty a lot of the stuff is. okay. well, like i said, it is a period home, so you have all the wonderful things like the arched doorways, original hardwood floors, built ins, a lot square footage, accommodate a huge family. so it is a two story house. stephanie, talk about the accommodations for a family here. it can support a large family. it's three bedroom with one full bath upstairs, half bath downstairs with the possibility of having a fourth bedroom in the basement. well that's always nice for sure. talking about the front porch, the front porch, it's amazing. it's a seasonal room. all new windows. it's adorable. you can sit out there all year long. it's very nice out front and for the cars you want to get them inside in the winter. there's a place for that to two car garage and a car port with beautiful time groove wood on the ceilings. it's amazing. that stretches all the way through to the front porch. a good feel out front to going down the street. seems like a really nice neighborhood, a lot of beautiful homes in this area. we've moved to the north side of town on prime real estate and with jane rowe now and another listing of hers. brand new listing, brand new listing and another fully updated house. yeah, and people did a great job with this one. it is four bedroom, two bath. it's the corner back corner of terre town on the corner of clay and north thirteenth street. tons of square footage in this house. changed. talk about that a little bit. i think there's about 1500 square feet, but another great value is it's on a corner lot and i would guess it's about a half acre and has a huge garage. six hundred square foot garage. can't beat that and it's, it's a nice new. i mean it looks really fresh and up and it's not just an old garage sitting out back again. it's all new siding. everything's to code. we got new wiring here, new furnace, new air. uh, they went and bought appliances yesterday. and then put those in. you mentioned the appliances were here in the kitchen as we glanced through the kitchen area. you see it's wide open dining space in there as well. new cabinets and expression here reminds me of my first house, but it is an awesome home that they've went over every inch of it and i believe they've done a great job. talk to me about the price, jane. well, we're good listening to this. at $95,000 under $100,000 or 1500 square feet on the north side of town. folks come and get it back with ginny gentle. it's on prime real estate with jane rowe realty. we're out in the country a little ways tonight, jenny just telling me about this house. we are actually. this house is a three bedroom, one bath, totally remodeled the end. it is in the sealy bill area, which is desirable. it is. it's very nice and as we go to the outside shot of this home, you see it's on a huge lot and it's got a nice two car garage. it is. the lot is absolutely huge and it has a two car detached garage that also comes with it. ross, lots of new flooring, new stuff in the kitchen and new stuff in the bathroom to, like i said, totally remodeled. it is. what's the price on this one? kelsey is 74 nine. that's pretty good price for a house like this? absolutely. uh, you don't typically find houses this size with this many updates for that price. if you want to come in and have to do no work, folks, come get this one off the market while it lasts. a nice place. kelsey, just talk about this one a little bit. uh, well it's got three bedrooms, one bath, big huge rooms on a corner lot. you see hardwood floors and a lot of these houses, but some interesting designs and the hardwoods in this house, it's an older home and you can tell by the flooring or some really intricate stuff, definitely kept the original character, um, and most of the floors throughout the entire house or really got my attention was the back deck, a neat deck. you don't see that so often when you're right here in the middle of the city. yeah. and you'd be surprised that you actually have a lot of privacy back there. uh, it isn't open space. be great for cookouts, having people over and just enjoying the summer. and you're the less price. kelsey. it is 74 nine. joining me now for the first time on prime real estate, another agent from jane's office, lee goddard and lead. morning. great to be with us today. thanks for coming. and tell me about this house. so nice house. it's a 1,249 square foot. uh, it's priced at 59, nine. it's about five bucks. five, six blocks from the fairbank's park and uh, just 12 bucks from the university. it's a big house for $60,000, a lot of space here, very large rooms, and it's got a 100 amp breaker box. the new original hard wood plank floors. they really shined up nice as really looks good. that's when i walked in. that was the first thing i noticed was the floors will go to a shot of that. right now you can see in the really large living and dining room. these floors really look great. yeah. very large rooms in both the, the uh, living room here and the dining room both. i don't think this one will last long at this price. historic neighborhood, only $60,000. twelve