      <title>Ways to Get Rid of Pet Smells to Help Sell Your Beaufort Home</title>

Just open all the windows when you clean to get in all that fresh seaside Beaufort air. If you have carpets, you will need to shampoo them or have them professionally cleaned.Once the smell is gone, you'll have to keep on top of the smell until you sell you home. You may have to crate your dog more or keep them outside more often. Limit cats to one room if you can. Remove or replace pet bedding.Scrub ThoroughlyBare floors that are soiled by your furry friends can be scrubbed thoroughly with vinegar, wood floor cleaner, or an odor-neutralizing product, which you can purchase at a pet supply store for $10 to $25.Try a 1:9 bleach-to-water solution on surfaces it won’t damage, like cement floors or walls.For hard to clean stains, you may have to call in a professional. This may cost more, but it will be worth it when you sell your home.Wash Your Drapes and UpholsteryFabrics can really soak up odors. Clean all of your fabric window coverings and steam clean furniture.Either buy a steam cleaner designed to remove pet hair for around $200 and do the job yourself, or pay a pro. You’ll spend about $40 for an upholstered chair, $100 for a sofa, and $7 for each dining room chair if a pro does your cleaning.Clean Your CarpetsCarpets and rugs also hold in the odors. You can have a pro do it for you for the most effective results. A professional cleaner may try to sell you deodorizing treatments. You’ll know if you need to spend the extra money on those after the carpet dries and you have a friend perform a sniff test.If this doesn't get rid of the odor, you may want to think about replacing the offending carpets and padding. And if you do replace them, remember to scrub the subfloor with vinegar or an odor-removing product. But if the smell is in the subfloor, you may even have to replace that as well.Again, think about cost-to-benefit. How much will you spend vs how much more you can get from the sale of your home.Paint, Replace, or Seal WallsIf the smell is in the walls and can't be removed with cleaners, then it's time for a fresh coat of paint. Again, in extreme cases, you may have to replace the drywall or wood altogether.On brick and cement, apply a sealant appropriate for the surface for $25 to $100. That may smother and seal in the odor, keeping it from reemerging.Control Urine SmellsIndoor pee pads are really not a good idea to start with as far as controlling odors. But if you do use them, make sure you remove them every time Fido goes. And make sure you dispose of them in an outside container. Even if you have a clean one layed out, remove it before each showing.Replace kitty litter daily, rather than scooping used litter clumps, and sweep up around the litter box. Hide the litter box before each showing.These all may sound like drastic measures. Your agent may over advice, but in the end, you're the one who makes the final decision.Here are six tips for negotiating the best price on a home.Get Prequalified for a MortgageWhen you prequalify for a mortgage, it shows seller that you mean business and can afford to buy their home. This also puts you ahead of those buyers who may not be prequalified.Ask QuestionsQuestions are your best friend. You need to know many things about the home and seller your interested in. What's the seller's motivation for selling? What is their financial position? Are they facing foreclosure or a short sale? Have they already purchased a home or relocated, which may make them eager to accept a lower price to avoid paying two mortgages? Has the home been on the market for a long time, or was it just listed? Have there been other offers? If so, why did they fall through? The more signs that sellers are eager to sell, the lower your offer can reasonably go.Work Back From a Final Price to Determine Your Initial OfferYou should know in advance what you're willing to pay. Then you can work back from that number to make an initial offer. If you bid too low, you may offend the seller.       <description>Being a new homeowner is quite a learning experience. No matter what the project you try to tackle, it seems like there's always something that will catch you by surprise.Yet if you have the right items handy, then you can be better prepared for any scenario. By stocking your home with these following items, you'll be ready for any new challenge as a new homeowner.Wet-Dry VacuumYou’re gonna be spilling stuff. Look for a wet-dry vacuum that can handle everything from paint to nails and small stones.(The Right) Fire ExtinguisherMost people don't realize there are more than one type if fire extinguisher. In fact, there are five different types of fire extinguishers with different uses, from extinguishing cooking oils to wood and paper. Check the U.S. Fire Administration’s guide to make sure you get the right one for your home.Extension Cord OrganizerNo one likes to deal with tangled cords, especially extension cords. You can save yourself time and hassle with cord management devices. You can also make your own with a pegboard, hooks, and velcro straps to keep each cord loop secure.Either way, your cords will be knot-free and easy to find. And be sure to include a heavy-duty extension cord in your organizer that’s outdoor-worthy. You don’t want to really have to use that fire extinguisher.Big-Kid ToolsOdds are you already own a bunch of the basics: drill, screwdriver, hammer, level, tape measure, wrench, pliers, staple gun, utility knife, etc. But home ownership may require a few new ones you might not have needed before, including a:
Stud finder. You can make as many holes in the walls as you want now. Use the stud finder to figure out where to hang those heavy shelves so they’re safely anchored.
