<div><span style="font-family: Comic Sans MS;"><span style="font-size: small;">    Now I know that sounds a bit ironic coming from me, a mortgage lender.  But as much as I think the interest rates we are seeing right now are a huge <strong>HUGE</strong> advantage to those <span style="color: #202020;"><a href="http://www.genemundt.com/Mortgage-Consultation.html">s</a>eeking mortgage financing</span> &#8230; I also think that the extreme attention and importance placed on rates by consumers can be rather myopic <em>and</em> ultimately end-up being detrimental to their long-term financial health.<br />

</span></span></div>
<div><span style="font-family: Comic Sans MS;"><span style="font-size: small;">    Using a play on another old adage, I believe  &#8230; <span style="color: #89191c;"><strong>&#8220;man/woman cannot (and should not) live on interest rates alone&#8221;</strong></span>.  And too many times I see mortgage clients doing just that.  They make decisions based <strong>SOLELY</strong> on interest rates.<br />

<div><span style="font-family: Comic Sans MS;"><span style="font-size: small;">     Typically a lower interest rate, and the subsequent lower payment attached to it, puts a &#8220;fire out&#8221;.  Meets a need in their mind.  They see  a tangible difference in the numbers they&#8217;re going to shell-out each month &#8230; and that&#8217;s obviously important.   I understand that &#8230;</span></span></div>

<div><span style="font-family: Comic Sans MS;"><span style="font-size: small;">    </span></span><span style="font-family: Comic Sans MS;"><span style="font-size: small;">No one &#8230; NO one really WANTS a mortgage.  No one WANTS to pay money out of their pocket each and every month.  But the need is there, right?  And call it the <span style="color: #202020;">financial planner in me</span>,  but a home buyer or homeowner is typically talking the biggest financial &#8220;stake&#8221; and financial need they have in their lives when speaking to me about their mortgage financing.<br />

<div><span style="font-family: Comic Sans MS;"><span style="font-size: small;">     But you have to be working with a mortgage lender that has the expertise, experience, and knowledge &#8230; <span style="text-decoration: underline;">and will take the </span><span style="text-decoration: underline;">time</span> &#8230; to explain <strong>ALL</strong> options available to you.  Options that <span style="text-decoration: underline;">may</span> serve a better financial purpose for you in the short and long-term.  Options that may leave you much healthier financially for the future.</span></span></div>

<div><span style="font-family: Comic Sans MS;"><span style="font-size: small;">     So I suggest &#8230; don&#8217;t make the decision hurredly.  Take the time to and do the homework necessary to find the <span style="color: #202020;">mortgage lender</span>  that can provide you all the information, products, and services you need.  Then listen intently to what they say.  Take notes.  Ask questions.  Get ALL the facts regarding ALL the mortgage options and interest rates currently available to you.  Have the mortgage lender you&#8217;re speaking with &#8220;paint you the picture&#8221; in hard numbers.  Consider carefully the comparisons provided you. <strong><br />

		<title>405 Freeway Wilshire Boulevard Off Ramp to Close for Two Weeks</title>

			<content:encoded><![CDATA[<p>Starting yesterday, February 3, 2012, the <strong>eastbound off ramp</strong> off the <strong>northbound 405 Freeway</strong> will be closed  on and off for two weeks.  <a title="The Rampture" href="http://www.homejane.com/carmageddon-part-one-is-over-next-the-rampture.html" target="_blank">The Rampture</a> is finally here.</p>
<p>This is part of the ongoing widening of the 405 Freeway which will add a 10-mile HOV lanes and widen lanes from the I-10 to US 101. This particular project is to clear trees and plants from the area.</p>
<p>The closures will take place periodically from 9:00 p.m. to 5:00 a.m. but workers will be there most of the day.<a href="http://www.homejane.com/los-angeles-home-search"><img class="alignright size-medium wp-image-17463" title="405 Off Ramp at Wilshire to Close" src="http://www.homejane.com/wp-content/uploads/traffic_sign_000079_0001-167x300.jpg" alt="traffic sign 000079 0001 167x300 405 Freeway Wilshire Boulevard Off Ramp to Close for Two Weeks" width="167" height="300" /></a></p>
<p>If at all possible I would advise people to find an alternative route north during rush hour.  The construction makes a normal 6 minute drive on Sepulveda from Wilshire to Moraga more like a half hour, and the 404 is not much better.</p>
<p>In fact, of late, the Westside, west of the 405 has been an absolute nightmare during evening rush hour, even without these closures.</p>