hundred square feet folks come and get it. this is cindy gilbert. cindy, tell me where we are. we're at 1540 seventh avenue, sydney. this house listed under 50,000. you don't see a lot of listings at that price. there's a lot of house here for that kind of money. it's a really nice house. it has custom cabinets, um, a large kitchen and two bedrooms, living room and a really nice full basement. what i really noticed right when we pulled up is the big garage in the back. talk about that a little bit. yes. the garage is 24 by 30 and it, it's on two lots. plenty of room out there for a couple of cars and it even looks even bigger than that. so extra room for the lawnmower or whatever else you want to put out there. and a double lots. always nice. you're not too close to the neighbors and the backyard is fenced in. so we also have peach trees in the backyard. i mean, it feels country outside. that's great. right in the middle of town. a country feel. come get this in awhile. last books are unique property. now on prime real estate. we're here with jane down on the south end of town. we've got a commercial property. it actually has two buildings sitting on it. tell me about it. it's been used as a doctor's office and uh, therapy. uh, there's a second building that they use for therapy is the corner of 10th and spring hill and it's nearly an acre. it's point eight, six of an acre. so, um, it is zoned commercial and i'm ready to go. you can buy the trade fixtures if you're going to use it for a similar service, but it would have many other uses as far as like, i could see a beauty shop, they, uh, insurance office or different places like that, um, could use it. that's what really caught my eye when we walked in, is everything seems like it's just ready for you. so there's no work to be done here. right. and especially if it's a same profession that it's ready to go. alright jane, let's sell it 250,000. and our next stop on prime real estate with jane rowe realty brings us to a unique property zoned commercial on the north side of terre haute. you don't see many that are quite like this. jane, why don't you tell me a little bit about where we are and what makes it so special? yes. we're in the area between fort harrison and 25th intersects, lafayette right on lafayette avenue, a formerly known as brand. i'm discount. um, this a piece of property has two homes on it to 99, nine is our price and a total of four acres and we're in the home that's actually lived in right now by the owner. and you can see the really nice kitchen around us. yeah, it's beautiful. cherry cabinetry. the bedrooms are large. um, like i say, a bath, two baths, um, there's a master suite with its own bath. so possibilities here are really endless. so a nice big house here for a big family. you've got the other house on the property that can be that rental income. it could be, it could be a place to put it, you know, um, other members of your family if you needed a separate housing, keep them close enough but not in inside with ya. um, so lots of different options at this at this point. yes, there could be a small business there. it could be a dentist office, it could be a candle store. i mean all those type of options are out there for that property. maybe we'll talk for when i start my candle store. anything else you want to add about this? the beautiful kitchen, tell me where we are. jane: well, we're out by rio grande school, between erickson and sandcut, on the north side. russ: and this home is custom built by the homeowners themselves, right? jane: yes. zigler, the family, masons, they built this home. russ: i mean, so much to talk about. where do you want to start today, jane? jane: well, you might not realize from the road how big this house is, but we have about 4,100 square feet total, 2,060 on the main level, and the rest in the lower level. beautiful home, quality throughout. russ: nice open concept here in the kitchen living space. let's start with this, what really stands out to you here? jane: well, big open kitchen to the family room, the great double staircase going downstairs, and then your garage doors out the kitchen, on the other side, the north side opens to a walkway that leads to a beautiful courtyard, which we'll show you the pictures here shortly. russ: we're standing at the island here, and i actually noticed something you don't see everyday, it's brick. the outside facing in this island is brick, so lots of wonderful brickwork throughout this house. jane: yeah. yes. yeah. the best that you'll see in terra haute. russ: let's talk about the master bedroom. jane: okay. the master bedroom is one whole end of the house, it's 39 feet by about 18, including the en suite, the amazing walk-in closet. russ: the closet's as big as a bedroom. jane: it is, it's huge and very well-organized with shelving, and beautiful. russ: and that master bath in there, of course attached to the master suite, and it is to die for. jane: yes. it has a glass walk-in shower, double sinks, storage, closeted stool. russ: to the basement we go, and there's a couple bedrooms down there, tons