I was totally unprepared for the disturbing results I got when I uploaded my photo…

I guess if I ever plan on settling down and getting hitched, I’d better hurry the hell up and do it before I turn into a Cavewoman/Neanderthal.

Or I could always relocate to The Planet Of The Apes, where I’m sure I’d be a hot commodity….

If you guys have a spare second, do me a favor and upload a picture of yourself here. I’d like to know if anyone else is going to look like an ape in 20 years, or if it’s just me.

I know I’m supposed to be setting a good example here, but I have to be honest and tell you that I failed miserably.  My challenge was to run 4 miles every day during the week, and also to make 100 offers.

So, yeah.  Not so much.

The running part was out of my control, though.  My back has been messed up since the beginning of the month, and it’s still not back to normal (no pun intended), so I didn’t really have a choice unless I wanted to torture myself, which I actually tried to do last week and was only able to run for 3 minutes before I had to stop.

As far as the offer-making part of the challenge goes- I ended up only making 24, which is pretty pathetic.  This was mostly due to me just having too much other stuff going on, and then there was a little bit of laziness sprinkled in for good measure…I’m not gonna lie.

So how did the rest of you guys do?

I heard from Matt and Art and Steph already, and they seem to be calling for a do-over….

I guess I wasn’t the only one who had an off month.

I think a do-over is a good idea, what do you say?  A chance to redeem ourselves….

My challenge for the next 30 days is to be up at 6am and swim 20 laps every morning (since running is temporarily out of the question), make 30 offers on MLS properties (I’m being more realistic this time around), and to come up with an outline for a new eBook/course that I’ve been putting off writing for about 6 months now.

So, I’m in the middle of packing right now (which I was supposed to do last night, but instead got sidetracked downloading free music from Limewire), but I wanted to write a quick post before I head out the door on a road trip out to the middle of nowhere.  Which is going to be awesome.

My friend Shawn and I rented a cabin on the river for a few days at this cool place where they have cave diving and canoeing, and all that kind of fun stuff.  I would post a link to the place we’re staying at, but you never know if there’s any axe murderers reading my blog, and this place is seriously out in the middle of nowhere, and that would totally suck to have some dude show up at the cabin door at 1am wearing a hockey mask and brandishing a machete.  Ya know?

Plus, I’m already a little bit freaked out because the last time Shawn and I rented a cabin (this was about a year ago at a different place), it was totally haunted.  I’m not even kidding.  When we got there, there was this guest book on the dining room table where you can write about all the cool things you did while you were there, and we read through the whole book (it went back about 7 years), and a bunch of people kept writing in there that the cabin was haunted.

We didn’t really think too much of it until the first night when I woke up at like 4am and noticed that the bathroom door was shut and the light was on.  I just figured it was Shawn, so I went back to sleep and then it was morning, and Shawn came into my room asking me why I left the light on in the bathroom and shut the door in the middle of the night.

He said he didn’t do it, and I know I didn’t do it.  Then he tried to say I probably just had too many glasses of wine and got up in the middle of the night to use the bathroom and forgot. Which was totally not the case.  Well, maybe I did have a few too many glasses of wine, but I never just get up in the middle of the night. Once I’m out, I’m out.

So anyway, the next night we had dinner and some drinks and then went to sleep, and I shit you not, the stereo that we brought (that was in the kitchen), turned on by itself at about 2am and started BLASTING Maroon 5.  I’m not even making this up.  I still remember the song and the exact verse that was playing…..

“THIS LOVE HAS TAKEN IT’S TOLL, ON ME, SHE SAID GOODBYE, TOO MANY TIMES BEFOOOOOOOOOORRRRRRE……”

I think I may have crapped my pants. (and not in a good way, Julie.)

Shawn tried to pretend like he wasn’t as freaked out as I was (because he’s kind of a Mr. Tough Guy kind of guy), and also I think he knew I was about to have a freaking heart attack and he didn’t want to scare me any more than I already was.

