      <title>Commute from Evergreen/Conifer to Denver</title>
      <description>&lt;p&gt;With my office in Downtown Evergreen, I get a lot of folks visiting from out of town who are curious about the convenience of living in the Foothills of Denver, Colorado. &amp;nbsp;The biggest concern I hear is "how long will it take to get anywhere from Evergreen/Conifer. &amp;nbsp;During my discussions, I always find out where their job takes them. &amp;nbsp;Do they have to commute to DTC (AKA the Denver Tech Center off I25 near Hampden) or Downtown Denver, or do they fly out from the airport on a regular basis. &amp;nbsp;Some may even work in the Golden area. &amp;nbsp;Because Evergreen is so expansive, I always try to get a sense for my client's patience level when commuting. &amp;nbsp;Everyone is different as I found out pretty quick when I moved here from the San Francisco Bay Area 6 years ago. &amp;nbsp;My first office was at I25 and 470 in Lone Tree. &amp;nbsp;My commute was between 45min - 55min...and it was NO big deal coming from California. &amp;nbsp;Others thought I was crazy living in Evergreen and commuting to Lone Tree. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Once I understand a Buyer's pain level, I can advise them on how long their drive could be. &amp;nbsp;For example: the drive from the Clear Creek County section of Evergreen in the Brook Forest Estates community could take about 25 min just to get to the intersection in Downtown Evergreen. &amp;nbsp;Likewise, if you're looking at a home in the Cragmont neighborhood in South Evergreen, expect about a 10 min ride just to get to Hwy 73 and then from there you have to choose to go south to Hwy 285 in Conifer(about another 10min), head east on North Turkey Creek to Hwy 285(about 20min unless there is snow and add 10min), or head north through town to I70(about 20min). &amp;nbsp;Those folks who are not open to a long peaceful ride out of Evergreen, seek to plant roots in the North Evergreen area. &amp;nbsp;Hiwan, Soda Creek, &amp;amp; Saddleback are neighborhoods that get you to I70 in about 10min or less.&lt;/p&gt;
&lt;p&gt;Conifer offers one way in..for the most part. &amp;nbsp;Hwy 285 is the primary access to the Metro area. &amp;nbsp;Most areas in Conifer will require a short drive to Hwy 285. &amp;nbsp;There are areas like Conifer Mountain and deep into Richmond Hill or Foxton that will add more than 10min to your commute.&lt;/p&gt;
&lt;p&gt;The fun part of assisting out of town folks is describing to them the feeling they will have the moment they start the climb up the foothills after a long day's work. &amp;nbsp;The vision of a snow capped Continental Divide on I70 seems to relieve all stress. &amp;nbsp;The idea of a long commute doesn't even enter their mind.&lt;/p&gt;
&lt;p&gt;Take it from a California boy, commutes in Colorado no matter where you're at are so much more relaxing given our beautiful landscape.&lt;/p&gt;

