Especially if you are thinking about building or buying a home in southwest Edmonton. I had the opportunity to speak to someone in the know who indicated to me that over the next five years, there's only going to be between 300 to 400 new lots available to be built on in southwest Edmonton, in communities like Windermere, Keswick, Glenridding Ravine, Glenridding Heights, Chappelle Gardens, and Upper Windermere.
Now, as we all know, the law of supply and demand always applies. And if there's only going to be that many more lots over the next five years, you can expect that the demand is going to outstrip the supply which means we're going to see valuations rise in southwest Edmonton.
So if you're thinking about building or buying a home in southwest, anytime in the near future, you're going to want to do it now before prices get out of hand and especially in the new home market, but you know that as soon as the new market prices skyrocket is going to drag the resale market along with it.

Ready to buy your first home?
What an exciting time! You are ready to buy your first home. But all do you need to know? Here we will go over the basics step to getting you started.
The search.
Most people assume the best place to get started in the buying process is to find the home. While doing a preliminary search is helpful this is not necessarily the best place to start. There are thousand of homes listed for you to skim through, but it might not give you the best idea of what is best for you. For the sake of narrowing in on what area you would like to live in, go ahead an take a look. Let’s keep this a preliminary search though.

#1 Find a lender.
The first step should be finding a lender you wish to work with. You may choice to work with the bank you do most of your banking with, but you can also talk to a mortgage broker. Whether you choice to go with your bank or a different lender may depend on a few things including your location. In Edmonton I often encourage buyers to speak with a mortgage broker because they have the ability to source out many different lender and provide you with the best option that suits your needs. I am learning that this is not the case everywhere. If you have questions about lenders or mortgage brokers, just ask you friendly real estate associate.
#2 Get Preapproved.
Getting preapproved with the lender you choice to work with is the next big step. This will give you the budget that you will be working with. There is no sense in searching for homes when you don’t know what your budget truly is. This doesn’t usually take long to get done. It can be a nerve racking part of the process and sometimes delays buyers purely out of emotion, but you will be ok in this process. There is no harm in finding out where you stand in the eyes of the lenders.

#3 The true search
Once we know what your budget is we can now set up a proper search to help you find homes that match your criteria. By this time you have probably thought more about that area you are looking for and how many rooms you need. Your realtor can send you updates of homes just for you. Though the search has been reduced from thousands of homes to just hundreds that match your needs. Hundreds is still a lot to see. Pick your favourites and then minimize the list to a short list of homes you would like to see.
#4 Viewing homes
Now that you have you short list of homes you would like to see. Let me (or your realtor) know. We look forward to showing you around.
Some things to keep in mind while viewing homes: families often still live in the home, it is curious to try to give 24 hours notice to owners when you’d like to view, it is nice to pick a few homes to view in one outing rather than day after day. They tend to be easier to compare while they are still fresh in your mind. Also try to be on time for your appointment. There may be other showings happening.

#5 The offer
After picking the home it will be time to make the offer. This is another nerve racking point of the process, but necessary. You will want the best price but of course so will the current owner. Allow you realtor to hep advice you on what a good offer would be for the home. This will depend on a few factors that your realtor is keyed into.
#6 Pending
When an offer you make is accepted there will be a few things to do.
You will need a deposit to start the transaction process. This you will need to discuss with your realtor. The amount will vary from home to home.
You will need to have an inspection done. You, the buyer, pays for the inspection. The home inspection if for you not the current owner and so you want the person performing it to be working in your best interest. This is why the inspector is hired by the prospective buyer.
You will also want your own real estate lawyer to process the paperwork for you. If you need help finding contacts for these professionals, your realtor likely has a list of people to refer to you.

#7 Possession!
Once the inspection is done and the financials have been approved and all contract conditions have been removed the deal will close and you will be a proud new home owner. Your realtor will meet you at your new home to hand over you keys.
The process may take you a few weeks to get through and so you will be pretty excited and possibly a bit tire as well because this was a big step toward your future.

