It’s great to see some of the higher priced inventory in Emerald Hills and Farm Hills starting to move again. Note the top 4 homes to close escrow this week were all over $1.4M. And the two homes at 916 Wilmington Way and 920 Wilmington Way are both in contract now too. Let’s hope this is an indication that buyers are starting to seriously shop again in Emerald Hills.

North Star Academy gives Redwood City a “Shakespeare-ience” again…

Romeo and Juliet: The Struggle to Keep Shakespeare in our Schools

We’ve been hearing about budget problems causing drastic cutbacks in many schools. Many schools are determined to make sure the art programs that support such classics as Romeo and Juliet remain in place. North Star Academy, in Redwood City, is one such school. Each fall they put on a Shakespeare play to preserve the awareness of classic literature amongst the area residents. Yes, they still put on a spring musical which brings in much higher crowds, but the Director, Neva Hutchinson, the administration and school district officials are determined to keep Shakespeare a part of their program. As Ms. Hutchinson says, “Shakespeare is timeless with his themes of love and hope. In today’s economy, these themes are especially important.”

“What’s in a name? That which we call a rose by any other name would smell as sweet.” William Shakespeare was a miracle worker with words. Our schools are determined to offer this to the community in a way that benefits the students and the community alike. The play is edited to appeal to all ages and yet it still portrays the classic struggle between feuding families and its effect on true love. Sword fighting! Romance! Dancing! Street fighting. This performance has it all.

To keep ticket prices low, the schools apply for grants and donations. Numerous hours are spent by volunteers to make the plays come to life. In Romeo and Juliet the period sets will reflect the beauty of Verona and the sumptuous costumes have been individually made by talented volunteers. As Stephanie Finander says (she personally put over 200 hours into the intricate costumes), “When the audience sees the fancy costumes and the beautiful set, it helps them to get ready to hear the beautiful language of Shakespeare.”

As the principal Wendy Kelly says, “Shakespeare’s plays are classics. I am thrilled that students at North Star are able to learn about these stories and show their outstanding acting abilities to all ages.”

Dates and Times

The play will occur on October 15, 16, 17 at 7:00 PM, and October 18th at 2:00PM. The North Star Academy students will be performing in the McKinley Auditorium at 400 Duane Street in Redwood City. Another bad number…

Nationwide Mortgage Delinquencies

A couple weeks ago, I wrote a post on my White Oaks Blog site about some disconcerting numbers that pertained to Silicon Valley employment and office vacancy rates. While I try not to spew negative news on my blog sites, some numbers that are so stunning that they’re impossible to ignore. The aforementioned numbers fall into that category, as does the number in the graphic above: 13. According to the Mercury News, that’s the nationwide percentage of homeowners who are either behind on their mortgage, or are already in some stage of foreclosure.

Wow….That’s a big number, and it’s now at an all-time high.

Recovery?

For all of the talk about the recovery of the real estate market, when over 1 in 10 Americans can’t make their own mortgage payment it clearly tells us that this nightmare is far from over. While I’m sure that rate varies widely among regions in the country, we probably all know someone right now who is having a tough time making ends meet. Whether it’s through unemployment, divorce, or health reasons, the pain is real and it’s widespread.

UPDATE 8/21: According to this article that originated in the Washington Post, unemployment has now surpassed sub-prime lending as the leading cause of foreclosures.

For everyone’s sake, let’s hope this number takes a nose-dive, and soon. The last thing we all need right now is another tidal wave of displaced friends and foreclosed homes.

New Feature: Single-Click Home Search

One Click, See Homes.

One of the things that annoys me the most about searching for homes on the Multiple Listing Service (MLS) is the sheer number of data fields you must fill in, and all the pages you have to click through before you even get to see a single home. I can only imagine that it’s equally frustrating for home shoppers, too.

Well, if you’re looking for a home in Emerald Hills (or Woodside and Portola Valley for that matter,) there’s a better way to find a home. At the top center of the site, you’ll see this new button:

If you click on that button, you’ll immediately see a page that has ALL of the homes currently for sale in the Emerald Hills and Farm Hills Estates area. It’s in a very cool Google Map view, so it’s very intuitive to see where the homes are located. All of the specifics of each home are already loaded in the left sidebar. If you see a home on the map that you’d like more information on, simply click on the house and all of the details show up. Pretty cool, huh? And since the search is already pre-defined, you don’t need to burn a bunch of time setting it up. Once you’re in, though, you can change up the search as much as you want.