			<content:encoded><![CDATA[<p>Let&#8217;s take a look at how <strong><a title="Downtown Los Angeles Community" href="http://www.homejane.com/downtown-los-angeles" target="_blank">Downtown Los Angeles</a> condos</strong> fared over the past year.</p>
<p>For the purposes of this report I have broken the price ranges down to under $500K, $500K to $1 Million, and the over $1 Million bracket. The largest movement is in the under $under 500K category.</p>
<p>Market absorption indicates the amount of time it will take to sell the existing inventory on the market.  Six months is a balanced market; under six months a sellers&#8217; market; over six months a buyers&#8217; market.</p>

<p><strong>Downtown Los Angeles Condos</strong> under $500,000 are a hot commodity, and definitely a strong sellers&#8217; market, indicated by the low inventory.</p>
<p>91 of the past year&#8217;s sales were studios, which are extremely popular and hard to find, especially in good condition. 34 of these were short sales or foreclosures.</p>
<p>Out of the remaining 275 condos sold over the past year, 71 were either a foreclosure or short sales.</p>
<p>The median price has declined slightly over the previous 12 months, but the sold to list price has increased.</p>

<p>Only two sales in this category were either a short sale or foreclosure.</p>
<p>The media price has increased, as has the sold price to list price.</p>
<p>With a little over six months&#8217; worth of inventory, the $500K to $1M <strong>Los Angeles Downtown condos</strong> price range is fairly stable, leaning slightly towards buyers.</p>

Live" href="http://www.ritzcarlton.com/en/RealEstate/Residences.htm" target="_blank">Ritz Carlton Residences at L.A. Live</a>,  and <a title="EVO Condos Downtown L.A." href="http://evocondos.com/" target="_blank">EVO</a>, and sales in this price range are slow, with over two years&#8217; worth of inventory.</p>

			<content:encoded><![CDATA[<p>I read a post recently discussing how effective holding open houses is these days.  A few years ago that was the best way for a home buyer to find  <strong>Los Angeles homes for sale.  </strong></p>
<p>Things have changed, and <strong>Los Angeles home buyers </strong> are increasing searching online for listings.  Even if they are using the services of a <strong>Los Angeles Realtor®, </strong> they continue to use the internet on their own.<a href="http://www.homejane.com/los-angeles-home-search"><img class="alignright size-medium wp-image-17289" title="Are Los Angeles Open Houses a Thing of the Past?" src="http://www.homejane.com/wp-content/uploads/open-house_edited-1-300x184.jpg" alt="open house edited 1 300x184 Is the Los Angeles Open House Going the Way of the Dodo?" width="300" height="184" /></a></p>
<p>When something comes up that interests a buyer they generally want to see that property immediately and not wait until the open house which might be a week or so ahead.  Especially in this market where good new inventory is few and far between.  And by &#8220;good&#8221;, priced right is the main criterion.</p>
<p>Most often a home will sell because Realtors® on the lookout for a particular property for their client will have seen it come on the market and alerted their buyers immediately.  No one is going to want to wait for the open house.  There will be other parties wanting to see the same property also, and generally the listing agent will agree to show before the open house.</p>
<p>A great house is probably already &#8220;sold&#8221; before the day of the open house, and the chance of a buyer accidentally falling upon it that day is slim to none.  So, many <strong>Los Angeles homes for sale</strong> will have the good fortune of being sold quickly and never make it to the open house day.</p>