Here is your Edmonton single family home Real Estate Market Update for the week of March 20th
We are starting to see modest increase in sales volume. I expect this will continue as we get further into the spring market.
The split market continues at this time with homes under $500,000 still in a seller’s market with upward pressure on valuations. As soon as we cross $500,000 we fall back into a buyer’s market with downward pressure on valuations. If you are thinking about selling in the higher price ranges you need to be listed lower than your competition in order to get your home sold in a reasonable time frame.<br /><br />If you are planing on buying a home in the lower price ranges you are going to want to do that sooner than later as you will see prices rise and waiting will cost you in having to buy at a higher valuation.<br /><br />In the short term I expect this trend to continue, but eventually we will see that threshold to start moving into the higher price ranges.

In February, the average asking rent across all property types in Canada increased 9.7% year over year to $1,984, according to the most recent National Rent Report from Rentals.ca and Urbanation.
Since June, average rents have not grown by double digits until now.

Since peaking at 12.4% in November, the annual rate of rent inflation has been declining. For the last three months, rents have fallen by 2%, a 0.6% decrease from January.
With an average monthly rent of $1,560 for a one-bedroom and $1,920 for a two-bedroom in February, Calgary placed 26th out of 35 cities.
February's average monthly rent for a one-bedroom increased year over year.
Edmonton ranked 30th for average monthly rent for a two-bedroom unit in February and 32nd for a one-bedroom unit, both at $1,099 per month. In Edmonton, the average monthly rent for a one-bedroom increased by 5.5% and for a two-bedroom by 10.7% in February compared to the same month last year.
Lethbridge ranked 30th out of 35 cities for the average monthly rent for a one-bedroom apartment in February, coming in at $1,204, and 31st for a two-bedroom apartment, coming in at $1,365.
In February, the average monthly rent in Lethbridge for a one-bedroom increased by 20.5%, while it increased by 18.2% for a two-bedroom.
Red Deer ranked 32nd for average monthly rent for a two-bedroom in February and 31st for a one-bedroom, both at $1,162 per month.
The average monthly rent in Red Deer increased by 21.1% for a two-bedroom unit and 19.1% for a one-bedroom unit in February compared to the same month last year.
With an average monthly rent of $966 for a one-bedroom and $1,186 for a two-bedroom in February, Grande Prairie came in last place out of 35 cities.
The average monthly rent in Grande Prairie increased 9.2% and 9.8% year over year in February for a one-bedroom and two-bedroom, respectively.
Despite not being on the list, Fort McMurray's one-bedroom average rent in February was $1,093, and its two-bedroom average rent was $1,301.
The average monthly rent in Fort McMurray increased by 0.4% for a two-bedroom unit and 3.2% for a one-bedroom unit in February over the same month last year.
The average monthly rent for a one-bedroom residence in February in Lloydminster was $814, and the average monthly rent for a two-bedroom was $928.
In February, the average monthly rent in Lloydminster for a one-bedroom increased by 10.3% over the previous year, while it increased by 9% for a two-bedroom.
Among the biggest cities in Canada, Calgary's rents for apartments and condos increased at the quickest rate in February. Calgary's average rent increased by 28.1% annually and 3.8% over the previous three months to $1,862. One-bedroom apartments in Calgary cost $1,652, two-bedroom apartments cost $2,035, and three-bedroom apartments cost $2,370, which is still below the national average.
Although Edmonton's average rents for condo rentals and flats grew 8.6% annually in February, they have declined 1.3% over the last three months.

In February, the annual average rent in Red Deer and Lethbridge rose by 17% and 16.5 %, respectively, for condominium and purpose-built apartments.
The average rent in Alberta is $1,424, with one-bedroom apartments costing an average of $1,272, two-bedroom apartments costing an average of $1,587, and three-bedroom apartments costing an average of $1,655. In Canada, Alberta has had the highest rates of interprovincial migration.
Quote: The rental market experienced a pull back over the past three months following record-breaking rent growth in 2022. The recent slowing can be related to high rental costs impacting affordability and an increase in new supply from apartment completions. However, several key markets experiencing high demand continued to see rents trend higher last month.

