Apparently, there are sign ordinance issues between the pier and the town of Emerald Isle that prevents the Bogue Inlet Pier from serving as the launching pad for this year’s Independence Day fireworks display.

Vacation season is almost upon us here on the Crystal Coast and first-time visitors to Emerald Isle always want to know what they can do especially with the economy more focused on saving money. With that said, here are 10 wallet-saving things to do on the Crystal Coast.

Take a kid fishing on the Bogue Inlet Fishing Pier

Take the short water taxi ride to Shackelford Banks to see the Shackelford Banks ponies and go shell collecting. You’ll need to drive to Beaufort (45 minutes) from Emerald Isle. Operated by the Outer Banks Ferry Service located on the Beaufort waterfront at 326 Front Street, Beaufort, NC, I recommend you call 252-728-4129 for schedules and more information.

Play putt-putt at the Emerald Forest Putt-Putt course

Rent bikes from Hwy 58 Bikes rentals in Emerald Isle.
Shell collecting on the beaches of Emerald Isle (simple pleasures are priceless)

Go bowling at Mac Daddy’s in Cape Carteret. This is the perfect rainy day family activity!

I often receive phone calls from renters seeking a long-term Emerald Isle beach front home or condo. I’ve found most of these inquiries come from younger couples especially military couples stationed at Camp LeJeune who are looking for a long-term rental. A few of things occur during these calls.

Educating the Emerald Isle Renter

I feel it is my first responsibility is to help educate those who call about locating a rental property on Emerald Isle. Many renters are unaware of the higher costs associated with renting property on Emerald Isle. Emerald Isle’s location is far more desirable than a rental property located on the mainland in Jacksonville, Cape Carteret or Swansboro. Second, many callers have a dream of finding a long-term condo or single-family property rental right on the oceanfront never giving thought those situations are so few (if not impossible to find). Why? Let me explain.

Emerald Isle Property Investors Really Want Higher Rental Rates

For an Emerald Isle property owner, they prefer to have their vacation property rented for short-term rentals driving higher rental rates. Obviously, higher rentals rates occur during the desirable peak summer months. It’s a simple matter of economics. This is especially true for those properties located on or near the oceanfront or along the Bogue Sound. Move slightly away from the beach or sound and the likelihood an Emerald Isle property can be rented for a year or longer becomes more economically feasible for both the property owner and the potential renter.

Desirability and Emerald Isle Property Values Increase Rental Rates

Just keep in mind, long-term Emerald Isle rental units will always incur higher rental rates than rental properties located on the mainland. It’s all because of the law of the supply and demand, desirability and higher property values. And property on Emerald Isle is very desirable!

What has been your experience renting long-term rental property on Emerald Isle? Be the first to leave a comment.

10 Tips to Making Your Crystal Coast Vacation More Affordable

If you have a job and your finances are such that you can afford a vacation to Emerald Isle (or any of our other beautiful NC beach towns), how can you make your trip to the NC coast more affordable? Here are a few tips to help make your Crystal Coast vacation go easier on your wallet:

Stay Away From the Ocean: As in oceanfront rentals. Many vacationers love renting NC beach homes on the oceanfront. Opt for more affordable rentals on the second row or maybe even several streets off the oceanfront and you’ll realize significant savings. Plus, beach access points are conveniently located all along the Crystal Coast and make it easy to reach the beach from almost anywhere on the island.

Shorten Your Stay: Instead of a two week vacation, make it for one week.

Dine in More Often: When you do come, be frugal and eat in more often. Now this doesn’t have to mean more time in the kitchen for the family chef. Many Crystal Coast rental properties provide a grill and many of the Emerald Isle condos offer picnic and grilling stations. Then plan one or two special “go out to eat nights” to spice up your stay. Don’t forget to grab any of the many local magazines that offer discount coupons for eats and activities. You’ll find them everywhere on the Crystal Coast.

Be Free: As in come to the Crystal Coast when special “FREE” local events are scheduled making your trip more affordable.

Maximize Your NC Beach Trip: Make it a real family affair. Hang out more at your rental and play board games, have special craft times using our local resources like shells and sand. Plan fewer costly activities that can ding the pocketbook.

