Courtyard house serve as interlink between outdoor and indoor of typical intermediate terrace house. Some may dislike the idea of it as it has taken up part of house space which can be utilize as bigger dining or larger living room. For courtyard house owner , there are many ways for you to convert this space into a quiet ambience atmosphere by adding a small fish pond , japanese garden , barbeque pit to define relax and serene space - many ideas to transform this little open space which added the value to the intermediate unit that the house has offered.

We had recently rush out bought an intermediate link house which came with a little open cortyard last year in November. Why ? Price of houses in JB especially at prime location is sky rocking went up especially for new brand home. Taman Laguna house which I almost bought 2 years back was only selling at rm320k - consist 6 bedrooms and 5 bathrooms with big courtyard but I didn't buy instead I purchased others but now developper selling price is rm540k...Wallauuuu...So much difference within less 2 years time..Pengsan..And the house we bought was the last unit available for courtyard type inter link with tag price within our budget so we decided to grab it before it's too late. Ever since then , I keep figuring out on what to do for the little courtyard once handover key by this coming september ( if it's turn out - no buyer to buy the house ) - the house located bit too far from parents house - inconvenient to to send baby to their grandma (im not yet preggy - pk too jauh must must)

Tengok la ni..masyaallah if I can convert our car park into like this...but the length of the house did not allow us to do unless car to park outside which will never happen. Will you sacrifice parking your car outside to accomodate this design into your car porch? Dare to be different - If I drive kancil it's ok don't care less - let's go for it. Power trowelled with hardener now is in trend in current market - even I myself falling in love with these bare concrete finish. And the grass must be pearl grass - they consstently grow horizontally unlike conventional cow grass every time kene chop off

Our house came with this layout - where orientation of courtyard , living room and kitchen can totally transform imitate this design. The elongated sliding folding glass and auminium finish gave an edge to volume of standard ceiling height - making the space bigger and wider. Keeping everything earth and pastel color turn my mood so breathtaking...This must do if we decide to keep and stay there..Cayokk mari berusaha saving for reno cost..But if anyone interested with the house - I can give free design for the courtyard - no cost added into selling price. Allah is Great

Banyaknye perancangan baik dari Allah yang tidak dirancang terjadi sekitar tahun 2007-2011. Benarlah janji Allah kesabaran dan redha dengan ketentuan-Nya akan dijanjikan kebaikan. Tetapi kita manusia hanya boleh berserah kepadaNya dengan berdoa dan berharap sepanjang kehidupan yang kita sendiri tak dapat duga. Ketika di sekolah saya bukanla pelajar pintar , bukan juga pantas pick up ape cikgu ajar kat depan tetapi disebabkan tekanan kehidupan keluarga ketika dan saat itu , mampu mengubah seseorang walaupun anak kecil seusia 8 tahun untuk mengubah nasib kehidupannya dan mereka yang tersayang. Disebabkan kurangnya freedom to decide which path one shall follow due to restriction and house regulation, one need to obey what is said and do what is strictly instructed by one leader , one can end up turn into an awkward naive and nerd child , that's whom am I in early years of schooling. I hv no choice to get good grades in school since scoring is the only reason to get my parents attention. Everyone enjoys others attention , who doesn't?

I hv been mentally abused during early secondary years of schooling to the point I was admitted to hospital and missing from school for 2 weeks. Lack of guts to shout back at those girls whom speaking of me in front of my presence shoot hard my head. Seeing most girls at my age are died hard trying to fit into certain class elit of group society at school which I went that time burned and confuse me why this social class hierarchy are to be created , especially when we are only teenager. Everytime their chaufer or parents pick up their daughters after school in their Bmi , Merc , Honda , luxury sedan wagon , luxury SUVs and MPVs , while I can only sip my water slowly watching eacyh of my classmates , friends and enemies leaving school parents pick up point with class . Alas that's my mama drove in in her deep green Proton Saga stopped in front of school gate. I feel shy yet relief...She loves me and she used her influence of her x roomate in UM whom turn to be Pengetua Sesi Petang bringing me into the elit society school..It was hard before I can get used to these girls..The way I was brought up did not match my rank amongs them but I survive towards end year of my school. The principle elected me as Ketua Pengawas on my final year. I was overwhelmed and it feels such a good pay back of all suffocating years I try to fit into these girls shoes but sticking being myself and believing in Allah and prayers saved my days there..

In uni , it was another happy bitter memoir. Here I managed to get grip of real friends , really meaningful friends whom I attached to till now though we hardly see each other due to careers and obligation to family , I treasure them as real friends. Bitter memoir happened here too when some closest friend and relative I thought we were , nominate me for slamp the door awards. It hurt a lot but I let Allah to decide what's the best for me and them in term of His punishment..I think it was worth it..He paid them back in a way I see , maybe not to their eye but that was enough for me..

Now , life for me was such a dramatically change , a phase of life I never expected to walk onto..Thank you Allah..above all , Allah and family matters most. Never let others demoralize you in any way of what you are doing , Allah is with you. Allah is not blind , he loves us..I thank Allah for letting me walking in this incredible journey.

Wedding Planning DIY

Good morning dear. I believe everyone is dozing off when this entry is written. How many of us have the opportunity to plan our wedding yourself ? DIY from A-Z? Within 6-12 months preparations I think it is quite an ample time to properly plan a dream wedding. An average girl like me and you , we dream for a perfect wedding since we were 7 , at least I did played

" kawin-kawin atas pelamin " when I turn 9 . My victim is a cousin of mine and neighbours in action next door. There was sweet and bitter moment when the prettier cousin and cuter cousin selected as the bride , meanwhile the non prettier cousin like me only suitable for pengapit to the bride . But now I am now somebody's wife. hehehe

Color selection was never decided until my bedroom was transformed into turqoise and chocolate wall paper . It knocked my head that both combination color has inspired me in marketing my special day with that two colors. The color fever transferred to canopy decor , cake and cupcakes , bunga paha and last but not least , family dress codes which proudly selling obviously turqoise as wedding theme color for the day.

There are too many wedding tool products to be consider that is hard to know where to begin but I will only pick wedding card and selection of muslimah wedding dress in this post.

One reason , me mengantuk a bit while typing this.

As a girl , we always think marriage is a celebration to celebrate true meaning of happiness and so does fear of two souls join in being one couple till death do them apart. The celebration holds an event with thousands to be invited. Back then , we were deligtfully engaged , so wedding card played an important symbol of our joy and excitement to respective guests whom deserve our private D.I.Y invitation card design. It has to be perfectly suit our personality , preference, tradition and family.

Of course with some reference he picked up from his favourite store in Singapore and my daydream design inspired from within heart , we heart the front page and next images below shown the inside of the card. Assalamualaikum , mesti korang semue rase same macam Nurul , belom Isnin menyurami hari ni , dah rase Monday blues..kalau tak rase macam tu , mari share kenape korang rase excited nak pi kerja esok , nak la tahu jue kan ..mane la tau boleh motivate diri sendiri kan kan kan...( yang kerja sendiri tak termasok dalam kategori ini ye )

Nurul baru tadi lepas hantar abg sayang balik Singapore..Tak nak tunggu die melambai lambai nanti boleh nangis tak boleh behenti so Nurul drop off , payungkan sampai drop off point dan drive back home . Macam tu kurang emosi sikit . Semoga abg izhar selamat sampai dengan selamat ke Singapura dalam keadaan sihat walafiat dan sempurna kesihatan fizikal dan mental.