of room. let's talk about the basement. jane: another family room downstairs, beautiful bathroom, looks like a master suite bathroom. double sinks, flagstaff wall of stone, beautiful. russ: it really does. when we were walking through the house, before we started taping, i said, "this is one of the nicest master baths i've ever seen." and you said, "that's not even the master bath." so, wonderful, wonderful space down in the basement, lots of room down there as well. jane: yes. russ: you mentioned the courtyard a little bit earlier, let's take the folks out there to take a peek about that, but just talk about this wonderful courtyard. jane: it's huge. two story wraparound walls to a staircase going up, and some ... it has a floor drain in it, great entertaining area, opens up to about 16 acres that this property sits on, it's very picturesque. russ: you mentioned the land, another just something to pile on top of this beautiful house, comes with a lot of land. jane: yes. yes. and it has an amazing outbuilding, which has living quarters in it, because they did occupy that while they built the home. so, there's a bedroom, bath, kitchen, there's actually a bath and a half, a laundry beautiful home, getting close to 20 years old. well-built, four to five bedrooms. russ: we're here in the kitchen, and as you can see, the kitchen's a really nice space. jane: yes. they've updated the countertops since it was built, some new carpet. it's a nice entertaining area, 'cause you have your informal eating, your dining room table, a family room connected. russ: yeah, it's very open here in the living space, and then you go over to the other wing of the house, you've got the master bed/bath, and then a couple bedrooms over there, too. if you've got little kids and you want 'em close, they're right there. jane: yes, yes. russ: let's go down to the basement now, and just look through the basement. what a great area this is. jane: yeah, it's like another home downstairs. there is nearly 4,000 square feet to this house, there's about 400 that's not finished downstairs, and then there is two bedrooms, a bath, a family room, a large laundry room, and then the 400 square foot area unfinished. russ: yeah, it's- jane: that's all in the lower level. and it is a walkout. russ: it's like a whole 'nother house downstairs, really. i love the lot here, it's got the fence in the backyard, beautiful landscaping all around the house, and a nice yard. but the garages, too. four garages, in this- jane: yes. there's two car attached, and then this owner built an extra two car garage to the east side of the property. russ: there's really not a lot this house doesn't have. jane: no. it's located on a cul-de-sac, with, there's a total of three homes on this cul-de-sac, and but then you get inside, and i was blown away by how much space is in here. stephanie egen: it's deceiving how big it is, once you get inside. russ: you said a six bedroom house? stephanie egen: six bedroom, three full bath. russ: it is, it's tons and tons of space, and i really like the kitchen behind us. talk about it a little bit. stephanie egen: the kitchen, they've updated the kitchen, new flooring, they've resurfaced the cabinets. new back splash, it just ... i love it, with the brick fireplace behind you. russ: a full wall brick fireplace. stephanie egen: full wall, there's two wood-burning fireplaces, and we have french doors here that both of the doors open up to a deck, you can overview the property. russ: just a really unique layout in this house. there's two ways in and long folks. russ: and our next stop on prime real estate brings us to the north side of terra haute, a lovely brick ranch home, jane, those are tough to beat. jane: yes, they are. and this one's good, it's four bedroom, two bath, and has a full basement under it. russ: deceptively large home, i think. when we walked home, it was kind of bigger than i thought it was when we looked at it from the outside. jane: right. you have 1,230 square feet on the main level, and then you have a full basement under there, so you could probably finish another 800 square feet, something like that. take out the mechanical areas. russ: wow. jane: and it has a beautiful yard. i think this street gets passed by a lot. it runs beside the post office, across from otter creek middle school. so, if you just turn west there at the post office, that's thomas, and there's a lot of nice ranch houses. this is total brick, all the way around. russ: yeah, and we'll show you the yard shots right now, from the front, and the back, it's just a lovely little quiet street, and a huge backyard. jane: it is. and the home's in good shape, the kitchen's been updated, as you can see. stainless appliances. there's a today, jane. we're in the beautiful kitchen. tell me where we are. jane rowe: well, we're out by rio grande school between erickson and sam cutt on the north side. ross: and this home is custom built by the homeowners themselves, right? jane rowe: yes, ziegler, the family masons, they built this home. ross: so much to talk about. where do you want to start today, jane? jane rowe: you might not realize from the road how big this house is but we have about 4,100 square feet total. 