Located at the corner of Tuckerton and Fry roads, the 90-acre development will feature commercial and retail options when construction begins on the project in the coming years.

Although there is not yet a timetable for the future H-E-B, the purchase was prompted by the area’s continued population growth and density, said Cyndy Garza, public affairs director for H-E-B.

“As that community continues to grow, there are certainly opportunities for H-E-B and our growth,” she said.

Work on the town center will not begin until H-E-B moves forward with the future store, but about a mile north down Fry Road from the future town center site, Mischer Development and Hunington Properties have begun construction on the Shops at Cypress Creek Lakes, a 30,000-square-foot retail center.

The site is expected to be complete by this fall and will include a mix of commercial tenants, including a dentist, sandwich shop, donut store, dry cleaner, nail spa, a veterinarian, martial arts studio, smoothie shop and a dance center. Work is expected to be completed on the shopping center by this fall.

Residential growth in Cypress was a major contributing factor in Mischer Development’s decision to begin commercial projects in the community, said David Nussbaum, senior vice president of development for Mischer.

“There’s tremendous household growth out there between Cypress Creek Lakes, Towne Lake, Bridgeland and Fairfield,” he said. “The natural cycle of things is to get household growth and retail services will follow.”

The construction of several new Cy-Fair ISD schools inside Towne Lake and Bridgeland has also contributed to growth in the Cypress area, said Randy Corson, vice president of residential development for Mischer.

“You’re adding 700 homes within the confines of a two or three mile square radius with the epicenter being from Cypress North Houston Road to Tuckerton and the east side of Barker Cypress to Fry Road in the west,” he said. “That’s a lot of families moving in, and you need all those retail applications to service the residents.”

As development continues to pick up along Fry Road in Cypress, it will only be at certain major intersections, since there is limited commercial property along the frontage road.

“We think it will make that area more attractive, traffic will flow better, and it helps the retail market to know there won’t be too much competition,” Nussbaum said.

Cypress Creek Lakes is located in the US 290 corridor south of Cypress Creek on the east side of Fry Road. H-E-B purchased 15 acres on the northeast corner of Tuckerton and Fry Road. This parcel of land is within the 90 acre mixed use reserve that will be known as the Cypress Creek Lakes Town Center. Tuckerton Road was expanded last year in cooperation with Harris County Precinct 3 and now provides area residents roadway access from Fry Road eastwards to Huffmeister Road offering an alternative route to US-290.

H-E-B has not yet announced a time table for the use of the property. Growth in the Cypress area has caused grocery retailers to open new and refurbish existing stores. H-E-B recently opened two Cypress area stores: one near Jersey Village and the second in Fairfield. These are in addition to H-E-B’s Cypress, Vintage Park, and Tomball locations.

Mischer Development has also commenced construction on a 30,000 square foot retail center at Fry Road and Cypress North Houston. The Center will be known as the Shops at Cypress Creek Lakes and tenants will include a mix of medical, dental, retail, restaurants and other service providers. The Shops at Cypress Creek Lakes will be open late fall of this year.

Retailers in the Shops at Cypress Creek Lakes will join McDonalds, Timewise Convenience Store, and the Goddard School, which all recently opened, in providing convenience to Cypress Creek Lakes families and other area residents.

For more information on commercial, retail, or mixed use opportunities on the Fry and Tuckerton or Fry and Cypress North Houston commercial reserves, please contact David Nussbaum at Mischer Development, 713.802.7900.

About Mischer
For over 65 years, Mischer Investments has become synonymous with shaping communities and enriching lives. MISCHER-related entities invest in and develop a wide variety of projects including master planned residential and commercial mixed use land development, retail, senior’s housing and medical office projects. In February 2013 the West Houston Association selected Mischer’s Vintage and Cypress Creek Lakes projects for its first distinguished “Quality Planned Development” award. Mischer was the only developer to have two projects selected from the initial seven awards.

Cypress Creek Lakes Easter Event Drawing Winners

Here are the lucky drawing winners from the Cypress Creek Lakes Events event!

The study found that three-fourths of customers (76 percent) report that trust is a key factor by which homebuyers benchmark and evaluate the quality of a homebuilder before making a purchase decision, placing significant emphasis on the perceived trustworthiness of homebuilder brands.

According to the research methodology, trust is measured through the Lifestory Research Net Trust Quotient Score (NTQS). Ashton Woods Homes, one of the nation’s top 25 builders in closings and revenue, and a top 10 private builder, had the highest NTQS score of 111. In being named the Most Trusted Builder in America, Ashton Woods beat out 132 other builder brands tracked in the study.

The study, in its first year, focuses on how brands influence the purchase behavior of home shoppers.

“We have seen a fundamental shift in consumer psychology that has occurred in response to the massive social revolution that has taken place over the last several years,” said Lifestory Research President and CEO Eric Snider. “People are turning to their peers, friends and digital social networks to garner opinions. Moreover, in the process of shopping for a home, consumers rely upon the direct experience they have with the multitude of builder brands in a given marketplace. As a result, we have seen brands rise in importance in the consumer purchase process.”

Ashton Woods Homes is focused on the brand building blocks that result in a meaningful relationship with its customers.

“Being named the #1 Most Trusted Builder in America is a great honor and an achievement of which we are all extremely proud,” stated Ken Balogh, President and Chief Executive Officer at Ashton Woods Homes. “This accomplishment speaks to every facet of our business at Ashton Woods Homes; from our sales teams’ knowledge and expertise in forging real relationships with our homebuyers, to our outstanding architectural and construction teams that focus on delivering world-class design and quality. We really see these as the foundations of building trust with our customers.

“We deliver a consistent customer-centered experience built around trust,” Balogh said. “From the moment a homebuyer walks through our doors, through closing and move-in, to the lifetime they will spend in their new home, we’re committed to their satisfaction.”

Ashton Woods Homes often incorporates customers’ suggestions for flexible floor plan enhancements, personalization options and energy-efficient attributes — all of which continue to be a part of Ashton Woods’ commitment to a strong customer experience. Take, for example, Ashton Woods Homes’ “1-5-11” customer warranty, through which an Ashton Woods Homes representative proactively contacts the homeowner at the first, fifth and 11th months in their new home to address any warranty concerns that may arise.

According to the research document, “in today’s economic marketplace, trust is everything. Consumers desire and seek out companies that they have confidence and trust in.” The research went on to say that, “having trust in a builder provides consumers with the confidence in making a purchase decision.”

“We recognize that trust is a fundamental building block in creating successful customer relationships,” Balogh said, “and we focus on bringing this to life in everything we do, every single day.”

Detailed information about the study can be found at http://www.lifestoryresearch.com/builderrankings.

About Ashton Woods Homes
Ashton Woods Homes is one of the nation’s largest private homebuilding companies, with operations in Atlanta, Austin, Dallas, Houston, Killeen, Orlando, Phoenix, San Antonio, Sarasota, Raleigh and Tampa.
