            <title>Romania's economy sees 35.2% more investments in Q1 y/y in 2008, statistics show</title>
            <description>Investments in Romania's economy were 35.2 percent higher in the first quarter of the year against the same period in the previous year, according to the National Statistics Institute (INS). 

They reached 12.36 billion lei in the first quarter of the year, versus 8.28 billion lei in the same period last year.

Investments made in equipments, including vehicles, grew 35.4 percent, reaching 5.89 billion lei, next to the ones made in new construction works, which advanced 33.1 percent. The amount of money pumped into new constructions works slipped 0.2 percent year-on-year in the first quarter of 2008 and investments made in equipments, including vehicles, dropped 0.7 percent.

Industry sponged 38.7 percent of investments in the first quarter, commerce and services got 23.5 percent, constructions 17.7 percent and agriculture 9.4 percent. 

Other branches collected 10.7 percent of investments.

            <title>Economy resumes fast growth, as GDP increases by 8.2% in Q1</title>
            <description>The economy advanced by 8.2 percent in the first quarter against the same period in 2007, and exceeded even the most optimistic expectations, data from the National Statistics Institute reveals. &lt;br /&gt;


Last month, Economy and Finance Minister Varujan Vosganian estimated Gross Domestic Product (GDP) growth would stand at 7.5 percent in the first quarter. 
&lt;br /&gt;

The surge comes as a surprise, considering it happened in the wake of difficult international conditions, whilst domestically, the NBR also made efforts to put a damper on consumer spending, after the bank raised the monetary policy rate.

The performance of the economy in the first three months of the year was among the top-five GDP growth rates registered since 1990, only exceeded by 9 percent leaps in the second half of 2004, as a result of the very good agricultural yield registered during that year. Gross Domestic Product also advanced by 8.3 percent in the third quarter of 2006. Agricultural yields are expected to be good again this year, and should at least compensate for the effect of the drought in 2007, which fuelled the increase in food prices as well as massive grain imports. 
&lt;br /&gt;

After the surprise growth in the first quarter, analysts now believe they must reconsider their outlooks for Gross Domestic Product performance this year. On the other hand, although the economy is showing signs that it will continue to grow by around 8 percent this year, forecasts for 2009 remain rather bearish. 
&lt;br /&gt;

"We should not delude ourselves. I believe that we benefited from a strong base effect in the first quarter, both in terms of tax collection an in terms of generated electrical power," comments Lucian Anghel, BCR's chief economist. His was the most bullish forecast of all the local analysts, which anticipates GDP growth of 7.8 percent in the first quarter.

The Gross Domestic Product amounted to 86.74 billion RON (23.5 million euros) in the first quarter), according to the National Statistics Institute. 

The detailed data about the GDP structure for the first three months will not be available until Thursday. 

The National Forecast Commission chairman Ion Ghizdeanu explained that GDP growth for the whole of 2008 could be higher than previously estimated. "First quarter results were very good. Investments were the decisive factor here, as has been the case over the last two or three years. This is something that aids sustained economic growth," Ghizdeanu added.&lt;br /&gt;

            <title>The real estate market will grow in the next ten years</title>
            <description>The representatives of the real estate market, gathered at the Real Estate Congress Conference 2008, organized in Bucharest, believe that in the next seven-ten years, the real estate market will constantly grow and the demand will be greater than the supply. Due to a lack of liquidity in the Romanian market and a diversification of the supply, especially in the area of apartments for clients with medium incomes, the real estate developers forsee a reduction in the growth rate in the price of apartments in 2008. In the next 15 years, the population of Bucharest will be doubled and there will be a decrease in the price of land in the center due to the fact that the developers will look for more peripheral areas. The director of the financial stability division of the National Bank of Romania (BNR), Ion Dragulin, said that the real estate market in Romania suffers from a lack of exact data and that the market is mostly stable. &lt;br /&gt;

            <title>Enel takes foreign investments to record high</title>
            <description>The value of foreign direct investments atracted in the first four months of this year amounted to a record 2.3 billion euros, double as much as the same time last year, while in April alone the sums attracted amounted to almost 1.6 billion euros, according to the National Bank of Romania (NBR). This is the highest level of foreign investments recorded in the January-April period over the last three years, the closest being the 2006 figure, when 2.3 billion euros were recorded. The fact that foreign investments in April matched those seen in the first three months of the year is explained by the completion of the privatisation of electricity distributor and supplier Electrica Muntenia Sud, and by the money being paid up by Enel. At the end of April, the Italian group paid 820 million euros to take over the majority stake in Electrica Muntenia Sud, of which the state collected 394.8 million euros, while the remaining 425.2 million euros represented the capital increase conducted for the newly taken over company. NBR data reveals that 70% of the foreign investments attracted between January and April were contributions to the share capital and reinvested profit, while the rest were loans granted by foreign companies to their local subsidiaries. The share of intra-group loans went down 8% on the same time last year. The National Trade Registry Office also reported record high foreign investments in form of contributions to the companies' share capital. They amounted to 1.36 billion euros, almost three times as much as the same time last year.&lt;br /&gt;

            <title>The prices could stabilize on the real estate market only in 2009</title>
            <description>The prices on the real estate market could stabilize beginning with next year, along with an increase in the supply, says the Romanian minister of Economy and Finance, Varujan Vosganian. The real estate market will maintain its rate of continuing growth, and the idea of introducing the mortgage will constitute in the future a stimulus for the stabilization of prices on the real estate market.  

