		<content type="html" xml:base="http://jprealtor.com/2012/05/15/dangers-overpricing-listing/">&lt;p&gt;If you would like to sell your home for what the market is bearing today, pricing becomes crucial.  Home prices have been bogged down by a series of problems, from restrictive lending policies by banks, to the weak housing market.  Foreclosures have been the biggest drag!  In every community and in many parts of the country!&lt;/p&gt;
&lt;p&gt;The good news is that more homes were sold in the first quarter of this year &amp;#8230;.. since 2008.  This is the best opportunity in our lifetime to be buying real estate. &lt;/p&gt;
&lt;p&gt;Remember, don&amp;#8217;t overprice your listing&amp;#8230;.&lt;/p&gt;
&lt;p&gt;1.  IT WILL MINIMIZE OFFERS &amp;#8211; An overpriced house discourages prospective buyers from making offers since the difference between the asking price and the market price becomes substantial.&lt;/p&gt;
&lt;p&gt;2.  AGENT ENTHUSIASM AND RESPONSE &amp;#8211; Agents lose interest in property that is overpriced.  Remember, Agents Sell Homes!  They do not spend as much time showing the house as they would if it were priced right.&lt;/p&gt;

&lt;p&gt;6.  OVERPRICING LIMITS FINANCING &amp;#8211; Financial institutions and mortgage companies finance only a percentage of the real value of the house.  If the house is overpriced, they usually will finance a lower percentage, thus reducing the available financing.&lt;/p&gt;
&lt;p&gt;7.  WASTE OF ADVERTISING DOLLARS &amp;#8211; A house that is unrealistically priced fails to get normal advertising response.  This reduces the effectiveness of advertising and results in the loss of advertising dollars.&lt;/p&gt;
&lt;p&gt;8.  LESS FOR SELLER &amp;#8211; Eventually market interest in the overpriced property completely declines.  The first 6 weeks of a new listing gets you the best offer.  It is better to sell when you want to and not when you have to, as you wouldn&amp;#8217;t want to sell at any price.&lt;/p&gt;

		<content type="html" xml:base="http://jprealtor.com/2012/05/14/10-to-dos-homeowners/">&lt;p&gt;It&amp;#8217;s time to check around the house to make sure things are operating efficiently.  Sometimes we tend to overlook important tasks, so here&amp;#8217;s a list to add to your home cleaning.&lt;/p&gt;
&lt;p&gt;1.  CHECK YOUR AC &amp;#8211; Have your air-conditioning system tuned up to lower your energy bills and ensure the system is running at its efficiency.  I recommend Henry from Command Air 631-928-5455.&lt;/p&gt;
&lt;p&gt;2.  CHECK YOUR WATER HEATER &amp;#8211; If your water heater is more than 5 years old, check it for signs of leakage or rusting at the bottom.&lt;/p&gt;
&lt;p&gt;3.  FERTILIZE YOUR LAWN &amp;#8211; Apply a fertilizer once in the spring and again in the fall.  I recommend Kito Nursery, 631-838-9812 for all your gardening needs.&lt;/p&gt;
&lt;p&gt;4.  CHECK YOUR REFRIGERATOR &amp;#8211; Clean the refrigerator&amp;#8217;s condenser coil with a long-handled bottle brush and a vacuum cleaner with an attachment hose to remove dust and lint that could shut down the unit by causing it to over-heat.  I recommend Ed Sullivan, 631-744-3995 for all your appliance repair needs.&lt;/p&gt;
&lt;p&gt;5.  CLEAN GUTTERS &amp;#8211; Clean the gutters so the rainwater flows easily off the roof.  Clearing leaves prevents water from pooling in areas and attracting mosquitoes.&lt;/p&gt;
&lt;p&gt;6.  ORGANIZE YOUR CLOSETS &amp;#8211; Wash or dry-clean clothes before storing them in a zippered sweater or blanket bag or in a plastic bin.&lt;/p&gt;
&lt;p&gt;7.  CLEAN CARPETS &amp;#8211; Vacuum carpets and shampoo with a spray foam or powder, or rent a steamer from the hardware store for a deeper clean.&lt;/p&gt;
&lt;p&gt;8.  WASH EXTERIOR WINDOWS &amp;#8211; Pick a cloudy day to wash exterior windows.  Too much sun dries the cleaning solution too quickly and creates streaks.  I recommend Fabian, 516-516-790-2091, for window washing and power washing needs.  He&amp;#8217;s the very best!&lt;/p&gt;
&lt;p&gt;9.  FILE IMPORTANT DOCUMENTS &amp;#8211; Store warranties, operating manuals and other documents in hanging files, folders or binders for easy access.&lt;/p&gt;
&lt;p&gt;10.  CHECK BATTERIES &amp;#8211; The average home is filled with battery-operated devices, from flashlights to smoke detectors to cordless phones.  Don&amp;#8217;t forget to test those devices and replace the batteries with fresh ones.&lt;/p&gt;
&lt;p&gt;Test smoke alarms once per month and change the batteries at least twice per year.  Ensure there is at least one working smoke alarm on every level of your home, particularly in or near sleeping areas.&lt;/p&gt;

