<p><strong>Group Your Collections.  </strong>We all have things we love-sometimes they get scattered throughout the house.   Create a focal point by grouping those treasures.</p>
<p><strong>Power of Scent. </strong>Smell stays in human memory the longest.  Have your home smell fresh and sweet.  Limes in spring, lemons in summer, pumpkins in the fall, spiced apples for the holidays&#8230;.YUM!!!!</p>
<p><strong>De-Clutter. </strong>Free your space-free your mind.  If it is necessary, purchase a three panel screen to hide the clutter.</p>
<p><strong>Greenery. </strong>Live plants grow and require attention our busy lives may not be able to give.  Purchasing high quality artificial greenery and silk flowers make life so easy.</p>
<p><strong>Slip Covers. </strong> Can&#8217;t afford new furniture ??  <a href="http://www.surefit.net/index.cfm" target="_blank">surefit.com</a>, Bed Bath and Beyond and Ross Stores sometimes sell these at discount prices.  Move furniture away from the walls and create conversation zones.  Angle sofas and create warm atmospheres for conversations.</p>
<p><strong>Lamp Shades</strong>. Look for the Red Dot at Lamps Plus in the clearance section.  Changing a lamp shade can change the entire look of your room.</p>
<p><strong> Lighting.   </strong>Set the mood! Every room should have three sources of light.  Use up-lights if you do not have a table for a lamp.  Don&#8217;t make lighting an after thought-include it in your design plan.</p>
<p><strong>Paint.  </strong>This is the most inexpensive update with the most &#8220;Bang for the Buck!&#8221;  Remember, Color is in-even if you are preparing your home for sale!!</p>
<p><strong>Replace the small stuff. </strong>New faucets and light fixtures make the world of difference.  If you sell, this is considered updating.</p>
<p><strong>Area Rugs.  </strong>Define space and warm up your family room or kitchen if you have hardwood or tile flooring.</p>

<p>Today I was going through my industry emails and one from RISMedia caught my eye.  The headline I noticed was, <a href="  http://rismedia.com/2011-11-06/do-your-listing-photos-drive-traffic-in-or-away/" target="_blank"><strong>&#8220;Do Your Listing Photos Drive Traffic In or Away?&#8221;</strong></a>   This article points out that having great photos of your listing on your website, on MLS, on all the websites you syndicate the listing to, everywhere you market your listings online is so critically important.  You want photos that increase the buyer&#8217;s expectations of the home and THAT will also increase their expectation to pay more for the home. So I&#8217;m not the only crazy one who thinks this is important.</p>

<h1>The 10 Essentials of Real Estate Photography</h1>
<p>There is a terrific photographer community on Google plus.  Daily I go there at least for a few minutes, if not a lot longer, to see some awesome images posted by photographers from around the world.  Many are amateurs with truly mind-blowing images!  But that&#8217;s not why I&#8217;m writing this today.</p>
<p>This morning I just ran across a Norweg1en photographer, <a href="http://plus.google.com/u/0/105186369823013844219/posts" target="_blank">Thomas Russ Arnestad</a>, who specializes in Real Estate Photography.  He shared some valuable thoughts about real estate photography which closely coincide with the way I do it for my home seller clients too.  So I wanted to re-purpose his photo guide for all other realtors who want to learn to make better photos of their listings.</p>
<p>I know that most realtors are lousy photographers.  Sorry , but it&#8217;s true and that&#8217;s okay because you are first and foremost real estate professionals.  Photography wasn&#8217;t supposed to be part of your job description.  However, today, <strong>with 92% of all home buyers doing the bulk of their searching online, realtors BETTER have the best images of their listing to entice more showing and a faster sale!</strong>  Let&#8217;s not see any more of those washed out/blurry/poorly composed/dark photos of the interior or, WORSE, a big garage door as the MAIN photo for a listing.  What&#8217;s with that anyway??</p>
<p>This is a rather long post and I hope it helps.  <em>(I&#8217;ve made a couple of comments in italics where my method differs)</em>:</p>
<h2><strong>The 10 essentials of real estate photography</strong></h2>
<p>&nbsp;</p>
<p><em><strong>1. What gear do you need?</strong></em><br />
Like all other kinds of photography gear is always a great object of conversation. In my mind, gear is only tools enabling a connection of the photographers mind, knowledge and ideas, to the output product. Better gear can certainly help you a fair bit, but you won´t capture great photography without the knowledge about how to use your gear.</p>