      <title>So WHY do I owe you a referral fee?</title>
      <description>&lt;p&gt;I need to hear from my Activerain colleagues regarding an incident that I experienced today. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Quick background: I helped a nice couple buy a home in the Front Range community of Conifer, Colorado 4 years ago. &amp;nbsp;Tragically, 1 year later, I had to offer my condolences to the husband as his wife unexpectedly died. &amp;nbsp;I was excited to hear, in April 2009, from his fiance who needed my help with remodel suggestions for his Conifer home. &amp;nbsp;He was such a nice guy and I was so happy he found someone new to move forward with. &amp;nbsp;For the next 8 months I communicated with her about ideas and potential market values. &amp;nbsp;Yesterday, I got an email from her giving me a heads up that I should be in contact with her daughter in Wisconsin regarding putting her original home on the market in Evergreen. Now that she was married and living in Conifer, she didn't need that second home. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;When I called her daughter today, who was a Realtor, I was shocked by the conversation. &amp;nbsp;The daughter, who has been in the business for 5 years, explained that she has helped her mom buy and sell many homes. &amp;nbsp;She would want to see my market analysis, any contracts and be involved in all decisions. &amp;nbsp;As inconvenient and cumbersome as that is, I was fine with it as I deal with many family members who offer their opinions. &amp;nbsp;What I didn't expect was for the daughter to say in order for me to work with her mom, I had to be open to paying her a referral fee of 25%. ARE YOU KIDDING ME!&lt;/p&gt;
&lt;p&gt;I tried to clarify and paint a picture that it may be a little inconsistent to ask for a referral fee when there wasn't a referral and to remind her that I called her per her mother's request. &amp;nbsp;I told her I was in communication with her mom for several months regarding her real estate needs. That didn't make a difference. &amp;nbsp;She was expecting 25% no questions asked. &amp;nbsp;After spending a few hours thinking about it, I made the personal and business decision to advise my past client's new spouse that her daughter's request for a referral fee was unreasonable and not how I want to start a relationship. &amp;nbsp;It was no win-win.&lt;/p&gt;
&lt;p&gt;I need to know from you all when it became OK for a Realtor to act so selfishly that they would demand a referral fee for doing nothing other than being a family member or friend. &amp;nbsp;Are Realtors that desperate for income that they would stoop that low. &amp;nbsp;No wonder society looks at our profession as one click above a used car salesman. I've worked my butt off trying to dismantle that negative impression and bring a professional image to this industry. &amp;nbsp;AM I OFF BASE FOR BEING SO ANNOYED??? &amp;nbsp;&lt;/p&gt;

&lt;/p&gt;&lt;p&gt;&lt;span&gt;I am proud and thankful to announce that I have been voted "2011 BEST OF.." by Mountain Connection readers (circulation 22,000) in the Evergreen, Conifer, Bailey, Pine, &amp;amp; Genesee Colorado areas. &amp;nbsp;Mountain Connection is a community-building publication mailed for free to all residents in the Denver Metro Foothills.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;The "Best Of.." contest runs for several months at the end of each year and highlights individuals and businesses within 12 specific categories. &amp;nbsp;I was honored to see that I made this year's list in the "Home" category. &amp;nbsp;I was included with Mtn Peace Shelter and Evergreen National Bank.&lt;/span&gt;&lt;/p&gt;

      <title>When is "tooting" your own horn TOO MUCH?</title>
      <description>&lt;p&gt;So I was offered some advice from a trusted and respected business person regarding over expressing how good my business is doing. &amp;nbsp;I have a Facebook Fan Page and like to share my successes. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Incidentally, the effective way to use Facebook is to post information that includes key words that you feel consumers will search for on the Web. &amp;nbsp;I've learned from a good friend, and Google Queen, that search engines seek out dynamic information on the web and quantify that information in order to place relevant websites higher in their search results. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Now back to my question. &amp;nbsp;I like to share my successes for these reasons. &amp;nbsp;With many agents faltering these days, those who demonstrate perseverance in a supposed down market, I believe, will be relied upon and even hired before those who "need" the business. &amp;nbsp;Likewise, I feel my sphere of influence will be more comfortable referring me business if they see I am busy and doing well. &amp;nbsp;Lastly, I believe any agents who are seeking to join a brokerage will want to see that the company is successful. &lt;p&gt;So it was explained to me that a "good business man will never open up their feelings to the public. &amp;nbsp;Keep business to yourself. Potential clients and current clients want to know that you are working hard for their business and need their business. When you become too successful, they turn their head."&lt;/p&gt;
&lt;p&gt;I believe the Real Estate industry is very different when it comes to how much the public should know about a &lt;a href="http://www.Comountainliving.com"&gt;Realtor&lt;/a&gt;. &amp;nbsp;That being said, I'm curious if there are consumers out there who get turned off by someone tooting their own horn. &amp;nbsp;Posting testimonials is one thing as those words come from our clients, but when we share how good we're doing....is the public actually taken back by it? &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Do you believe there is value in sharing every success or do you think it comes across too egotistical?&lt;/p&gt;
&lt;p&gt;I'd love to hear what my colleagues on AR feel and what the consumers feel. &amp;nbsp;Don't be bashful...be blunt.&lt;/p&gt;