Oh ok...sekarang Nurul nak share cerita pasal kekasih baru Nurul la...name die kan..................Faris Aiman!!!!!!!!. Nurul jumpe die kali pertama eye to eye contact on last 3 weeks ago..Orangnya alhamdlillah comel . Syukur alhamdulillah. Kalau matanya dibuka sangat besar sekali bola matanya. Paling suka tengok si Faris tido. Macam segala kebahagiaan di dunia terpampang di depan mata. Tiada kata kata dapat terlafaz selain memuji kebasaran Allah dan keajaiban yang mampu diberikan dalam kekuasaanNya mencipta objek bergelar manusia yang sangat kecil seperti Faris yang keluar dari perut adik Nurul , Akma. Jari dan tangannya yang halus membuat Nurul rase seram nak pegang Faris . Dengan berat 2.4-2.6 kg , Faris ibarat rupa fetus yang Nurul lihat dalam buku biologi dan science discovery kat astro , cuma kali ni, Nurul nampak live in action. Terkesima jugak Nurul everytime tengok Faris especially bila mama mandikan Faris . Mama angkat Faris dan letakkan kaki Faris dalam air suam suam kuku dan basahkan Faris dengan air , sambil memusingkan Faris ke depan dan ke belakang membersihkan segala celah anggota badan Faris bersih bersih. Faris melentokkan kepalanya di atas bahu opahnye sambil senyap menikmati air air suam membasahi badann die. Mama sangat seronok memandikan Faris sebab he enjoys water so much !!! Tak macam mandikan si BELANG , kucing Nurul , abes satu toilet die tawaf mencari space untuk escape dari water pouring onto her body. Apela Belang , malu sama Faris tau...

Heheh . jangan la marah korang ...leks laa. kekasih baru Nurul ni ialah nephew baru dan pertama Nurul. Nurul sekarang bergelar mak long..Rindu la Nurul kat si Faris , macam jatoh cinta pandang pertama , da jumpe sekali nak jumpe lagi lagi lagi je. Perkembangan pembesaran Faris ni cepat . Nurul pon terkejut . Week 1 datang dating dengang Faris , kecil la sangat orangnye , everything is so halus about Faris dari badan , kaki , lengan , jari , kuku jangan cakap laa...2 tapak tangan da boleh cover his whole body area. Nak pegang lagi la seram , takot anything wrong mase lift him up , so meleleh air liur je tengok mama dan akma gilir gilir pegang Faris.

Walau bagaimanpun , semangat rindu berkobar kobar nak hold Faris myself pada minggu kedua kami berdating di JB semakin membara . Sanggup maklong turun JB 2 weeks in rows tau sayangku Faris semata mata nak jumpe faris yang menawan hati maklong ni dear. Best la sangat bile dapat angkat Faris rase macam ringan dari Belang la die ! tapi lame lame pegang berat jugak , lenguh jugak tangan dibuatnya...Tunggu la Faris besar dan sihat lagi beberapa minggu ye maklong.....ye la Faris sayang..Ishhhhh geram nye denga die..

Akma dan mama rajin mms gamba gamba Faris kat Nurul . Makin hari makin sihat la si Faris ni.. Cepatnye die membesar. Terkejut maklong..

Da 30+ lebih faris aiman berada di jb bersama atok , nenek suddenly faris aiman balik KL atok dan nenek tak tenteram hati siang malam merindukan si Faris Aiman. Semoga mama dan papa pon tak lupekan Nurul kat Penang ni ye. Rajin rajin jengok saya juga mama , papa.

4.3 Meter Jatuh Terhempap

Nurul rase teragak agak nak tulis entry ni , tapi macam teringat ingat peristiwa keramat lebih kurang 4 minggu lalu , almost one month nearly. Satu pagi yang biasa Nurul masok office hari tu maybe

8.30-9 am in the morning. Nurul jalan slowww je berlenggang kangkung dengan payung kegemaranku berjalan kaki ke ofis setelah kereta nurul parking kat atas bukit berdekatan dengan water tank jauh jugak dari opis nak kene menapak 10 min ade kot. Parking punyela jauh sebab parking selalu full. Kat site ni memang tak cukup parking. Kite bukan staff kilang , kite cuma main cont bikin kilang diorang tak boleh park dalam compound diorang . Leceh laa. Polis pulak asik dok saman kete nurul je , nurul letak no fon besar gedabak kat winshield pon diorang tak mao tau call nurul ajak minum teh ke , kopi ke...ni asik nak saman orang je. Fed up ngan polis bayan baru.

Ok la nurul selalu over storied kan..macam takde focus. Back to the main topic , Mun Wei adalah office colleague Nurul berbangsa Chinese, single and available , vegetarian dan Singaporean yang datang ke Penang seperti Nurul dan rakan rakan seangkatan lain yang ditugaskan menyiapkan project kat Penang sebab Malaysia tak cukup kakitangan , project pulak datang berlambak lambak , syukur rezeki company .Harap bos bagi bonus banyak banyak ye tahun depan...Mun Wei specialist dalam electrical drafting maka antara tugas die kene pergi site untuk check installation accordance to his lukisan . Sometimes die kene pergi site sebab nak coordinate electrical conduit atau cable ladder die ade clash dengan services mekanikal , internet or bende bende lain sekumpulannye. Dalam site ni kitorang buat kilang yang produce jarum suntikan kat hospital , bukan jarum untuk drug addicts tu. Maka adelah productian area dinamakan cleanroom area namanya. Cleanroom ni macam satu dewan besarrrr sangat yang kedap habuk dan debu. Yela , sebab kate nak bikin jarum , kene la sterile tempat tu bersih kan ..macam contoh kite nak bagi baby susu kan kene bersihkan botol susu dengan air panas. Macam tu la keadaan cleanroom tu. Sekarang cleanroom tu da almost siap dan cantik bersih mata memandang tapi kene pakai cleanroom suit macam gambar nurul letak di atas.

Dalam sekitar 9.30 pagi Nurul ade la borak borak dengan Mun Wai rasenye . Kitorang discuss pasal staircase E . Nurul mintak die add lighting dekat dalam lukisan dekat tangge E . Then kitorang buat kerja lain amcam biassa.Pemandangan harian kat ofis , bile kawan kawan kite pakai safety shoes , safety helmet , goggle dan safety vest , maksudnye kitorang nak pi site . Macam tu la pemandangan kali terakhir Nurul nampak Mun Wai bergerak dengan kelengkapan keselamatannye ke tapak site pagi jam 10am lebeh sikit hari tu.

Dalam sekitar tengahari lepas abes makan , Nurul nampak PM nurul macam kancong semacam , semua orang lain pon macam kelihatan kecoh dalam ofis pasal ade kes orang jatuh kat site tapi Nurul tak hiraukan sebabnye itu pemandangan biasa , kadang kadang dengar orang gadoh , kejap ade yang menjerit jerit , kejap ade yang melenting ngamok , kejap ade yang berlari sane sini dan lain lain pemandangan biase tegal biase keje dalam industri ni.

Beberapa hari lepas , baru satu Indon or bangla jatoh dari tingkat 3 kat service opening . So Nurul ingatkan diorang dok kecoh pasal hal mamat yang same la..So lepak balik sambung keje yang berlambak tak siap siap macam biasa. Dah dekat jam 3pm baru lebeh barulah Nurul terasa nak tanye satu mamat tu " Eh today I heard people fall again? Who fell this time ?" To my surprise my colleague told me it was MunWei.

Huh are you kidding me? When ? How he fell ? Is he ok ? Where is he now ? How come you guys never tell me? That was all I can think. Diorang cakap he is ok tapi hospitalized . Doctor informed pelvis die fractured 8 area.

