In Search of Our Acreage Dream Home

My Acreage Dream Home

Well, our current home has been on the market for just over a week now. We've had 7 showings so far without so much as a nibble. But, with so many other houses for sale in our area, I'm not the least bit surprised.

In between the never-ending cleaning and tidying, I've started searching the property listings for our next home.

We're looking for a small, private acreage (around 5 acres), close to where my husband works.

As soon as I saw this property, I fell in love! It's a little bit over our price range, but, just look at this place!

We could just move in and enjoy!

But, hubby thinks it makes more sense to buy a beautiful piece of land and start from scratch. We'd be able to create our very own version of a dream acreage, all brand new and for a lot less money.

But, it would also be a lot of work. We'd have to choose and clear the building site, create an access road and driveway, drill a well, install a septic system, build the house, add landscaping and fencing, and the list goes on...

At this point, it's anybody's guess what we'll end up doing. Which option would you choose?

A 'Staged to Sell' Classic Chic Home Tour

The staging is finally complete, and now it's time to SELL OUR HOUSE!

Let me give you the 'five cent tour' of our happy little home.

The FRONT HALL seems like a good place to begin.

The french doors off the foyer lead into our LIBRARY / HOME OFFICE.

And, straight ahead is the GREAT ROOM.

Let's head upstairs to the FAMILY ROOM...

and the second floor LAUNDRY ROOM.

Then it's up a few more stairs to our daughter's BATHROOM...

BEDROOM...

and LOUNGE / STUDY ROOM.

The MASTER BEDROOM and ENSUITE are just down the hall.

To finish off the tour, let's head downstairs to the GAMES ROOM and HOME GYM.

And now, the selling process begins.

Our last two homes both sold in less than twenty four hours, but I doubt we'll be so lucky this time around. In our area, the average time for a house to be on the market is ninety days!

That's three loooooong months of keeping our home in 'ready to show' condition... what have I gotten myself into?!!

A Lovely Little Bedroom Makeover

As it turns out, HOME STAGING is a lot of work, and not nearly as much fun as I thought it would be!

But, there's one room in the house I've been wanting to redecorate for a very long time.

THIS is the BEFORE version of our daughter's lounge/study space...

And, THIS is what the bedroom looks like NOW...

At last! NO MORE crazy lime green, and NO MORE clutter!

From a colourful and chaotic mess, to a soft and serene child's bedroom... this is one home staging project that's definitely been worth the effort!

Just a few more rooms to finish up, and this house is DONE!

My 'Staged to Sell' Great Room Reveal

There's been a whole lot of HOME STAGING going on around here lately!

Aside from working on a bunch of little projects, I've also been busy giving our GREAT ROOM its very own 'staged to sell' mini makeover.

Here's what our living room looked like a few days ago...

And, here's what it looks like after being 'staged to sell'...

The room's new warm, neutral colour palette now flows right through into the adjoining kitchen and dining area.

I wish the walls didn't look so pinky in the photos. The real colour is a very neutral beige with no visible undertones.

Clean, simple and spacious... I'd say our GREAT ROOM is good to go!

Only a few rooms left to finish up, and our house will finally be ready to sell!

I'm Having Some Crazy Computer Problems!

I have NO IDEA what's going on with my laptop! But from the crazy way it's acting, I have a bad feeling it's about to crash and burn.

I need to shut it down and take it to my computer repair guy, pronto!

Unfortunately, that means I won't be able to post on my blog again for at least a week.

I'll try not to be gone for too long, so don't go wandering off on me and then forget to come back!

My 'Staged to Sell' Home Office Makeover

Do you remember my Home Staging Action Plan? Well, I finally decided to get my butt in gear and start tackling a few of those home selling projects!

So far, I've finished the Spring Cleaning (except for washing the windows), and applied a fresh coat of white paint to the interior doors and trim work.

But, the project I really want to share with you is my NEWLY STAGED HOME OFFICE! This room had a very blue accent wall and a very personal decorating style. I started off by removing all of the artwork and accessories, and painting the entire room in a neutral, 'buyer friendly' beige.

To enhance the feeling of a warm and inviting home library, I decorated the armoire and fireplace mantel with a collection of books and englsh ivy.

The artwork I'd been planning to use ended up being too small, and just didn't work in the space. So, I made a trip to Michaels for some larger canvases, pulled out my art supplies, and quickly whipped up two simple abstracts to take their place.

