			<content:encoded><![CDATA[<p>After a relatively flat period, the Australian economy is showing signs of growth and recovery with gains in exports, retail spending and in building approvals</p>
<p>The building approvals for Australian residential property rose 7.4 per cent to 11,501 units in March 2012. This result compares with a 10,710 units in February, (seasonally adjusted figures). The improved building approval data was also indicative of a broad-based improvement in the sector.</p>
<p>Also, the sales data for this March retail spending shows, after a year of below average sales levels, has had a revival in spending and showing strong signs of improvement. For the 3 months to the March quarter, retail spending rose 1.8 per cent. The result was better than expected by many economists and, a strong sign of further recovery over the 2012 calender year. Also, according to the Australian Bureau of Statistics retail trade rose in the month to a seasonally adjusted $21.231 billion, compared with a upwardly revised $21.032 billion in February 2012.</p>
<p>One of the key features to the health of the Australian economy is the mining boom export. It continues to gain pace as mining companies prepare to ramp up production and a host of new infrastructure projects planed for the coming 10-year period.</p>
<p>Property sales activity is also expected to improve over the 2012 year. Since the recent interest rate drop there has already been noticeable increases in inquiry levels from prospective purchasers. Astute investors know to always act ‘before the crowd does’. Interest rates have remained reasonably high over the previous years: this factor reduced the net return on property investment.</p>
<p>Although most economists agree, the major banks will only pass on a reduction, to a standard variable home loan, in the order of 30 – 40 basis points, it still is a positive outcome for real estate investors. Also, it is expected that the official interest, set by the Reserve Bank of Australia, will continue to be reduced further through 2012. Most analysis’s are factoring in a further 75 basis points reduction by December this year.</p>
<p>A key component of real estate investment is the amount of interest you are changed on your investment loan. The higher the interest rate the lower your net return. Often the amount of interest being charged can tip the balance between a winning or loosing investment. With this fresh interest rate drop, plus the expect further reductions this year it is expected that property investment, as a wealth creation method, will again be a popular option for investors.</p>