<p>- SLR camera; you will need the options available to a SLR.<br />
- Lenses; Wide angle lens is a necessity, I use a 16-35mm on a full frame camera being able to capture all kinds of rooms. I also prefer to have a standard zoom lens with low aperture value to get some nice details shots when needed. I use a 70-200mm f/2.8 with stabilizer.<br />
- Tripod; not a necessity but I would highly recommend it to get your compositions sorted well and managing slower shutters without pushing you ISO too far. I prefer to have one with a level tool on the tripod head as well.<br />
- Flashes; I only use speedlights. You will need at least one, preferably 3 or 4.<em> (Let me interject here that I do not use speedlights. Instead I rely on HDR photography to enhance detail.  Better results and less equipment required)</em></p>
<p><em><strong>2. Meeting the client &amp; planning the shoot</strong></em><br />
When you arrive at the sales object, use the opportunity to look around as much as possible before ringing the door bell and meeting the client. Within a limited timeframe, you should be able to identify whether the exterior is ready to shoot or not.<br />
After greeting the owner, suggest that you have a look around the inside of the object before you head out to start by shooting the exteriors. This will give an idea of the whole place, identify things you want the owner to move/clean etc. You then give the owner instructions on what to do meanwhile you start on the outside. This way you will get the most out of your time.</p>
<p><em><strong>3. Clean up your scenes</strong></em><br />
Even though you just gave the owner your cleaning-up-instructions you will definitely find yourself in situations where you identify stuff they didn´t move, or simply objects you didn´t see before you´re composing your shot.<br />
The small details are of huge importance to make your images to improve from good to great. You should be able to identity all disturbing details. Examples can be; toothbrushes, toilet brushes, trash bins, ashtrays, shampoos and conditioners, wrinkled bed linen, mismatching towels, fridge magnets etc. I could go on for ages, room by room, but this is something you gotta see for yourself eventually.</p>
<p><em><strong>4. Height of camera</strong></em><br />
The general image should be captured a little bit lower than mid-height of the room, balancing well with the portion of floor and ceiling visible. I shoot at this level to get a little bit more of the floor rather than ceiling, simply because the floors generally are of more interest to a potential buyer than the ceiling is. The doorknobs around the house are generally good pointers to a good height. On the other hand, some rooms demand a different height and I will explain why; in kitchens you would generally want to take a slightly higher stand due to the height of the kitchen bench. You want to show the top of it to create an experienced feeling of space, this also assures you that the bottom of the cupboards (often greasy with blown lightbulbs or nasty lights) don´t get unintentional attention. Much of the same goes with bathrooms, slightly higher to &#8220;get above&#8221; the sink, this makes sure you show the whole room and not just looking straight into the cupboard beneath the sink.<br />
The bedroom is another room where you often find yourself adjusting the height of your camera. With a low bed you might want to go lower too, with a massive bed you might want to go higher, sometimes you have too much visibility underneath the bed etc.</p>
<p>The point is, there´s a general rule (doorknob) but there´s also several rooms that demands a different approach. What you have to think about is that you want to show the whole room, and not lead the viewers eye directly into an &#8220;obstruction&#8221; in the middle of the room. <em>(Usually in bathroom, I shoot downward from as high as I can reach.  Many bathrooms are so tiny this is my way to really show it well)</em></p>
<p><em><strong>5. Straighten up the lines and horizon</strong></em><br />
In most houses the walls and corners are straight and the images should project this as well. There are different takes at this, some don´t care to much about it while shooting and straighten up the lines post processing. I´m convinced that it´s less time consuming to take leveled shots while you´re at the task anyway and spend less time in Photoshop. This is where the level tool can come handy; I have one built-in on my tripod head however after some experience you don´t need it Only the exceptions shall be tilted; in example detail shots, photos looking down from 2nd to 1st floor, but it should be a reason for tilting the camera and it should still work with regards to composition.</p>