HUH ? He fell from walkable ceiling , macam ceiling yang kite bole jalan diatasnye tetapi beza nye ceiling ni kuat , bole carry certain load human weight. Sayang sekali Mun Wai terlepas pandang , die tak perasan yang ade satu panel tu tak di pasang properly , suddenly die rase jatoh melayang 4.3 meter ke bawah. Die jatoh terduduk tapi tangan die lebam teruk sebab menahan akibat jatuhan punggung die , pelvis die retak.

Kesian sangat kat Mun Wai , die sangat la baik orangnye , selalu tolong kawan kawan dan peramah orangye . Nurul doakan Mun Wai cepat sembuh bersama family tersayang di Singapura sekarang.

Taubat Nurul takkan naik walkable ceiling mane mane site lepas ni.

TAU TAK - Cologne dan Perfume antara Penyebab Breast Cancer

Assalamualaikum korang ...

Da lunch ke ? Nurul baru makan 2 pieces of fish fillets . Flu masih lagi ade dalam hidung ni , harap badan bole tahan smapai ke petang sebab sat lagi ade site walk at 1.30 at clean room level 2. Dah lame Nurul nak share entry ni , berkenaan dengan pengguaan cologne dan perfume .
Nak tanye sikit boleh ? ,
" Berapa ramai antara kita yang memang sukekan perfume and addicted to cologne" ,
sile angkat tangan ...
Wah ramainye....!!
tapi Nurul tak nampak korang nye tangan la sebab kite ni kan di alam maya..

Nurul sendiri selalu tuka tuka perfume dan cologne .Saje nak try flavour and new smell. Duit pon ratusan abes buat perfume collection ., Some yang tak pakai , bagi dekat sisters...sian sister Nurul.

Ceritanya kalau la tahu lebih awal betapa bahaya nye pakai cologne dan perfume , sure da lame tak pakai kan? So Nurul nak share sikit pengetahuan yang diketahui dari papa Nurul. Die selalu marah kalau nampak perfume or cologne kat atas dresser room , satu katenye adalah haram memakainye bagi wanita dari segi hukum syarak , lagi satu sebabne , cologne ni adalah antara penyebab penyakit breast canser . Tak percayakan ? Nurul pon tak percaye ...sebab Nurul da pakai lame both two items ni since sekolah darjah 6 rasenye kalau tak silap. Macam example kalau kite hari hari makan ayam suddenly orang bagitahu ayam bole bawa maut , mestilah terkejut mak datok kan...

Nurul buat sikit study pasal asal usul cologne. Cologne ni derives dari bahase French word.
(eau de cologne ) maksudnye water of cologne . Cologne dikenali sekarang adalah bersamaan dengan 'water of toilet " ataupon toilet water...Hmm ape nurul merepek ni?
Cologne ni adalah "titisan haruman yang dicampur dengan alcohol yang digunakan agar badan kita harum wangi dan segar sepanjang hari". Macam iklan kat tv tu cakap.

Zaman dahulu kala nurul rase orang dulu dulu pakai sebab nak bau wangi macam Puteri Gunung Ledang tu , mesti nak bau wangi sebab die kan separuh hantu separuh jin , kalau die terbang sebelah sultan nanti die akan meninggalkan bau wangi, jadi sebab tu sultan muzaffar syah tu jatuh cinta kepayang kat puteri gunung ledang ..boleh pakai ke citer ni?.
Berbalik pada citer tadi , pada zaman sekarang majoriti kita menggunakan cologne dan perfume sebab yang si single nak pikat yang si single , eh bukan sebab tu ..sebabnye kite nak tutup bau arm pit kite kalau berpeluh kan?

Sebab pemakanan kita pada hari ni yang kebanyakan semue makanan dicmpur preservertive , contoh ikan di lautan nelayan nak ensure ikan tak busuk ,diaorang letak kapur barus supaya ikan sampai di darat, kita berlari larian nak beli ikan fresh tapi sebenarnyr dalam da 7 hari ikan tu belayar dalam bot .

Ayam bandar sekarang kalau kat pasar semue nampak gemok gemok belaka , kitapon excited beli sebab tengok ayam fresh , tapi sebenarnya ayam tu muda mudi belaka tapi disuntik ubat supaya mereka cepat gemok macam nampak da ayam dewasa ..kesian baby baby ayam tu. KFC pon ramai orang beratur setiap hari nak makan ayam suntik ni. Lepas makan ayam , ubat suntik tu pon mengalir dalam darah anak anak kita , kesian mereka kan..kalaula mama and papa tau..tapi ape nak buat ..tak tahu la sayang....

Ok selepas makan macam macam yang dicampur preservative , badan kita berpeluh dan

mengeluarkan bau yang tak menyenangkan swope through skin dan sebab adenye invention cologne , kitepon apply cologne kat armpits ..Cologne ni mengandungi bahan berbahaya seperti contohnye

70 - 85% alcohol dan bakinya 15 - 30% perfume oil.

Dikaitkan dengan kanser pancreatic , kanser paling teruk boleh dihaidapi.

Toluene : digunakan paling banyak dalam pembuatan perfume dan cologne
Menyebabkan pening kepala dan meningkatkan jumlah toxin dalam badan

Mengapa kilang kilang operasi perlu menambah alcohol dalam pembuatan perfume dan cologne ? Ini kerana adalah terlalu mahal bagi mereka untuk menggunakan pure oil essence dari bunga bunga sahaja.Kos penghasilan yang mahal tidak menguntungkan pengkilang perfume dan cologne. Alcohol adalah alternatif murah untuk menggantikan terlalu banyak bunga bunga essence yang sepatutnya digunakan.

Sekarang baru Nurul tahu kenapa dahulu kala nurul selalu demam , pening kepala macam migrain padahal nurul takde sejarah migrain . Nurul selalu penat macam terlalu penat padahal takde buat ape sangat pergerakan di ofis.
Lepas ni nak kene cari pure essential oil yang pure betol tanpa alcohol. Nak buang semua cologne dan perfume yang ade sebab sayangkan paru paru , jantung , hati . Kesannya pasti sama menghidu asap rokok yang swope through my skin.

Harap maaf sekiranya entry ni menyinggung hati sesiapa yang meminati perfume dan cologne. Dengan sedikit info yang nurul tulis , terserah kepada individu , cara sendiri , ikut kata hati , kalau rasa tak ok, terpulang pada diri sendiri.

Tapi kalau rasa fakta ni betol , sebaiknya elakkan pemakaian perfume dan cologne dari alcohol made. Cume satu nasihat sahaja, tepuk dada tanya selera kan?

Hari ni tak berapa sihat sebab sakit perot jam 4petang tadi. Rase sebab gare gare makan chicken chop kat Dave's Deli lunch hour tadi. Itupon bos yang belanje , syukurnye orang belanje makan sedap, bukan selalu rezeki free datang hari hari.