Hand saw. Much easier (and cheaper!) than a power saw, you can get a good cross-cut saw for smooth edges on small DIY projects.
Ratchet set. Every bolt in your new house belongs to you, so you’d better be able to loosen and tighten them when needed. Crank that ratchet to get to spots where you can’t turn a wrench all the way around. Great for when you’re stuck in a corner.
Pry bar. Get one with a clawed end to pull nails and a flat end to separate drywall, remove trim or molding, and separate tile.
Tool KitYou’ll need something to carry all those tools around from project to project. Create a tool carrier using a tool bucket liner and an old 5-gallon bucket.       <description>Do you know what homeowner's insurance covers?A basic homeowners insurance policy (called HO-1 in insurance lingo) covers your home and possessions if they’re damaged or destroyed by these things:
Fire
Lightning
Windstorm (unless you live in a hurricane zone)
Hail (not available everywhere)
Explosion
Riots
Civil commotion
Aircraft  (and things falling from aircraft)
Vehicles (and things thrown from vehicles)
Smoke
Vandalism (although some policies exclude this)
Malicious mischief
Theft
Upgraded Homeowners InsuranceAn upgraded policy (called HO-2) adds protection to your home and possessions from even more perils. You get protection from everything on the HO-1 list (above) plus:
Falling objects
The weight of ice, snow, or sleet
Flooding from your appliances, plumbing, HVAC, or fire-protection sprinkler system
Damage to electrical parts caused by artificially generated electrical currents (such as a power surge not caused by lightning). But damaged electronics such as computers aren’t covered.
Glass breakage
Abrupt collapse (say from termite damage)
That same list applies to the homeowners insurance you buy for a condominium or co-op (except then it’s called HO-6 instead of HO-2).With HO-1, HO-2, and HO-6, what you see is what you get.Other Things Homeowners Insurance CoversIn addition to covering your home, homeowners insurance also covers four more things:1. Your outbuildings, landscaping, and hardscaping. If you have outbuildings, landscaping, or hardscaping, your homeowners policy most likely covers those for up to 10% of your policy amount.Sometimes policies exclude damage to outbuildings, landscaping, or hardscaping caused by a particular peril (like wind).2. Damage or loss of your personal belongings. Your homeowners policy covers your family’s belongings, even when you take them out of the house. If your child heads to college with a laptop and it’s stolen, that’s probably covered by your homeowners insurance policy.A home insurance policy covers a lot of your personal belongings, but not necessarily everything.Replacement cost means that the insurance company will pay the full cost of replacing an item once you show a receipt. Cash value means the insurance company will issue you a check for the amount that the laptop or sofa would have been worth when it was stolen or destroyed.3. Temporary living expenses if your home is so damaged you can’t live in it. When you can’t live in your home, your homeowners insurance covers your living expenses, including hotel bills and meals. But, you can’t live in the hotel forever and eat lobster every night on the insurance company’s tab. Your policy will have limits on how long you stay and how much you can spend.4. Injuries or accidents at your house. Homeowners insurance coverage includes liability – meaning it covers you when you or your family members cause injuries or damage.       <title>Remove Wallpaper Without Removing Your Sanity</title>
      <description>Most people would do just about anything to avoid having to remove wallpaper. It's rarely a task that makes it to the top 10 "fun things to do" list.But let's face it, when wallpaper needs to be removed, it's got to go. What are some ways to make sure that removing that dated wallpaper doesn't take your sanity with it?Check to See If Your Walls Were PrimedThose who tell you they just ripped their wallpaper right off had the walls sealed with wallpaper primer. Hopefully your walls have the same preparation.Priming was more common in the 1990s and prevented the wallpaper glue from soaking into the plaster and making the bond too tough.You can check to see it your walls are primed by loosening a corner or seam with a putty knife and just pull. If it just comes off in a sheet, you're in luck!With well-primed walls, dry stripping should work for the entire job and you could finish a room in a couple of hours at most.Water Works MiraclesThankfully, wallpaper glue is water based, so water works wonders in removing wallpaper if your walls aren't primed. It's a technique the pros use, it works so well.Here’s what to do with water:
Score or perforate the paper and its backing in sections so water can soak through and loosen the glue. The pros recommend a scoring tool called the PaperTiger (under $20) because it doesn’t harm the wall.
Douse the perforated paper with hot water using a pump or compression sprayer. The big mistake most people make is using a regular old spray bottle or damp rag to wet the paper. This leads to hours of fruitless scraping because the paper and its backing don’t get sufficiently saturated. The sprayer, on the other hand, gives you the firepower to really soak the glue.
Let the paper soak for about 15 minutes and scrape it off with a putty knife.