<p><em><strong>6. Composition</strong></em><br />
There´s one thing distinguishing real estate photography from the general interior shot in a lifestyle magazine; information. Information about the rooms and how they´re connected. If a real estate photographer is successful with his/her shots, the viewer should be able to understand how the rooms are connected to each other without seeing any floor plans. Of course, how much you show in each shoot will also depend on your clients preferences. Some wants to show it all, some like to spare something to keep the interest level for viewings up.</p>
<p>You should strive to get the most clean and well-balanced shots while still showing the room in a good way, and get the desired level of information in it. Avoid cropped artwork on the walls, the unintended plant in the corners etc.</p>
<p>To get the most out of the actual space you should try to get 3 walls into the frame rather than showing just a corner. When you bring in a little bit of that 3rd wall, you will open up the room and also tell the viewers more about the actual size, again it comes down to information. If you have an ensuite bedroom you might want to show it together with the bathroom; open the connecting door, place your lights and take the desired position to show exactly what you want.</p>
<p>A rule of thumb with regards to the interior shots of real estate photography is to not shooting straight into the room. While this balances the image well, it´s also kind of dull. You will get better and more informational shots if you take positions to either sides of the room and angle yourself slightly into the room and capture that 3rd wall too. I´m not saying that straight forward shots are always wrong, there are always exceptions, and they tend to work better if there are some kind of graphical elements in the architecture of the room that would be emphasized through your composition.</p>
<p><em><strong>7. Exposure</strong></em><br />
When it comes to exposing your shots there are a few things to think about; how light/dark is the final result going to be, how much visibility through the windows are you aiming at, what´s your desired mix between outside vs flash?<br />
Different real estate agents and photographers want different products and your raw image should reflect the final result you´re aiming at. While you´re shooting you´re also lining up the work you need to do post processing. You should try to come as close as possible to the final result while shooting, or at least create a good base file for further editing. As long as you have a well exposed image, most things can be done afterwards.<br />
If you´re shooting an apartment with a &#8220;not to desirable neighborhood&#8221; you might not want the view to show as much and overexpose the windows so that they turn all white. Just make sure you don´t overexpose too much so that the windows bleeds in and ruin details such as the window frame, curtains etc.<br />
In most circumstances you would actually like to show off the outside view through the windows but this can be real hard with the changing light. This is where your flashes comes handy!<br />
By applying the flashes properly you can expose for the outside light and fill in the interior with flash to get a desirable result. Alternatively you can also shoot bracketed shots to develop an HDR image in post processing.</p>
<p><em><strong>8. Aperture</strong></em><br />
I generally use f/8 all the way for my &#8220;standard shots&#8221; as this gives me a good depth of field and sharpness all way through if your focus is good. There´s nothing wrong about experimenting with lower aperture values but again, it should have a purpose and can work out really good for the detail shots. The problem arises when you forget to check your adjustments and don´t pay attention to your focus point. This will give you an unpleasant surprise as you realize they´re not sharp while post processing. At the moment there´s no way back, but Adobe tells you to not throw away unsharp images as they might have a solution in the future. On the other hand, that doesn´t help you much when the client is expecting his/her files within the next few hours.</p>
<p>Bottom line; pay attention to what you do and you´ll be good!</p>
<p><em><strong>9. Lighting</strong></em><br />