Agaknye perot tak tahan dengan sos blackpepper , tu pasal sakit perot. Tapi Im ok after resting home dan makan habbatussaudah pill , recommended by suami tercinta. Hari ni missed call dari abang izhar da almost 50 kali , kenape la dengan telepon ni , sound system macam rosak ke setting da tuka ? Nurul memang tak pandai bab fon canggih , bagilah Iphone ke Samsung galaxy 4 ke , memang takkan pandai godek , setakat call dan sms dan mms sikit sikit , da happy. Android ke , game game yang best dalam fon tu , Wassaup ke , ape ke tak arif dan malas nak amik tau.Nurul bz sangat hari ni , macam la hari lain tak bz .Sentiasa bz sentiasa

Sedih sebenarnye tinggal sorang diri di sini , suami pule jauh nun di hujung selatan..Kami jumpe kadang kadang weekend je , yelah , ulang alik naik kapal terbang every week , mesti penat kan..Dah try balik each weekend tapi badan tak mampu larat. Bila abg Izhar datang , wah Nurul happy senyum sampai telinga sebab ade kawan boleh teman pergi pasar beli ikan , sotong , udang , ketam , ayam kampung dan sedikit vege kegemaran bersame . Beli untuk masak satu minggu , tapi sebenarnye malam weekdays after keje dah tak larat nak masak sebab penat sangat. Mama cakap kalau kita kahwin dengan restu ibu dan ayah , ketenangan dan kebahagiaan akan dirasai. Betolla kate mama sebab Nurul happy! Selalu kalau abg Izhar datang mesti kami keluar breakfast kat mane mane corok Bayan Lepas area , tapi dia suke makan Mc Donald breakfast meal, sedap sangat agaknye breakfast di mc Donald tu, mesti tak serupa Mc d breakfast set kat Singapore gamatnye.

Lepas tu kite pergi jalan jalan tengok wayang citer mane yang ade . Banyak movie die tido dalam wayang , maybe die penat travel datang sini, kesian kat die. Ade satu movie tu , yang die suke sangat sehingge gelak sampai ke telinge , masih teringat die gelak sangat happy dari start movie sampai la movie abes. nasib baik la audience lain pon gamat ketawa same .Movie tu tajuk die " Isteri isteriku Gangster" .Watak "anje" memangla best sampai menangis keluar air mate. Pandai betol actress tu play her role. Yang si suami 'anje' tu pelakon glamour si Syazzy lagi la kelakar , macam macam gaye menari die buat sampaikan kitorang terikut ikot immitate gaye Syazzy kat rumah. Leaps movie tu abes kitorang pon panggil each other 'anje' and 'abang'...ish geli tak ...nurul pon rase geli tapi kelakar kalau kenang balik citer tu. tak pernah tengok citer Melayu yang kelakar best sangat macam tu. Confirm tak tido boring tengok citer "Isteri-isteriku Gangster" dalam wayang.

Part yang terharu nya , abg Izhar sangatla rajin buat kerja rumah . Angkat kain , lipaat kain , kemas rumah , cuci toilet semue die pandai buat . Nurul cume perlu basuh dan siang ikan , ayam , sotong , udang dan masakkan untuk die. Kalau angkat barang groceries naik rumah tinggi sekarang tak payah angkat sorang sorang lagi .Semua selagi larat abg izhar akan angkatkan. Buang sampah sekarang pon abg Izhar yang akan buat , Nurul tak payah susah lagi buang sampah kat ground floor. Setelah kahwin , abang izhar banyak belikan selendang panjang sikit , katenye "kalau sayang nak tutup aurat , tutupla betul betul anje". Bila Nurul jauh macam ni , abg izhar bekalkan banyak buku agame tentang kumpulan doa dari al quran dan as sunnah , akidah 4 imam , kesempurnaan Islam dan bahaya bidaah , sejarah para nabi dan panduan pernikahan dalam Islam. Kadang kadang tu rase macam kahwin dengan imam muda pon ade.

Sedih dan terharu bile kami bernikah , abang izhar selalu ajak semayang jemaah bersama. Nurul memang selalu mengidamkan seorang suami yang dapat membimbing Nurul menjadi umat Allah yang lebih baik , lebih sempurna dan abang izhar datang dalam pakej yang Nurul harapkan . Bila Nurul tak hafal doa doa yang abg izhar suruh hafal dan amalkan , abg Izhar akan bace dan suro Nurul ikot bersama die. Baik kan die , macam bemimpi kahwin dengan suami yang baik macam ni..Bermimpikah Nurul?

The biggest fear of marriage constitution for any career come first girls is all about life changing experience. I ~~love~~ my work , big fat liar statement since relaxing at home sound much more alluring but to be honest the gaji is the reason which keeps anyone going . The interesting part about marriage is you are no longer alone , to my surprise I know understand how sometimes some girls complaint they have not enough time for themselves etc staring at mirror for hours plucking their eyebrows is no more necessary because the husband needs her attention 22-7 , facebook can also be a reason of an argument since she is given a choice to choose between facebook or the husband? But any girls will never let the husband to choose between her or his addiction of football towards M.U and Liverpool , isn't that ironic?

Being 800+ km away from each other , I have all the time to make an adjustment to fit marriage current lifestyle. It does not mean I do not cherish moment of marriage but having the time for myself for 5 days a week is a gift of having control of my own life. Until now I still wonder how can two different sex and brain sustain their marriage for many years living and sharing their life under the same roof.

It's already super tough working between 9-6 everyday. After knock off office hour all you need is lie down on sofa while stretching your legs and turn astro tv channel 411, 412 , 413 , 711, 712 , 701 or 104 and 105..After house chores , laundry and cooking , cleansing shower and bedtime, I went exhausted. To my surprise currently blogging keeps me cheer up and occupied me after office hour end. It keeps me having positive reason to pre occupy my time with something useful whenever my husband is away.

Anyway I have little fear about life after becoming a mother , how tough it can be ? I keep on thinking how can I manage doing the site walk after hours in the morning and noon while baby in tummy later? What about the work load and stress of site situation and how will colleagues look at my tummy condition while its growing bigger. By that time , how will I get everything done with tip top score ? How to avoid resentment from co-workers and grief from my boss ? Will they understand ? Will my body support me mentally and physically by the time?

I am going through the above process but not reaching Z yet , maybe between I-J. This reminds me the reason of getting to the club of single no more , that I want a family of myself, if it's not happening now , sooner or later I will soon reach Z . I just need to start planning and prepare myself when the day come.

Cerita Nurul Borong Ke China

Hari ini Nurul nak kongsi cerita tentang trip borong Guangzhou , China pada bulan May 2011 lalu. Trip ke Guangzhou adalah bersama dengan tour guide - pasangan suami isteri yang sangat baik dan memberikan banyak tunjuk ajar kepada sesiap yang berminat untuk memborong pelbagai barang dengan harga jauh lebih murah yang terdapat di Malaysia.

Kebanyakan para peserta yang terlibat dalam rombongan Nurul liha , terdiri daripada mereka yang menjalankan aktiviti jualan bisnes di pasar malam dan online business. Mereka ni suka memborong pakaian kanak-kanak , barang hiasan kain untuk household , t-shirt POLO lelaki , jeans lelaki , ,pakaian wanita dan kain ela .

Tujuan asal Nurul ke sana adalah untuk membawa papa dan mama bercuti sambil shopping tetapi mengenangkan kebetulan ketika tu , lagi sebulan lebih Nurul nak naik pelamin , mission saya adalah memborong barang barang keperluan kahwin seperti bedsheet, comforter kahwin , white comforter set macam di hotel , curtain bilik tidur dan living room , kain beaded untuk nikah dan makan beradab dan akhir sekali door gift dan goodie bags untuk berkat.

Kami bertolak ke KLIA pada jam 3 pagi kerana boarding time lebih kurang sekitar 5.30 pagi. Sesampainya di sana kami berkumpul bersama tour guide sebelum berlepas ke Guangzhou.