It could take you six hours for an average room, but that’s way better than the days of effort it could take if you don’t know what you’re doing.Avoid Chemical Strippers Because of the FumesWhy do pros use chemical strippers if water works so well? Because it can dissolve glue faster than water. But the trade-off is the fumes. Plus, water is cheap, so it just makes more sense for DIY.Don't Try the Fabric Softener TrickThrough the interweb grapevine, you may have heard that fabric softener (diluted with water) is a brag-worthy way to remove old wallpaper. But we couldn’t find a single expert who agrees.Fabric softener just makes the process more complicated, smelly, and even messier than using just plain old water. You end up mixing glue with the chemicals from fabric softener.       <description>This is the moment you've worked for. It's time to close the deal on your new home. The home you've been wanting is almost yours, and the keys are nearly in your hands.As you cross the finish line, what are some things to consider?What Does "Closing" Mean?Closing simply means that you sign the final paperwork that gets you the keys to your new home.The process really begins when you sign a purchase and sale agreement, which specifies the closing date. It usually takes about 4 - 6 weeks from the signing date to closing date. During this time, purchasing funds are held in escrow, where your money is safe until the deal is officially done.What's a Closing Disclosure?A Closing Disclosure, or CD, is provided by the lender at least three days before settlement. The CD discloses you final loan terms and closing costs.The reason for this step is to make sure there's no surprises during the final closing. You should let your lender and title company know right away if there's a significant discrepancy between the Loan Estimate and CD. Depending on what the underlying issue is, the closing has to stop and a new closing disclosure must be sent out with a new three-day review period.The main things that can't change between by the time you get the Closing Disclosure is the interest rate and lender fees. Some items can change by only 10% (fees paid to local government to record the mortgage might be one); and others can change without limit, like prepaid interest, because it can’t be predicted at the start of the loan process.When Will the Final Walk-Through Happen?Usually within 24 hours of the settlement, you and your agent will do a walk-through of the home, making sure any repair work that the seller agreed to make has been completed.If any repair work is missed, your agent will contact the listing agent and, in most cases, negotiate to get the seller to compensate you at closing, This will usually be in the form of a personal check for the costs of fixing the problems yourself.Worst-case scenario: You have to delay closing to resolve problems. In the unlikely event that happens, your agent will help you address the issue.How Much Will I Pay for Closing Costs?Closing costs can be frustrating for home buyers, as there can be unexpected surprises.Costs are split between you and the seller, but as the buyer you’ll cover the lion’s share. You can generally expect your closing costs to be 3% to 4% of the home’s sales price. So, on a $300,000 home, you can pay anywhere from $9,000 to $12,000 in closing costs. Consider doing it yourselfYounger homeowners tend to do projects themselves rather than hiring a pro. This can save hundreds on a project. But there's a risk in making huge mistakes that can cost more in the end. Make sure you can handle a project before you DIY.6. If you go pro, do your researchThere's nothing wrong with hiring a pro.       <description>Owning a home is the goal of most people in America. If that's your goal, no doubt you will need to finance that purchase with a home mortgage. What are the steps you need to take to get a mortgage that's right for you?1. Find the Right HomeThere are a lot of factors to consider when you begin your home buying journey, and they're based on basic facts.  The size of your family, the neighborhoods you'll consider living in, schools, singe-family or condo, income - all these factor into your decision.You should write down the features you want in a home and rank them according to priorities. Items such as number of beds and baths, a fenced yard, a garage, and so forth.  Is the neighborhood more important, or the home itself.  Would you be willing to have a longer commute for a larger home?Be sure to research neighborhoods you are considering. You should consider estimated home values, school information, crime stats, nearby shopping, etc. Then decide how these stats weigh against the type of home you want to live in.2. Save For a Down PaymentYou will need some kind of down payment in most cases. The amount you've saved will affect the mortgage you qualify for, as well as how much you can afford to borrow.3. What can You Afford?IncomeFor most mortgages, banks require that your monthly costs can't be more than a certain percentage of your income.  For the sake of illustration, if that percentage is 28%, then that means your total monthly housing costs shouldn't be above $1166 if you annual income is $50,000.  You can use a mortgage calculator to figure all this out.DebtsIf you have recurring debts, those payments along with the new mortgage payments may not be able to go above a certain level, such as 41% for example.Down PaymentThere are more and more loan options that require less than the traditional 20%. But the lower the percentage, the more your application will be scrutinized. So if you have great credit, you can aim for a loan with a lower down payment. There are a number of loans that allow for smaller down payments, such as FHA, GSE-backed loans, USDA (for rural areas), and VA loans.4. Compare LendersOne of the biggest mistakes home owners make is not shopping around for a mortgage.  Don's just use who people recommend. Check around with different banks, and don't procrastinate, as market conditions change.Make sure to disclose as much financial information to the lenders as possible, and be accurate. Quotes are based on your down payment, along with credit history, income, assets, and debt.5. Get Pre-ApprovedBy now, you should know what you want in a home and how much you have for a down payment. Now you can get pre-approved for a loan so that you can go out and actually start looking for your future home. Being pre-approved helps you find the right home in your price range, and lets the seller know you mean business and are ready to make a deal.
