I’ve got to be honest, I have been frustrated because I’m not getting the results I want from myself or my students. Because of this, I have reassessed my steps to success for you and I both, and in doing so I’ve re-arranged my priorities. Blogging is good info (that I love putting out) but without action my blogs are never going to make you rich. So, the new format is to ‘teach and do deals every week,’ with those who want to roll…life is short and our window of opportunity is closing.</p>
<p>The recent news about long term interest rates being depressed until 2013 (as a result of the downgrade) is music to my ears.  Now, I know some of you might think this is an un-American statement. How in the hell could America’s credit downgrade be good news for real estate investors? Well, let me ask you this question: What would you consider to be the perfect storm for getting rich in real estate? …think about it before you read on.</p>
<p>Now, I’d like to share a recent conversation with you… I was talking to a friend named Harry, just the other day and I asked him “Harry! Why aren’t you buying real estate right now?” Harry’s response to me was that prices are too high and it’s a terrible time to buy. I suppose Harry wants to wait until prices fully rebound and then buy&#8230; go figure. I just hope you’re not thinking like Harry.</p>
<p>You see, sometimes in life, the sun, stars and moon line up to give you a stairway to heaven and I believe that RIGHT NOW is that time. Do you remember the questions I asked you earlier? Here are my ingredients for the perfect storm to succeed:</p>
<ol>
<li>An abundance of good real estate products at very      low prices (temporarily)</li>
<li>Cheap money and/or</li>
<li>Plenty of customers (tenants and investors)</li>
<li>Minimum skills to make it happen</li>
</ol>
<p>Ladies and gentlemen, this is the closest thing you will ever see to wealth being served up on a silver platter to you. If you ever wanted to get rich now is the time to take action.</p>
<p><strong>So how do you participate in this opportunity?</strong></p>
<p>I’m so glad you asked. There are three ways to participate with me as the caoch: 1) as a Practitioner, 2) a buyer or 3) a lender. If you have the time and are conveniently located then becoming a practitioner or an investor buying real estate would be a smart move –  If you are looking at something passive and safe then consider loaning money at 15-20% interest to homeowners seeking to discount or redeem their mortgage – either way you can win, consider this…..</p>
<p>I usually promote commercial income producing property because I believe in substantial cash flow and appreciation &#8211; today all residential properties can qualify as income property because you can buy with a magnificent cash flow while you are waiting for the bounce back.  This is the first time in the 40 years that I have been in the real estate business that you can purchase a single home at existing market value and rent it for a double digit cash flow and later sale it for greater than a 100% profit (almost guaranteed). If you have cash or credit (401k, IRA bank accounts or otherwise) it is time to invest.</p>

<p>This is what I call a typical good deal. It includes management fees, reserves and other costs. The deal is good enough to be flipped twice or bought for cash and refinanced later for more than 100% of costs.</p>
<p>Buying notes from the bank or lending to homeowners @ 20% is not quite as profitable but it is very safe with a high yield. Essentially properties are purchased from the bank and rented to the homeowner with an option to purchase provide the homeowner does not default. The properties are purchased for 10-20% of the existing mortgage allowing the Investor/homeowner to acquire the property for a fraction of debt; even at 20% debt service the homeowners payments are reduced by more than 50% and their amortization period to pay the house off is reduced to a few years. Below is an example of what a $40,000 investment would yield</p>

If there&#8217;s one thing I&#8217;ve realized in all these years of talking to myself it&#8217;s this: Whatever you are thinking about comes into your life, whether you want it or not. Therefore my friends and colleagues, think only of positive things!!</p>
<p>Think about being free. You and only you are in control of the things you do.<br />
Think about being rich. Clearly see the money. You can acquire a few deals and be rich from here on in.  The deals are available, they are waiting on someone to buy them and close. You should do this, You can do this!<br />
Think about being in the driver’s seat. All you need is the knowledge to find the deals….and that’s not hard to learn<br />
Think about the positive outcomes that are waiting for you, just around the corner.</p>
<p>You see, I&#8217;m an optimist. In times like these I refuse to see the negative and I demand only the best outcomes. The result is that the best outcomes always seem to find me.</p>
<p>I&#8217;d like to share something with you that&#8217;s very near and dear to me. It&#8217;s my creed:</p>
<p>Promise Yourself &#8230;<br />
To be so strong that nothing can disturb your peace of mind.<br />
To talk health, happiness and prosperity to every person you meet.<br />
To make all your friends feel that there is something in them.<br />
To look at the sunny side of everything and make your optimism come true.<br />
To think only of the best, to work only for the best, and to expect only the best.<br />
To be just as enthusiastic about the success of others as you are about your own.<br />
To forget the mistakes of the past and press on to the greater achievements of the future.<br />
To wear a cheerful countenance at all times and give every living creature you meet a smile.<br />
To give so much time to the improvement of yourself that you have no time to criticize others.<br />
To be too large for worry, too noble for anger, too strong for fear, and too happy to permit the presence of trouble.</p>