I want buyers to realize, that the cost of a home is more important to them than the actual price.&lt;/p&gt;
&lt;p&gt;Obviously, price is part of the cost equation. The other piece, available financing, is also crucial. There will soon be a major decision finalized by the government regarding house financing moving forward.&lt;/p&gt;
&lt;p&gt;These decisions could negatively impact many buyers.&lt;/p&gt;
&lt;p&gt;“QM” is a new term which stands for Qualified Mortgage. The new Bureau of&lt;a href="http://www.consumerfinance.gov/the-bureau/" target="_blank"&gt; Consumer Financial Protection &lt;/a&gt;(CFPB) will be responsible for defining QM and thereby setting the consumer guidelines banks and lending institutions will have to follow before issuing a mortgage. The decision should be finalized end of June, according to Richard Cordray, who is the Director of CFPB.&lt;/p&gt;
&lt;p&gt;The fear of many is that the definition will be too ‘narrow’ meaning many purchasers not being able to qualify for a mortgage under the QM definition.&lt;/p&gt;
&lt;p&gt;In a letter to Director Cordray:&lt;/p&gt;
&lt;p&gt;“Most economists and housing market analysts in government and in the private sector agree that today’s underwriting standards are tight and are contributing to a slow housing recovery. Our organizations believe that an unnecessarily narrow definition of QM that covers only a modest proportion of loan products and underwriting standards and serves only a small proportion of borrowers would undermine prospects for a housing recovery and threaten the redevelopment of a sound mortgage market…&lt;/p&gt;
&lt;p&gt;We are convinced that the choices around this important rule, including in large measure the breadth of the QM standard, will affect sustainable homeownership for generations to come.”&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What Could This Mean To a Home Buyer?&lt;/p&gt;
&lt;p&gt;If a buyer does not qualify under the new ‘QM’ rules, the cost of financing a home will increase.&lt;/p&gt;
&lt;p&gt;“A narrowly defined QM would put many of today’s loans and borrowers into the non-QM market, which means that lenders and investors will face a high risk of an ability to pay violation and even a steering violation. As a result of these increased risks, these loans are unlikely to be made. In the unlikely event they are made, they will be far costlier, burdening families least able to bear the expense.”&lt;/p&gt;
&lt;p&gt;Securing a mortgage before these new guidelines take effect may make sense to many buyers.&lt;/p&gt;

