<h2>Faster isn&#8217;t always better</h2>
<p>When you buy a home, time feels like the enemy. The seller is waiting. The estate agent is chasing. It&#8217;s tempting to just push the bond application through as quickly as possible.</p>
<p>But here&#8217;s the truth: rushing your home loan can seriously hurt you. We see it all the time. A fast approval isn&#8217;t always a good approval.</p>
<p>Remember: the home loan you sign today will follow you for 20, 25, or even 30 years. A little extra time now can save you a lot of money later.</p>
<h2>What can go wrong when you rush?</h2>
<p>When you push for the fastest turnaround, a few bad things tend to happen:</p>
<ol>
<li>You could get a higher interest rate than you deserve.</li>
<li>The bank might offer to lend you less than the full value of the home.</li>
<li>Your application could be declined — sometimes without any clear reason given.</li>
</ol>
<p>These aren&#8217;t small problems. A higher interest rate, even by just 0.5%, adds up to tens of thousands of rands over a 20-year loan.</p>

<p>Banks use automated systems to approve home loans. These systems don&#8217;t always look at your full picture. Our team challenges those automated offers. We go back to the bank&#8217;s credit team and ask them to take another look — and more often than not, we find a better interest rate, a higher loan amount, or better terms.</p>

<p>It is a once-off subsidy provided by the Department of Human Settlement to assist first-time qualifying home buyers.</p>

<p>Potential buyers must first apply for a home loan and once the bond has been approved you can apply for the subsidy benefit.</p>

<p>It helps to reduce the initial home loan amount and/or it can help to cover the difference between the bond amount approved and the house price.</p>

<p>The subsidies are available on a sliding scale, which means that a person who earns R3 501 per month can qualify for a subsidy of R121 626.</p>

<p>A person who earns R15 000 can qualify for a subsidy of R63 000, and a person who earns R22 000 can qualify for R 27 960.</p>

<p>The FLISP is free money from the government to buy your own home. It is a subsidy benefit that you do not need to repay ever.</p>

<p>The minimum requirement to qualify for this subsidy are as follows:</p>

<li>The applicant must not have benefited from a prev state or gov subsidy. If you live in an RDP house, you cannot receive a FLISP subsidy.</li>
<li>Married, cohabiting, or be a single person with a dependent</li>

<p><strong>Current Prime Interest Rate in South Africa: 7.0%<br>Current Repo Rate: 3.5%</strong></p>



<p>The Monetary Policy Committee has decided against changing the repo rate, once again keeping it at 3.5% per annum, said Reserve Bank Governor Lesetja Kganyago.</p>



<p>Speaking during a virtual media briefing on Thursday, Kganyago said the decision was unanimous.</p>



<p>He said policy stance and repurchase rate level remains highly accommodative, and will remain so even with steps taken to normalise interest rate levels in response to rising inflation.</p>



<p>“With inflation expectations remaining stable, and despite inflation risk increasing, the Committee still expects inflation to be contained in 2021, before rising to around the midpoint of the inflation target range in 2022 and 2023,” said the Governor.</p>



<p>Addressing reporters, Kganyago said the MPC now expects the country’s economy to grow by 4.2%, up from 3.8%. This was following an expansion of 6.3% in the fourth quarter of 2020, the Bank’s forecast for South Africa’s first quarter growth stands at 2.7%, much stronger than the 0.2% contraction expected at the time of the March meeting.</p>



<p>“The stronger growth forecast for 2021 reflects better sectoral growth performances and a more robust terms of trade in the first quarter of this year. Despite rising oil prices and a higher total import bill, commodity prices have risen to new highs, strengthening income gains to the economy,” he said.</p>



<p>Kganyago said the generally favourable global conditions and strong commodity export prices have led to the appreciation of the rand through the latter half of 2020 and into this year, moving the currency close to its long-run equilibrium level.</p>



<p>“Since the March meeting, the rand has appreciated by 4% on a trade-weighted basis. The implied starting point for the rand forecast is R14.46 to the US dollar, compared with R14.96 at the time of the previous meeting,” he said.</p>

<p>With prime lending rates still at their lowest level in almost half-a-century, homeownership, especially for first-time homebuyers, is not as distant a dream for many.</p>



<p>Banks have been approving 100% loans, which have boosted the property market as home buyers take advantage of the opportunity.</p>



<p>Currently, about 80% of bond applicants have been approved for 100% loans, with some putting down an on average deposit of 9%.</p>



<p>But, before the prospect of homeownership can materialise, homebuyers need to meet a set of criteria to get approval for a home loan.</p>



<h2 class="wp-block-heading"><strong>What you need to know when applying for a home loan in South Africa</strong></h2>



<p>Your bond repayments coupled with taxes and property insurance should not exceed 25% to 30% of your gross income. Prospective buyers can use an online bond calculator or a bond consultant to determine how much they can afford on a home and what their monthly installment is likely to be.<br><br>Lenders will want to consider whether you are a high- or low-risk borrower, which is determined by your credit score, a point-based system that banks use to assess whether you can afford debt and if you honour it on time. The higher it is, the more likely you are to get approval for your loan.</p>



<p>There are several tools and resources you can use to calculate your credit score.</p>



<p>South Africans are, by law, entitled to one free credit report each year which can be accessed through credit bureaus.</p>

<p>&#8220;600 points plus, is normally what banks will look at, there might be a small margin, but generally, they&#8217;re not going to look at you if you&#8217;re below 580,&#8221; says Rhys Dyer, CEO at ooba Home Loans.</p>



<p>&#8220;If they&#8217;re not happy with your payment profile and your credit score, they&#8217;re not going to give you a loan at all; it&#8217;s reflective of how you’ve managed debt in the past, your credit card payment behaviours, any other debt like vehicle finance, other home loans.&#8221;</p>



<p>&#8220;A higher credit score increases your chances of receiving a better interest rate,&#8221; he said.</p>



<p>Apart from your credit score, the bank will assess whether you will be able to pay your loan comfortably.</p>



<p>The bank will calculate what you pay in monthly installments derived from the amount you are borrowing, the repayment term of the home loan, and the interest rate offered by the bank.</p>



<p>&#8220;If you are concerned about keeping your monthly repayments down, we would recommend putting down as large a deposit as possible. Doing so will reduce your monthly bond repayments as well as the interest paid to the bank over the term of the loan. A large deposit also gives you more leverage when negotiating your interest rate,&#8221; Dyer said.</p>