As stated under the Gear section I prefer to bring along 3-4 speedlights to leave my options open and being able handle all kinds of light conditions. To use as much as 4 speedlights and not create any cast shadows is quite hard but after doing it for a while you know where and what to look out for. I cannot learn you how to handle up to 4 speedlights in this brief guide, however, if you´re interested in learning more about it I would suggest you look to Scott Hargis who´s a master on the topic and also host workshops around the globe. His situated in the San Francisco Bay area and is a wonderful tutor who I hired to perform two workshops for some of the photographers I manage last year.</p>
<p><em><strong>10. Post processing</strong></em><br />
For me, the post processing is the most boring part about photography but is crucial to serve your clients well. The ways of doing post processing for real estate photography is probably just as many as there are real estate photographers. There are some general things to look out for such as; tuning the exposure, fill light in shadow, recover blown out highlights, setting white balance, level of contrast, color saturation, take care of lens corrections and many more. You have several tools available for doing most these things, Photoshop, Aperture and Lightroom or you can pay other people to do it for you.<em> (I actually love post processing and that&#8217;s where my photos really come to life)</em></p>
<p>What´s important is that you meet your clients expectations. Either those expectations are based on how the client wants the final result to look or that the client initially contacted you to get &#8220;your look&#8221; on the images. Either way, you have to live up the expectations.</p>
<p><strong>Finishing words</strong><br />
These are only meant as guidelines to get started. Once you´ve gotten into real estate photography you will develop your own preferences and also know that all sales objects differ hugely and demands for different approaches.</p>

<p>There have been 5 homes close escrow.  All of them closed a little under asking price except the one on Myrtle Beach which sold quickly at asking price of $599,000.  That home was definitely a beauty and right up the street from my house!</p>
<p>There are two new listings since then; a new one on Myrtle Beach that just came on yesterday at $489,000 and the one on Saint George which has been on the market just over two weeks priced at $599,900.</p>
<p>There was a price reduction on Los Robles Ct which is now at $559,000.</p>
<p>The remaining mystery is WHY is 554 Cambrian still on the market after so long?  It&#8217;s the least expensive home within the gates of Crow Canyon Country Club and has been almost totally remodeled throughout.  The deck in back needs to go but it&#8217;s still a fabulous deal and not even a short sale.  By the way, that 45 days on market for this home showing on this report is in addition to the time it was listed with the prior broker for a <strong>total of 226 days on market</strong>.  I know the story behind this property&#8230; and it may scare off a few buyers, but those issues have been fixed and this is going to make a really nice home for somebody who can now probably pick it up for under asking price.  My empty-nester client is seriously eying it. I think I&#8217;d also ask that the seller demolish that deck in back and haul off the dilapidated hot tub too.  Heck, let&#8217;s make this great deal even better!  To enlarge the report below, please click on it.</p>

<p>Not all foreclosure homes are created equal.  Some are little cream puffs all dolled up and ready to move right into.  This new foreclosure home at 605 Glasgow is not one of those.  This new listing (<em>courtesy of  Albert Garibaldi of Intero Real Estate Services</em>) needs some love.</p>
<p>First here are the basics; 2528 sq. ft, 4 bedroom, 3 bathroom, built in 1995, 5700 sq. ft. lot, fireplace and 2 car garage in a very nice neighborhood.  This home is owned by Bank of America and, as is quite common, the bank is requiring any buyer making an offer on this home to FIRST be pre-qualified for financing by B of A.  this does not mean that you must get your loan from them, they only want their people to check the strength of all buyers before they accept an offer and take the property off the market.  It does not cost you anything but I thought you should know this ahead of time.</p>
<h2>Is this foreclosure home in Danville a good deal?</h2>
<p>At first glance, on paper, it looks like a decent deal.  The current asking price at $635,000 seems reasonable since a similar home on the same street sold recently for $625,000 and two others, which were normal equity sales, both sold for over $700,000.  Here is more information about those comparable properties:</p>