So anyway, we ended up staying the rest of night (if it was up to me we would have left right then and there), and then we got the hell out of there bright and early the next morning.

The End.

And the reason why I’m telling you this story is because crazy shit like this always happens to me and Shawn, so if you don’t hear back from me in a few days, please SEND HELP.  Although, I didn’t tell you where I was staying, so I guess that will be kind of hard.

My Mom, knows where I’m staying.

Speaking of my Mom, she tells me that I shouldn’t tell people when I’m going out of town because then they might break into my house and steal all of my valuables (even though I don’t really have any valuables except my laptop, which I’m taking with me so I can listen to all the songs I downloaded from Limewire last night).  And also, you’d have to pretty much be Spider-Man to break into my condo, but even so, just to make my Mom happy, I hired a professional Ninja to house sit for me for the next couple of days.  So, if you’re planning on breaking in, you better bring your A game.

Anyway, the good news is that my back is finally feeling better, but the bad news is that I haven’t really gotten anything important accomplished this week, unless you consider surfing the net important. In which case, I got all kinds of important stuff done this week.

Anyhoodle, it’s time for another Flip This Book Club Review, brought to you by my dear friend Shae Bynes from GoodFaithInvesting.com.  This month’s book was Think and Grow Rich, by Napoleon Hill- I hope you guys enjoyed it!

Think and Grow Rich by Napoleon Hill is a best-selling business classic.  I’m sure many of you read this book months or even years ago, but this was actually my very first time reading it. For those who didn’t know, Think and Grow Rich was initially published in 1937 during the Great Depression and, according to Hill, is a result of 20 years of research and analysis of hundreds of well-known high achieving men who had accumulated vast fortunes using businessman Andrew Carnegie’s “secret for success.”

If you’ve already read numerous books on success and personal development, many (but likely not all) of the 13 Success Principles presented by Napoleon Hill will be familiar to you because Think and Grow Rich served as the inspiration and foundational text for many of those other books you’ve read and enjoyed!  Here are the 13 Success Principles along with some of the quotes that really stuck out to me from the respective chapter on the topic.

• Desire:  Wishing will not bring riches but desiring riches with a state of mind that becomes an obsession, then planning definite ways and means to acquire riches, and backing those plans with persistence which does not recognize failure, will bring riches.  No one is ready for a thing until he believes it.
• Faith: Faith is the head chemist of the mind. It is the “eternal elixir” which gives life, power, and action to the impulse of thought. Faith is the only antidote for failure!
• Auto-Suggestion: Remember when reading aloud the statement of your desire, that the mere reading of the words is of no consequence – unless you mix emotion, or feeling with your words.
• Specialized Knowledge: Specialized knowledge does not necessarily have to be in possession of the man who accumulates the fortune. Knowledge has no value except that which can be gained from its application toward some worthy end.
• Imagination: First you give life and action and guidance to ideas, then they take on power of their own and sweep aside all opposition.
• Organized Planning: Temporary defeat should mean only one thing, the certain knowledge that there is something wrong with your plan. We see men who have accumulated great fortunes, but we often recognize only their triumph, overlooking the temporary defeats which they had to surmount before “arriving.” (Side note: I loved the list of 31 major causes of failure in this chapter)
• Decision: Analysis of several hundred millionaires disclosed the fact that every one of them had the habit of reaching decisions promptly, and of changing these decisions slowly, if, and when they were changed.
• Persistence: Persistence is a state of mind, therefore it can be cultivated. Persistence is the direct result of habit.  Organized plans, even though they may be weak and entirely impractical, encourage persistence.
• Master Mind: No individual has sufficient experience, education, native ability, and knowledge to insure the accumulation of a great fortune, without the cooperation of other people.
• Sex Transmutation: Take inventory of those whom you know to be men of great achievement, and see if you can find one among them who is not highly sexed.  Man’s greatest motivating force is his desire to please woman! (Hey, these are Napoleon’s words…not mine! LOL! Gentleman, do you even agree with this? Just curious.)
• Subconscious Mind: Thoughts of fear and poverty and all negative thoughts serve as a stimuli to your subconscious mind,  unless you master these impulses and give it more desirable food upon which it may feed. The subconscious mind will not remain idle! If you fail to plant desires in your subconscious mind, it will feed upon the thoughts which reach it as the result of your neglect.
• The Brain: Every human brain is both a broadcasting and receiving station for the vibration of thought. The subconscious mind is the “sending station” of the brain [and] the creative imagination is the “receiving set” through which the energies of thought are picked up.
• The Sixth Sense: The starting point of all achievement is desire. The finishing point is that brand of knowledge which leads to understanding – understanding of self, understanding of others, understanding of the laws of nature, recognition and understanding of happiness…this comes in its fullness only through familiarity with, and use of the principle of the sixth sense.