Getting Ready to Sell
If you are thinking of selling your home chances are you are probably looking for a new home as well. To get started on preparing your home to sell, first think like a buyer. When you go looking at homes what are things you want to see? You can even go look at some homes current listed for sale online. What do you see that you like or don't like? Right now, we are not talking about the features of the home but how it shows. You probably want to see a clear, clutter free space. You don't want to see the current owners laundry pile or a room filled with moving boxes. It would be hard for you to imagine your bed filling in a room that is current fill of moving supplies, right?

#1 Declutter
Now let's get back to your home, One of the most valuable things you can do to prepare your home to sell is to declutter. Get rid of all the things that you don't use, no longer bring you joy, or have just been holding on to because someone gave it to you. Not only will it help clear out the house but it will also help when it comes time to pack up and move.
This can be a challenging task for some many people though. If decluttering is tough for you and you know it, think about hiring a cleaning company that does moving cleans. Their staff can help you look at things differently and get the ball rolling. You don't have to take on this task alone.

#2 Repairs
Doing little repairs is helpful to selling your home. With the clutter out of the way you might see niks in the paint in places. You might have noticed a drawer hand was a little lose. These are simple things to fix up that wont take you much work.
You don't need to get to the extent of replacing floors or doors. Major repairs can also help sell your home but is most often not nessacary.
Just like the cleaning process, this is not something you have to do alone. There is often a community handyman close by eger to help with little household repairs.

#3 Clean up
Ok! we've got the clutter out of the way and we've done some repairs. Now you are probably seeing dust buddies you didn't know exsisted. It's time to clean up. Get into corners you havn't seen in a while. Don't forget the windows, walls, basebaords, doors, and maybe even shampoo the carpets.
Remember that you don't have to do this all alone. There are plenty of cleaning companies and places that to carpet cleaning. Any money you might spend getting the work done now will help your home sell for better value in less time. It is worth getting help if you need it.

#4 Scent
Now that you have decluttered and cleaned ever knock and granny, your home is already smelling better. We all grow nose blind to the scents that linger in our home and they tend to hide in those boxes and corners. Now that we've freed up that space, the smells are coming out.... but they probably aren't just going out the door nicely on their own.
Go get your favorite scented 3 wick candle. Turn on the essential oil diffuser with a gentle scent. Help you home along in getting a fresh smell flowing through again.
Some people even like to bake cookies during open houses, or warm up a little bit of vanilla in the kitchen before showings. A welcoming smell goes a long way.

#5 Curb appeal
You're almost done now. The house is fixed up clean and smells great! But don't forget to do a little yard work. Get rid of unnessacary yard furniture. Mow, rake, and trim landscaping around the home. These seem so simple but where many people forget about curb appeal is often during winter. If snow if covering your beautiful green grass, well then don't forget to shovel the walk way and replace yard lights the light up the yard during the colder months.
While these five task may seem so simple when you read though it, the truth is we grow use to the things in our space and often start to over look them. If you are having trouble seeing things with fresh eyes try asking a friend or family member to help you. Of course there is pofessinals ready to help you with almost every task around the house too. This is what exactly?
Realtors use this price pyramid to demonstrate the importance of accurately pricing property for years. A Comparative Market Analysis is used to evaluate the market worth of your home (a.k.a. CMA). The CMA compiles the prices of nearby properties that are comparable to yours and have either sold or are currently on the market. Real estate agents will appropriately modify or adjust the "comps" making them equal (comparing apples to apples after adjustments) to determine a proposed market value for your home. Depending on inventory levels, the numbers on the price structure pyramid will change slightly, thus it's crucial to work with a realtor who is aware of the state of the market.
How does it work?
Let's say your Realtor estimates the market value of your house at $500,000. You want to sell the house as soon as possible, but you are not in a dire condition. In this scenario, your realtor might price the house accurately at $500,000 market value, anticipating that a decent number of prospective buyers (60%) will look at the home and perhaps snag it off the market in a reasonable length of time. However, setting your home's price too low could cause some issues. Therefore, even though 90% of potential buyers may consider your property if it is priced at $425,000, many of them (as well as other Realtors) will question the low price and be deterred from looking at the property out of concern that they may discover structural problems, expensive repairs, or other problems.
What actually happens?
Each realtor has a unique approach to pricing. Some charge a high price in the hopes of scoring a home run, but they always have the option of lowering it if the market rejects their initial proposal. However, as was already discussed, the key is to price your home close to market value if you want to get the most exposure to the buying public. A home's price can be difficult to determine. Seasonal changes and market movements should be taken into account. Hire a knowledgeable Realtor to assist you in the process, and make sure you do so.

