Do you want to do your own research?  Know how much other homes are selling for in a potential neighborhood?   Do you want to go beyond Zestimates?  I know, I would and I would look up “solds” everyday.  This search is set up for Virginia Beach, Chesapeake, Norfolk, Portsmouth, Suffolk, Hampton, Newport News, and beyond.

If you know the address of the house, follow these steps:

1. Starting in the “Search” tab, put in the address.  Print this listing so you have the details of the home.
2. Once the listing comes up, look in the left panel.
3. Scroll down until you see details.
4. Under details, you will see “tract.”  That is the neighborhood
5. Go back to search, put in the neighborhood.

Once you find the neighborhood, you want to make sure the homes are really “comparable.”  We’ve made a handy dandy checklist for you:

• Is the home you are interested in attached (condo/townhouse) or detached (single family home)?
• Are close in square footage (+/-200sf)
• Do they have the same amount of bedrooms/bath?
• Are they in the same condition?  Rehabbed, Maintained, or Fixer-upper?
• Are the lot sizes the same?
• Waterfront?
• Parking?  One or two car garage?  Or parking spaces?

As soon as we hit the boardwalk, I felt the energy.  The music was cranked and the costumes were crazy fun!  We saw everyone from Cupid to Polar Bears to Santa!  But, the best part was the amount of $$$ raised for The Special Olympics!  Over 1.1 million, which was 100k over what we raised last year!!!  WOOOHOOO!!!

The Virginia Beach Polar Plunge challenges people take a dip in the cold ocean to raise money for the Special Olympics.  Today, the water temps were about 46 degrees and the air temp was about 60.  Not too bad for February, but it was a little chilly when the sun decided to disappear!   

What a fun family event!  They had tons of blow up bounce houses, piles of sand, sand sculptures and ice sculptures, plus food & drinks.  

We took tons of pictures!  Of course, I should have plunged!  I got really wet just trying to get the shots!

We have good news & bad news! The good news is our inventory is steady getting smaller. We are at about 8 months which is 2 months away from a normal market. The bad news is distressed properties (short sales, foreclosures, and bank owned homes) have been steadily increasing since July 2011. So, in the spring, when typical sales hit the market and if we continue to see a flow of distressed properties come on the market, our inventory will climb back up.  In fact, the experts are predicting that a dam is going to break – causing the nation to be flooded with bank owned and foreclosed properties.  The banks have been holding onto Shadow Inventory for a while now.

REIN, our local MLS, reports that distressed homes continued to rise as a percentage of active resale homes in November 2011 surpassing 25% for the first time since tracking began. The percentage distressed homes comprise of the active market has steadily climbed since July 2011. The increased percentage of distressed homes on the active market points toward further price declines in the near future, though this is not a certainty.

We took a road trip to Carova, North Carolina today and had a spectacular time!  The 

beach was practically our own and the waves were beautiful.  We went to the road ends in Carolla, then put our old Bronco in four wheel drive, and let her rip! The kids each had a turn driving on Daddy’s lap and Mario, our “puppy” discovered the ocean!

He was  insanely FAST and even though we have taken him to the beach several times, he decided he would finally out his paw in today.  He had a blast!

The kids giggling every time my hubby splashed through the water was the best, though.  They were in the back and the window was down so every once in a while, they got sprayed. I wish I could freeze moments like these forever.  

Our goal this morning was to check out rentals for the summer, but we had too much fun playing so I think we will have to go back down again!

A hundred economists were surveyed and it is between 2012 and 2015 we are going to start seeing green again! We are going to start seeing appreciation, not depreciation, but it is going to be very limited. 

Now, what we can see is they’ve really broken it down year by year. In 2012, we’re going to have about 0.2 percent depreciation. Most of that’s going to come in the first half of the year. Prices are going to drop pretty substantially in the first half of the year and then pick up again. But overall, if you bought a house now, and at the end of 2012 you’d be about break‐even.  

So anyone questioning whether now is the time to buy a house and looking back over the last five years and being worried about that because people who bought five years ago might have lost money ‐ many did ‐ the house is worth less than what they paid for it, well, that’s not going to happen over the next five years.
