The only way to remove a lien is to pay the taxes in full and wait for the federal or state government to remove the lien. Though liens are adverse for a homeowner, they can be a <a rel=dofollow href="https://www.cnbc.com/2017/01/27/heres-why-you-could-have-property-tax-liens-in-your-portfolio.html" target="_blank" rel="nofollow">source of income for an investor</a> who is savvy with state laws and willing to take a little risk.</p>
<p>Not every state handles tax liens the same way. Some make it easy to invest in a tax lien, while others have rules and regulations that favor the homeowner. We combed through the regulations and compiled a quick list of the best states to buy a tax lien.</p>
<h2>Louisiana</h2>
<p>This is one of the best states to shop for a tax lien. A <a rel=dofollow href="https://www.civicsource.com/help/louisiana-tax-lien-sale-process" target="_blank" rel="nofollow">Louisiana tax lien</a> has a guaranteed penalty of 5% and an annual return starting at 12%. The auction process depends on the parish (county), but all auctions use the buy-down method of bidding. In these auctions, investors bid by lowering the interest rate. The investor who wins the Louisiana tax lien is the one willing to accept the lowest interest rate.</p>
<p>Even if the interest rate is bid down to 1%, investors still get 6% interest as the 5% penalty is added to the winning interest rate. There is some risk to the investor, as homeowners have three years to pay off the Louisiana tax lien before the tax lien holder can claim the property.</p>
<h2>Mississippi</h2>
<p><a rel=dofollow href="https://www.civicsource.com/help/mississippi-tax-lien-sale-process" target="_blank" rel="nofollow">Mississippi tax liens</a> may not have the most favorable auction policies, but its 18% interest rate and 2-year waiting period are attractive to investors. Unlike other states that bid-down on the interest rate, Mississippi tax liens are auctioned off by the amount of the lien. Investors bid upwards with the Mississippi tax lien going to the bidder who is willing to pay the most towards the back taxes. If an investor bids more than the amount of the Mississippi tax lien, they risk losing that extra money.</p>
<p>One significant benefit to Mississippi is its relatively short two-year grace period that allows homeowners to pay their tax bills and keep their house. Investors also earn 18 % interest on the lien.</p>
<h2>Iowa</h2>
<p>Iowa is another state with a unique way of selling tax liens. Instead of bidding down the interest rate, investors bid down on the ownership of the property. The investor who is willing to accept the lowest percentage of ownership wins. If you can score a property with majority ownership, you can collect <a rel=dofollow href="https://taxlieninvestingtips.com/2016/05/24/iowa-online-tax-lien-sales/" target="_blank" rel="nofollow">24% interest </a>on the lien and choose to foreclose on the house in 2 years if the taxes and interest are not paid in full.</p>
<h2>Florida</h2>
<p>Florida is known for its luxurious, costly beachfront property. One severe financial blow to a homeowner and this coastal property may end up on auction because of <a rel=dofollow href="https://dewittlaw.com/foreclosure/6041/how-do-tax-deed-sales-in-florida-work-what-liens-survive/" target="_blank" rel="nofollow">delinquent taxes</a>. The interest rate on tax liens is 18%, but the bid-down auction bidding may drive this percentage down. Investors don&#8217;t have to wait too long to find out if the investment was fruitful; homeowners only have two years to pay the delinquent taxes and interest. If they fail to pay, an investor could obtain a beachside house and then flip it for a significant profit.</p>

										<content:encoded><![CDATA[<p>If you were asked to picture one of the earliest examples of steam power, you might imagine a steamboat or steam locomotive. But humans harnessed the energy potential of steam much earlier than you’d think.</p>
<p>Let’s take a brief look at the history of steam power, from early experimentation to how steam is used today.</p>
<h2>Early Steam Power</h2>
<p>The earliest recorded examples of steam power were often experimental or just for show. But some uses were also practical.</p>
<p>For example, in the late 15<sup>th</sup> century, Leonardo Da Vinci described a steam-powered cannon called the <a href="https://en.wikipedia.org/wiki/Architonnerre" target="_blank" rel="nofollow">Architonnerre</a>, which he said was created by Archimedes in the 3<sup>rd</sup> century B.C. In 1551, <a href="https://taqialdin.wordpress.com/biography/" target="_blank" rel="nofollow">Taqi al-Din Muhammad ibn Ma’ruf</a> described a device that was similar to a steam turbine being used to rotate a spit.</p>
<h2>Steam Power in Mining &amp; Industry</h2>
<p>Later, steam power was often used in a range of industrial applications, including mining.</p>
<p>In 1606, Jerónimo de Ayanz y Beaumont received a patent for a device that used steam power to pump water out of mines. That idea was improved upon over the next century until Thomas Savery developed a steam pump he named “The Miner’s Friend” in 1698.</p>
<p>A more practical steam engine was introduced in 1712 by Thomas Newcomen. Though it was inefficient by today’s standards, it was used to drain deep mines in Britain and other countries across Europe.</p>
<p><a href="https://www.britannica.com/biography/James-Watt" target="_blank" rel="nofollow">James Watt</a> improved steam engine design even more, drastically increasing their efficiency with his 1778 model. One of the biggest changes he made was enabling the steam engines to power rotary devices for factories and mills.</p>
<h2>Steam Power in Transportation</h2>
<p>The steamboat played an important role in the United States’ economic growth in the early 1800s. They enabled products and people to be transported more easily along water routes, even upstream which had previously been almost impossible. The rise in the popularity of steamboats led to the creation of dams and canals to optimize new routes, which also led to an increase in construction jobs.</p>
<p>Steam locomotives first appeared at around the same time. The first full-scale steam locomotive was created by Richard Trevithick in the U.K. in 1804.</p>
<p>Steam engines for cars were also being developed in the early 19<sup>th</sup> century until laws prohibited steam-powered vehicles from using public roads. Though these steam engines were still developed and improved for a while, the <a href="https://petrotechinc.com/the-features-and-functions-of-reciprocating-engines/" target="_blank" rel="nofollow">reciprocating engine</a> (also known as the internal combustion engine) soon replaced steam engines and became the standard for cars.</p>
<h2>Steam Power to Generate Electricity</h2>
<p>Today, steam is used to generate electricity for populations all around the world. Many power plants use <a href="https://petrotechinc.com/a-guide-to-operating-efficiently-with-steam-turbine-oil/" target="_blank" rel="nofollow">steam turbines</a> to produce electricity by heating water.</p>
<p>For example, coal and combined-cycle natural gas power plants burn fossil fuels to create steam. Nuclear plants rely on nuclear fission to generate heat to create steam. The power in your home is probably generated by a power plant’s steam turbines when they convert heat into steam and then electricity.</p>