      <title>Let the Tax Credit nuttiness begin AGAIN</title>
      <description>&lt;p&gt;So the &lt;a href="http://www.CoMountainLiving.com"&gt;First Time Homebuyer Tax Credit&lt;/a&gt; scramble for Buyers to go under contract by April 30 was truly exciting and fruitful. &amp;nbsp;I closed 4 deals in May, see &lt;a href="http://www.CoMountainLiving.com"&gt;Evergreen Colorado Real Estate&lt;/a&gt;, due to the madness. &amp;nbsp;What I see now is that June is going to be really crazy due to the June 30 close date requirement. &amp;nbsp;Just one of my colleagues has 27 Short Sales set to close in June. &amp;nbsp;Banks are going to be scrambling which will undoubtedly cause a cluster f%#^. &amp;nbsp;Mortgage providers need to realize this and get files fully underwritten well before closing. &amp;nbsp;I'm so used to lenders waiting until the last minute to look at a file and then buyers are required to jump through hoops to satisfy conditions immediately. &amp;nbsp;As Larry the Cable Guy puts it so eloquently...."just gettr dun"&lt;/p&gt;
&lt;p&gt;Agents will need to keep a tight rein on the financing process during this month or we're bound to see delays that cost our clients up to $8,000 in cash.&lt;/p&gt;

The Tax Credit frenzy generated 125 homes to go under contract in the&amp;nbsp;&lt;a href="http://www.CoMountainLiving.com"&gt;Evergreen &amp;amp; Conifer Colorado Real Estate Market&lt;/a&gt;&amp;nbsp;in the past 45 days ending April 30. In 2009, that period had only 77 U/C. This frenzy eliminated 17% of the inventory and helped increase sales by 63% in just a short amount of time!&lt;/span&gt;&lt;/h3&gt;
&lt;h3 class="UIIntentionalStory_Message"&gt;&lt;br&gt;&lt;/h3&gt;
&lt;h3 class="UIIntentionalStory_Message"&gt;Year to date stats show an increase in home sales of 24% compared to the same period in 2009.&amp;nbsp;&lt;/h3&gt;

      <description>&lt;p&gt;April was a very busy month for me. &amp;nbsp;Besides 1 closing and 2 clients going under contract, on the last day of the First Time Homebuyer Tax Credit (April 30), I negotiated 2 contracts (1 with competing offers) successfully. &amp;nbsp;This month I'll close 4 deals just before the Summer rush.&lt;/p&gt;

      <title>Radon Gas in the Denver Metro and Evergreen Foothills</title>
      <description>&lt;p&gt;Radon Gas is present in Colorado.....NO SURPRISE. &amp;nbsp;Living on rock, it's going to be around. &amp;nbsp;How much is the question. &amp;nbsp;Is it also in your Water? These are questions that a good inspector will help you understand. &amp;nbsp;I know houses, and I know how to sell them. &amp;nbsp;I don't know Radon. &amp;nbsp;I trust the experts for that. &amp;nbsp;If a Realtor tries to educate you on the whats/hows/whens of Radon, don't hang on their word. &amp;nbsp;Get an expert to test, evaluate, deliver &amp;amp; explain the results as well as some options to mitigate if necessary.&lt;/p&gt;
&lt;p&gt;I'll get off my soap box now.&lt;/p&gt;
&lt;p&gt;Here's the reason for my post. &amp;nbsp;A trusted inspector in Evergreen, Colorado has compiled a study spanning the Denver Metro area to the Evergreen/Conifer/Bailey Foothills showing average radon levels, highs and lows. &amp;nbsp;This study uses data he has retained from 2002-2008. &amp;nbsp;It's not a complete picture as every property is different but I felt it was a good representation of where radon may be most prevalent. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;For example, it shows that the Genesee/Golden area has the lowest average at 3.0 pCi/L. &amp;nbsp;Pine Junction to Park Co Rd 43 has the highest average at 16.9 pCi/L where 84% of his tests in that area had levels above the EPA Action Level of 4.0 pCi/L.&lt;/p&gt;
&lt;p&gt;The test is really easy to read. &amp;nbsp;Check out the "Mountain Living" page on &lt;a href="http://www.CoMountainLiving.com"&gt;CoMountainLiving.com&lt;/a&gt;&lt;/p&gt;
