First and foremost, consider the sunlight exposure. Greenhouses should ideally be placed in an area that receives full sun for the majority of the day. This provides adequate light for photosynthesis and growth. Avoid areas where the greenhouse will be shaded by buildings, trees, or other obstructions that may limit sunlight penetration.

GREENHOUSE LOCATION

Once, the greenhouse location is selected with abundant sun and shade. As well as proximity to essential services such as water and power. Your greenhouse, whether it is a home attached greenhouse addition or a free standing greenhouse structure, always start by mapping out a layout. Once the area is mapped out with a string line or the ground is outlined with a biodegradable paint marker, there are a few choices to choose from so let’s start with simple alternatives.

FOUNDATION DETAILS

Depending on the greenhouse chosen and whether it is a seasonal or an all year around growing project. These two factors should be the basis for the type of foundation to build.

If it is seasonal, then a topical perimeter base made out of landscape timbers or a 6-8″ wide concrete base wall also called a grade beam and or knee-wall is sufficient. Make sure it is properly anchored into the ground. This is assuming that the interior floor of the greenhouse will remain dirt or gravel.

ANCHOR YOUR FOUNDATION

depends on what you ultimately decide to do … one form of anchoring can be accomplished by digging concrete corner piers 18″ to 30″ deep – 12″ diameter. Inserting qty 1 – 10″-12″ galvanized anchor bolts embedded into the center of the concrete pier. Secure a six inch wide landscape tie to the concrete pier, making sure to expose the threaded part of the anchor bolt minimum 6″-7″ above the level of the concrete.

If using landscape ties the concrete pier should be flush with the dirt. The landscape tie placed on top of the concrete flush with the dirt. Anchoring the landscape tie with properly placed holes drilled in the center of the tie, minimum 6″ from the end corner of the tie.

The holes are for the anchor bolts to thread through the landscape tie for anchoring down with galvanized washer and nut. If going with a concrete perimeter grade beam, install anchor bolts 6″ in from one corner and 12″ in from the adjacent corner. Place an anchor bolt every 3-4 feet along the entire perimeter of the concrete grade beam. The cut out area for the doorway, excluded. Place anchor bolts 6″ in on both sides, away from the doorway edge. If going with concrete, another option is to dig out a shallow trench, 8″-10″wide /4-6″ deep and form it with 2×8 or 2×10 timbers to create a level, square base perimeter concrete grade beam. This will allow the concrete grade beam to rise out of the ground minimum 6″ above the grade (dirt) or higher. Preferably 12-18″ is ideal to prevent snow and ice build up during the winter months. A higher grade beam or kneewall will also allow for adding new rich top soil on top of the existing greenhouse interior ground.

Regardless of the foundation chosen these three building rules must always be true

square it – level it – and plum it!

Top sill plates for greenhouse frames can be standard Douglas fir or treated. Best to install and secure a 2×10 sill plate (less or wider), depending on thickness of wall, then secure and fasten to embedded anchor bolts or drilled in concrete anchor bolts…

GREENHOUSE FOUNDATION FLASHING

Although it is perfectly OK to anchor the greenhouse frame on top of the wood sill plate, as a rule, its best to install sill plate flashing. Covering the entire width of the sill plate and bent over the outermost edge 2″ down with an outer drip edge. An added measure of protection could also include using flexible flashing tape like ice and water shield under the flashing…

This creates a smooth even surface for sealing the gaps with quality silicone caulk. Aluminum sill plate flashing between the greenhouse base frame and flexible ice and water tape around the sill base plate. This also prevents moisture from leaking and soaking onto the wood sill plate. This Aluminum sill plate flashing feature provides a clean-looking greenhouse base appearance protecting the wood sill plate and provides a much longer life span. Thermally speaking … because all metal frame greenhouse structures conduct hot and cold quickly… a solid anchored wood sill plate is a good thermal break between the concrete and the metal.

CONCRETE SLABS

The best alternative when building a greenhouse is to have a stem wall foundation. If you absolutely want a slab best to use stone slab pavers… this provides a solid and porous floor surface for easy water drainage.

A concrete slab requires drains and not considered to be the best alternative. Greenhouses built on concrete slabs should have a centrally located water drains. They must also use plant benches with planting beds filled with soil to grow in.

