Finding The Perfect Space in Deep Ellum

We have been very busy over the past few months, seeing the highest occupancy rates in years at most of the loft buildings in Deep Ellum. We accredit most of this success to the support for local business and welcoming atmosphere that defines this neighborhood. We specialize in lofts all over Dallas, and have discovered that Deep Ellum is one of the premier areas for artists and start-up businesses right now.

Our clientele spans from small retail businesses to artists and photographers looking for live/work space to renters seeking something other than a traditional apartment. The developers that transformed the historic warehouses and manufacturing plants from the early 1900s made a great decision in converting these existing structures into warehouse lofts. Many of these spaces are now zoned for mixed-use, attracting a community of creative residents and business alike.

I recently had the chance to work with Margo West in relocating her Dallas Bridal Alterations business from Richardson to Deep Ellum. Her business was expanding, and she was looking for a larger space to better accommodate her clients, and continue to grow. I found the perfect space for Margo at 2639 Elm St., just past Trees on the right hand side. I will be doing a follow-up blog with more information about Margo and pictures of her new retail space, but if you know someone in need of bridal alterations, Margo comes highly recommended by her clients!

In addition to new restaurants, bars, and music venues opening regularly, the DEOM - Deep Ellum Outdoor Market, headed by Brandon Castillo, just joined the community last July. Brandon made a point to seek out local artists/vendors and did a great job marketing for this event. The first market was a hit, and has grown ever steadily ever since. The vendors set up once a month behind the Cafe Brazil on Elm. If you missed it this past weekend, the next market is scheduled for April 16th.

Deep Ellum Art Walk

The galleries of Deep Ellum and Exposition Park will open their doors to the public Saturday, October 9th from 6-10 p.m. Free to the public, this event will include art viewing, shopping, food, drink and music.

With over 15 galleries participating, including Kettle Art Gallery, Mitchell Lofts, Barry Whistler Gallery, The Wit Gallery and Continental Lofts gallery, a variety of mediums will be featured including painting, photography, pottery and sculpture.

Most galleries are walkable distance, though the DART green line is available to shuttle participants between the Deep Ellum and Fair Park Stations.

The Deep Ellum Art Walk should provide an excellent opportunity to support your local artists. The official after-party will be hosted by LaGrange, 2704 Elm St. from 10 pm - midnight. LaGrange is offering drink specials and no cover!

Deep Ellum Outdoor Market

The Deep Ellum Outdoor Market made its debut this past Saturday with the collaboration of unique vendors and local businesses on the corner of Elm St and Malcolm X Blvd (behind the Cafe Brazil). The market, described as "a showcase for local artists and musicians" is more than your average flea market. Vendors sold everything from vintage cowboy boots and handcrafted jewelry to antiques and furniture. The arrangement of live music throughout the afternoon, the laid back (and pet friendly) atmosphere, as well as the excitement over a much anticipated local market finally opening, all played a part in the Market's overall success. Brad Castillo, the founder and organizer, must have been excited with a crowd that more than doubled his anticipated turnout by mid-afternoon.

This event is the perfect opportunity for local residents to display and sell their artwork and wares. In a neighborhood heavily populated with artists and photographers, it's a wonder that it has taken this long for an outdoor market to pop up in Deep Ellum. It is also a chance for visitors to check out some of the great restaurants in the area, including Twisted Root Burgers, the local favorite Angry Dog, among others. Calais Winery, a boutique winery is located on Commerce and offers weekly wine tastings.

If you missed out this time, be sure to mark August 21st on your calendar. If you've not been to Deep Ellum in a while (or ever), the area has re-invented itself!

Dallas Farmers Market

Dallas Farmers Market, wedged between the east end of downtown Dallas and Deep Ellum, is one of the largest farmers markets in the country. Open 7 days a week from 8 a.m. till 6 p.m. and with ample free parking, it is a convenient destination for buying fresh produce as well as specialty items.

Comprised of four sheds, each has its own unique offerings. For those hoping to support local farmers by "buying locally", Shed 1 is dedicated to farmers within a 150 mile radius of Dallas. Farmers arrive early each morning with fresh, seasonal produce including tomatoes, peaches, watermelon and corn. The farmers are happy to share their expertise about storing and preparing their fruits and vegetables.

Shed 2 has been completely renovated and offers air-conditioned space for a variety of vendors. Shoppers can expect to find items such as candles, soaps, handmade jewelry, pottery and ceramics. Food options include La Popular Tamales, a Chicago style deli, organic coffee vendor and fresh baked goods. Texoma Winery now pours at Shed 2 on Saturday afternoons.

Sheds 3 and 4 is comprised of produce merchants who provide items not grown locally, such as citrus fruits, avocados, bananas, etc.....many are out on the sidewalks offering samples to shoppers as they pass.

Throughout the market, vendors are set up selling everything from fresh flowers to grass fed beef, honey and a variety of other items.

As the number of loft and apartment dwellers has increased in the Deep Ellum and downtown areas, the Farmers Market has become a popular weekend destination.