With the snow on the ground that is a sure sign that we are into the winter real estate market here in Edmonton.
Edmonton's real estate market has always been very seasonal. We typically see activity, sales and market values rise in the sping time, level out in the summer time, and a slow down in activity, sales and market values drop in the winter. This year we have seen and are see the same trend.
In the early spring we saw a very sharp increase in valuations as the demand outstripped the supply as buyers where rushing in the buy before interest rates rise.
In January of 2022 the average selling price of a single family home in Edmonton was $421,100. The market peaked in April reaching a high of $460,700 which was a 9.4% increase of valuations. As of October 31, 2022 the average selling price dropped to $418,000 for a net loss of almost 1%
Currently as of October 30, 2022 Edmonton's Single Family homes listing to sales ratio was 5.22:1 meaning we have 5.22 homes listed for every sale that occured in the previous month. We know what anytime this ratio his higher than 4.00:1 for single family homes that there will be continued downward pressure on valuations. Stay tuned for the next update.

Serge Bourgoin: Hi, everyone, it's Serge here again from FindMyHouse.ca and eXp Realty. And I'm here with Curtis Albert from A Buyer's Choice Home Inspections. As you can see, I got a pile of leaves here in front of us and that's a sure sign that falls here and winter is coming. And so Curtis, there's a lot of things that people should do in the fall in preparation for winter in their home, shouldn't they?
Curtis Albert: Absolutely. There's a few different items you want to take a look at, either inside your home as well as the exterior. For the inside, you definitely want to take a look at your furnace filter. It's a good time to change that out. That should be done at least semi-annually. This is a great time to have a go at that. Same as your humidifier. Open that up, take a look at the filter on there as well. That's a good time to either clean it or replace it. Something else you want to take peak at, again, it's a semi-annual maintenance item, it would be your sump pump. Open the hatch up, make sure you can access everything. Lift the float, make sure the sump pump is working. And if you do use the hose on the exterior of the home, make sure it's detached so it doesn't freeze up on you.
Serge Bourgoin: So you want to just connect that in the wintertime?
Curtis Albert: That's correct. It's nice to have that hose on and get the water flowing away from the home in the summertime. But when you have the potential of that hose freezing up, it has to be disconnected for the winter.
Serge Bourgoin: Okay. You were also talking about a backwater check valve?
Curtis Albert: Yeah. A lot of homes end up covering these check valves over, but if you do have access, it's really nice. Again, semi-annually, go in there, open that up. It's just a little flap valve. It allows your discharge water to flow out away from the home and not come back in if we have storms like you're seeing down south.
Serge Bourgoin: Okay. Wonderful. All right, well, we're going to cut away here for a second and we're going to go around this house pointing out some items that you should be looking out for. So get ready. Here we go. Well, Curtis, what's next?
Curtis Albert: Well, it's a little bit earlier in the season right now. We still have a lot of leaves on the trees, but once you've noticed that most of the leaves have fallen, it's a great plan to clean your gutters. Ideally, you're going to go up there and be able to scoop them out, but in many cases people don't want to do that. It is a bit of a danger being up on the ladder. This is a kind of nice workaround. You can attach this unit to your garden hose. Get up here. It's angled. You can run the water, clean the gutters, make sure you have flow right through to the downspout, and there's water coming down your downspout so you know it's flowing properly. Simple item, it can be picked up at Canadian Tire or any hardware store.
Serge Bourgoin: And you said it was relatively inexpensive?