Penerbangan mengambil masa lebih kurang 1 jam 1/2 dengan menaiki Air Asia. Guangzhou adalah sebuah negara maju boleh menyaingi Singapura dari segi road condition , public transportation dan teknologi bandar. Cuma dari segi pemakaian penduduk Guangzhou China tidak terlalu urban or modern seperti Chinese Singapura kerana pendedahan Internet seperti halaman society seperti facebook , blog dan seantaranya di "band" oleh goverment. Sangatla fed up bila tak boleh berfacebook apabila sampai di Guangzhou selama seminggu.

Kami ditempatkan bermalam di hotel berdekatan Jiefang Beilu Street. Lupe name hotel , hotel name card di jb hometown. Hotel ni sangat bersih , 4 star hotel tapi lobby lounge takde seaters sofa. Susah dibuatnye nak standing lame while waiting for other members yang lambat memandangkan kite bergerak in a group.

Kalau ke Guangzhou , nampak je signage pole color merah , tandanya anda sudah berada di mrt mereka. Di sini memamng rata rata masyarakat china tak boleh berbahasa Inggeris. Mereka yagn tahu sikit sikit to speak english agaknye receptionist hotel dan some few kerja airport. Memang susah kalau sesat sebab signage mereka pon dalam Chinese. Kalau masok cab , memang kene bagi diorang refer address yang siap di print dalam chinese , barulah senang anda nak bergerak sebab sebutan Chinese kita pasti tak serupa dengan makna address tu. Mahu selamat kene print awal awal.

Ketika ni sangatla rindu kat sambal bilis dan masakan malaysia yg sedap selama berada 5 hari di China. Boleh kurus Nurul stay lame lame di Guangzhou ni gamatnya.

Ini restaurant Chinese yang halal yang kami pi dinner tadi. Udang tu sedap tapi cooks lain, tekak tak berape nak suke sangat. Tetapi mereka yang lain suka sangat the rest dishes especially ade sorang brother tu lamb memang his all timefavourite , so brother tu abeskan bersih lauk lamb sate and gulai apetah agaknye. Waitress mereka semua pipi color merah tapi diorang tak wear blush. Papa cakap diorang ni Norther China people . Main food diorang organice vegetable sebab tu pipi merah.

Hari kedua di Guangzhou , kami di bawa ke KIDS CITY .The multi scattered whole complex selling kid's stuff seperti clothings , baby equipments , mother care stuff , stroller , toys , dolls , game , you just name , everything you may find here related to baby and kids . Lupe name tempat ni , kene refer balik scribble notes back at jb for reference. Mama and papa so excited bought a stroller for Faris Aiman , first cucu papa and mama from Akma , my younger sister yang tengah sarat mengandung time tu. I took oppurtunity borong baju baby spend almost rm++++ untuk baby clothings. Still terperap baju baju tu dalam store belom start project online baby clothing sebab tade mase lagi. Nanti free sikit baru Nurul nak roger gerak.

Ok , tempat kawasan ni yang menjual pelbagai jenis paper and goodie bags sempat disinggah sekejap the day before leaving back to Malaysia. Nurul memmang desperate mendapatkan berkat bag dalam 2000unit quantities untuk jamuan kahwin nanti. Bag yang dibeli sangatlah murah dapat 1/2 price for each of them. Sangat la happy hari tu. TESCO bag pon produce and printed kat sini. We purchase those enviromental friendly shopping bag di tesco for rm4.60, probably TESCO dapat each bag dalam rm1 di Guangzhou. What a saving kan?

Ok gamba shopping complex ni saya tak ingat kat mane tetapi memang Nurul kene pergi lagi untuk borong bedsheet dan comforter yang separuh harge dijual di Malaysia . Kain dan quality memang best paralel dengan price yang boleh further discount kat sales girl sana. Curtain tu pulak boleh easily tempah sehari dan esok boleh collect , ez kan? Kalau kite order banyak , diorang tak hesitate to send directly to your hotel door. The best part is - variety choices boleh didapati dan kite boleh request discount banyak banyak if buy in bulk. cadar cadar hotel yang white color and pattern sangatlah murah macam nak pengsan compare price di JUSCO jual.

Kawasan complex ni menjual pelbagai jenis fabric. Kami ke sana pada hari ketiga rasenye kalau tak silap. Saya aim nak cari beaded lace for akad nikah . Harge pon 60-70% cheaper than JACKEL jual. Rambang mata dibuatnya pergi sini. Kain lace full beaded dalam gamba yang atas - cream off white - mase nikah Nurul pakai. cantik tak? tak cantik sudah..perasan je..

Ade 2 nights kitorang dibawa makan Arab's food . Sedaaaaaaaaap sangat beriyani ayam tu. Nasi die entah macammane diorang masak tapi juicy enak menjilat jari - nasi je da sedapp - ayam steam die pon sedaaaaaap sangat..Mane nak dapat kat Malaysia beriyani sedap macam tu lagi?

Projek yang sangat menarik pernah Nurul lakukan untuk kediaman sendiri adalah mendesign interior dan kitchen cabinet dalam budget yang ditetapkan. Ceritanya bermula apabila saya terlihat advertisement dalam property.com terdapat satu unit 1 bedroom , sub-sale bumi lot untuk dijual di condo kegemaran saya di internet. Saya pon call agent tersebut dan die telah arrange viewing ke unit tersebut pada waktu tengah hari on last November 2010.

Setelah meninjau kawasan sekeliling , swimming pool dan unit tersebut , Nurul terus tertawan hati . Tanpa berfikir panjang saya terus decided to pay booking fee kepadanya. Setelah membayar saya pulang ke rumah dan arrange him to set another day for 2nd viewing untuk sesi mengambil gambar sudut sudut di rumah tu.

Setelah sampai ke rumah , Nurul terus segera ON program Autocad dan sketch up untuk start build layout plan dan perspektif dapor kitchen cabinet. Masalah teknikal yang saya baru discovered adalah dapur tu terlalulah kecil and narrow for circulation. Maka Nurul pon cuba untuk transform kitchen tu menjadi open kitchen concept dan unik walaupun the fact ia sangatlah narrow.

Setelah membuat few calls kepada contaractors dalam senarai yang diberikan , Nurul telah arrange mereka untuk datang ke unit condo untuk memberikan quotation. Proses ini sangatlah penting untuk mendapatkan anggaran quotation harga yang ditawarkan dari setiap contractor.

Setelah bersetuju dengan pilihan harga contractor pilihan hati anda , adalah sangat penting untuk melihat sendiri hasil sample workmanship kerja mereka di tapak site mereka atau sekiranya mereka mempunyai show mock up di kedai , kita perlualah pergi meninjau untuk meyakinkan diri sendiri harga yang diberikan paralel dengan workmanship mereka.

The trip to Gunung Jerai left a romantic and sweet memory, I even shared the experience with my office colleague, Mr Ah Chuah today, a handsome engineer seated opposite my desktop. I was informed by him that place is the only cold and nice place in Kedah beside Lembah Bujang which is another great place to be visit located adjescent to Gunung Jerai. He and his family frequently visited Gunung Jerai almost once a year and used to camp at the top of Gunung Jerai since his childhood days. According to him Gunung Jerai is not so famous unlike Cameron Highland or Genting Highland due to lack of promotion and advertisement from the state council. The way I see they did that in purpose to remain Gunung Jerai as an easy, cozy, romantic and serene place for quiet audience.

Overview of Trip to Gunung Jerai , Kedah (FIRST PART )

Certainly both of us need a real break after our newly wed event , hari raya house hunting in 2 different coutries within a week and our frequent always ongoing on road and fly tour between penang - singapore - jb for past few months. Only God knows how we still struggle hard to maintain our current lifestyle at the moment.