“I, as minister, take into consideration the growth rate of the industry, and there are no signs that the growth rate will fall. The moment we will introduce the mortgage, again there will probably be a new stimulus as regards to the stabilization of prices”, said the minister of Economy and Finance.

            <title>In four months, bankers make half of last year's profit</title>
            <description>Banks have continued their race to derive an annual profit worth one billion euros, after they derived almost half last year's overall net profit, worth around 825 million euros, four months into the year. In March and April, the monthly growth rate of profits stood at over 35%, precisely at a time when the local market started to experience the increase both in the price of foreign-currency-denominated liquidity and in RON-denominated liquidity, against the background of the international crisis. In fact, players say the first four months of this year have been the best since their entry onto the market, although their expectations for the future are not very optimistic, given the international context. First-quarter data points to a high concentration of banking profits among the top-five players, with the BCR and the BRD making up almost 65% of the total.&lt;br /&gt;

            <title>Romania Invest to continue to buy new apartments</title>
            <description>Norwegian-based Romania Invest, which holds around 1,000 new apartments in Bucharest in its portfolio, has acquired 25 homes in the My Dream Residences project in the Pipera district, and intends to start selling the first homes in the Residenz project in the town of Chitila, when the construction is completed. In the My Dream project, the Norwegians mainly bought two and three-room apartments, in a transaction worth 4 to 5 million euros, with the sale of the 35 apartments they hold in Residenz to start in the coming two months.&lt;br /&gt;
 "We will continue to buy because we are certain the market will recover. We don't know exactly when - six months, a year - but the real estate market, like other markets, has a cyclical evolution. Moreover, under the current circumstances, it is easier for us to do good business financially, given that the market has become a buyers' market," Bjorn Hauge, country manager of Romania Invest.&lt;br /&gt;

            <title>Immoeast: Real estate growth to last for at least a decade</title>
            <description>Edgar Rosenmayr, an investment officer with Immoeast, the most dynamic player on the domestic real estate market, says the Austrian group is focusing on the Bucharest market, on the office building segment, since the markets outside the capital city do not provide desired yields at present. &lt;br /&gt;
"In Romania, we have the biggest portfolio in our overall investments and at this moment the Romanian market is also the most attractive for us.&lt;br /&gt;
 We are certainly cautiously optimistic when it comes to how successful our choice of properties is domestically, but we believe Romania will continue to be one of Immoeast's main targets in the following years, as well," stated Rosenmayr. He estimates the upward trend of the real estate and retail markets will maintain over the next 10 years though returns will no longer be as high as they are now.&lt;br /&gt;

            <description>With positive results in various area of the economy, French investors were strong partners, open to the opportunities in this area, ranking third as countries of origin for subscribed capital. According to a statistic made by the Trade Registry, on 30 May, 2007, there were 5,011 companies with French capital registered, with a subscribed capital of 1,646 million Euro.&lt;br /&gt;

            <title>When will the prices of apartments in Romania settle down</title>
            <description>Only in the first month of this year, apartments marked up in price on average 15-20%, according to information given by the specialists DTZ Echinox, further stating this tendency shall be maintained also in the next months of this years. &lt;br /&gt;
"I observed during the first month after adhesion of a growth of 15-20% of prices to the apartments from the Capital -Bucharest . This sudden jump wasn't accepted totally by customers so that their reaction has been one of expectation, trying to understand the trend/standards enforced by adhesion" said Victoria Linca, consultant DTZ Echinox .&lt;br /&gt;


According to the spokeswoman DTZ Echinox, the rate of growth/ rate of profit chalked up this in month is bigger than the one taken in January 2006." 2006 was characterized by a jump of the prices all over the 12 months, and the beginning of this year is atypical", Linca completes. &lt;div align="justify"&gt;In the guarenteed rent scenario you, as the buyer, are the one paying for the guaranteed rent!!!&amp;nbsp; The square meter price for your apartment has been adjusted to include the guaranteed rental return for two years. What's worse, the developer or other party now has the right to rent your apartment for two years and take all of the rental income. They technically give you 7% back annually...which is essentially a refund of your money but any further profit they make is legally theirs.&lt;/div&gt;

&lt;div align="justify"&gt;If a developer or sales agent is so sure that he or she can rent your apartment out for the next two years then it would make sense that you should feel confident confident that you can hire on a commission basis an agency to handle your property for you after completion. With the guarenteed rent scenario, the only one with any guarantee is the one offering it.&lt;/div&gt;