2,060 on the main level, and the rest in the lower level. beautiful home, quality throughout. ross: nice open concept here in the kitchen living space. let's start with this. what really stands out to you here? jane rowe: big open kitchen to the family room. the great double staircase going downstairs, and then your garage door is out the kitchen. on the other side, the north side opens to a walkway that leads to a beautiful courtyard, which we'll show you the pictures here shortly. ross: we're standing at the island here and i noticed something you don't see every day. it's brick. the outside facing of this island is brick, so lots of wonderful brickwork throughout this house. jane rowe: yes, the best that you'll see in terre haute. ross: let's talk about the master bedroom. jane rowe: the master bedroom is one whole end of the house. it's 39 feet by about 18, including the en suite. the amazing walk-in closet. ross: the closet's as big as a bedroom. jane rowe: it is. it's huge and very well organized with shelving, and beautiful. ross: and that master bath in there, of course attached to the master suite, and it is to die for. jane rowe: yes, it has a glass walk-in shower, double sinks, storage, closet, and stool. ross: to the basement we go, and there's a couple of bedrooms down there. tons of room. let's talk about the basement. jane rowe: another family room downstairs, beautiful bathroom. it looks like a master suite bathroom; double sinks, flagstaff wall of stone, beautiful. ross: it really does. when we were walking through the house before we started taping, i said this is one of the nicest master baths i've ever seen, and you said, that's not even the master bath! so wonderful, wonderful space down in the basement. lots of room down there as well. jane rowe: yes. ross: you mentioned the courtyard a little bit earlier. let's take the folks out there to take a peek at that, but just talk about this wonderful courtyard. jane rowe: it's huge; two story, wrap-around walls to a staircase going up. it has a floor drain in it. great entertaining area. opens up to about the 16 acres that this property sits on. it's very picturesque. ross: you mentioned the land; another something to pile up on top of this beautiful house. it comes with a lot of land. jane rowe: yes, and it has an amazing outbuilding, which has living quarters in it, because they did occupy that while they built the home. there's a bedroom, bath, kitchen. there's actually a bath and a half, a laundry room, a kitchen, living room area, a bedroom, and it's separated from the garage space which is finished inside. it has very tall ceilings, tall overhead doors to accommodate campers' equipment. ross: it's easy to see all the intricate details throughout this house, and in the outbuilding. everything on this property was so thought out. jane rowe: it was. ross: not a thing out of place. jane rowe: right, right. it took a lot of planning and this homeowner has built many homes before. the zeiglers are known in terre haute for their masonry. ross: you can tell, all the brickwork throughout this place is just gorgeous. jane rowe: we might mention the price. $499,900. ross: come and get it. a lot of land, a perfect house, a big outbuilding. come and get lancashire court. it's on the west side of woodridge just off keane lane, which butts up to deming park. ross: when we were winding back into here, it's very private. jane rowe: it is. ross: let's talk about the setting. jane rowe: this is on a cul-de- sac with three or four other homes, so it's tucked away but yet you get right out on keane lane. you can go to 40. you can go to 46. you can hop on 70. we're all within five minutes of all those things. ross: we've got a really quiet little lot, which is nice. when we were walking through, before we started rolling the camera, jane, this house just keeps going and going and going and going. tell me about some of the features. jane rowe: yes, it has between 3600 and 3700 square feet. it's four bedrooms. they are upstairs. the master is a suite. it's beautiful and has vaulted ceilings. it's a wing of the house. there's also a bonus room up there by the garage; very large room you could use for another bedroom, another area for tv, a lot of uses. ross: the master in this house is huge, and i love the bathroom up there too. what really caught my eye that you don't see very often is there's a second bedroom in this house that has its own bathroom. i actually asked you if it was the master before we got to the master. talk about that a little bit. jane rowe: yes, that's a great guest room with its own bathroom, or if you have a teenager or somebody who wants to be separated from younger children, or it could be many types of uses. ross: do you see that a lot with the second bath built into the room like that? jane rowe: sometimes in the larger homes like this, we do. ross: talk about the living room area, the great overlooking balcony kind of thing looking over the