Yet last year alone, millions of Americans lost their life savings through investments that looked safe. In some cases, people lost both their jobs and their pensions when companies failed. </p>
<p>So, is there a safe place to put your money? Analysts say yes, but it&#8217;s important to learn a few facts first.</p>
<p>For instance, real estate has long been known as a secure, tangible investment because it generally appreciates over time. But most would-be investors are not real estate experts, and many of us don&#8217;t have enough money to fund the purchase of an investment property-let alone to fix up a run-down home. However, there is another strategy. It&#8217;s called cash flow investing and it allows people to benefit from secure and profitable real estate investments without buying or selling properties.</p>
<p>Put simply, a real estate cash flow note is a private mortgage created between two individuals instead of between a buyer and a bank. What many people don&#8217;t know is that one in 13 American homes is sold this way. Much like banks, which buy previously created mortgages, private individuals can buy cash flow notes to build returns of 20 percent or more. Here&#8217;s how it works:</p>
<p>Let&#8217;s say I sold a house for $100,000 and my buyer had $50,000 to use as a down payment. I can draw up a contract that takes $50,000 down and finances the remaining $50,000 over 30 years. I now have a cash flow note that generates monthly payments of $299.78 each month secured by real estate.</p>
<p>As a note holder, I have two options. I can take advantage of the monthly income and interest, or I can sell the note to another investor for instant cash. This is where you, as an investor, come in to make money. Let&#8217;s say you&#8217;re an investor with $35,000 to invest. I might not be willing to wait 30 years for my money, so I&#8217;ll sell you my $50,000 cash flow note for $35,000. Many investors find they can buy notes at great prices just because the original note holder wants to &#8220;cash out.&#8221; Now you&#8217;re receiving a steady monthly income of almost $300 and you&#8217;re in a position to make a 30 percent return on your investment-even before interest.</p>
<p>Best of all, unlike stocks and bonds, your cash flow note investment is secured by real estate-one of the most solid investments in the world.</p>

			<content:encoded><![CDATA[<p>Humans are all emotional being. We do not always make decisions rationally. Emotion is part of us as investors. Investors might feel better towards stocks at certain point or they might feel that owning stocks are risky and avoid it at all cost.</p>
<p>Investors may also feel attached towards a specific company and continue owning the stock without regards to its fundamental. For example, you might like Google&#8217;s search engine so much that you decide to buy the stock at $ 350 without doing any research. You figure that Google&#8217;s search engine is so much better that buying the stock will give you profit, right? Wrong. Now, I am not here to bash Google as an investment, but analyzing an investment goes beyond the products and companies. Most investors can identify good companies and products. It is quite easy. You know that a Mercedes is a better car than a Ford or a Civic.</p>
<p>The next question is how much should you pay for a Mercedes or a Civic? This requires us to put aside our emotion for a second and think clearly. Sure, you&#8217;d like to have a Mercedes in your life. It is luxurious and have a lot more fancy features than a Civic has. But, that does not mean you should overpay for it. It works similar with stock investing.</p>
<p>Google is a good search engine, probably the best that is ever produced so far. Sure, you probably pay more for Google than other generic search engines. But, please don&#8217;t over pay. You invest in Google to profit from it not because you like its products.</p>
<p>So, how do we eliminate emotion from our investing decision? We can&#8217;t eliminate it completely but there are certainly tools that might help. One is to calculate the fair value of a common stock that you are investing in. I covered this plenty of times but basically, the fair value of an investment is dependent upon the streams of profit generated by it. In the long run, if company A earns more than company B, then company A will be valued more than company B.</p>
<p>For a company that is growing such as Google, you can incorporate its growth and calculate the fair value with growth. I have talked about this once and you are welcomed to check our commentary section.</p>
<p>I know I don&#8217;t exactly give you the best solution to the problem. Emotion is hard to ignore. I am not immune to that. But following your emotion will cost you a lot of money. Just watch those investors that bought during the NASDAQ peak in 2000. Don&#8217;t follow the herd and keep your focus on the fair value of your stock. You will do really really well.</p>