Gunung Jerai, Kedah seems like an interesting destination for a quick and easy trip. The location is a key point for a good escape get away as it is not too far from Penang island , about 1 1/2 hour driving distance. After quick bite from Sunshine Mc Donald at 1100 am , we push off to Gurun , Kedah , exit to North - South highway after passing by Penang bridge . Along the ride , we enjoy the breathtaking view of green padi field off side the highway road.

Penang Bridge is a dual carriageway toll bridge connects Gelugor on the island of Penang and Seberang Prai on the mainland of Malaysia on the Malay Peninsula.

The total length of the bridge is 13.5 km (8.4 mi), making it the longest bridge in Malaysia as and the fourth-longest in Southeast Asia.

After about 1 hour + driving and almost lost making turning to wrong junctions, we finally managed to get to the correct way leading us to Gunung Jerai after passing Gurun toll high way. With some guidance we obtained from the toll collector , we followed her direction heading to the road of Guar Nenas .We both are so kancong and worried we might lost our way again since the road we are driving then was so narrow and creepy with many road holes that we need to be cautious and slow to avoid each them. Finally the pressure pulsation end at the traffic light junction written Gunung Jerai to turn left. We managed to pump up some petrol before driving up the mountain and bought some drinks and cheekedis to munch along. Funny that back home in Penang, we have promised both parents that we dare not climb up to the top if we find the path is too winding dangerous. We too were concern about the car condition whether is ok to gear up the mountain but after almost 1+ hour driving across padi field and penang bridge and sungai petani , it will be all worthless if we do not gear up to the top of Gunung Jerai.

We baca "bismillah" and hubby requested me to berdoa together along the way up. I give him a credit for

not being Malaysian and willing to take risk to do this road trip together though we are still skeptical at the moment the car rolling up.

My mind keep thinking "why the road such in piece ? no traffic of other vehicles ?" as we driving up.
Are we all alone ?
Are the tires have enough air ?

Are this road and Gunung Jerai under MAA coverage ?
What is that narrow sharp turning? ? Can the car make it?
I'm not adventurous type. serious .

Ok let's wind down the window and sing along of any song and keep the conversation going to avoid ear echo again and again.

Royal family from Kedah and Perlis often visited this place. According to the tour guider , this is the only cold area in Kedah which make it an option for cold climate preference.

Marry Me

A dream wedding came true is every girl wish. I love attending big and small weddings and fancy observing everything about the wedding concept , the deco, the pelamin , the door and goodie gifts , the gathering , the reunion meeting old friends and delicious nasi minyak that tag along.

Each time a wedding invitation lock up inside my post box , I became excited to see who's turn now is getting married. Along come the messages and calling from old school or uni friends planning on sharing buying gifts and meeting points if we gang up konvoi to the bride or groom house.

1st and 2nd and 3rd till 5th wedding still are joyful to attend but after some time going alone without accompany as single no couple to a wedding become stressful.

I was remain single - tying knot to no one - engaged to nobody till turning 29 years old. It became to my surreal sense of traumatic feeling when my younger sister married earlier than me , when she was still struggling with her studies and decided to settle down and married at 23.

What makes it worst , I have to assist her with all kind wedding arrangement since she still bz bz with her lecture and exams in school. I was like........change the topic for couple of weeks but my diversion did not work ..My husband was really keen on us getting marry regardless our young age of relationship. At that point , I was and always ready to settle down but never expected to get married so soon after knowing someone.

Selama di Penang , apa yang saya tahu ialah kerja , balik rumah rehat , esok kerja lagi , kadang kadang tu usha Queensbay tengok wayang and shopping dekat my fav shop forever 21 dan book flight ticket dari air asia untuk balik johor every fortnightly.

Rutin ni memangla ok untuk beginning tapi it's getting boring apetah lagi time tu belom kahwin ,stranded alone in island with no relative or friends. Ade boyfriend pon macam kejap ade kejap takde macam biskut chipsmore...Lame lame biskut chipsmore pon menyepi . Kali terakhir biskut chipsmore tetibe call is on my 2nd day of marriage. I told hime Im getting married but he keeps thinking I am funny enough faking the idea about me marrying someone else.

In my previous relationship , I can never see anyone as a long time soul life partner , not that I am fear or being choosy but the connection does not groom me in taking chances being anyone's wife until I meet my darling husband.

Rumah tu di beli before I was transferred to Penang. I have done so many investigation and findings in Internet about earning passive income. Due to my tight on road schedule and travelling , business is a 'nah' for me , renting a house sound less stress and less work to be done in a long run.

Oh back to the above title - jodoh di tangan Allah , dari rumah Suriamas ni , adelah couple from Singapore interested in the unit. I flew back from Penang to show them the unit after my previous tenants shouh away sebab his work getting lesser in jb area katenye.

The husband seems interested in the unit but his wife whom carrying their 1 month old baby found the house is too high and concern about higher floor might not safe for their baby. Eventually the house is taken by other tenant but the husband of couple keep calling me asking about the other unit of my other condo at lagenda tasek , jb. As of that day, I told him I will contact him once the renovation process is done and arrange him and his wife for a view.

After few several tele conversation with Mr Fairuz , finally he told me they found one unit at Larkin area within their budget and meet his wife preference. Yet , Mr Fairuz still calling me up and this hindering many hints of question mark on his interest towards me or my house?

Rasanya sudah lame tak ber blog...rase my last post was in april 2010 when I was officially transfered to Penang, Malaysia as my first international assignment from singapore to my own country.

Memang benar janji Allah kalau 'Dia' mahu memberikan apa yang kita minta , Dia akan beri . Cara and bila Allah memberikan rezeki adalah satu perkara yang kita sendiri tidak tahu akan terjadi. Cuma yang saya tahu kalau kita benar benar insaf akan kejadian masa lepas dan bersyukur dan redha akan apa yang berlaku terhadap diri , sesuatu yang tidak disangka berlaku adalah di luar kawalan.

Alhamdulillah, dengan rezeki yang diberikan, everyday after the assignment was given , life was a different experience altogether.

Peristiwa 4 tahun lepas di mana saye telah ditipu oleh rakan sendiri sebanyak rm25k ketika di usia 24 tahun sewaktu bekerja di ibu kota KL memamg satu pengalaman pahit yang tak akan dilupakan sampai bila-bila.

Dengan perasaan takot and was so worry how can I coop with such a mess at young age was terrifying experience. Some nights I awaken crying , other nights awaken at middle of night thinking about finding ways to pay back the money that was stolen to all my colleagues.

I was grateful and thankful to my mama whom manage to get a personal bank loan and lending money to me to repay to my colleagues. Things was never easy for me , even after that.

At that point , I have to quickly come out with ideas and find alternative ways to serve bank loan monthly.

Allah memang penuh dengan kasih sayang terhadap umatnya. Asalkan kita meminta pertolongan , maka kita dianggap merendah diri dan berserah kepadanya kerana Allah sahajalah jalan terakhir kita memohon pertolongan and ketenangan diri. I found my piece every night when I peform my night prayer before subuh azan reverberate .

To cut the story short , Allah stroked me with an idea about working in Singapore as my way out alternative to serve mortgage personal loan which my mum did for me . Ever since that day , Singapore was my 2nd home and opened up many opportunity , something easier said than done. Reason why ?

+ Waking up early morning 5.30am is a must , otherwise I'll missed the bus. I shower very quick but cannot simply make up my mind which top or trouser or which scarf should I wear, even iron was done the night before.

+ I need to chase after the bus , yes you heard me right : Bus is the cheapest way to get to Singapore from JB. My office hour started at 9am , if I miss 7am or 7.30 bus - I reach office probably 9.30am - late and that is not good reflection to my boss and colleagues.