Even though the paintings are hardly awe-inspiring, they do help create the sense of balance I was looking for, and make the room feel... complete.

So, here's a little reminder of what the home office looked like BEFORE...

And, here's the newly staged, AFTER version.

The room is calm and serene, and even feels larger now. I have to admit, I think I actually like it better this way!

I guess only time will tell whether or not my NEWLY STAGED HOME OFFICE has that all important, mass market appeal I was aiming for.

And now, it's on to the next project... dealing with our living room's dark and dramatic feature wall!

My Action Plan for Staging Our Home to Sell!

I've been spending the last few days making a list of things to do before we put our house up for sale.

This is the plan: Stage our home to OUTSHINE the COMPETITION and APPEAL to as MANY BUYERS as POSSIBLE so it will SELL QUICKLY and for TOP DOLLAR! No easy feat in this housing market!

Since location is something that can't be changed, we're extremely fortunate to have built our house in what's turned out to be a great neighborhood. Our back yard overlooks a charming little lake and walking trail... a popular selling feature in this neck of the woods.

Our front yard is neatly landscaped and the house itself has some lovely architectural details. I just hope it has enough curb appeal to attract the attention of prospective home buyers!

Inside our home, I plan to follow the 6 Rules of Home Staging... DEEP CLEAN, DECLUTTER, REPAIR, REFRESH, DEPERSONALIZE, and NEUTRALIZE.

Since I'm rather adamant about keeping a clean, organized, and well maintained home (having a touch of OCD can sometimes be a good thing!), the first three steps are already pretty much covered!

In an effort to see our home from a more objective, emotionally detached perspective, I decided to play the part of a potential home buyer!

Starting in our front entrance, I slowly made my way through each room, looking for any features that showed poorly and could possibly affect the resale value of the house.

Overall, I was happy with what I saw... nice hardwood floors, neutral carpeting, upgraded light fixtures and cabinetry, french doors, arched entryways, custom millwork and architectural details... nothing likely to deter a possible sale. So far, so good!

I also looked for any decorative elements or furnishings that drew attention away from our home's best features... and this is when I encountered some possible issues.

I've added a few rather 'taste specific' accent walls to our home over the years. To play it safe, I'll likely repaint them in the same 'buyer friendly' beige colour we've used in the rest of the house. Like it or not... NEUTRAL sells.

I'll also need to remove and/or rearrange a few pieces of furniture to improve traffic flow and make the rooms feel larger and more spacious.

To allow home buyers to picture themselves living here, the family photos and some of my personal artwork and decorative accessories will have to go.

And, to emphasize the storage space in our home, I'll need to remove as many items as possible from each closet.

For each showing, I plan to set out fresh flowers and a few lightly scented candles, and have some nice music playing softly in the background.

And, of course, I'll make sure the curtains are drawn back, the lights are on, and the house is spotless and neat as a pin.

I just hope my staging efforts will be enough to seal the deal on an extremely successful sale!

Homestyling: Beautifully Decorated Hall Tables

I love the look of an elegant little dresser or console table in an entry hall. Aside from being extremely functional, a hall table is also a perfect place for a gorgeous vignette display!

Here are a few ideas for creating a BEAUTIFULLY DECORATED HALL TABLE...

A large mirror or piece of artwork hung a few inches above the tabletop acts as a backdrop for smaller accessories, adding depth and interest to a decorative table setting.

Sculpture is a striking addition to a hall table vignette, as is a collection of unique and eclectic artwork. The space becomes a mini showcase of the homeowner's personality and design tastes.

The repetition of colour, texture and pattern creates the appearance of thoughtful design, while decorative items arranged by height enhances a display's visual appeal.

A combination of period styles adds creative tension to an artistic vignette. I love the mix of modern and neoclassical elements in this arrangement!

Family photos are a lovely way to personalize a front entrance. Combined with a stylish colour palette of black, white and silver, the effect is one of simple and easy elegance.

Displaying items in an asymmetrical fashion looks amazing in an eclectic setting, while glass and mirrored surfaces instantly 'up' the glam factor of any hall display.

The addition of chairs or benches positioned on either side of a hall table visually extends the parameters of a decorative vignette.

A pair of tall, slender table lamps and a collection of crystal accessories are classic elements of a beautiful hall table display. This stunning arrangement is definitely one of my favorites!

