Arizona was high on the list for areas that new home sales had slowed to a trickle. Times have changed, and the Desert Ridge area is no exception. Over the past few months, Desert Ridge home buyers have increasingly looked to new home sales in response to a declining home inventory. It doesn’t seem to matter if it is a regular sale, short sale or foreclosures, the inventory has gone down to such a degree that buyers are starting to look again at building their new home from the ground up.</p>
<p>In the May Market Report 2013 by Corelogic, residential property research and services firm, it was reported that new home sales have seen an increase of 19% compared to March of 2012.  They report the recovery of new home sales, such as those seen in the Desert Ridge area, are strongest in the Western area of the United States.   The sale of distressed properties has fallen by one-third percent within the past year. However, with this new trend the prices of these homes have begun to rise.  New home prices are up 10.5% as of March 2013. Prices have been reported to have increased in some areas as much as 80% compared to March 2013.</p>
<p>For those looking to purchase a home in Desert Ridge, the time has never been better. Whether you seek a new home or an existing property, the choices are there, but don&#8217;t delay.</p>

<p>Most agree the answer to that question is no. The recovery that the Kierland area and Arizona, in general, have experienced has been steady and continues to lean towards a seller’s market with more buyers than homes available. The <a href="http://www.phoenixhomeseekers.com/search/results/?city=all&amp;zip=85254&amp;type=res&amp;list_price_min=all&amp;list_price_max=all&amp;area_min=all&amp;beds_min=all&amp;baths_min=all&amp;lot_size_min=all&amp;new_construction=all&amp;year_built_min=all&amp;short_sale=all&amp;foreclosure=all&amp;stories_max=all&amp;garage_spaces_min=all&amp;parking_features=all&amp;pool=all&amp;community_features=all&amp;property_description=all&amp;elementary_school=all&amp;high_school=all">inventory of homes in the Kierland area</a> has continued to decline to the point it now is considered a seller’s market. Kuldip Verma, of Vemaland, one of the largest landowners in the Phoenix area, states that overall “And the inventory from 57,000 homes in 2008 has gone down to 16,000 homes in 2013,“and the North Scottsdale area is no exception.</p>
<p>With a variety of parks, outdoor areas, shopping and new restaurants opening consistently, homes in the Kierland area continue to be in high demand. Kierland Commons, Scottsdale Quarter combined with a number of outdoor parks and recreational facilities make the area attractive to buyers.  Buyers are unfamiliar with the niche of beautiful home choices in the area, but after experiencing it firsthand rarely want to look elsewhere. While the inventory of the area is less than in years past, with the variety of housing choices from single family to condominium living, the Kierland area has something to offer everyone.</p>

It’s unclear whether or not the housing inventory shortages that are plaguing large parts of the country will ease anytime soon, but as prices continue to rise, more home owners are likely to feel comfortable listing their homes for sale.Zillow’s Chief Economist Stan Humphries adds, “The supply of for-sale listings continues to dry up, driven in part by potential sellers trapped in negative equity and home owners that won’t sell out of fear they won’t be able to find a suitable home to buy later. But the impact of constrained inventory will create the solution to the problem. Over the past year, inventory tightness has contributed to increases in home values in many markets.”It’s a chicken and egg situation, to be sure. Zillow says that the number of homes listed for sale on their site fell 17% in February year-over-year, but by the same token, home prices are up. February asking prices were up 1.4%, marking the largest monthly gain since the real estate recovery began. Additionally, the pace at which inventory is declining has dropped off dramatically, giving prospective buyers renewed confidence that they will be able to find the Kierland home they’ve always wanted.What’s interesting is how inventory issues are affecting different price points in the market. The greatest annual decreases in inventory were among the most expensive homes with inventory declines of 20.5% year-over-year. By contrast, middle-tier homes saw 17.2% reduction in inventory levels, and bottom-tier homes fell 9.1%. What’s more, the current drop in inventory was less severe than in January, which could signify that inventory issues are leveling out to some degree.</p>
<p>Humphries continued, “As home values rise, some home owners will be freed from negative equity and able to list their homes, which will contribute to an easing of the inventory crunch. While this inventory is coming, it may still be a frustrating spring for buyers vying for what inventory is available. It’s important to be patient and not commit to paying beyond one’s comfort level in the heat of negotiations.”</p>

But being that it’s a $1 billion industry in the state, Arizona is actually tied with Missouri for 14th place in terms of the bubbly brew&#8217;s statewide economic impact.</p>
<p>According to a new report from the National Beer Wholesalers Association, “Arizona’s beer distributors directly employ 2,881 and have an impact on an additional 7,284 jobs.” In addition to local and regional craft beers, one of Anheuser-Busch’s distributors, Hensley Beverage Co., is located right here in Phoenix. In 2011, Hensley had revenues of $340 million and employed close to 700 Valley residents.</p>
<p>Bill Latham of the Applied Business &amp; Economic Research at the University of Delaware, who produced the report for the NBWA, said, “The beer distribution sector is a hidden gem that has been tremendously undervalued in previous economic reports.”</p>
<p>In Arizona, beer distributor activities contribute more than $242 million to the federal, state and local tax bases, and are separate from an additional $218 million in federal, state and local alcohol excise and consumption taxes on beer sold in the state. Each year, the Arizona beer distribution industry contributes more than $535 million in transportation efficiencies as well.</p>
<p>Perhaps not surprisingly, Texas distributors had the highest economic impact in the nation with $6.3 billion, followed by California’s $5.2 billion and New York’s $3.5 billion. Around the country, beer distributors are responsible for more than 345,000 jobs.</p>
<p>NBWA President &amp; CEO Craig Purser echoes Latham’s sentiment. He said, “America’s 3,300 independent beer distributors deliver economic benefits in their communities through local business-to-business commerce, investments in local infrastructure and capital assets and tax revenue. They provide services that improve efficiency for trading partners, especially small brewers and retailers, and they ensure fair prices and a broad selection of products for consumers to enjoy.”</p>

The S&amp;P/Case-Shiller home price index, one of the most popular measures of home prices changes, put Phoenix at the top of a list of cities where home prices are soaring.</p>
<p>The monthly index covers 20 major U.S. metropolitan cities, and tracks price changes in addition to statistics like median home price, unemployment rates, and more. Here’s a snapshot of the top seven U.S. cities that have experienced double-digit price growth and how Phoenix home prices stack up against the rest:</p>

Additionally, builders are finally coming off the sidelines, resuming construction projects and starting new ones.</p>
<p>With all of this fantastic news concerning the Phoenix real estate market, you might be surprised to learn there’s even more. Last year, seven of the top 50 selling master-planned communities in the country were in the Phoenix area. Here’s a look at them:</p>

<p>Across the Valley, home prices continue to make great strides. In December, the median single-family home prices increased by 34% year-over-year. And according to the W. P. Carey School of Business at Arizona State University, nearly every part the Valley made exceptional progress last year.</p>
<p>2013 will be an interesting year for Phoenix real estate to say the least. As foreclosures continue to fall and prices continue to climb, the next question is when will current home owners realize enough of a value increase to feel comfortable listing their home for sale? There’s no clear answer to this question, but things are moving in the right direction. Real estate website Zillow.com notes, “Although the inventory shortage continues, inventory levels are evening out and are no longer plummeting,” offering  prospective Kierland home buyers a glimmer of hope.</p>
<p>Since the real estate recovery began, the largest annual price gains have been realized in Phoenix, Las Vegas, and Oakland. Experts say that since Phoenix, Miami, Detroit, Houston, and Oklahoma City were the first to see housing prices bottom out, they will likely be the first markets where inventory levels will expand.</p>