living room. it's just a huge space. jane rowe: cathedral ceilings in the living room, dining room area. it reaches up to an open balcony area, which goes to all the bedrooms upstairs. ross: this little area, you've got the beautiful kitchen, this nice bar we're sitting at here. it overlooks another little sitting area into what they've got as kind of a rec room, but that could be a lot of things too; just more space. jane rowe: right. the downstairs has a wonderful flow. i love the open floor plan here and it circles around so for entertaining or family get- togethers, it is a really nice space. the rooms all lead into each other. they flow well. there is a room that has a pool table, and off of it is a sunroom. i think that could be another bedroom if you ever needed a bedroom on the main level. ross: the backyard obviously has the pool. it has the hot tub. we're going to go to a still picture to show you what that looks like in the hot summer time out there with the water filled up and things like that. just another feature of this house. it's got a garage. i can't think of anything this house doesn't have, jane. jane rowe: it's four bedroom, three and a half bath, and then there's multi- purpose rooms. you've got a bonus room upstairs. you've got the extra pool table room down here, sunroom. it's got a home office and what would have formerly been the dining room, which is in the end of the living room. ross: the living room is so huge that you could just stick the dining room in there if you need that home office. jane rowe: it's right on the end and it fits so nice. it's just a wonderful home. ross: all this period home. it is move-in ready, which is phenomenal. loads of character. i just love it. ross: talk about the character a little bit. expand on that for me. you walk in and you can't help but notice how pretty a lot of the stuff is. stephanie egan: like i said, it is a period home. you have all the wonderful things like the arched doorways, original hardwood floors, built- ins, a lot of square footage. it can accommodate a huge family. ross: it is a two-story house, stephanie. talk about accommodations for a family here. stephanie egan: it can support a large family. it's three bedroom with and is 6280 clinton road. ross: this is an old house and it's got all that old character, but it's also got some nice new updates. talk about this home a little bit. jane rowe: yes. it has two bathrooms; one on each level. they've been updated. the heating and cooling has been updated in recent years. there's been privacy fence added. it's a really big lot and has lots of potential in the back if you wanted to have a pool barn or a big garage. you could do that. ross: talk about all the woodwork in this home. it really catches your eye. jane rowe: yeah. the integrity of this home has been kept throughout the years when updates have been made, which makes it really nice. you definitely don't feel like you're in a remodeled home. it's all the character of the woodwork. we have it's a built-in revenue stream. these guys can take care of it for you. they do all the leg work. they get people placed in the house, and then like jenny said, you just come by and get your check. that's a pretty sweet deal. jenny jones: it is. it is. for an owner to rest assured, we do all of the paperwork. we qualify all of the tenants. we do credit, criminal, and eviction. we do all the       <media:text>new at 4... it is a homeowners worst nightmare --- losing your house. now one family is facing just that --- even though they've never missed a payment. kezi nine news reporter macy hyland spoke to the family and joins me live in studio now. macy, how did they find themselves in this situation? bob--it all comes down to who owns the loan for their home. one bank says it has owned it the entire time--but another bank said they owned it and continued to ask why it wasn't being paid. linda and chris ulino broke it down as simply as they could for me--and they've asked us not to use bank names so that we didn't interfere with current lawsuits. they say their mortgage has always been owned by one bank--but one day another bank started demanding payment from them. they say they never paid that bank since they weren't the owners of the loan--and that has started to cost them. it tore down their credit and left them unable to sell their home. "it has been a seriously long road. we almost got divorced over it. it's--caused anxiety--super anxiety. it seems like we've been prisoners in our home." the ulinos say this has been going on since 2014. and this past august they thought it was over when their bank won the lawsuit against the bank claiming to own their loan. but now they find themselves tied up in another lawsuit over once again destroyed credit and active forclosure--as a new bank was sold the fraudulent loan and continues to harass them for payment. no we reached out to that bank for comment -- but have yet to hear back. as for chris and linda -- they say it's unbelievable that they could never miss a payment, never do anything wrong, and still end up in this situation. they tell me they live in fear every day of hearing a knock on their door telling them they have to leave their home. live in</media:text>