Gardening soil – LABOR INTENSIVE –

Changing potting soil every season is highly labor intensive and preserving the quality of the soil can be majorly exasperating. You’ll find yourself removing the majority of last season’s dirt and replacing it with new dirt every year.

Plants love the earth. Which is why, utilizing the ground inside a greenhouse will always provide a more prosperous and bountiful harvest. Building planter boxes on top of the soil makes for easy watering and maintaining soil nutrients. Raised plant boxes on top of plant benches, will dry and deplete the soil from its nutrients very quickly. Especially inside of a greenhouse with a concrete slab.

Ever notice!.. the dirt from a dried out flower pot… Although this alternative is a doable choice, maintaining robust growth inside a greenhouse is always the gardener’s choice.

He worked at Bayer in Germany and soon after it was also discovered by Chemist Daniel Fox from General Electric. Ironically they both discovered the same gooey substance within days of each other. Apparently, polycarbonate originated as a resin polymer made from mixing bisphenol A with phosgen. After it harden it transformed into an almost indestructible material. In the early days, polycarbonate was termed Lexan. Just about everyone today has heard of this term and now that the greenhouse industry has grown over the years. Lexan sheeting is now referred to as polycarbonate panels, or polycarbonate sheets.

If you elect to use the 2 piece snap profile, in addition to relying on the snap function, best to also apply stainless steel screws through the center of the cap and through the base to fasten the H – channel securely…to your supporting rafter. Apply clear silicone caulk to the screw head too..!

U-channels - Breather /aluminum tape -

Polycarbonate U-channels are the least expensive option, best to tape your ends then apply the U-channels over the tape… By doing this …this will protect the inside air space flutes of your panels by keeping them clean and free of particle dust and tiny bug build up over time…!

A word about condensation….! The following is an email exchange I had with a previous customer regarding condensation:

“what you have here is condensation …! this happens over at my house too…! frost builds up on our windows…and bottom ends of our polycarbonate panels when it’s very cold outside ..
today it was 1 degree outside., and when the sun comes out, condensation dissipates …and drips everywhere.
thus the reason for keeping wood trim away from the glazing …with glazing H & U channel/profiles….
the following are reasons for this situation ….?
To prevent condensation in a glazed space of walls and/or roof you need a continuous source of warm fresh air.”

Condensation within the air flutes of clear poly-carbonate panels, is almost inevitable..? for this, apply breather tape to the bottom end of the panel and solid aluminum tape at the top end of the panel, both for roof or walls. The tapes seal the top end while the bottom end allows air through the flutes to dry up condensation. Apply U-channels over the tape, secure U-channel with # 6 /ss screw /nail to wood -18” apart, apply clear silicone bead across the (full width of the panel) on the top edge of the U channel and panel ..end to end ..! Condensation occurs in most applications but can be controlled and minimized in most situations employing these recommendations.

Glazing a south facing wall – after the fact....

In this past season I have had the opportunity to re-install a sloped glazed wall with insulated glass panels 1” thickness with super Low-E coatings for efficiency and thermal effectiveness… After the fact;… means it was done once before, however incorrect applications are very costly repairs… lets dwell into this ….

Once upon a time .. someone decided to glaze a south facing glazed wall on an earth-ship home structure..although the intent was a good one, the approach was wrong from the start…

We are professional glazing specialist and authorized dealers for a select number of greenhouse and sunroom manufacture’s whose specialty is custom glass enclosures that are engineered and designed for custom applications to new and existing homes.

The glazed sloped wall in question, runs the full length of this home approximately 106 ft in total length, with a 5 ft sliding door entryway in-between the sloped south wall w/egress to the outside. This sloped glazed wall encompasses about 40 % of the entire home.

The sloped glazed wall is made up of qty… 26 individual wood framed structural bays – approx..4 ft on center. Outside rough dimensions for each bay measures 4’w x 8′ hgt —

Total Dimensions: 106 ft length x 8ft hgt.

Upon my first view, It appeared that the present all vinyl stationary glass panels were a replacement for what was previously there once before.