How Do You Describe Your Decorating Style?

Have you ever taken one of those "Find Your Decorating Style" quizzes?

You know the kind... you answer a few questions and the site pops out a 'term' or 'label' that's meant to help you define your decorating style.

I decided to try a little experiment. If I took ten of these on-line quizzes, would they all give me the same answer? How many of them would be able to accurately pinpoint my decorating style?

So, what were the final results? Well, I apparently have not ONE, but TEN very diverse decorating styles!

Quiz #1: MODERN GLAM (I do love a bit of bling, but, modern? Not so much.)

Quiz #2: ROMANTIC (I like pretty decor, but I also need balance and contrast.)

Quiz #3: FORMAL (Partially true. I love symmetry... I loathe stuffiness.)

Quiz #4: ECLECTIC (Yes, but it doesn't define my decorating style.)

Quiz #5: PARK AVENUE COCKTAIL (Nice, but too over-the-top for my home.)

Quiz #6: FRENCH COUNTRY (They missed the mark by a french country mile!)

Quiz #7: FUN COSMOPOLITAN (Not even close!)

Quiz #8: URBAN CHIC (I do like it, but it's not my decorating style.)

Quiz #9: RUSTIC ELEGANCE (Elegant, yes, but they lost me at rustic.)

Quiz #10: TRADITIONAL (Yes, but not in the old school sense, and not 100%)

Now, I can describe my 'CLASSIC CHIC Design Style' down to the smallest detail.

But, if I'd taken these quizzes to determine what decorating style I like the most, I'd be more confused than ever!

They asked pointed questions like "Which bedroom do you like the best?" or "If you could go on a dream vacation, which one would you choose?"

Sometimes, I'd like certain elements of two or more options on the list, but none in their entirety. And sometimes, I actually didn't like any of them! But, I had to pick something in order to continue!

Faced with such limiting choices, it's no small wonder my results were all over the map!

These little decorating quizzes are definitely entertaining and only take a few short minutes to complete.

Identifying the smaller details that Define Your Personal Decorating Style is a multi layered and lengthy process, but it's so worth the effort!

Choosing colour, fabric, furnishings and accessories is much easier if you have a clear vision of what you want your space to look like in the end!

A Little Easter Decorating Inspiration

It used to be so much fun decorating for Easter back when there were still little ones in the house!

My kids would join in by making pretty baskets and decorating colourful eggs as they eagerly waited for the Easter Bunny to arrive. I really miss those days!

Now that our children have grown and are now leaving the nest, my Easter decorating has taken on a simpler and softer aesthetic.

I love to use fresh flowers, beautifully decorated eggs, sparkling crystal and lovely china patterns in my Easter decor... a bit more elegant than yesteryear, but still possessing a touch of whimsy and a youthful charm.

Tips for Tackling Your Spring Cleaning Checklist

It's official... SPRING is here at last!

It's time to open the windows, let in that beautiful fresh air, and get to work on those seasonal cleaning projects!

There's no question cleaning a home from top to bottom is a lot of work. Sometimes, it's difficult to even know where to start.

Here are a few tips for making the job a bit easier:

Make a list of chores to complete.

Divide the list into sections, grouping like projects together. For example, you may find it more efficient to completely clean one room at a time, or to wash all of your windows on the same day.

Make a schedule, blocking off plenty of time on your calendar for each project.

By creating a series of little jobs and scheduling them to be completed over an extended period of time, spring cleaning becomes a much more manageable task.

The length of your checklist will depend on the type of cleaning and organizing you do on a regular basis. Every household is different.

This is my personal checklist template. It covers all the bases in the event that, come springtime, my entire house is upside down and in need of a very thorough cleaning!

My Spring Cleaning & Organizing Checklist

Closets:
1. Remove all items from closets and wash walls and floors.
2. Wash out-of-season clothing and store in sealed storage containers.
3. Donate items that are no longer needed.
4. Organize and hang seasonal clothes in bedroom closets.
5. Organize and hang seasonal jackets/coats in hall closets.

Walls, Windows and Ceilings:
1. Wash walls, switch plates, doors and baseboards.
2. Touch up wall and trim paint.
3. Dust hanging artwork and picture frames.
4. Wash windows, tracks and screens.
5. Wash/clean window coverings and clean blinds.
6. Dust ceiling corners as needed.
7. Clean light fixtures.
8. Test smoke detectors and change batteries.

