In the following Q&A, Stencil shares more about her career with Extra Space Storage, including the advice she’s received from her mentors, the most challenging aspect of her work, and the projects she’s proud of.

Q: How did your career path lead you to Extra Space Storage?

A: Prior to Extra Space Storage, I worked at advertising agencies in both New York City and San Francisco. I enjoyed the opportunity to plan and buy advertising space for a variety of clients for both digital and traditional formats—ads on Hulu and Pandora, as well as TV spots. One of my favorite clients was Kikkoman (You know them…the soy sauce!). We bought advertising space in The Next Iron Chef, where we secured an entire commercial slot to premiere a trailer for a documentary the agency made on the brand.

I decided I wanted to move back to Salt Lake City from San Francisco and found a job online with Extra Space Storage’s marketing team. Fortunately, people from marketing leadership were traveling to San Francisco a couple of weeks after I applied, so I was able to meet them in person. Not too long after that meeting, I moved to SLC and started with Extra Space Storage.

Q: What is the best advice you’ve received in your career?

A: Be someone that others want on their team. Do this by being reliable, building trust, and taking on new opportunities with a hunger for learning and a desire to add value.

Q: Which experience(s) in your career influenced who you are today?

A: I think beginning my career in New York City helped me quickly understand how to operate in a business environment. Things I learned in that job that are still very applicable include:

• Always bring a notebook (or something to write notes on) to every meeting. Preparedness is key
• Don’t ask every question that comes to mind. Do your own research first, and if you’re still stuck, then ask.
• Directness doesn’t mean people don’t like you. Often (especially in New York), that’s just how people operate and get things done.
• Speak up if something isn’t working. I started off opening and processing invoices. I knew very quickly that I needed more of a challenge. I asked my manager for more opportunity, and it led me down an exciting new path that helped me get where I am today.

Q: What has been the most challenging aspect of your career?

A: I think it’s easy to let self-doubt creep in and try to hold you back. Whether it’s taking on a new role or working with teams on initiatives that you don’t know as much about, it can be easy to doubt your abilities. In my current role, I work with people that are subject matter experts, who are more well-informed than me in many ways, but it’s important to put trust in yourself, trust in others, and to be honest when you don’t know something.

Q: What has been the most fulfilling aspect of your career?

A: Getting to work with incredibly talented people has been really fulfilling. I’ve built long-lasting relationships with coworkers. When teams accomplish goals or individuals on my team succeed with new challenges, it brings me joy to know that people are reaching their goals.

Q: Describe your most successful endeavor with Extra Space Storage.

A: Earlier this year, I had the opportunity to speak onstage at our Partner Conference. It was both a chance to educate our partners on our cutting-edge marketing strategies, as well as demonstrate my leadership within our department to many of the internal executive members. I rose to the challenge and, alongside my manager, put on a great presentation. We received lots of positive feedback and even had one partner say he needed to look no further—Extra Space Storage was the option for him.

Q: What advice would you give to future Extra Space Storage leaders?

A: Lead by example. Show others how to be a great employee by living the company values, treat others fairly, and make smart choices. I like this quote by JK Rowling: “It is our choices that show what we truly are, far more than our abilities.”

Though the property’s original developer had laid down a cement pad and positioned elevator shafts in such a way that future expansions wouldn’t be an issue, Armstrong says replacement of the existing pad was ultimately necessary to support the facility’s additional square footage.

However, the pad wasn’t the biggest challenge the Extra Space Storage team encountered while upgrading this self storage facility. There was also an issue with the facility’s fire sprinkler system size and water pressure in relation to the expansion of the building.

“We added a booster pump during this project,” explained Armstrong. “Because the existing system was never tested with the full water pressure, we didn’t know if the existing pipes would hold the higher water pressure in the already rented parts of the building. We had to gradually increase the water pressure and provide constant supervision to make sure the existing pipes did not leak.”

Fortunately, the water pressure test with the fire sprinkler system proved successful, and the Extra Space Storage team was able to continue the project without any further issues. In addition, the team completed construction just under budget and without any major delays, which Armstrong says was a huge win for everyone involved in the expansion project.

Thanks to the local managers, District Vice President Chuck Machenheimer, District Manager Jaxon Lee, and the Extra Space Storage Operations team, the storage facility at Montreal Rd now has an additional 256 units available to Tucker self storage customers.

Don’t be afraid to play with scale in your layout either! Mix and match different sizes with your furniture and home decor to create more depth in your living room.

Pay Attention to Lines

Creating well-defined lines is crucial when transforming your living room into a sleek minimalist space, as the lines will help draw the eye upward and make the room feel more open. Use furniture with sharp edges and exposed legs. Opt for floor-to-ceiling curtains and rugs with subtle stripes. And incorporate home decor pieces with geometric shapes.

