Here’s a question I’ve been asking  for years. Why aren’t we using modular building more than we are? Well, it seems the US Army has decided to stop asking the same question and start using modular construction. No, of course they didn’t listen to me. Fortunately I don’t have that much influence, but they apparently did listen to Trendsetter Construction (http://www.trend-setterhomes.com/) and bought 250,000 square feet of high rise barracks from them. The space will be used by 1200 medical trainees at Fort Sam Houston in San Antonio, Texas.

It’s interesting here to understand just who Trendsetter is associated with. The company is a subsidiary of Clayton Homes (http://www.claytonhomes.com/), a major supplier of affordable housing across the country. And, guess who is behind Clayton Homes? None other than Warren Buffet’s Berkshire Hathaway (http://www.berkshirehathaway.com/). So you know it is highly likely there’s going to be something to the continuing emphasis in the modular building movement. Not that Warren is always right, but he does have a knack for picking things early enough to ride the wave to the top.

Now there are others involved here besides Trendsetter. The way this is working is Trendsetter is building the units at their Belton, Texas facility which is a straight shot up I35 from San Antonio. It’s not a quick drive, about 140 miles, but it’s interstate all the way. At the job site Hensel Phelps (http://www.henselphelps.com/) is the general and although the press release didn’t say what they were doing there, Warrior Group (http://www.warrior-group.net/) is on the site also. Warrior has made a name for itself putting up modular buildings, especially of the high rise kind. According to their own press, Warrior built the first temporary modular building complex of more than 300,000 square feet in 2004. The company built a modular barracks at Fort Bliss with more than a million square feet in 2006. It built the first permanent two story modular barracks at Fort Bliss in 2007, and these buildings going up at Fort Sam Houston, and also at Fort Carson, will be the first three and four story modular barracks.

But there were some interesting pieces of information dropped by Doug Henriquez the director of business development for Trendsetter when he was describing the savings that come from using modular buildings. He said:
On typical project timelines, we can save 40-50% of the time on-site as compared to traditional construction techniques, while increasing control and reducing waste. Our on-site finish includes assembly, corridor completions, mechanical, electrical, and plumbing connections. This moves the bulk of work and risk to a manufacturing environment which increases consistency and accuracy.
And that squares with what we’ve been hearing about the advantages of modular ever since mobile homes started rolling off the assembly line. Granted today’s modulars are a few generations removed from those early models yet it’s still hard to argue with building structures until controlled conditions instead of out in the weather.

Here’s an interesting item I came across while researching a totally different topic. Many of you who use those great little lumber crayons for marking everything from lumber to the back of your buddy’s hard hat, may not realize it but those little tubes of grease can be hazardous to your health. That’s right. If you check out the material safety data sheets on these you will see some important warnings. The Dixon Premium Lumber Crayon MSDS (http://www.abatix.com/customer/abatix/MSDS/MSDS.DTI494.pdf) suggests first aid of “flushing the eyes with large amounts of water for at least 15 minutes” if they come in contact with your eyes. And, apparently the packaging may be subject to ignition by fire and may release toxic or other irritating gases. It’s not immediately clear if those “other gases” will be more toxic than some of those emitted by your co-workers though. Meanwhile the Irvin Lumber Crayon MSDS (http://www.irwin.com/irwin/resources/msds_Lumber_Crayon.pdf) claims that if those crayons are ingested in large quantities they may cause gastrointestinal irritation, nausea, vomiting, and diarrhea. They use a little stronger warning related to handling fires caused by these crayons by specifying the use of foam, dry chemical and CO2, as well as having the fire personnel wear “full fire fighting turn-out gear and respiratory protection.”

For those of you in leadership positions it may serve you well to get a little emotional. That’s according to Jack Zenger, Joe Folkman and Scott Edinger, authors of The Inspiring Leader (http://www.leadershipnow.com/leadershop/9780071621243.html). The trio found through a study of more than 200,000 responses that people perceive those who can “inspire and motivate others to high performance” as being extraordinary leaders. Using emotions frequently topped their list of 12 behaviors leaders can apply to be more inspiring. They say leaders should express more heartfelt appreciation and get excited about organizational success. Other behaviors included: Reaching out to people by walking around and initiating conversations; find ways to assign tasks with the person’s development in mind; and be the example by using your actions to demonstrate what is valued by the organization. If you are anywhere in the architectural, engineering or construction sectors today you are no doubt hearing a lot about building information modeling (BIM) and integrated project delivery. And if the effort behind these new ways of doing business is any indication that they will ultimately be born and come to dominate, then some will embrace them and survive, while others won’t and may or may not survive, or, may survive in a somewhat different form.

Of course whenever new things come along there is always that period of time where all the players, and construction in particular has a lot of players in any project, try to find value in the new processes before adapting them. Dennis Neeley, an architect writing for Reed Business, recently posted an article that outlined the things those who have multiple projects need to consider as BIM and IPD evolve. One commenter though brought the whole interoperability issue to the surface by pointing out how fragmented and proprietary the software that is supposed to work all the magic really is. She also brought up key considerations that may not be very interesting to contractors and owners, but that are most interesting to architects and engineers and that is the copyright of the work, who is responsible for updating the models, and how does liability flow? The other key component is the soft costs of adopting BIM and IPD and if interoperability is not guaranteed then there are going to be some major gyrations involved in putting together project teams.

As if we needed any more weather-related bad news apparently Punxsutawney Phil predicted we’re going to have more winter for about 6 more weeks.

News of questionable progress is no more evident than today in the Amazon rainforest where there has been an environmental license granted to construct a hydroelectric dam. There are of course calls of foul. It will be interesting to see how the builder who gets the job handles the environmental issues sure to be a large part of the project.

And now a long time after Britain left India some British firms are going back there to help India fix its complicated roadway problems. There are going to be more than 20 leading British firms involved in this venture.

Speaking of social media, I’ve got my opinions about it but perhaps only because I’ve been playing around with it. Here I highlight one of the people I’m following who pointed me to an interesting article about a high speed rail project. So, it does have some uses.

The manufacturers of construction equipment are expecting only a modest rebound from the double digit declines in sales during 2009. U.S. manufacturer sales when reported are expected to be down by 40 percent while Canada and the other sectors worldwide could post a 30 percent decline. Pella Windows and Doors has announced an innovative new method for installing its replacement windows and doors. The company claims this will cut installation time by up to 50 percent and will reduce many of the headaches associated with repairing and replacing siding during a window or door upgrade.