      <media:text>jane rowe realty. ross: good morning and welcome to yet another edition of prime real estate with jane rowe realty. gonna start the show out a little bit different this week. we're here in jane's office and we're gonna talk ... let's call it the state of the market address, jane. what kind of market we looking at right now? jane rowe: well, inventory is very low and typically it is this time of year. it'll pick back up in march, but it is extremely low and for the last three years we've been experiencing this so the prices have gone up because there's fewer to choose from. listings are really low because i think a lot of people might consider listing but they have nowhere to go to, so i have an option to offer up for that. ross: okay, first let's talk about what is this market mean to the viewer out there? what can it mean to their lifestyle, to their potential in their home? jane rowe: well, your prices have recovered from the crash and probably increased some. the thing about interest rates is they are probably gonna be going up. they went up a tiny bit in the last two weeks, nothing major but i've been a realtor since '96 and i've seen them as much as nine and a quarter is the highest i've seen them at that time- ross: oh wow- jane rowe: but you know, i've seen them as low as three on some conventionals a few years ago, so ... but i come from an era in the 70's and 80's where it got up to 18%. that's crazy- ross: yeah- jane rowe: but it's the time to make the move if you're going to. you don't have a lot of competition. your prices are probably good. it's finding a home to go to when we have low inventory. ross: so how do we fix that? jane rowe: well, what we can do are listing contracts that say subject to finding suitable housing, so you put your house out there, if you attract a buyer and they're interested, they have to give you a period of time to find a house. if they don't, you're not committed to the sale. ross: so that's an option and if a lot of people would come out, list their house, if they're looking, and do that, all of a sudden the market has more inventory, all of a sudden the market has more choices. it seems to make more sense for everybody. jane rowe: yes and we also do what's called one day listings like if we have a buyer for something, but if we don't know about it, we have to go seek it, so sometimes we'll put in our ads, i'm looking for this and i don't have it in the inventory or whatever. ross: any other reasons that would make somebody right now say, you know what, it is time, let's list. let's look at something else. why would they do that right now? jane rowe: well, demand is on their side. low inventory's on their side. prices are on their side and interest rates are on their side, so if you're gonna make a move to upgrade in a home or maybe downsize, whatever it might be, move out of the area, you know this is your time. ross: and rates are still really low- jane rowe: oh, they're awesome! i mean to me, it's just a non-issue under five percent and from my era i come from, i just think that's awesome. ross: so that being said, there are inventory is low, but we do have some great houses to show you in this episode. we're gonna start with a really beautiful one out on the east side of town. we'll start with that home and have plenty more to follow when we come back on woodridge just off keane lane, which backs up to deming park. ross: when we were winding back into here, it's very private- jane rowe: it is- ross: let's talk about the setting. jane rowe: this is on a cul-de- sac with three or four other homes so it's tucked away but yet you'll get right out on keane lane, you can go to 40 and go to 46. you can hop on 70. i mean we're all within five minutes of all those things. ross: you've got a really quiet little ... really quiet little lot, which is nice- jane rowe: yes- ross: when we were walking through before we started rolling the camera, jane, this house keeps going and going and going and going. tell me about some of the features. jane rowe: yes. it has between 3600 and 3700 square feet. it's four bedrooms. they are upstairs. the master is a suite. it's beautiful, has vaulted ceilings. it's a wing of the house. there's also a bonus room up there by the garage, a very large room that you could use for another bedroom, another area for tv. a lot of uses. ross: the master in this house is huge and i love the bathroom up there too. but what really caught my eye, that you don't see very often is there's a second bedroom in this house that has its own bathroom- jane rowe: yes- ross: i actually asked you if it was the master- jane rowe: yes- ross: before we got to the master- jane rowe: right- ross: so talk about that a little bit. jane rowe: yes, that's a great guest room with its own bathroom or you know if you have a teenager or somebody that wants to be separated from younger children or it could be many, many types of uses. ross: do you see