According to the owner, the glazed sloped wall was originally built with an aluminum glazing system, very similar to our system Pro Seal. The Pro Seal system is an aluminum glazing system that is attached directly to the top of structural wood members to fasten, seal and support Insulated tempered glass IG units to structural roofs and walls…

Utilizing an aluminum glazing system is our recommended method for glazing wood framed structures such as these, along with custom bent heavy gauge .040 aluminum flashing. This is the correct method to implement when glazing a wood structural opening.

The vinyl framed glass panels that are currently there are stationary vinyl framed widows typically used for standard vertical framed walls. It is our assessment that this present application is incorrect and not a recommended application by industry standards.

The reason these types of vinyl window frames are not recommended for this type of application is due to the nonsupporting construction of vinyl framed windows. As stated, standard vinyl windows are built with a vinyl frame. In this case, the vinyl frame is resting on the side of the supporting structural members and the glass is fastened to the inside vinyl frame by a narrow vinyl glazing channel. The vinyl frame is now resting on 1/2” wood trim screwed to the interior side of the rafter beam. Incorrect application !

This interior glazing channel is snapped into the vinyl frame and the glass is supported by the channel not the supporting structural wood rafter beam, as it should be. This would normally be OK if the wall were a vertical wall which is the standard for most home construction. However, since this is a 56 degree sloped wall, the glass is no longer properly supported. The following pictures show what happens over time when the wrong method is applied…

In the 1 st picture, notice the old vinyl frame windows in-between the rafter beams, wrapped with 0.19 brown flashing …. the middle picture shows the vinyl interior frame and glass resting on a flimsy 1/2” wood trim… weak support… the 3 rd picture shows what happens when asphalt based 4”window wrap and spray foam is used.. the heat from the sun literally melts the wrap and foam rendering it useless and ineffective…

Interior condensation occurs when cold glass surface meets interior warm air… Aluminum glazing systems have interior weeping gutters and weep holes to ward off constant condensation especially during winter months. Vinyl framed windows have weep holes but only on the exterior of the frame and designed to ward off water infiltration that accumulates within the hollow vinyl frame. A vinyl window frame with weep-holes are OK in a vertical position but not in a sloped position.

As a result when vinyl window frames are placed in a sloped application without proper exterior aluminum flashing, and without direct point loading application, the glass panels will sag and the seals will fail over time causing moisture between the insulated glass panels and interior leaks. This is evident by the numerous traces of water leaks on the interior wood trim.

Aluminum glazing systems must be properly flashed with heavy gauge 0.40 aluminum flashing and should run full 8 to 10 ft lengths with as few splices and overlaps as possible . This is the first line of defense against water infiltration.

Flashing applications must have counter-flashing under and over the aluminum glazing system bars. It must encompass and overlap the perimeter of the aluminum glazing bars on the upper part of the glazing bar frame as well as cover the top surface of the wood rafter beams.

Aluminum flashing is custom bent to fit the application and should match the aesthetics of the existing trim color of the home.

I viewed numerous pieces of trim coil haphazardly placed with out screws and without the use of the proper silicone caulking . Instead of securing the flashing with screws to fasten the coil much of the existing trim coil was attached with sticky window wrap which over time, melted and separated from the vinyl frame…, causing a vulnerable separation allowing water to enter where it should not.

Trim coil is very common, it is only .019 gauge (very thin). This type of trim coil is widely used and more appropriate for roof edging, drip edge, fascia board covering and exterior trim around window frames in vertical positions. We do not recommend using .019 trim coil on any type of sloped glazed application that utilizes a quality aluminum glazing system. The pictures above show counter-flashing lapping over 0.40 base flashing….

The much improved result by using Pro Seal, aluminum glazing systems, and the right flashing applications, should last a lifetime without any issues … The new insulated 1” thick Low-E glass panels are tempered / tempered – totally supported, sealed and protected from wind, UV rays, natural movement, and because the glass is elevated up from the wood beams, this allows for expansion and contraction, minimizing seal failure, cracks and seal separation.

Timber Frame wood structures move with the seasons, best to have glass float and away from movement. You’ll hear expansion and settling noises (cracking and crackling), which is normal and after time, when wood totally dries out, the less expansion and movement noises you’ll notice.

Time Frames: Every project is unique and different .. This project took about 9 -10 months to complete by 2 trained experienced persons.