Yes indeed , it took almost 1 1/2 hour to reach office , the hurdles rhymes this way - the ques waiting for bus to arrive , the marathon to get fron que at the immigrations of singapore and johor checkpoints - the mrt from the moments of bus align and another 20 mins travel from jurong interchange to outram interchange.

Then I have to walk till office , another 10 mins ..oh sangat penat , macam hari hari pon maratohn , cume ini takde sape pakse , cume keadaan memaksa.

+ My english is so-so only even time di uni..My first till 5th months working and meeting with clients and consultants in Singapore were horrible experience. The Sing-lish Singaporean used in their daily conversation just added additional preservative on how tougher it became, oh for sure- I cried in toilets whenever needed and malay-english dictionary became a good friend of mine

+ I lost contact with most of my good uni and school friends , I blame nobody except for myself for being to occupied with my design and office paper which I carry back home to finish up.

I joined a small scale architectural consultant firm and being the 2nd designer in house , i just need to suck it and swallow all the over pressure and overloaded design work.

Thanks anyway to the pressure and fatigues , for first in life , my weight is then 49kg. I always doing ok with 55-57kg , but to reach 49kg and maintain it for 1 1/2 year was outstanding achievement for being super slimmy .

1st Project : Suriamas Suite Apartment for Rent Out

Alhamdulillah....Relief , excited, worry and over the top happy clueless afer receiveing a phone call from my property agent informing me she just got the house key!!!

Finally my 4 mnths patience is worth it. I am finally a home owner to a suriamas suite apartment. Dear residents and neighbours of Suriamas , softly announcing here that I am part of you now .wink wink...

Next is searcing for the contractor to do house renovation. I have planned to adapt and copy cat my house interior in Penang which is using , simple , creamy, earthy, spacious , less furniture and using day light lighting at all area as the concept for my 2 bedrooms house.

After 2 days findings and meeting up with contractors , I have decided to chose Am to assist building the built in wardrobe in master bedroom , afdal cabinet to take care of kitchen cabinet and zam cornice to do light fitting and put up simple 4 inc cornice around the ceiling.

To add up , I called the furniture shop which I have made early deposits to purchase 1 set bedroom for 2nd room , devan bed w/out the headboard ( since I have made one myself - ready to hang on the wall for master bedroom) and tv rack.

By now everything should be in order safe in my mum'm hand interior arrangement since I am back to Penang for working.

Yesterday I was excited showing the unit to my potential tenants Mr Lee who work in Singapore and some of his comments are" I like very much on the surrounding area , the view, the location at the heart of jb town and the scheme color of the house " .
I was pleased to hear that as I have given much attention on the details he has spilled out. To beginners I will advice to ensure easy closing deal , kindly select good interior for the units and find good location for the house .

Hopefully the interior cost I have spent on is worth it on the day I receive their 2 mnths deposits , 1 mnths advance rental and deposit for utility bills.

Thank you family for making my dream come true by helping me coordinate with the contractor and house movers while I am away here in Penang.

Apart of the happy ending , Its phisically and mentally tiring process in purchasing a house but one thing for sure, monthly fetch up rental are better than ASB dividen if you chose property investment as an alternative way of your passive income.

Let's do some simple calculation on how much this condo generate positive cash flow compare to ASB saving

Monthly mortgage loan = rm 550
Monthly maintenance fee = rm100
Monthly rental fee = rm1550
Agent fee = rm0
Monthly total cash flow = rm(1550 - 650) = rm900
Annual passive income : rm900 x 12 = rm10,800

That figure is way bigger than ASB 7=8% annual return.
Though I receive many objections and some call it buying more houses seems an idiotic action menambah hutang , i find it different way .Only my 2 cent opinion

Last month I have decided to purchase buying a house after three years of working and saving. Since I have no experience in buying a house before , I decided to buy property near my parents house. There are several scenario and incident mistake Ive encounter in finding good location , hassle free traffic jam and good selling price. What have I did was spending endless hours till you can see panda eyes of mine due to long hours googling :

Im interested in an idea of owning a home having swimming pool , jacuzzi , sauna , gym ( normally i paid and travel to get these facilities at my own expenses) I will appreciate paying rm 300 extra/monthly for daily swimming and sweat my body at gym at convenient area nearby my home.
Im interested in an idea to staying in resort feel alike home of my own
Im interested in people to manage my exterior facade of home
Im interested to pay low quit rental govern by sharing land holders with other home owners
Im not keen in manage big space if I own a big house
I prefer to feel safe and secure at my own home . My parents landed home has proven how important it is to engage guard to petrolling at our area to ensure the house wont be broken and ransack again by thieves.

For all the above reasons , I picked to buy townhouse or apartment. I went to google over the internet looking for an auction house and manage to find one unit at NUSAVILLA townhouse at Nusa Bestari. I gave few calls to the auctioner's office and keep requesting for specific home address to check out the condition of it. When I reached there , Security was tough and I give credit to security being hard on me informing the unit I was looking for was not exist ( I brought along piece of paper written the house unit number which I copied wrongly ) . I gave a call to the house agent who offered me another unit at NUSAVILLA townhouse to sell as a reason to let the guard allow me to go check them out. Thankful my effort was worth it. One of the step I learn from reading on few tips before buying auction houses is to check on outstanding previous tenants / landlord bills. To my shock the owner had not pay the rm200+ maintenance fee since last Nov / Dec which accumulate to rm1000+ . According to management kakak ive met , the bills need to be settled by newcomer owner and may be claimable later at bank. The units I went to view was huge and so spacious . The only part of lackness was the unit locate at 2nd storey and I counted 20+ steps to climb up ( which displeased me , moreover Im suffering of leg pain after playing paintball game the day before).

After few days , I saw Suriamas Suites photo and was very attracted to see the unit . I forced my bf to drive me there and we manage to see glimpse of the development which was quite young and new . Since then , my heart fall in love with suriamas and I keep searching best price in the internet from owner who interested in selling theirs. I manage to call few agents and they told me since it is almost CNY, many tenants are away and difficult to arrange for viewing. I waited longer and patiently till I manage to squeeze one agent to give me her another colleague who is currently have the unit available to sell. I was super overjoyed and excited and even went down to her office for briefing. Straight away I managed to force her to arrange with landlord to broke in into the units since the tenants are always away to get hold of him. The unit located at 10tlh floor and facing a good view. Block A which facing the guard road is the best view compare to other block which the developer has showed me one of the units before. I have paid for disbursement fee to the landlord to lock my buying price so he could not take another offer from other potential buyer. CIMB has valuated the units and the selling offer price is reasonalbe slightly under par since the development has been hot demand among tenants who work in jb town and singapore due to its location 5 mins driving away from CIQ checkpoint

How to retire in less than five years by accumulating good debts of more than RM3 million through property investments

I was having lunch a few weeks back with David (age 55), a past participant of my property investment program whom I had not met for many years. David works in the oil and gas industry and he was posted to the Middle East for the last five years. When he left Malaysia, he was a millionaire. When he came back for good, he was worth over RM5 million. Not a bad way to get rich quickly within such a short period of time. When I asked David, why he did not take any loans for all the recent purchases he made while working overseas with a high income, he replied that he did not like paying the bank interest. He was also afraid of interest rates going up like what happened during the Asian currency crisis of 1997/98. 1. Time Factor: It may take you five to ten years to save RM100,000, but less than one month to borrow the same amount for property investments. Hence why wait to save when you can start investing now using borrowed money! You will be able to get rich quicker by starting your investment journey much earlier.

