I am in the process of raising funds for an amusement park/Law Enforcement training type venue. Good afternoon, My name is Carl Pion and I am a 50 year old business man/entrepreneur located in Toronto, Canada and I am seeking an investor to fund my project to develop a Family Entertainment Centre, which offers Token Arcade Games, Party Venue and Pizza and Juice Bar that will target the 2 to 11 year old demographic. In the Greater Toronto area we have several centers that are geared for the young children, however there is only 1 major brand that operates on a larger scale. This outfit has for many years been able to attract the large majority of the market share due to their facility sizes, which generally range in the 10,000 to 12, 000 square feet. They are a worldwide operation with 550 locations generating in excess of $800,000,000 per year at a 9 to 11% net profit margin. I have completed a 2 month study on the territory competition and there are several as noted above, however size is definitely the defining factor in attracting customers. They have more to offer by way of games, activities and food products. They are very expensive, their facilities are becoming old and outdated and the the time is ripe for fresh direct competition operating on a similar sized scale. In addition to this, the market is open across canada for similar concepts, thus enabling a future market for franchising if that is a route that shows profitability. I have searched out 3 very lucrative locations in Toronto that have excellent daily traffic with a local population in excess of 400,000 people and a 20 mile radius population of 1,200,000 people and the average household income is over $90,000 per year. The investment I am looking for is up to $350,000 USD as follows to have facility opened by April 2012 or sooner.