At the risk of catching flack for this comment, I’ll share that I personally resonated much more with some of the more contemporary professional development experts and books such as Jim Rohn’s The Five Major Pieces of the Life Puzzle, Brian Tracy’s Maximum Achievement, and Mark Victor Hansen, Jack Canfield, and Les Hewitt’s The Power of Focus.  Also, depending on your world view and spiritual beliefs (or even the lack thereof), some of the language and concepts presented in Think and Grow Rich may be a little uncomfortable or simply not jive with you at all. Nevertheless, there is so much wisdom within the pages of this book and, for many people, this is the very book that opened up a world of new possibilities.

So that’s my nickel. What’s yours?

So anyway, I left for Kansas City early Wednesday and got back late Friday night, and have been in bed ever since because my back is so screwed up that it hurts to stand up, sit down, laugh, breathe, blink, etc.  Which is totally awesome.

The good news is, I had a great time in Kansas City (minus the part where this guy on the plane told me there were two Kansas Cities- one in Missouri, and one in Kansas, and then for about a half hour after I landed I thought I flew to the wrong state). Turns out there’s only one Kansas City, but half of it is in Missouri and half is in Kansas.

I had no idea.

Anyway, like I said, I had a blast at the retreat, and took lots o’ pictures for your viewing enjoyment…

And then we headed back to the hotel to ambush JP for the second night in a row.
Because we are all 12 years old.

The next day we spent another 7 hours brainstorming (I had to lay on the conference room floor the whole time because my back felt like it was going to fall off).  And then our fearless leader capped off the retreat with an arm wrestling match.

So that’s what I’ve been up to guys and gals: masterminding with my pals in the Flip VIPs, peeing my pants laughing, ambushing JP Moses (twice), watching arm wrestling competitions, and being crippled.

Good times.

Well, except for the crippled part.  Being crippled sucks the big one.

None of my buyers who I thought would be interested in the deal, were interested , and after marketing for several days and not getting any positive feedback, I finally decided to just dump it.

Like I mentioned in my last post, these piece of crap houses can sometimes be hard to sell, even if they are dirt cheap, and especially if they are frame and have only 2 bedrooms.  The house I have under contract is frame with only 2 bedrooms, plus the 2nd bedroom is really more of a glorified closet, so it’s essentially a 1 bedroom house. Which is kinda hard to move.

When I made the offer on this, I put a 7 day closing in the contract figuring that the bank would send their addenda back with a closing date several weeks out, like they usually do. It turns out that the seller is a private lender with just a few properties to sell, and doesn’t need twelve years to close like most of the big banks do. So, what I’m trying to say is, I didn’t really have a whole lot of time to find an end buyer. The seller is ready to close Monday.

The guy I’m selling it to is a wholesaler/investor who does quite a bit of business, and is one of the buyers I had in mind when I said in my last post that I could probably just dump it for a few grand if I wasn’t able to find another buyer.

The seller wouldn’t agree to close at my title company, but since this was just a regular assignment deal (or so I thought), I figured it would be fine to close somewhere else- I mean what kind of title company doesn’t know what an assignment is?

