This house was supposed to be a budget house but I decided to make this a small family barn house instead. I even built a barn beside the house but it's on another lot, I just want to see how it look with the barn. I have here a screenshot of the house with the barn beside it. I actually looks good together, but I'm sorry to say that you can only get the house.

I built this house into a 20x30 size of lot. It will cost your Sims 65,590 Simoleons for the Furnished type of the house and 30,462 Simoleons for the Unfurnished one. I used the Split leveling technique in this house which involves the code "constrainfloorelevation" if you're not familiar on how to create a Split leveled house, I have a tutorial for you right her! "Pinochle Point" is a small modern like family house. It's simplicity makes this house different to other family lots i have. It took me day's just to finish this project, there are lots of revisions in some areas. But now I think it's done, there are still lot's of stuff to place but i'll just leave them to your guy's. This house is actually small, it only got 2 Bedrooms, and 1 Bathroom. Just an average type of house for an average type of family. The Paradise Villa

Hi there guy's! Well it took me awhile to build another Family Lot, but here it is, "The Paradise Villa". I would like to thank my friend Derek Thomson for giving me ideas for this project and James of "TheSimSupply" for his tutorials. Before I continue, I would like to encourage you guy's to grab your own copy of "The Sims 3", I know you'll enjoy this game, so Click here and grab one!
I spent so much time building this house, and because it is in a huge lot, I didn't actually know if I'm gonna finish it. It took me a week just to finish the Interior of the house, and two days for the Exterior. I had fun creating this project. I used some ideas from the tutorials i have here in my blog, like on how to retain walls mostly on the Pool part, go ahead an take a peek on the tutorial if you want to learn how it's done.
This house is build on a 60x60 size of lot. The furnished lot will cost you 509,339 Simoleons and 236,239 Simoleons for the unfurnished lot. I have images below of the house, take some time to view all the images before you download this house. I hope you'll enjoy this new Family lot, "The Paradise Villa".

Make your own Speed Build

First of all I would like to thank James from "TheSimSupply" for letting me use his videos. This one is very useful for you guy's who are planning to create your own Speed Builds just like mine. In this Tutorial James will teach you on how to create and edit your own speed build. He actually uses Xsplit in making his videos, I'm using "Mirillis Action!" and edit them in "Windows Movie Maker". You can use another programs but I find "Action!" easier to use. I'll be Including a comparison video by "mikethepenguinn" below the tutorial so that you guy's can see which is better. I hope you'll enjoy this tutorial guy's!

The Soaked Wood

In addition to my budget/starter lots collection, I give you "The Soaked Wood". This is a Chinese inspired house design. I placed a pond beside the house for a change. I made this in a 20X30 size of lot and the price is cheap. 15,222 Simoloens for the Furnished and 12,582 Simoleons for the Unfurnished.
The house is pretty much made of wood. Most of the money was spent on the exterior of the house, surrounded by plants and rocks makes it more realistic. I would love to do more landscaping but I can't because this is a budget/starter house and I must not go over the budget amount of 16,500 Simoleons. If you guy's don't know yet, if you'll create a Single Adult Sim in "The Sims 3" you'll have 16,500 Simoleons as a starting amount. You can only afford cheap houses like this one I made just for you. Well if you'll start cheap, then start cheap with Style!. I have more cheap houses for you to Donwload just right here, so take your time to choose.
I almost forgot, there are no "Custom Contents" in this house so you won't have any missing part's of the house. The windows are from the expansion pack "The Sims 3: Late Night". I have all the expansion packs installed in the game but I don't use Custom Contents. I have all the details and images below, so check it out and try this house, just click on the download button below. Hope you'll enjoy!

The Mini Minimalist

Another small modern starter house for your Sims, The Mini Minimalist. And because this is a very small house indeed, I'll just make this short. But first, if you haven't got a copy of this game "The Sims 3", you can grab a copy right here and all it's expansion packs like "The Sims 3 University Life". Grab a copy of your's and enjoy the adventure you've been missing.
Ok then, this house is very cheap as it is very small. It will cost your Sim 12,642 Simoleons for the Furnished house and 12,096 for the Unfurnished. It's below the budget of a Single Adult Sim which is 16,500. I didn't use any custom contents or store contents in this one, all stuff's are stock, from the base game and all the expansions. This house has a small bedroom, a small kitchen, a small area for the dining, and a small bathroom fit for Sim only. But you can easily expand this house if you want, it has more space to expand. I build this on a 20X30 size of lot. If you want to know how I build this house, I made a Speed Build for you guy's got check it out. I have all the images and the download button of the house below. This is the Right Elevation of the house. I used the "Mini-mercantile Window" for the bedroom which is from the expansion pack "Sims 3 University Life".

On the Left Side I placed the "Pressure Paned window" and it's on the Kitchen area of the house.

The Back Side of the house is just a customized Flat Wall paint with a Rock and Stone material. and there's the window for the Dining are.

This is the Floor Plan of the house which is very small.

Entering the house you'll see the Kitchen. I placed the Refrigerator into the wall because its kinda cool for a small area.

That there is the Dining Area.

This is the Bedroom. For now I placed 1 bed, but you can place 2 beds if you want or just place a double deck .

And Finally the Bathroom. Well nothings unusual here actually just some stuff's for the bathroom.