<p>Some areas of the home are fine, such as the master bedroom and bathroom and the other upstairs bedrooms and even the guest bath.  Yes, they can use updating, but they are normal and functional.  The main problems are downstairs where the floors need replacing&#8230; oh,  and it needs a kitchen.  Why this home has what it has now for a kitchen is, I think, only so that it is not disqualified for a loan.  There is the cheapest metal sink and garbage disposal installed that you see in the photos and that&#8217;s about it.  Everything else is gone. The hardwood and laminate floors are all torn up and need to be just tossed.</p>
<p>So to come up with a fair market price for this home you will need to add in the cost of a kitchen and basic floors to even be comparable to the home which sold for $625,000. So that should give you some indication of where to start your bidding if you have any interest in this home.  I can be more specific if you call me at (925) 998-1510.</p>

<p>This is such a great lifestyle!  I live here inside the gates of Crow Canyon Country Club&#8230; I sell houses here and I play golf at least twice a week on the fairways that run adjacent to most of the golf villas that you can buy or rent here. There are six swimming pools throughout the gated community for use of all homeowners and the clubhouse, if you join, has tennis, golf, gym, yoga, great food and a myriad of activities constantly.  Never a dull moment.</p>
<p>Today there are a couple of excellent deals here at Crow Canyon.  I have a client who is actually writing up an offer with me right now on the one at 554 Cambrian.  This one is unbelievably priced at only $394,000!  It a 2 bedroom 2 bathroom fully remodeled and is on the 11th fairway.  It was a foreclosure last year and an investor picked it up to make a small profit.  While Wells Fargo owned it they had it torn back to the studs and most of the interior is brand spanking new and looks terrific!  The other day I hooked my tee shot on #11 and almost put it into the large backyard of this home.  Well, I came closer than I ever have anyway.  Not to scare you. These homes are typically set back far enough so they don&#8217;t catch wayward balls too often.</p>
<p>The other deal, or possible deal here at Crow Canyon, is a short sale on Glen Eagle.  It&#8217;s priced even lower at $389,000.  However, being a short sale, there&#8217;s no telling what the bank will approve in terms of a final sales price.  I think it&#8217;s priced this low (lowest in Crow Canyon Country Club at the moment) just to elicit an offer so that the short sale process can get going. <p>To get you through your place of being stuck, here are the simple steps recommended if you really are serious about buying a home in San Ramon.  Please do them in this order:</p>

Market Insider is a fabulous wealth of information for San Ramon home buyers as well as sellers!  It gives you the ability, on a zip code level, to see market trends &amp; conditions, analyze the San Ramon market, get San Ramon community information, check out the local schools with their API scores and parent ratings, compare where you live now to San Ramon and get numerous Real Estate tips which are very useful at this stage of your home buying process.  You can also look at recent sold homes, a feature very difficult to find online for the general public.</p>
<h3>4: Be Ready to Pull the Trigger</h3>
<p>Your San Ramon dream home will appear.  It may not be on the market today, but it will be soon.  When it does, be committed to act immediately.  Remember that other home buyers are out looking for homes right along with you and you don&#8217;t want to risk losing your dream home to another buyer because you wanted to think it over for a few days. <h3>5: Make your offer Competitive</h3>
<p>Trust your San Ramon Realtor to guide you around the question of &#8220;How much do I offer?&#8221;  That is our job and that is why you have me on your team.  The San Ramon market is tight right now and you don&#8217;t want to go too low to get a deal.  You will lose. You also don&#8217;t want to offer above asking price unless conditions and the situation with the home in question warrant that.  Your Realtor will be your go-to source for help around that question.</p>
<h3>6: Keep Contingencies to a Minimum</h3>
<p>To protect your best interests, your San Ramon Realtor will include sufficient contingencies to allow you time to fully inspect the property, read disclosures, get the home appraised, and have your loan approved.  Beyond those, be careful or your offer will not be competitive if another buyer also makes an offer on the home.  If you have a home to sell first, be sure that it is already on the market and, even better, if you are already in escrow.  Otherwise, talk with your lender about getting a bridge loan to cover you on both homes temporarily.</p>
<h3>7: Don&#8217;t get Caught-Up in a Buying Frenzy</h3>