			<content:encoded><![CDATA[<p>If you understand and follow the basic principle of <strong>Cash is King</strong> you can change your life forever. Your life will be less stressful financially and you will be taking your first major step toward “financial peace of mind”. </p>
<p>Cash is King is an easy principle to understand, however it may be difficult to follow. This principle is the key to less stress within your financial life. Many things tell us how to manage our finances and it seems that none of them address the “root cause” of our financial problems. </p>
<p>The biggest problem is that we live in a world of plastic and for all practical purposes we do not respect or understand the value of cash. </p>
<p>If you follow this simple but different principle of “Cash is King” you will start on the road to “financial peace of mind”. Here are two basic suggestions on how to follow the principle of “Cash is King”</p>
<p>When you are paid make sure you allocate enough money to pay your mortgage, utilities and any other fixed expenses you may have.  Any amount of cash that is left should be withdrawn from your checking account to be used for food, clothing, gifts, entertainment, gas, etc.  The best way for you to control this cash would be for you to 	divide and allocate certain amounts of cash for each variable expense and store this cash in labeled envelopes, like the envelopes found in the BUDGETkeeper SYSTEM.</p>
<p>Now remember that this cash is the only way you can spend. Once you have used all your cash there will be no spending until your next paycheck. This is tough! No credit/debit cards? You must be kidding! How will I ever get through to my next payday without using my credit or debit cards? They say smoking is hard to give up, I think sticking to the principle of “Cash is King” may even be harder!</p>
<p>Stick with “Cash is King” and manage your money. You will start by finding the cheapest places to buy gas, run your errands more logically and take your morning coffee from home instead of buying that latte every day. You will have to find many new ways to manage your cash and the first few weeks will be the toughest. You may even run out of cash before your next payday, however, you will stick to the principle “Cash is King” and eventually find “financial peace of mind”.</p>
<p>After several weeks it will get easier to manage your cash and you will be surprised to find extra cash available before your next paycheck. What will you do with that extra cash? Many say put the extra cash into a savings account or pay a little extra towards one of your debts. I say put it in a coffee can and let it accumulate then take yourself out and have one great party!</p>

			<content:encoded><![CDATA[<p>When talking about <strong>credit card debt</strong>, the effects of debt depend upon such factors as the sources of loan funds, the purpose for which borrowing is done, the terms and conditions under which the debt is floated, the volume of the existing debt, the interest rates, the types of loan employed and the general economic condition of the community.</p>
<p>The individual may borrow from individual investors, financial institutions and commercial banks. The effects of domestic borrowing are quite different from those of foreign borrowing. In internal borrowing, there is no increase in the total quantity of resources available for the use. Rather, it is a method to enable the individual to command more domestic resources. Borrowing from financial institutions is simply a transfer of resources from private to government use. Individuals purchase government securities by diverting their current or previously accumulated savings, after reducing their cash balances. So the above transfer of resources from individuals or institutions does not create any expansionary effects on the economy.</p>
<p>The effects of debt also depend on the purpose for which the debt is created. If the borrowed funds are used for wasteful expenditures which will not create any assets, then borrowing is indefensible. Further, the interest rates have a bearing on the cost of borrowing and consequently upon the banking system and economic conditions in general. The higher the interest rate for borrowing funds, the stronger the pull on funds from competing investments. </p>
<p>A serious diversion of funds from marginal enterprises would tend to cause the latter’s failure and this, in turn, would affect production and other economic processes, like market prices and interest rates. If the financial institutions get tax exemptions for their loans, this will tend to encourage the purchase of their securities.</p>

			<content:encoded><![CDATA[<p>It is a well documented fact that within the “business” of trading the financial markets, as much as 90 % of the participants lose and continue to lose money. So if 90 % are losing, that therefore means that 10% are gaining each and every time. </p>
<p>In order to improve my own trading record, I deliberately set out to try and discover what it was I had to do to become one of the 10% (The Winners) who are consistently making money from the unfortunate remaining 90%  (The Losers) who don’t. </p>
<p>My research and investigations was to speak to as many successful traders as I could, to read as many articles, publications and books which have been written by successful traders. It wasn’t until I started my research, that I quickly realised just how much has been and no doubt will continue to be written about trading and the psychology of trading. What is even more astounding is the amount that has been written by so called “gurus” who actually haven’t made any significant amounts of money from a business that they are supposed to be experts in. I will tell you about some of my findings relating to these authors in future articles.</p>
<p>It is my intention to publish my findings in a series of articles over the next 3 months and I hope you can learn and improve your own trading from implementing the information which I release.</p>
<p>I personally trade the FOREX market now but I have tried trading stocks, futures, commodities and options. I will be covering the reasons for concentrating on FOREX in a later article but in the meantime let me tell you about one of my many discoveries.</p>
<p>Every one of the successful traders I interviewed, stressed the importance of keeping a journal of their trades. They would record the date, time, what they traded, buy or sell, price, indicators used including levels and/or figures, trends (long, medium and short) and an overall description of why they took the trade. It was also imperative that the journal entry included notes about the trade after the event. If it made money what was the criteria, and if it was a losing trade, why had it turned out to be like this and any contributing factors.</p>
<p>Now comes the interesting part. Everyone of them stated that they regularly reviewed their journal (some weekly and some monthly) but everyone quite categorically looked back over past trades. No doubt learning from their mistakes and to improve and repeat on their successful trades.</p>
<p>Trading is very disciplined  with definite rules for entering and exiting trades. These rules must be adhered to at all times and one of the rules is entering all details about the trade in the journal, making no exceptions.</p>
<p>I hope you will all learn something from this and if you aren’t already maintaining a record of your trades, then please start doing so from now on. Also regularly go back over your records on a regular basis. You will  see a marked improvement in your performance.</p>

