<p>It is in Ponmar 9 km from Medvakkam Junction. Water is never a problem in Ponmar. But this area has the potential to appreciate if roads are well developed. </p>

<p>Discount: 10% i heard.</p>
<p>Location: 6 KM to velachery, 4  OMR -sholingnallur. Airport i guess is around 12-14KM</p>
<p>Competitors: Chetinad Housing,  Baghyam Villas in OMR , Boleni Hillside rows hours (to name a few).</p>
<p>Personally i would like to buy but for the money. I will checkout Chettinad Perumbakkam shortly and post.</p>
<p><strong>BTW: Do you know the THE VILLA Project of Casa Grande in PONMAR for 23-25Lakhs. Will post when time permits and when i get some info.</p>

<p>Do you know, If you enter through Perungudi , you can use the same ticket and exit in another toll. Believe me a lot of folks dont know this yet. (NRI folks in particular). So get in Perungudi and exit through Thoraipakkam, or ecr or egattur or sholinganallur toll. Pay just Rs 17.</p>
<p><strong>Recently i heard this. Folks who are coming from Medavakkam or tambaram and enter IT corridor through Toll on the Medavakkam-Sholinganallur toll dont buy TOLL TICKETS. YES THEY DONT BUY. Just go the toll both and say you are going to ECR. Since ECR toll is diagonally opposite this toll, the TOLL FEE is not charged. You get a receipt and you can use the same to exit ECR toll.</strong></p>
<p>So our smart citizens get a toll receipt at Medavakkam-Sholinganallur toll saying they are going to ECR and instead of going to ECR , they simply take a right or left on IT corridor and go to their IT company,</p>
<p>While returning, this is tricky. People take a narrow lane next to Satyam Sholinganallur and by pass the ECR toll. They again go to ECR toll and ask for TOLL ticket to go to Tambaram. This time they really take the toll ticket and hand it over at Medavakkam-Sholinganallur toll booth.</p>
<p>Dont encourage this but if the toll fee is reduced and better road is provided one would not mind spending Rs 600 -Rs 1000 for using a good road. I never feel bad paying Rs 150 for going to salem from chennai. Its a beautiful road. I can travel at 120km/hour.</p>
<p><strong>In omr  only in nights. 3 days back i saw a person killed near CTS  thoraipakkam. He was lying a pool of blood. 10 police officers where there. One guy was even taking a video , but no ambullance. Felt bad for that guy. </strong></p>

<p>27km from MK and 12 km from sholingnallur. It was nice to see projects which i had blogged and taking shape. Had to cross 2 tolls one in perungudi and one near padur. Rs 34 gone. Never knew i can share the toll ticket i bought in perungudi and give it in padur or egattur toll. so we spend  68 on toll. later got to knew there was one day pass. Made a dumb mistake.</p>
<p>We were in a hurry and want to cover as much. Reached XS Real Amity. Its a Fairsquare brand of XS real (fairsquare.in) . 32 acres. Bella tuscany is in the same compound. No idea why people spent 50 L for a apartment here. Too far from city. For folks in sipcot , may be its a good buy. But still i would have considered projects in perungudi and drive to sipcot.</p>
<p>Amity&#8217;s model apartment looked excellent. Nice space management. Price is decent. My fear now a days is completion.</p>
<p>Dont go into much details. It is after the toll so visitors are tolled to visit u.</p>
<p><strong>Fairsquare another project is Project K which is in kovillambakkam.  No lift. but no mainteance concept apartment. </strong>Meaning each block gets a studio for free which is rented out and rent is used for maintenance. This is right opposite NITTANY DECISION SERVICES near Kelakatallai  junction.</p>
<p>Priced around 2900, may be its a good location but no lift proved a disadvantage for me.</p>
<p><strong>Amity is a good investment, Project K upto first floor is good investment.</strong></p>

Looks like Unitech has 2 projects in Perumbur and one off OMR. Not sure if the Binny factory land is the site for perumbur project. Could not exactly pin point on OMR location project but i remember some where near Chennai pattinam and Eden park.