&lt;p&gt;The difference in the two parts of the harbor can also speak for the hamlet in general. Part of the hamlet was laid out and settled in the days of horses and wagons. The hilly terrain, the curving roads, the backdrop of mature forests and the scattering of historic houses are reminders of by-gone days and help retain a sense of history, here in Mt. &lt;p&gt;Housing affordability is at record highs, this is due to falling home values and low mortgage rates.  Buyers realize the opportunities and are taking action.  Mixed with sinking inventories of good homes listed for sale, the competition is getting more fierce.&lt;/p&gt;
&lt;p&gt;Investors are snapping up bargain prices, both in short sales, REO&amp;#8217;S, and conventional sales.  Most are all-cash deals, which means greater competition for traditional home buyers too.&lt;/p&gt;
&lt;p&gt;Rents are going up, and as long as there are properties at the level where investors can get the positive cash flow, they will continue to invest, which has affected the first-time home buyers, as they may find increased competition from investors in trying to snag some of the best deals on the market.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;2.  More and more Renters are becoming home owners now.&lt;/p&gt;
&lt;p&gt;Recent surveys have shown that buying a home today is more affordable than renting.  Therefore, more renters are finding home ownership more enticing.&lt;/p&gt;
&lt;p&gt;Certainly prices have continued to fall nationally, but rents have been rising&amp;#8230;.so this would be the lowest price-to-rent ratio that we&amp;#8217;ve seen!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;3. Mortgages may be a little pricier.&lt;/p&gt;
&lt;p&gt;Fannie Mae, Freddie Mac, and the Federal Housing Administration recently have raised their loan fees, which means home buyers can expect to pay a little more for their mortgage this spring.&lt;/p&gt;
&lt;p&gt;Those who don&amp;#8217;t have credit scores in the high 600s to low 700s may be forced to go the FHA route, which means they will be stuck with the higher fees.&lt;/p&gt;
&lt;p&gt;Buyers with smaller down payments can expect to pay more for FHA mortgage insurance premiums, which have risen to 1.75 percent of the loan total.&lt;a title="Bank RAte" href="http://www.bankrate.com/mortgage.aspx" target="_blank"&gt; Bankrate.com &lt;/a&gt;shows an example illustrating the higher fees: A borrower who takes out a $200,000 FHA loan will likely have to pay about $3,500 for mortgage insurance upfront. Prior to the increase taking effect, borrowers would pay about $2,000 for that same loan amount.&lt;/p&gt;
&lt;p&gt;Borrowers with higher mortgages can expect higher fees too. The FHA announced that in June it’ll increase its annual insurance for mortgages more than $625,500. &amp;#8220;A borrower who lives in a high-cost area and takes out the maximum $729,750 (which is the FHA limit for high-cost areas) will pay $912 each month in mortgage insurance alone,&amp;#8221; Bankrate.com reports.&lt;/p&gt;

&lt;p&gt;Allow me to give you some ideas that can make your mortgage experience less painful.&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;Income Items:&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Gather your documents.  You will have to produce 2 years&amp;#8217; complete tax returns, including W2s, 1099s, K1s, and all the schedules. Also, a month&amp;#8217;s worth of pay stubs.&lt;/p&gt;
&lt;p&gt;Be prepared to explain them. Deductions in your returns and your pay stubs may impact the income your lender will use to qualify you which, intern, has a big impact on the loan you will get.&lt;/p&gt;
&lt;p&gt;Have a breakdown of base pay versus overtime for both your pay stubs and two years W2s. Lenders treat overtime (and bonus income) differently than your base pay. Be prepared to explain any changes over the last few years because your loan officer will ask you about it.&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;Asset Items:&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Start accumulating your bank statements. Lenders look back 3 months from when you sign your contract of sale.&lt;/p&gt;
&lt;p&gt;You will have to explain any and all large deposits (which are defined as deposits greater than your regular pay check) because lenders want to make sure you haven&amp;#8217;t taken out any new loans that aren&amp;#8217;t on your credit report.&lt;/p&gt;
&lt;p&gt;Avoid any significant cash deposits.  If you did have a cash deposit understand that the lender will have you source it (a bill of sale).&lt;/p&gt;
&lt;p&gt;If you will be receiving a gift, consult your loan officer on how to document it (from the donor&amp;#8217;s ability to how you deposit it).&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;Credit Items:&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Ask your loan officer to run your credit and go over it with them. Believe it or not, most credit reports contain errors.  Identify them and get working on correcting them as early as possible.&lt;/p&gt;
&lt;p&gt;Do what you can to pay down your balances to under 30% of available credit to help you get the best score possible.&lt;/p&gt;
&lt;p&gt;Do NOT close accounts or pay off collection accounts without discussing it with your loan officer. Either one of these logical moves actually can have a negative impact on your score.&lt;/p&gt;