Residential warehouse lofts tend to have little, or no interior wall separation, so defining each living area in a loft can be difficult. No question loft living is unique. Decorating a loft offers artists, photographers and creative types the opportunity to express their individuality. The more "decorating challenged", however, may find the wide open spaces a bit overwhelming. A typical warehouse or industrial loft is going to have either concrete or original hardwood flooring and is usually one open space with soaring ceilings.

Room definition can be created with the use of different area rugs, which also helps to visually warm the space and absorb sound. The use of bookcases, screens or other large furniture pieces can create "walls" to provide separation between the living and bedroom areas. Those looking to create a more eclectic look may opt for screens made from corrugated metal or other natural materials such as salvaged architectural pieces or doors.

Most lofts have the kitchen situated along one wall and open to the living areas, which invites the addition of a free standing kitchen island or bar to offer more space for food prep or socialization. If size is not an issue, the use of a large, antique farm table is ideal for separating the kitchen visually.

With soaring ceilings there is ample wall space to display either multiple pieces of artwork or stand large mirrors or canvases against the exposed brick walls. Typical lofts can handle a couple of oversized pieces of furniture as well, such as a buffet or armoire which serves double duty as additional storage.

The range of styles and options for materials and furnishings is what makes loft living so appealing. The loft dweller is not held to traditional decorating ideas.

Pedestrian Friendly Dallas Apartments

The continued development of Downtown, Uptown and Deep Ellum over the past 5 years, has created several thriving pedestrian friendly neighborhoods. Dallasites can now live in lofts and apartments within walking distance to bars, restaurants, green spaces and dog parks. And because all of these areas are close to one another, a quick trolley or cab ride makes the entire area accessible without driving.

Residents of the lofts in Deep Ellum have Adair's, Twisted Root Burgers, AllGood Cafe among many other popular restaurants. Local artist galleries are mixed with live music venues and bars. For pet owners, a huge city operated dog park sits on the west end of Deep Ellum.

The trendy Uptown neighborhood is home to dozens of apartment communities, featuring everything from garden style to mid-rise to prestigious high rise communities. Rents in this area are among some of the highest in Dallas, but residents love the ability to either walk or hop on the McKinney Avenue Trolley (MATA) to visit restaurants, shops and bars throughout the area.

The Downtown residential market has gone from a couple hundred brave souls ten years ago to becoming a vital, thriving area. Apartments and Lofts Near the Katy Trail

The 3.5 mile Katy Trail meanders along the former M-K-T Railroad, featuring a 12 ft. wide concrete path for bicycles and 8 ft. wide soft surface running path. The trail currently extends from Airline Dr. just south of SMU area to American Airlines Center.

With over a dozen public entrances and several others under construction the trail is easily accessible to residents from Victory Park, Knox Henderson, Uptown and West Village. Several of the apartment and loft communities have private access gates, which gives those residents a great place to bike, walk their dogs, or get in a run after work. Though the Katy Trail is a city park it is maintained and improved entirely with private funds.

Located on the corner of Main and Walton, AllGood Cafe is in the heart of Deep Ellum. If you're looking for a cool new restaurant to try, I highly recommend checking out AllGood. The combination of a great overall vibe, excellent menu, and Austin, Texas style musical influence, sets AllGood apart from your average cafe.

This past Saturday was my first time to eat at AllGood. After a few refreshing $2.50 mimosas, I decided to go with the Breakfast Tacos. Served on fresh corn tortillas, the tacos were filled with organic scrambled eggs, fresh avocado, pepperjack cheese, salsa and a side of black beans. They were excellent!

I'm looking forward to visiting AllGood again for lunch or dinner to try their award winning Chicken Fried Steak and hopefully catch some live music. Here's the calendar for their upcoming shows.

Pet Friendly Lofts in Dallas

With the influx of urban dwellers into Downtown, Deep Ellum and Victory Park areas, many of the lofts and apartments have very liberal pet policies. Though most communities still restrict some breeds, it is not uncommon for pet friendly lofts to accept dogs weighing as much as 100 pounds.

Off-leash parks have become important destinations for pet owners to both exercise and socialize their dogs. Deep Ellum has "Bark Park Central" on Good-Latimer between Canton & Commerce with over one acre of shady areas that include doggy showers and watering holes. In the heart of downtown "Main Street Garden Urban Dog Run", located within Main Street Garden allows residents of downtown open green spaces. And just east of downtown close to Baylor Hospital a dog park has opened at Liberty near Swiss Ave.

Uptown residents can take their canine friends along for a walk or jog on the Katy Trail, which runs from American Airlines Center to Mockingbird Station.

In addition, several of the newer apartment communities in the area are including on-site dog parks, which offers new residents a great way to meet their neighbors.

Loft Living enhanced by DART Rail Green Line!

With the recent opening of the DART green line residents of several loft communities in Deep Ellum and Fair Park find themselves in a much more pedestrian friendly neighborhood. With the Deep Ellum, Baylor and Fair Park rail stations access to the light rail is only steps or a couple of blocks away. In addition to warehouse style lofts the area is home to a brand new "soft loft" communities with amenities including a deli and dry cleaner on-site. Loft rentals in the area are currently ranging from $700-1800 per month, with a huge variety of finishes and layouts. Most are very pet friendly!
