<p>Hey guys, I&#8217;m certain you are all familiar with <a href="http://www.yelp.com/biz/coral-shores-realty-plantation-2">Yelp.com</a>? If you&#8217;re not, then you need to be! This site is crazy popular and where thousands of &#8220;yelpers&#8221; go to get the &#8220;real reviews from real people&#8221; on restaurants, local businesses, you name it! People love to tell about their good (and yes, not so good) experiences. Yelp is a platform that can help you gain credibility, exposure and more business! Today&#8217;s client&#8217;s are savvy and social media buffs. If you&#8217;re not harnessing the power of &#8220;social proof&#8221; then you&#8217;re missing out on a very powerful tool to generate future business. Social proof? What is that you ask?</p>
<p>At a recent seminar I heard this term for the first time &#8211; &#8220;social proof.&#8221; It made sense! The instructor, <a href="http://www.byreferralonly.com/mybro/">Joe Stumpf</a>, shared that in his 30 plus year experience in business coaching &#8211; that people view anything we say about ourselves &#8220;just sold,&#8221; &#8220;top Florida agent,&#8221; as selling and self serving so the mind instinctively rejects it. However, if it comes from a friend, family, other people (hence the popularity of yelp, Google places, Angies list, etc..) it&#8217;s viewed at &#8220;truth.&#8221; The more people say the same thing, the more &#8220;true&#8221; it becomes. Studies have shown that 4 or more people saying or doing the same thing will get the attention of others, in social media terminology, a higher ranking.</p>
<p>Another fascinating human behavior is the desire to reciprocate when someone does you a favor; but this &#8220;reciprocity mode&#8221; is <em>short lived</em>, he explained.  Remember the days when you&#8217;d be at an airport and someone would come and hand you a pen or a gift (generally some religious sect promoting their faith)? They had this concept of reciprocity down pat &#8211; as soon as you accepted the gift from their hand or picked it up off the table, they&#8217;d step back and just wait for you to start feeling like you owed them something for the gift, and start talking to them or hand them a dollar bill &#8211; you felt obligated somehow. It just happens.</p>
<p>Here&#8217;s a cool tip, once you have the review on line,  copy the link to it directly on to your website, face book page, etc. and start building your testimonials or &#8220;social proof&#8221; of your good character and real estate knowledge! Maximize! Best part, it&#8217;s all free, simply create your account profile, add pictures, tell your story!  Maybe one of your happy customers will share their story about you too!</p>

<p>HUD is now proposing limiting the seller contribution to 3% or $6,000 whichever is greater. Now in some cases this may work, but may not work in others. Why do we want to further limit the number of potential buyers.</p>
<p>Also keep in mind that VA allows Veterans to finance properties with no money down, and the sellers can not only pay all of their closing costs, but an additional 4% in seller concessions, and they are not having troubles with their veteran borrowers.</p>
<p>This makes us think that HUD is possibly managing their insurance fund improperly or like Social Security borrowing from that fund for other projects.</p>

<p>Try to have fun with it.  It’s amazing how much money you can save when you actually concentrate on your gas mileage when you’re driving to work or traveling or whatever.  If you go to<a href="https://www.box.com/shared/onuto9iy8a"> budurl.com/gasmileage </a>it will show you a super simple way to figure out your gas mileage.  Just keep it on a note card in your car and every time you get gas see what it is.  You’ll be amazed at how much money you can save by just focusing on it.  And with gas prices going up, that’s a huge deal!!</p>