Additional Communities

You’ll notice when you put your cursor over the button that a couple of additional choices pop up below. I figured that if you were looking for a home in Emerald Hills, you might be interested in what’s for sale in Woodside and Portola Valley too. Same thing as before… one click, see homes. It doesn’t get any easier than this…

A new look for the Emerald Hills Blog…

Something old, something new….

If you read this blog with any regularity, you’ve obviously noticed the change to the look and feel of the site. This all started a few weeks ago when I decided to do a massive overhaul of my other blog, The White Oaks Blog, where I changed the look and structure of that site entirely. (Now I know how the creators of Facebook feel when they changed their site.) It wasn’t a terribly popular decision, but the new background allows me to experiment with some things that I couldn’t do before.

Well, if the new face of the Emerald Hills Blog looks familiar, it should. I am using the same backdrop (aka “theme”) that was previously on the White Oaks Blog. Why? First, I simply like it. I have looked at hundreds of 3-column themes, and this one is still my favorite. And after toiling with it for many hours, I’m extremely familiar on what it can (and cant’) do. Second, it allows me to do some things that the previous Emerald Hills Blog theme doesn’t. Here are some of the improvements you’ll see:

Links. You’ll be able to see hyper-links that are inserted into the articles much better.
Home Search. You’ll soon see dedicated pages that have all the homes for sale in Emerald Hills and Farm Hills with a single click. No need to leave the site — it’s all right here.
Easier Navigation. With this site, it’s much easier to navigate and ultimately find what you’re looking for.

Trust me, I’m not a fan of change solely for the sake of change. I hope you too see the improvements of the new site.

Work in Progress

Although the look has changed, I will still be tinkering with the content over the next few weeks so that I can take full advantage of the new features. So please be patient if the things are continually moving around. In the meantime, please let me know what you think of the new look! Feel free to leave a comment below…

Like other surrounding communities, the combined area of Emerald Hills and Farm Hills Estates saw a significant drop (-10.3%) in inventory this week. The combination of a few homes going pending and a handful of listings pulled from the market, along with only one new listing this week are the factors behind this drop. This is probably the first time that I’ve seen the Active/Pending ratio drop below 3 this entire year.

New Life in the Jumbo Loan Market

A Tale of Two Loans..

It was only a few months ago when the credit market imploded on itself, and left a wake of destruction in its path. The home loan market was not exempt from this destruction, as money of any sort became very difficult to get. The government stepped in an bolstered the conforming loan market by rescuing Fannie Mae and Freddie Mac, and expanding the existing conforming loan limit temporarily from $417,000 to a maximum of $729,000. This meant that borrowers could once again get a reasonable rate on a loan, at least in the entry-level buyer range.

What about Jumbo loans?

Jumbo loans (those over $729,000) didn’t fare as well. The pool money that is used to fund jumbo loans comes largely from private investors and foreign countries, and this spooked group of investors didn’t come back right away after the market collapsed. For those few they did, the interest rates they demanded to offset the new risk drove the rates on jumbo loans way beyond 7%. This had a devastating effect on the luxury home market — the only people buying homes in this range were those who had enough cash to buy the home outright, or to at least push the loan balance below the aforementioned conforming limit.

Needless to say, that’s a pretty select fraternity of buyers, and even THEY weren’t too anxious to jump into a volatile luxury home market. The net effect on the Emerald Hills real estate market has been devastating. As I’ve discussed on this blog, far fewer homes are selling in Emerald Hills this year, and those that do sell are fetching prices well below the level of previous years. It’s a pretty dire situation when you’re selling a product that nobody can afford.

But help is on the horizon.

Enter Bank of America….

B of A has quietly introduced a new product to the market that may help jump-start the slumbering luxury home market. Right now, for the right buyer they will fund 80% on loans up to $2M. Paying 1 point on this loan will get you a rate in the upper-5% range. Not bad considering that this same loan was easily 2 points higher 6 months ago. This is big news, and I’m not aware of any other major lender who has a package like this.

Will this help Emerald Hills?

Considering that the average price of a home in Emerald Hills and Farm Hills Estates is well south of $2M, this loan provides an attractive option for those thinking of buying in this range, but just assumed they couldn’t get a loan. Of course, there are other factors that are keeping buyers on the sideline right now, such as unemployment. But availability of funds should no longer be a roadblock.

Avoid hiking or jogging when mountain lions are most active—dawn, dusk, and at night.

Keep a close watch on small children.

If you encounter a mountain lion, do not run; instead, face the animal, make noise and try to look bigger by waving your arms; throw rocks or other objects.