Choose Wall Colors Carefully

When it comes to finding a paint color for your minimalist living room design, stick to neutral tones that will reflect light well and keep your space from feeling shadowy or cluttered. If you want a little pop of color, try an accent wall with a solid color that won’t detract from the cozy, inviting feeling you’re going for—think soft hues of blue, pink, green, or yellow.

Take Advantage of Natural Light

Does your living room have large windows? Use them! Allowing natural light to fill your living room will give your minimalist space life! This can also be helpful when designing a living room in a small space, as the natural light will make your room feel larger and more open.

Create a Focal Point

When creating a minimalist room, it’s good to have a focal point. Maybe it’s a large mirror. Maybe it’s a uniquely-shaped coffee table. Or maybe it’s a quirky conversation piece you picked up from an antique store. Whatever it is, arrange your living room around this focal point to balance out the room so there aren’t sides or corners with too much design weight.

Invest in Quality Items

When it comes to minimalist home decor, less is more. Since you’ll have fewer things to buy, spend a few extra dollars on quality items that can handle the wear and tear of everyday use. For example, an area rug or couch that falls apart at the seams will obviously not be appealing if the rest of the room is in pristine condition.

Look for Multi-Purpose Furniture

Minimalism is all about simplicity and functionality. When looking for minimalist living room furniture, be aware of how you’d use each piece. In particular, if you have a small living room, you should opt for pieces that can be stacked when not in use or that can function as both seating and storage.

Salt Lake City-based Nash Williams is one such owner. Williams owns four real estate properties, including an Extra Space Storage facility located at 5459 S Commerce Dr in Murray, UT.

Williams started his career as a minority partner for a utility and heavy civil construction startup while he was studying mechanical engineering at The University of Utah. In his four years as a partner with this business, he learned how to coordinate large construction projects—involving power plants, copper smelters, and paper mills—for multi-state operations.

Soon after, Williams founded nationwide specialty construction company National Welding Corp, which is based in Midvale, UT. The company contracted over 250 projects in 42 states under Williams’ lead, completing work on everything from tunnels under the New York Harbor to rocket stands for NASA. Williams continued in heavy civil construction until he retired in August 2019. The company, which has been operating for 22 years, continues today under the ownership of Williams’ key employees.

Because his business was successful, Williams was able to invest some of the profits back into his company. As for the remaining profits, he looked to invest elsewhere. Williams spent considerable time analyzing investment opportunities, such as alternate businesses, equities, and stocks. But he quickly realized these options would either require constant oversight, need time-consuming development, or rely too heavily on speculation—and that was more than Williams was willing to invest in his retirement.

That’s when Williams turned his eyes toward commercial real estate. Given his background in construction, he knew real estate would make more financial sense for an investment option—especially if the property choices were good, valued correctly, and could be leveraged to fit market trends.

Maintaining and improving properties to grow income was Williams’ main goal with investing in commercial real estate. “I have always targeted a good baseline return on each investment,” Williams added.

Williams was eventually introduced to self storage as a strong investment option when a member of his family who worked for a storage contractor told him about the industry—and about Extra Space Storage, headquartered in his home state. Williams learned that Extra Space Storage had partnership opportunities for third-party owners.

“As I had no interest in starting a new business that would require my daily involvement, this partnership was inviting and [seemed to] fit my future needs,” Williams explained.

Williams’ first step was to contact Extra Space Storage and educate himself on how their third-party self storage partnerships worked. At the same time, he was shopping for and purchasing a property, though he wasn’t yet convinced that self storage was ideal for this commercial space.

For Williams, a successful business venture is about three things: good relationships, reasonable risk, and good profitability. He wanted to make sure he would get all of these after moving forward with an Extra Space Storage partnership. Since developing a property and constructing a building would be a sizable investment of time, money, and risk, Williams believed there was a need for considerable investigation before diving in.

“I spoke with many groups, including architects, builders, competitors, and other developers involved in the storage business, and never heard a negative review about Extra Space Storage,” Williams said.

Today, Williams’ self storage property with Extra Space Storage is a top performer in the local self storage market. The property has been open for just over a year and has already reached 70.1% occupancy.

“There are challenges throughout this process,” Williams said. “[But] many are dependent on your own ability to thoroughly evaluate a plan and being methodical about your decisions. I have found a great benefit in meeting challenges head on.”

For new self storage developers and third-party owners hoping to get in the commercial real estate game, Williams has some advice: “Evaluate the project with a responsible sense of optimism. Use a sequential decision model by first performing your own rudimentary research on the land/area of interest. If it still makes sense, then hire an impartial feasibility company (not a builder). Trust their recommendations, and if you move forward, make sure to leave adequate financial reserves for unforeseen issues.”