Downsize: Select a smaller Emerald Isle beach house or Emerald isle condo for your stay.

GO BIG: Invite many friends and relatives to come stay and share the cost.

The Beach Layaway Plan: Well that might be a stretch but some Crystal Coast vacation rental agencies are allowing their renters to set up a payment plan for deposits and rentals.

Fall Back or Spring Ahead: Instead of paying for the peak summer rental season, maybe consider scheduling your Emerald Isle vacation for the spring or the fall months. These rental seasons are called ‘the shoulder months” and they offer consider savings over the prime summer months.

Do It Yourself Vacation: Instead of splurging on options like renting sheets, towels, and beach chairs, bring your own. Another popular option is to bring your bikes. With the great bike paths in Emerald Isle, you and your family can easily reach almost any short distance destination people could normally reach by car.

These money saving tips are sure to make a big impact on your vacation budget. Let me know which one you think is your favorite. If I missed a money saving tip, feel free to add yours to the list.

Helping you save more on your Crystal Coast vacation,

It seems a day doesn’t go by that another really cool iPhone APP is introduced. I really enjoy my iPhone and try to take full advantage of all its available applications, features and benefits. For everyone who visits or lives on the Crystal Coast and especially in the town of Emerald Isle, I suggest you put to good use your iPhone the minute you arrive and select the “Nearby” application. With Nearby, you can locate all kinds of great information uploaded by local Crystal Coast residents.

Search for Emerald Isle Homes for Sale with the Trulia APP!

If you are in the market for an Emerald Isle home or condo, be sure to download and test-drive the property search app provided by Trulia. This neat application offers Emerald Isle home buys a property search and mapping solution while the Nearby application contains user-generated content of recommended restaurants and services with mapped Crystal Coast locations.

Emerald Isle Home Sellers

If you are thinking about selling your Emerald Isle home, the first question that I would ask my Emerald Isle real estate agent is this - “Do you own an iPhone (or some sort of smartphone) and do you know about the great APPs (especially the APP called Nearby?” and the second question I would ask is this - “Do you upload your Emerald Isle property listings to the website Trulia?” Now I’m sure you are wondering why in the world would an Emerald Isle real estate agent would need to know about iPhone applications. Allow me to explain:

First, it is a true test just how tech-savvy (and marketing savvy) your Emerald Isle real estate agent really is. Are they keeping up with the latest smartphone technology available to empower consumers. For your sake, you better know your agent is staying ahead of the technology curve.

It lets you know how web-savvy your potential listing Emerald Isle real estate agent is. If your agent isn’t taking advantage of these tools to attract more buyers to your Crystal Coast property, you might be risking your Carteret county home languishing on the market due to lack of maximized exposure. This is especially true now that more consumers are using smartphones and specifically, iPhone apps like Nearby and the Trulia property search on their cell phones.

What Other iPhone APP’s Do You Use?

As you can see from the screenshots from my phone, I have a wide variety of social networking apps, a couple of games and the really critical applications like Twitter and WordPress app so I can blog on the fly from my phone.

Own an iPhone?

So which applications do you like and use often when visiting or residing on Emerald Isle?

I look forward to your comments,

Bobby Carroll

Your Crystal Coast Blogger

Update: phones and other similar technology tools (blogs, websites, and marketing tools) help real estate agents carry out their duties and responsibilities to serve their clients. Consumers would do well to carefully look at the way an agent uses all technology tools efffectively to deliver the results you seek.

Ms. Holz is the daughter of W.B. McLean. Developer Larry Spell’s uncle, George Spell, and W. B. McLean were the original developers of Emerald Isle.

Room to Spare on the Crystal Coast

Three years in the planning, the three story, 53-room hotel will provide overnight accommodations for Emerald Isle vacationers in suite-style rooms. Each hotel room offers a separate sitting area providing plenty of space for visitors to the Crystal Coast. This is the first new Emerald Isle hotel to be built here in decades. The Crystal Coast had lost several hotels over the last few years including the old Holiday Inn, the Royal Pavilion, and the Triple S Hotel in Atlantic Beach.