Curtis Albert: Yeah, they're 20, $30.
Serge Bourgoin: Awesome. All right, well, let's follow and continue around the house and see what else we can find. We see a central air conditioning unit. What can you tell us about preparation for that in the wintertime?
Curtis Albert: This is an excellent time to clean the unit up itself. You can see all the fuzz that's collected, poplar fuzz, dandelion, whatnot, throughout the season. We can either take an air hose, clean it out, or a simple garden hose, wash all this stuff out. If you have a cover for the AC unit, it's a good time to apply it. And something else I would recommend is disconnecting the power. Your AC unit should not be run below 15 degrees Celsius. Avoid any mistakes. Simply kill the power to the AC for the winter.
Serge Bourgoin: So usually there's either a power box outside with a breaker or there should be a breaker in the breaker room of a house?
Curtis Albert: Yeah. In many cases, you're going to have power points, disconnect points at both locations. That's correct.
Serge Bourgoin: Okay. All right. Well, let's continue round this house and see what else we should be looking at.
Curtis Albert: Now also, you should take a look at, make sure that they're all free flow. Make sure the flaps working correctly. If there is a screen, ensure that they're cleared out so you do have proper airflow coming out of the home for your exhaust systems.
Serge Bourgoin: All right. Well, here we're at a house that has frost-free bibs, but the hose is connected. What should we do?
Curtis Albert: Okay. On most of the newer homes, you're going to see the frost-free hose bibs. People think they're great. You don't have to worry about them for the winter. They're not going to freeze up. When you leave a hose connected like this, it does not allow the bib to do its job and drain properly. It can freeze, crack, cause you all kinds of issues. Ensure that the hose is disconnected before we get into the freezing winter.
Serge Bourgoin: Disconnect your hoses even though you have a frost-free bib, that's a good plan. You don't want to flood a basement this winter.
Curtis Albert: Okay, we're going to take a look at the window wells next. It's a good time to make sure that they're cleaned out. There's no debris being stored in here, not using it as a storage location. This window well actually looks in really nice shape. We're six eight inches below the window is where you're seeing the base of the well. You can see the weeping tile drain. Everything's in good shape. It's allowing for a little bit of ice build up in here and you won't have any issues with water coming in through your windows. This fella looks really good. Just make sure you keep them clear of debris.
Okay, we're looking at a couple other items here right now. We're taking a look at any of the openings into the home. They're properly sealed up. That all looks good. Your leader coming off of your downspout is attached. It's draining away from the home. Excellent. Our grading, we have a nice positive slope away from the home. Again, this is a very good thing. Here's your sump discharge, your ABS. Currently, they have a leader sitting on there. In the winter, you can simply take it off. It's going to discharge right there, but you're not typically going to have a lot of water coming out. Everything looks excellent over on this side of the home, guys. It's what you want your home to look like.

The listings to sales ratio continues to rise moving towards a buyer’s market and we have downward pressure on valuations.
As of Sept 25th we had 3,712 single family homes listed for sale. In the previous 30 days 695 homes have sold. That gives us a listing to sales ratio of 5.34:1, starting to move us from a neutral or balanced market which is around 4.00:1 towards a buyer’s market.
The average selling price of a single family home is $455, 240
I expect this will trend to continue now and moving into the winter market. With further interest rate increases on the horizon, I expect sales volume to slow down, which is a function of seasonal slow down and the rising of interest rate, and valuations to continue to drop.

