The Pinal County Sheriff’s Office has announced that their Evidence Unit’s - “Found and Unclaimed Property” website can be found here.
The way they say this works is that whenever a deputy turns in Found Property from anywhere in Pinal County to the Evidence Unit and the owner is unknown, a photograph is taken of the items and the pictures are then posted on this website for the public to view.  Also posted on the website will be items whose owners are known but the Evidence Unit does not have contact information for.

If you see something that you believe is yours, please follow the instructions on the website to contact the Evidence Unit and claim your property.

Individuals claiming property must have proof of ownership.  Proof can come in the form of 1-4:

1.  Pictures do not show serial #.  If the owner can show proof of serial #.
2.  Prior Police Report – If owner has reported the item lost/stolen and can provide a DR#/Report#.
3.  If the owner has a receipt of purchase.  Must be in line with date found, etc…
4.  Picture of item, that would indicate that it is theirs.

Residential home sales in the Gold Canyon Arizona area for November 2012 showed higher activity than October 2012 home sales. Much of the increase can be attributed to the fact the “seasonal visitors” are back to Arizona – escaping the cold climates where they live during the summer months.

The average price per square foot for the homes sold in November 2012 was quite a bit higher than for similar sales in October 2012.

Distressed** home average sales prices were up only one for November 2012, when compared to October 2012.

Residential home sales in the Gold Canyon Arizona area for July 2012 were down from the June 2012 home sales numbers. But they were pretty much on track with what has been the typical number of sales for this time of the season. When the temperatures soar above 110 degrees day after day after day there are simply fewer buyers who venture out in the hot summer months.

The average price per square foot for the homes sold in July 2012 was lower than for sales in June 2012. But was  higher than averages for both June 2011 and June 2010.

Distressed** homes average sales prices were up a bit for July 2012, as compared to June 2012.

Residential home sales in the Gold Canyon Arizona area for June 2012 were slightly up from the May 2012 home sales numbers. The number of homes sold during June this year surpassed the sales in June of 2011 and exactly matched the number of sales in June 2010.

The average price per square foot for the homes sold in June 2012 was ever so slightly higher than for May 2012, but was definitely higher than averages for both June 2011 and June 2010.

This upswing in a pricing trend also held for the pricing of distressed** homes.  While June 2012 distressed sales saw their price per square foot slightly higher than the May 2012 stats, the June 2012 price averages are noticeably higher than June 2010 and slightly higher than June 2011.

It seems that the trend for prices to be a bit upward is holding — at least for the past three months. Will it continue? Only time will tell.

How will the Patient Protection And Affordable Care Act (“Obamacare”) affect you and real estate?

We have been receiving a number of inquiries about the new 3.8 percent tax that will affect some home sellers beginning in 2013.
As most everyone has read the Patient Protection And Affordable Care Act (“Obamacare”) will affect everyone in the United States one way or another. But some people will be affected more than others. Among these are high-income taxpayers. Starting in 2013, these people will be subject to a brand new Medicare tax on their “unearned income.”

As Realtors we don’t get into the role of offering accounting, tax or legal advice, so the ramifications of this tax is something that individuals should check out with their accountants and lawyers — and who knows, this tax issue could change if new government rulings occur. But that said, in general terms, the new tax, as it presently exists, gives homeowners who have very substantial equity in their homes a strong incentive to sell them in 2012 before the new tax takes effect.

Who is subject to the tax?

Starting in 2013,  a 3.8 percent Medicare contributions tax will be imposed on the lesser of either the taxpayer’s net investment income, or any excess of modified adjusted gross income (MAGI) more than $200,000 ($250,000 for married taxpayers filing jointly). Therefore, all single taxpayers with MAGI more than $200,000 and married taxpayers with MAGI more than $250,000 will be subject to this tax. This is a small proportion of the population, but a significant one for the real estate industry and sellers of homes, whose homes fall into this category.

What income is taxed?

The tax applies only to investment income. This includes:

• gross income from interest, dividends, annuities, royalties, and rents other than those derived from an active business
• the net gain earned from the sale or other disposition of investment and other non-business property, and
• any other gain from a passive trade or business.

This includes just about any income not derived from an active business or from employee compensation. And as said above, in general terms, the new tax gives homeowners who have very substantial equity in their homes a strong incentive to sell them in 2012 before the new tax takes effect.

Residential home sales in the Gold Canyon Arizona area for May 2012 were up from April 2012 home sales numbers. The number of homes sold during May this year surpassed the sales in May in each of the past two years – (2011 and 2010).

The average price per square foot of the homes sold for May 2012 was  slightly higher than for April 2012 and slightly higher than averages for both May 2011 and May 2010.

This upswing in a pricing trend did not hold for the pricing of distressed** homes.  While May 2012 distressed sales saw their price per square foot slightly higher than the April 2012 stats, the May 2012 price averages are less than both May 2011 and May 2010.

But with more sales having occurred  in May 2012 than is the norm for the same time period, and a higher average price per square foot for the homes sold (except for distressed) perhaps the market is finally starting to turn up for an upward trend. Will this continue? Only time will tell.