I’m sure you can probably see where this is going…

So, I went by the seller’s title company Wednesday morning to drop off my EMD and also to let them know that I’d be sending over an assignment contract later in the day as soon as I got it back from my buyer.

You should have seen the look on the lady’s face when I told her I was assigning the contract.  She pulled her glasses down on her nose and did one of these…(seriously, she did)

I totally knew what was coming before she even opened her mouth…

She proceeded to tell me that it’s not legal to do an assignment, because you can’t change the terms of the contract without the seller’s consent.  I then tried to explain to her what an assignment agreement was and that I was not changing the terms of the original contract, but rather assigning my rights in the contract for a 2k fee.  Needless to say, I didn’t get very far with my explanation before she cut me off, shut the little window divider thingy in my face (seriously), and told me she’d have to check with the attorney and see what he had to say about it.

Awesome!

So, she came back a few minutes later and explained to me that yes, I could assign the contract, but I couldn’t assign it for a fee, because that would be changing the terms of the initial contract. Which is illegal.

??

Are you effing kidding me, lady?

At this point, as much as I wanted to sit there and argue with her (and also smack that condescending look off her face), I knew that it was going to be a complete waste of my time and energy to do so, so I just told her I’d be back later once I talked to my end buyer to see what he wanted to do.

My end buyer, thankfully, is as cool as the other side of my pillow and agreed that there was no sense in trying to argue with the morons over at the Law Offices of We Just Make Shit Up As We Go.

So, we wrote up a new assignment contract that says I’m assigning the deal to him for $0, and he’s going to pay me a consulting fee of 2k once the deal closes. There are several other ways we could have structured it, but most of them would involve a second closing, and since my assignment fee is only 2k, a good portion of that would get eaten up in closing costs.  Plus, doing a double closing would mean extra money for the seller’s title company, which would kinda be like rewarding them for being stupid…… “Hi, you’re a dumbass- congratulations, here’s $500!”

I don’t think so.

So anyway, that’s the story. The title is clear and we’re closing on Monday, which is good. There was also some other drama that went on with this deal, but unfortunately I can’t talk about it in public for reasons I can’t talk about in public. I know that’s totally lame, but that’s all I can say about the situation at this point.

In other non-real estate related news, I’ve decided to chop all my hair off again, which I’m doing tomorrow, and am very excited about. (Sorry Mom).

It’s time to regroup, reload, and GET GOING.  Is what I’m saying.

As I mentioned in my last post, I’ve decided to get back in the habit of making offers on MLS properties again, and I thought since it’s the beginning of a new month, I’d set a 30 day challenge for myself to make 100 offers before August is over. And also, to run 4 miles 5 days a week this month (M-F), for a grand total of  88 miles.

So that’s my challenge- 100 offers and 88 miles.

I’ve got my work cut out for me, eh?

And since misery loves company (just kidding), I thought I would invite all of you to come up with a 30 day challenge of your own and join me!

What do you say?

You say YES, is what you say!

The challenge doesn’t have to be real estate related- it can be anything at all that you want to accomplish over the next 30 days- whether it be a new habit you want to develop (like getting up an hour earlier every day to exercise), or a certain amount of deals you want to have under contract, or whatever your little heart desires…

The only thing I ask is that you be 100% committed to accomplishing whatever challenge you set for yourself.  No half-assing allowed here!  Think long and hard about what you want your challenge to be, and then commit yourself to following through with it come hell or high water.

I seem to have pulled another disappearing act on my blog.  Sorry about that.

As usual, I have a good excuse: I was working my ass off.  Also, running my ass off (20 miles this week- woohoo!).

So, last weekend I decided that I was going to hit up the MLS again in full force.  For the last I don’t even know how long, I’ve been selling other people’s deals and only making a half-assed attempt at getting my own.  (Are you wondering how many times I can say “ass” in one blog post, Julie?).  Hehe.