While this may sound like a daunting task to some it can be quite satisfying for homeowners to complete the necessary tasks. It is a comforting feeling knowing you are ready for the cold weather, and it will be even more comforting when that weather sets in.
To help you prepare for the change of season I will share with you my own lost of winter prep to do’s.
#1 Yard Clean-up.
Before the leaves even turn, I clean up the gardens. Cut back any bushes that need trimming. Trim and perennials that have finished blooming and are overgrown.
#2 Check drainage and run offs.
Ok this is not a normal check for me but after 14 years in a home that was built in 1982, I am concerned my sidewalks are slanting and not in a favourable direction. My walkways have started to slope toward this house. I am concerned that snow will pile up there and the spring melt will see puddling. We always want to direct water away from our homes. So, while I do my yard clean-up, I will prepare for a late season sidewalk installation.
#3 Check eavestroughs and downspouts.
This is a more comment check. After a long summer season, I often find my gutters full of leaves. The leaves will prevent water from flowing properly. This can focus water to find a new route and lead to leaks into the home. We don’t want that!
Some people are comfortable climbing up and clean the troughs themselves. If you have a high roof or are not comfortable on a ladder, there are companies that can help you out with that.
#4 Lights
Always check your outdoor lights before winter sets in and brings long dark days. You may just need to replace a few bulbs, but you will be grateful you checked when the temperatures drop.
I, however, also need to replace exterior fixtures. With multiple outdoor lights only working part of the time, I have decided to replace all the main exterior light fixtures. This also will give me an opportunity to get them all matching.
#5 Store loose parts
Gather up all your decorations, hoses, sprinklers, and even the garden tools. Stow all of these in a dry space. Taking these items in over the winter will extend the life of the items. This might even be a trade off storage space. Bring out the shovel, snow brushes, sleds, everything winter and put away the summer stuff.
#6 Doors and windows
Take a few minutes to check the seals around the doors and windows. I replace the weather stripe every couple of years to be sure is sealing best.
While this is a simple task, this year I am looking one step farther. How is the door doing? Has it lived its life? New door is on my list of next updates. Surely my windows will need to be done soon too, but for this year I will Check the seals, paint the frame, and possibly use plastic window seal to get one more winter out of them.
#7 Cars and Rv’s
If you have a summer car or Rv you will want to winterize and store the toys.
You can also take some time to clean you regular vehicles. Take out any summer left overs like bug spray, sunscreen, floor mats full of sand… that can all go.
Think about adding extra glovers, your snowbrush, and/or an emergency road kit now so that you are prepared when the cold days get here.
#8 Yard access
Check you gates, latches, garage doors and fences. Things tend to shift and freeze up during our fridged Canadian winters. If you gate is already sticking, it will only get worse when the freeze comes. So make sure all your yard access points and flowing nicely now.
#9 Dump run
After all of this you may have found a pile of extra waste. Between shrub trimmings and old yard decor, summer toys that didn’t survive and replaced fixtures, we need to make a dump run. Do a quick google to find you closest dump.
#10 Enjoy!!
Now its time to enjoy your hard work. Kick back and appreciate that you are tucked in for winter. Your home will be safer and warmer, and you can pat yourself on the back for that.

Average selling price vs. valuations is there a difference here in the Edmonton Real Estate market? Hi my name is Serge Bourgoin of eXp Realty and findmyhouse.ca and I am your Edmonton realtor!
The media and most real estate boards typically release the average selling price of the real estate in their market, I know that is what they do here in Edmonton, and I am sure the same in your area. So, is there a difference between average selling price vs. valuation?
Yes… and it can be huge, and the average selling price can be very misleading. Well let’s take a look at average selling price first. What is average selling price. Well, it is the average of all the sales that have taken place in a set period of time. Really it is the reflection of how much the average buyer is willing or able to buy. I know that here in Edmonton the average real estate buyer goes and gets a mortgage pre-approval before they start searching for a new home.
What will determine how much they qualify to purchase is primarily what is their credit score, home much debt load they are carrying, their income, and what the current interest rates are. So, when I see average selling price vary, I am looking at how much salaries of the average consumer in the market are, and the current mortgage rate are. So, if I see average selling price drop, and I know that the average selling prices is dropping because we probably saw mortgage rates rise about 90 – 120 days prior, reducing the purchasing power of that buyer. Why the 90-day lag time… Well here in our area when buyers go for the pre-approval, they get a 90-day rate hold on average. Therefore, an increase in mortgage rates will affect the market for buyers who buy 30 – 90 days later.
If we see the average selling price increase, I am more likely to see that either income of the average consumer has gone up or mortgage rates have come down. Valuation is different. Valuation is a measure of how much home you get for the dollar spent. So, it would be possible like we saw in the past when the average selling price only dropped by 2 – 3% but valuation dropped by closer to 10%. It really just meant that the average buyer was getting more home for their dollar. Well, I hope that this clears up any confusion for you.