Lounge by the Hotel Pool or Shuttle to the Beach

Offering amenities like a swimming pool and shuttle service to the nearby #4 Western Beach Access, construction on the project could possibly begin as early as late February or March. Pending issuance of the sewer permit, construction of the hotel is anticipated to take about a year to complete. An added benefit to the project is the creation of numerous new construction jobs required to make the hotel a reality.

More Choices for Emerald Isle Visitors

If you are a frequent visitor to Emerald Isle or even a permanent town resident who could use several rooms for a special local event, this new Emerald Isle hotel is sure to fill a big void.

Until my next post,

Bobby Carroll

P.S. It will be interesting to see what impact if any this new suites hotel will have on the Emerald Isle rental market.

As a part of those passions, I had the pleasure of attending the Inman Real Estate Connect Conference in New York last week with my son, Brad Carroll. Brad was asked to participate as a panelist in a breakout session on “Build a World Class Agent Web Site” moderated by Bernice Ross.

What Is Inman Connect?

If you’re unfamiliar with the Inman Connect Conference, it is a semi-annual gathering of forward-thinking real estate professionals who come to learn and to share how our industry is changing and being changed. Main hall sessions typically focus on the state of the real estate industry and ground-breaking technologies plus breakout sessions that focus on Internet marketing, blogging, state of the MLS and various other “tracks”.

From the Observation Deck High Above Times Square in NYC

The primary purpose of this Crystal Coast Blog post is to offer some thoughts based on attending the RE Bar Camp, Bloggers Connect and the Inman Connect Conference. The original train of thought of this post was sent via Twitter “direct message” to a social media buddy of mine and video rock star Uncommon real estate agent in Boston, Mike Lefebvre (@MikeLefebvre). Did I get all that correct Mike? Limited to 140 Twitter characters, I decided a lengthier blog post was in order. My time in NYC triggered the following thoughts:

Uninformed real estate agents who begin “playing” online without knowledge of “netiquette” in the social media space stand a better chance of making mistakes. Social media newbies, may I suggest you stop (before you create a profile), look (at the guidelines), and listen (before you engage).

Many will experience social media fatigue and will probably fall by the wayside not knowing how to implement a carefully managed plan to remain focused and active in social media.

The vast majority of real estate agents just don’t get how to use social media tools like Facebook, Twitter, Flickr, LinkedIn, and blogging. Each tool is distinctive with its own personality. Suggestion, read the social media primer “Social Media is a Cocktail Party” by Jim Tobin.

Real estate agents who were the early adopters have a huge head start over their competition and the competition will find it increasingly difficult to play catch up.

The next phase for early RE.Net adopters of social media is maturity in it’s use of the medium. Instead of using interruption based marketing tactics such as mass spam drip email campaigns and print media, most are forgoing these strategies in favor of permission based marketing in conjunction with social media.

Passions That Intersect at the Crystal Coast of NC

Granted, Emerald Isle is a far cry from New York City, but these social media concepts still hold true no matter if you’re a real estate agent on the Crystal Coast or in a large metropolitan area. People who live in Emerald Isle participate on Facebook just like those who live in Charlotte, Pittsburgh or any other area.

Bloggers Need to Man-up!

What I believe we should do is “man-up” (women bloggers too) and say “I wasn’t disciplined enough to effectively manage my time to blog”. Plain and simple, that’s my reason for not blogging more frequently. So for 2009 I commit to blog more often and to offer even more value to our faithful readers. That’s one part of my “big plan” for the Crystal Coast Blog for 2009.

Big Plans - Bigger Changes!

In my next post (coming soon-I promise!) I’ll share with you a few of the big changes you will see here at the Crystal Coast Blog. Hint - it has to do with sharing more of my thoughts on the Emerald Isle real estate market, aspects of social media, real estate marketing and blogging!

In closing, I would like to wish you a joyous and prosperous New Year!

Your Feedback

If you have a topic you would like to see addressed here please leave a comment. Your feedback is always valued!

P.S. To all my friends in the RE.Net, if you are attending Inman Connect, RE BarCamp and the Bloggers Connect in New York City next week, I’ll be there and hope to see you there as well.