Furniture and Floors:
1. Steam clean or spot clean upholstered furniture as needed.
2. Clean under and behind all furniture.
3. Repair/touch up any digs and scratches on wood furniture.
4. Steam clean carpets.
5. Repair/touch up any scratches on hardwood floors.
6. Clean heat registers and inside of floor vents.

Kitchen and Pantry:
1. Empty and clean inside of kitchen cupboards, drawers and pantry.
2. Reorganize and replace kitchen items. Donate any unneeded items.
3. Clean behind fridge and stove. Vacuum coils on back of refrigerator.
4. Empty, clean and organize fridge and freezer. Discard any expired food.
5. Clean above kitchen cupboards and top of fridge. Lay down fresh wax paper.
6. Thoroughly clean outside of kitchen cupboard doors and drawers.
7. Thoroughly clean inside of dishwasher, toaster and coffee maker.

Bathrooms, Laundry Room and Linen Closet:
1. Empty and clean inside of bathroom/laundry cupboards and linen closet.
2. Reorganize and replace items in cupboards and closet.
3. Donate unneeded items and discard any expired medicines and cosmetics.
4. Clean behind washer and dryer.
5. Thoroughly clean dryer duct and inside of washer and dryer.

Basement and Garage:
1. Sort and reorganize storage bins, tools, gardening and paint supplies.
2. Donate any items that are no longer needed.
3. Sweep/wash garage floor.
4. Empty canister for built-in vacuum.
5. Change furnace filter and clean utility room.
6. Clean and reorganize cold storage room. Discard any expired food.

Your own spring cleaning list may be long and detailed, or short and sweet. Either way, it's time for all of us to roll up our sleeves, crank up the tunes, and give our homes the TLC they so deserve!

My 'Ready for Resale' Home Gym Reveal

After a lot of time and effort, we've managed to transform our cold, concrete dungeon of a basement into a warm and inviting living space! My hubby has his big ol' man-cave/games room, and I finally have a HOME GYM!

As it turns out, there's now a good chance that we'll be selling our home and relocating within the next few months! I know! The timing is crazy!

And so, I scrapped my original plans for the room and set to work creating a more practical, simplified version of my new home gym using only what I already had on hand.

My goal was to create a functional, comfortable and visually appealing space... one that would motivate me and make me want to work out on a regular basis.

And I believe I accomplished exactly what I set out to do, all without spending a single penny!

A clean, functional and inviting space, all done with resale in mind.

It's not the room I'd originally envisioned, but I'm definitely motivated to make full use of my home gym for as long as I can!

Now, fingers crossed that our future, prospective home buyers are as excited to purchase the place as I am to finally have my little home gym all set up and ready to go!

I love light and open family living spaces, especially those with a casually sophisticated design style.

My favorite FAMILY ROOMS typically have a seating area centered around a generous coffee table, natural elements like stone and wood, great lighting, and soft carpeting underfoot.

Big, comfy sofas and arm chairs layered with a lovely throw and a few plump toss cushions help to create a space that's warm, cozy and perfect for spending time with the family.

Dreams of Living in an All White Room

Delicate white sheers billowing gently as a warm summer breeze passes through an open window...

An indulgent afternoon nap snuggled beneath a plush white duvet and mounds of plump, white pillows...

A pristine white bathroom with a stack of large, fluffy white towels close at hand as the tub fills with giant bubbles and the sweet scent of lilacs...

Freshly painted white walls, pale wood floors, beautifully tailored white fabrics, and the soft shimmer of sunlight reflected in the sparkle of a breathtaking crystal chandelier.

That is how I envision living in an ALL WHITE ROOM.

Now, is an all white room a practical design choice for me? Sadly, no. Is it even possible with a husband, two children and a dog? Not in my world!

Still, I can't help dreaming of designing a space that feels a bit like living on a cloud...

Interior Designer Showcase: Sarah Richardson

Sarah Richardson is an award winning interior designer, popular television personality and a mega-talented business woman, not to mention a happy wife and mother to two beautiful little girls.

As a fellow Canadian, I've been a huge fan of Sarah's for almost two decades. Several years ago, I was even fortunate enough to meet Sarah in person at a local interior design show! (I'm sure she remembers me... I think I said something like "It's such an honour to meet you Sarah! I love your work!" Oh well... maybe I'll meet her again some day and think of something a bit more original to say!)