It wouldn't surprise me to see up to 1.5% increase over the next 18 months if not sooner.
What does that mean? Well it will mean that it will reduce the buying power of the average home buyer from 10-20%. As an example if you were capable of buying a $400,000 home today after the rate increase you will only be able to buy between $320,000 - $360,000. That is a huge difference.

Last Thursday, one of the most-watched interest rates in the world, the U.S. 10-year yield, broke 2% for the first time since summer 2019. This is the market seeing the future — and realizing that the future likely entails more rate increases than it thought.
Many things move Canadian mortgage rates, but few are more important than U.S. yields. The recent 13-bps melt-up drove Canada’s 5-year yield to levels we haven’t seen in almost three years.
The catalyst was two-fold. For one thing, St. Louis Fed President James Bullard advocated for a 50-basis-point hike next month. That spooked bond traders, who are now betting on a 50-bps opening Fed hike on March 16. And as goes the Federal Reserve, so often goes the Bank of Canada.
Secondly, we saw U.S. inflation hit a level we haven’t seen since February 1982. If you’re too young to remember, that was the year that Michael Jackson released “Thriller,” that “E.T. the Extra-Terrestrial” debuted, and that Canada’s prime rate was 18.97%.
Now, clearly we’re not going to witness the horror of double-digit rates this time around, but when inflation becomes embedded in people’s psyche, it leaves central bankers in cold sweats. If it turns out the Bank of Canada and the Fed were indeed asleep at the wheel, as investors increasingly fear, it’ll take more, and quicker, rate hikes to bring CPI back to target.
And yes, that’s despite the fact that prices are rising due primarily to cost-push inflation, which is running rampant due to supply interruptions. Monetary policy isn’t well-equipped to combat that.
Given that lenders benchmark fixed rates to bond yields, fixed borrowing costs will keep climbing. We’re fast running out of lenders that offer 5-year fixed rates with a two-handle. Just one national broker channel lender is left at 2.99% for a standard uninsured 5-year fixed, according to Lender Spotlight. Just 12 months ago, we were seeing record-lows of 1.84% paying full-comp.
The fixed-variable spread is now over 150 bps for the first time in over a decade. It’s getting harder to justify a fixed every time it widens. Just keep in mind that the market is pricing in a terminal rate that’s roughly 250 bps higher. Moreover, future inflation risk is unquantifiable, despite BoC assurances that CPI will slide to 3% by year-end (a level that still warrants rate hikes, by the way).
Professional mortgage advisors have an obligation to recommend suitable mortgages. That means not uniformly chanting the mantra that variable beats fixed. Borrowers who barely qualify and/or are more vulnerable to borrowing cost spikes should be put in fixed rates, albeit not necessarily 5-year-plus terms.
If you have to pick fixed, look for value in 4-year rates when appropriate, given the likelihood of rate cuts by 2026. Shaving a year off a 5-year term in exchange for a guaranteed 15-20 bps rate savings in the first 48 months is a bet worth taking. The main reason: in the post-inflation targeting world, no meaningful rate-hike cycles have lasted more than three to four years.
In less than three weeks, the Bank of Canada will get our phones ringing with the first of many rate increases. This is the time to put clients on notice that it’s about to get real.

According to a report released by the Canadian Real Estate Association the average selling price of a resale home increased by 19.78% to $719,102.
While in Alberta we saw the average resale home increase by 6.35% to $432,825. That makes us a great bargain in comparison to the rest of the country.
The increase in average selling prices has been fuelled by our current low mortgage rates making homes affordable. The real concern I have is that almost everyone is of the consensus that mortgage rates will be rising in the new year which will make home buying more difficult and buyer's would not be able to qualify for the same amount reducing the purchasing power significantly.