2. Your ‘Hard Working’ tenants are paying your bank instalments, not you. Many people make the mistake of mixing up the bank instalments for their home and investment properties. For your own home, you are responsible to pay the bank instalments every month. Hence it is important to ensure that there is income or salary coming in every month. Alternatively, you must have a buffer to service three to six months bank instalments in case you temporarily lose your earning ability.

However, for investment properties that are being rented out, you are using the rentals collected from your tenants to pay the bank instalments. Even though you are technically responsible for the bank loans, as long as the properties are rented out and the rentals are sufficient to pay the bank instalments, there is really nothing to worry about as far as your own earning ability is concerned.

You can go a step further and reduce risks by ensuring that 10 months rental is sufficient to service 12 months bank instalments in the event your property becomes vacant or unexpected property expenses crop up, etc. If you own several investment properties, another way of mitigating risks is to ensure that 80 percent of the combined rentals collected (in case of full occupancy) are sufficient to service 100 percent of the bank instalments every month. I love house decor , playing and matching colors of furnitures and shop for furniture and house decors. Most of favourite past times , you may peeps me at visiting show houses , at furniture shops especially during SALE.JOTUN , NIPPON are few fav painting shops where I purchase few cans of colors when I decided to change wall color. Above all, interior is all about clearing the area. Clutter does no favours to interior and it can compound the problem of an awkward space. Always start room transformation with a clean slate by sorting thru surplus furniture and little in used belongings. Donate unwanted items to charity or pass them to maids which I normally practice. Keep remaining keepsakes fresh by rotating displays regularly. Place a good looking filling tray and wastepaper bin near places where easy to throw and empty them before overflow.

I have stayed in the same bedroom for almost 19 years and the only item has changed over the years is Ive replace my mum's wedding wardrobe to a new one somewhere last year. I waited a little longer to compromise clearing my study debts , paying car mortgage , save some for early retirement .Last 2 mnth Ive deciced to make an action to make room makeover . I have hard time in deciding the furniture color to blend in with my coco and warm grey walls. I try to be realistic though pretty ambitious in expecting the outcome. I feel its a good combination of color even though my prelim idea is to opt for white solid funiture.

I still feel the grey wall is too empty . Without hesitation , I purchased 2 of 5litre can color to paint mural on the grey wall. Branches and trees inspired me after my visit to home decor shop. before losing the picture of the idea , i quickly paint the wall, After al, feeling comfortable at your home or bedroom is one of life's fundamental pleasures!

GRANITE TILES CUTTING WORK - FACTORY VISIT AT SG KADUT STREET 1

Last 3 days back , I have went to Tien Seng Marble to witness and cheking the quality of cutting of granite tiles as requested by our dearest client, JDD . That was my first time to witness cutting work of granite tiles. They had huge and few machine to cut . Well let start from hoisting the 3.7m x 5m perhaps , the big slab from one end to another end of factory. 10 tonne crane beam hoisting the slab to another end of factory to start the cutting procedure. Each slab was lift up by suction machine to lay it onto the moveable tray where the cutting process take place. A lot of water needed during the cutting and grining process . I have the video recorded during the cutting work but not sure how to upload in this blog? Can meh?

Day and night I dream to see my room warming up for fresher look soon , only time constraint my intention to do so yet. Ive surveyed after office hour to few furniture shop , lorenzo furnitures are cool and up to date but damn they are beyond my budget, they i went to peep at HOMELIFE , currently they are having christmas sale , now is a good time to bargain for furniture at low price but I am still surveying around. Last nite I went to one furniture boutique near my house at bukit indah interjunction opposite TESCO which is under construction. I felt in love in white majestic bedroom setting immediately. Not to make wrong judgement, ive decided to look around later after office wrap up since I need to go to office today to settle the unfinished business since we r having RI inspection - a final one on this coming Monday.

I will update before and after photos the transformation of my extra interest in visual potential my bedroom to be in my next post.

Architect - not the so glamour profession

In 4 days time my building will be inspected by Madam Melati from Design 2000, a register officer / qp to inspect the incomplete Data Centre we are constructing. First time in my life Ive encoutered a building not ready for inspection to go for inspection. With the german company im working for, everyting seems possible.

The results easily seen for many of us and engineers and site people come back over weekend to turn the impossible date into possible. Ive seen many panda eyes at my engineers, PM and my senior architects.

Some stay late every weekdays till 9-10pm for couple of weeks checking the drawings, solving the details and joining /connection between different material etc honeycomb cladding and steel gratings, raised floor and stainless caping, aluminium louvre and drywall / brickwalls and etc.

There is one engineer ive known reach as early as 6am in the morning to work. This is quite good practice since one may reply hundreds email of correspondence from clients, sub-contractor, supplier and bosses in the morning with no one interrupt you in between office hour.

Entering a contractor's world is quite different style compare to consultants firm. Our world require us to prepared ourselves to resolve the site problem if the site failed to do so. Everyday is a challenge task to us, as such attending prompt or schedule meetings,visiting site and conduct our internal inspection, reply to email correspondence , request for further information and more drawings from consultants, detailing up the not so detail enuff drawings, checking for specification on building requirement , compliances according to authority regulation and code of singapore practice and preparing presentation to the japanese clients.

I am telling you people , japanese clients are the fussiest clients I have been working for , whenever they refuse to accept your idea, then adapt their requirement into yours, when they said they want something but you cant deliver, better be prepared with good script excuse if their request is beyond the budget.

What normally I did, if I failed to say no due to commercial issue, I will drag my PM to explain or let the top manager talking and explain to clients. Few occasion , the clients had lose temper on me but I am getting used and numb , mcm kate orang masuk telinga kanan keluar telinga kiri. Many of my architects advised me to learn to have thicker skin, otherwise difficult to sustain longer in this industry .

If you are joining the consultatns firm, things will be quite different but I don't quite prefer to handle too many projects at one go. Contractor in the other hand , one can stay put focus on one particular project and able to see the actual flow on how the building is constructed. You might not experience the design stage as often as consultants firm can offer but your understanding on the details can be sharpen deeper, and you can project the issue will raise up by others in future if the drawings are inefficient to build, a good training to look up for better observant and good checker to pick up mistakes.

Since school I had passion in colour. Any kind of colour media to paint my canvas trigger my endranalin in complex feeling way which hard for me to describe. My childhood toys apart from teddy bears and cooks stationary are A3 paint canvas sheets ,BUNCHO water color and crayon. In primary school, at the age of nine, I had a pretty gifted, talented, musical teacher - madam Haliza whom responsible guided me to pay serious attention on my 6th sense talents - arts and painting. Most of times, I was ready to deliver the best for her and at the same time I aimed high- to see my paintings paste on the class front wall.

Back in secondary school, I took arts tuition lesson from chinese teachers. The class was held once a week and located only few blocks away from our house. My sister and I are the only Malay students and we hand fun crayoning and water coloring the light pencil line we had drawn copied from the art books given to us onto the canvas. I had pick up many techniques on water coloring which school did not offer. During my SPM, I had dropped an Account subject to replace with Arts paper for I forsee I can score better grade in arts . Though minimal class conducted for the subject , I did coope through readings and practice to perfect the skills for the real exam.

" Arts and skills can be train if you hav passion and love it, for those who are genetically inherit they are gift for you". I fell into semi-inherit from not so sure since my biological parents came from science stream. Their right brains definitely operate better than mine but my left brain maybe extra expanded than theirs. I decided to take architecture as profession on the day I filled up 6 prioritize options for architecture in university application form.