that a lot with the second bath built into the room like that one is? jane rowe: sometimes in the larger homes like this, we do. ross: talk about the living room area, the great, great overlooking balcony kind of thing looking over the living room. it's just a huge, huge- jane rowe: oh, yes- ross: space. jane rowe: cathedral ceilings in the living room, dining room area, and then it reaches up to open balcony area, which goes to all the bedrooms upstairs. ross: and then this little area, you got the beautiful kitchen, this nice bar we're sitting at here and it overlooks another little sitting area into what they've got as a kind of a rec room. but that could be a lot of things, too. just more space. jane rowe: right. but downstairs has a wonderful flow. i love the open floor plan here, and it circles around. so for entertaining or family get-togethers, it is a really nice space. the rooms all lead into each other. they flow well. there is a room that has a pool table, and off of it is a sunroom. i think that could be another bedroom if you ever needed another bedroom on the main level. ross: the backyard, obviously, it has the pool. it has the hot tub. we're going to go to a still picture to show you what that looks like in the hot summer time out there with the water filled up, and things like that. just another feature of this house. it's got a garage. there's really ... there's not much here ... i can't think of anything this house doesn't have, jane. jane rowe: right. it's four-bedroom, three-and-a-half bath. then, there's multi-purpose rooms. you've got a bonus room upstairs. you've got the extra pool table room down here. sunroom. it's got a home office, in what would have formally been the dining room, which is in the end of the living room- ross: the living room's so huge that you can just stick the dining room in there if you need to- jane rowe: it's so nice. it's just a wonderful home. ross: all this house, jane, let's stick them with a price. jane rowe: okay. it's $259,000. ross: this is an unbelievable amount of home in a great location, really quiet neighborhood, for $259,000. guys, i'd come quick because this one's not four-bedroom, two bath, two-story. there's a garage. there's a pool. it's a corner lot. ross: first let's talk about this main floor. i really like the flow of this main floor. really comfortable living room, and of course, we picked to sit in front of the real big, nice fireplace. jane rowe: yeah, i love the fireplace. full brick wall fireplace. to our right here, we'll see in the pictures, there's a double staircase, which is very attractive. the house flows very well because they put all new laminate floor through, and it follows through the house, and then it's tile in the kitchen. ross: and it's open. all the rooms are really big. jane rowe: yes, yes. upstairs the bedrooms are about 15 by 15, four corners, and then a big foyer in the middle with the back located off of that. ross: i cannot get over how big those bedrooms were. you could like run circles around the bedrooms in there- jane rowe: yes- ross: all four of them- jane rowe: all four- ross: rarely do you see that- jane rowe: and big closets in each one, so it really has great storage here. ross: talk about a little bit, the kitchen. it's a big space. nice area. a lot of room. jane rowe: yeah, it runs about half the length of the house. the kitchen does have newer cabinets. the appliances are included. nice countertops. tile floor. ross: the price per square foot of this house really, really, really reasonable. jane rowe: yes, it is. it's about $56 a square foot. very reasonable for how updated this home is, and how well it's maintained. ross: when you get outside, then the roomy-ness just continues. i mean its kind of like you're close to everything i town, but you're kind of out here with some privacy and some room. jane rowe: yeah, there's some wide open space to the north of this house, which makes it feel very open and spacious. also, there's maintenance-free exterior. the gutter guards are fixed and don't require any maintenance. vinyl siding, brick. you've got a pool out back. you've got a pool house in one end of the garage. just a very nice home. ross: it's ready to move into. jane rowe: yes, it is- ross: with parking not an issue. lots of room to park outside hit the back if you wanted to have a pole barn or a big garage. you could do that. ross: talk about all the wood work in this home. it's just really catches your eye. jane rowe: yeah. the integrity of this home is been kept throughout the years when updates have been made, which makes it really nice. you definitely don't feel like you're in a remodeled home. it's just all the character of the wood of the time- kelsey rich: absolutely- ross: what caught my eye was the bathroom in this house! not a typical bathroom that you see in a house in this price range. kelsey rich: no, not at all. the bathroom is actually separate tub from the shower. it's a walk-in shower. it's tiled all the way around. it's really nice. ross: beautiful! i was really impressed by the bathroom. three bedrooms. one