While it’s impossible to predict the fluctuations of the market with 100% accuracy, as you build your portfolio, you will learn to accept the losses and keep in mind the successes always waiting around the corner.</p>
<p>No one can control the market, but you can control what you invest in. Research products and know the businesses you’re putting your trust and more importantly, your dollars, in. One of the most common errors new investors make is jumping to invest in a hot stock from the previous year. It’s a common pattern for a market high to descend to a market low, right at the time you’re investing. This is not always the case, but it pays to invest in a strong stock rather than a fad that’s in one year and out the next.</p>
<p>It’s also important to know why you’re investing in that particular stock. For instance, if you invest strictly to gain some momentum, when prices fall you’ll know to drop out, otherwise, you’ll sit there wondering whether to wait it out or cut your losses.</p>
<p>Ironically, while it’s impossible to predict the market, investments are all about timing. Two of the most important decisions investors make are when to take profits and when to cut losses. When the market is up, some say it’s best to run a profit, a risky choice that could mean a huge loss or an enormous reward. However, many prefer to take their money while the market is rising, in case a fall is on the way. When the market is down, nearly everyone agrees it’s best to close out before it gets worse to avoid losing any more money, cutting your losses.</p>
<p>Most importantly, only invest what you can afford, and have a good reason for investing. Losses are a real part of investment, which means you can’t afford too many rash decisions, especially when you’re starting out. Don’t let the market determine your bank account unless you’re using it to your advantage, whatever that may be.</p>
<p>The smartest thing a new investor can do is study the market. Before investing in a product, look at its record. Don’t jump into any investments, think them over first. Siegel, The Real Life Investing Guide by Kenan Pollack and Eric Heighberger, and The Only Investment Guide You’ll Ever Need by Andrew Tobias.</p>
<p>If you stay well informed and make careful decisions, the market can be an exciting tool. In the business world, anything can happen, and with the market highs come enormous rewards that are well worth the risks.</p>

			<content:encoded><![CDATA[<p>A call <strong>investment</strong> option is a financial contract involving two parties, the buyer and the seller of this type of investment option. Often it is simply labeled a &#8220;call&#8221;. The buyer of the option has the right but not the obligation to buy an settled quantity of a particular commodity or financial instrument from the seller of the option at a certain time for a certain price. The seller is obligated to sell the commodity or financial instrument if the buyer should decide to buy. For getting this right the buyer pays a premium.</p>
<p>As the buyer of a call investment option wants the price of the underlying instrument to rise in the future; the seller either expects that it will not, or is willing to give up some of the upside profit from a price rise in return for the premium plus retaining the opportunity to make a gain up to the strike price.</p>
<p>Call investment options are most profitable for the buyer when the underlying instrument is going up, making the price of the underlying instrument nearer to the strike price. When the prices of the underlying instrument surpass the strike price, the option is said to be in the money.</p>
<p>The initial transaction in this situation, buying or selling a call option, is not the supplying of a physical or financial asset, the underlying instrument. Instead it is the granting of the right to buy the underlying asset, in exchange for the investment option price or premium.</p>
<p>Precise specifications may differ depending on option style. A European call investment option allows the holder to exercise, to buy, the option only on the delivery date. An American call option allows exercise at any time during the life of the option.</p>
<p>Call investment options can be purchased on many financial instruments other than stock in a corporation. Investment Options can be purchased on interest rates as well as on physical assets such as gold or crude oil. A call option should not be confused with a stock option. A stock option is the option to buy stock in a particular company. And it is a right issued by a corporation to a particular person, normally an employee, to purchase treasury stock. When a stock option is exercised, new shares are issued. When a call option is exercised, if it involves shares, the shares are merely being transferred from one owner to another. 			<content:encoded><![CDATA[<p>Compared to cash contracts, which require payment against the physical delivery of goods immediately or after a specified period, a futures contract is a special type of agreement made strictly under the rules of a <strong>commodity</strong> exchange, which may or may not call for the actual delivery of goods and payment in cash on a future date.   </p>
<p>According to Emery, a futures contract can be defined as a contract for the future delivery of some commodity without reference to specific lots, made under the rules of some commercial body, in a set form, by which the conditions as to unit of amount, the quality and time of delivery are stereotyped, and only the determination of the total amounts and the price is left open to the contracting parties.</p>
<p>Such contracts are meant exclusively for future settlement, though the exact date of the settlement is decided by reference to the wishes of the seller and the established rules of the commodity exchange. Such contracts do not specify the particular grade of a commodity, but impliedly refer to a basic grade called the contract grade, accepted as the common grade for all futures dealings. The details in respect to the amount, the time of settlement, the quality and so forth are mentioned in the rules and regulations, and are common to all such contracts. The contracting parties have to decide upon the price at which the contract is to be settled, sometime in one of the trading months specified by the exchange.</p>
<p>Futures contracts are made only in the ‘ring’ of the commodity exchanges, and not outside the exchanges. Only members of a commodity exchange can enter into such a deal. No outsider can become a party to a futures agreement. Such contracts can be made only in multiples of a fixed unit of trading. No such contracts can be made in fractions of these units.</p>