Anyway, so yeah, I decided that it was high time to man up and start going after my own deals again, and since there seems to be a bit more inventory hitting the MLS lately, I figured I might as well give it another run. (As a side note: I think I probably have one more good year of wholesaling in me (maybe), and then I’m probably going to sell all my belongings, take off, and wander the earth vagabond-style. Like this girl).

Seriously.

But that’s a different story for a different blog post.

So anywho, my goal for the week was to make 5 offers every day, which I did.  Actually, I made 26 of them, and it looks like I just landed a deal this afternoon.  It’s kind of funny because this particular house was the last one I offered on yesterday, and I remember sitting there thinking that I shouldn’t even bother making the offer because #1) I was sick of making offers and didn’t feel like it, and #2) I didn’t think there was a chance in hell that it would get accepted.

That’s the thing, though- you just never can tell what the seller is gonna do.

This one was listed in the low 30’s, and my offer was 10k.  Fat chance of that getting accepted, right?

Well, I got a phone call from the listing agent this morning telling me that the seller was countering at 13.5k and that’s the lowest they’d go.

I called two of my good buyers right away to tell them about it (no, I’m not worried about them going around me), but I haven’t heard anything back from them yet. I was going to wait to get a number from them before I countered back, but I ended up just emailing the agent and asking if the sellers could come down to 12k.  I figured I better try and get this thing locked up quickly before he dropped the price to 13.5k in the MLS, in which case I’d be screwed.

So, after sending my email to the listing agent asking if the sellers could come down to 12k, I got an email back from him right away that said the following (and nothing more):

KNOW THEY CAN’T …THAT’S THEIR BOTTOM NUMBER!!

Geeze, dude, I get it.  No need to scream at me.

And then a few seconds later, while I was sitting there at my desk chuckling to myself about the email- my phone rang….

It was the listing agent telling me that the sellers changed their minds right after he hit the send button, and that they would take 12k for the house after all.

HA!

Also, he apologized to me about the rude email, which I thought was a nice gesture.  I told him it was KNOW problem, and not to worry about it.

Hehehehehe.  I crack myself up.

I’m pretty sure I can sell this pile of crap for 19k, which is what I’m asking for it right now, but it’s kind of a crap shoot (no pun intended), with these junker houses.  I’ve got a couple guys who I know will take it for 13k or 14k if I’m not able to get a higher price, so that’s my plan B.

Oh yeah, and I forgot to mention that while I was over at the property today taking pictures, the lady who rents the house next door came over and told me that her landlord was interested in buying the house (the one I have under contract).  So she gave me his # which I called a little while ago, and he’s going to drive out and look at it on Monday (he lives about an hour away).  He paid 13.9k for the house next door a few months ago, so maybe we’ll be able to work something out.

We shall see…

Oh, and before I sign off, because I know you all have been just dying to find out what Chef Steph has been up to in the kitchen, here are some pics of the tomato, onion, and feta salad that I made last weekend.  It was so delicious, I thought I’d died and gone to Heaven.  Seriously- it was that good.  And healthy, too.  (Minus the entire loaf of Italian bread that I ate with it. Oops).

Speaking of technical difficulties….. last week, I interviewed two REO wholesalers that are absolutely crushing it in the Detroit market (Steve Mills and Erik Stark).  I had planned on posting the interview here for you guys, but the recording got messed up (SHOCKING), so I’m going to see if they’d be willing to do another one with me.  Sorry about that.

So, yesterday when I woke up I decided that it would be a good day to pack a cooler and head to the beach for some R&R.

I had the best time ever.  (Minus the sunburn).

I saw dolphins and a sting ray (or some kind of ray), and also made friends with a seagull named Burt.

It was awesome.

Shiver me timbers- a pirate ship on the horizon! Arrrrrrr, matey.

I’ve seen dolphins many times before at the beach, but normally only their dorsal fin comes out of the water. This time, there were two dolphins who jumped completely out of the water Sea World style like five times. It was a spectacular sight (I got goose bumps), and everyone on the beach was standing up and applauding! By the time I got my camera out it was too late, although I was able to get a shot of the splash made from their last jump.