Retaining Walls

Hi there!, here's another tutorial from "The Sim Supply" for you guy's. This tutorial cover's up on how to retain wall's. This can be useful if your terrain on a lot is not even or flat. I've seen some ideas on how to retain wall's in Sims 3, but I find these one very useful an very informative. If you'll watch the tutorial to the end, you'll see the outcome of the effect.
I'm looking forward on using this technique on some of my projects. In this tutorial the code "moveobjects" and "disablesnappingtoslotsonalt" are used. "Moveobjects" allow's you to move objects into places where they would normally not be allowed. This also allow's you to pick up Sims. If "disablesnappingtoslotsonalt" is set to "on" (by default it is set to "on"), objects will not snap to slots while holding down the "Alt" key. This can be useful for placing objects such as chairs chairs near tables without them snapping into place, or placing placing counters near other counters. This can also let you rotate an object without snapping to an angle, just hold "Alt" click and hold on an item and drag the cursor where ever to rotate the object. So as you guy's can see, this two code's are very useful and will work very well if used together. You can create a more realistic effects on objects more likely on decorations and stuff's. Hi there!, here's another Speed Build for you guy's. It's about "The Light Prestine". I made a speed build on this project because there areas in this project that are a bit complicated. Click here to know more about this house, I also have there some images of the house.
In this project I used the code "constrainfloorelevation" a lot. If you don't know what this do here's an explanation. This code allows all terrain adjustments regardless of objects, Sims, and other structures on them. Walls, floors, and objects will move with the terrain, allowing you to create sloped walls and floored hills. However, placing new walls/floors will still flatten terrain, and placing objects will still require the terrain to be flat initially if the objects normally require it. Default is "true" - set to "false" to enable this behavior. To know more on how to use this code here's a very informative Tutorial for you guy's.

The Light Prestine

In addition to my budget/starter house designs, I've created a small cozy bungalow "The Light Prestine". It took me awhile to create another project because I've had so many problems regarding my Sims 3 base game, I have to re-install everything, the base game, expansion packs, and all DLC's including the CAW. Even my saved games are broken, so I have to create another.
I finally got hold a copy of the new expansion pack, "The Sims 3 University Life". It's the ninth expansion pack of the Sims 3. If you haven't got a copy yet,Click here to get one. But before that, you'll need to install the base game "The Sims 3" so Click here and grab a copy and experience the excitement of a Sims Life.
In building this house, I used the "Split Leveling Technique"which you can find in the Tutorials page. This house is built in a 20X30 lot size, the price.. well the price is almost 16,500 simoleons. If you guy's don't know yet, in starting a new game in Sims 3 you'll have to create a Sim or a family of Sims, if you'll decide to create a Single Adult Sim, you'll have a budget amount of 16,500 simoleons. So you'll have to choose an affordable house for your Sim just like this house I have perfect for a Single Sim.
You'll have this house Unfurnished in 14,875 simoleons, but if you like the house Semi Furnished you can get it in 16,475. Everything your Sim will need to Survive is in the house. Yes it is a small house but sooner or later I know your Sim will find more Simoleons to afford more bigger houses just like my Family Lots, go check it out. The Grey-Cupboard is one of my Budget/Starter house designs. It's a simple house inspired by american suburb houses, furnished with furniture's and objects your Sim need to survive. I made this house cheaper as it can be for your Sim to have extra money to begin his/her adventure's. After creating a Single adult Sim in CAS, your Sim is granted 16,500 simoleons to start, yes it is not enough and I know you guy's would love to see your Sims living in elegant big houses with expensive stuff's, a large garage with fast classy cars, a living room full of wonderful furniture's, a cozy sofa, a perfect house. But hey,... this thing are not easy to have. Your Sim will have to start small, so I made this house for you. I have more designs you and your Sims might like, click here to see all of them.

This house has 1 bedroom, 1 bathroom, and a parking area for your car. It has a 20X30 lot size. I managed to keep the price of this house below the budget, 14,340 if you'll have this house furnished and 13,730 if unfurnished. I have images of the house below, all the details of the exterior and the interior. I also made a Speed Build of this house for you guy's to see every step on how I build this house, so go ahead and check it out.

Garage and Split Levels

I've got here another tutorial from "TheSimSupply", but before viewing this tutorial be sure to watch the first two Split Leveling Tutorials right here. It's important to start from the first one to learn how to use the code "constrainfloorelevation" which is useful in making houses in The Sims 3. But before that, if you haven't got a copy of this game, you better grab one for yourself. Click right here to grab a copy and experience the fun in the World of the Sims.

The code "constrainfloorelevation" allows all terrain adjustments regardless of objects, Sims, and other structures on them. Walls, floors, and other objects will move with the terrain, allowing you to create sloped walls and floored hills. However, placing new walls and floors will still flatten terrain, and placing objects will still require the terrain to be flat initially if the objects normally require it. To activate this code press "CTRL+SHIFT+C" while in Build and Buy Mode, then enter this code "constrainfloorelevation false". Make sure to deactivate this code after using it because it will mess up your house if you'll not, so be aware in using this code sometimes this could be annoying. Well to deactivate this code press "CTRL+SHIFT+C" again and enter "constrainfloorelevation true", and everything's back to normal again.

In this tutorial you will learn how to connect a garage to a split leveled floor area, well actually you can't because it won't allow you to, that's why I'm giving you guy's this tutorial for you to learn how. You may find this tutorial very difficult to do, but a little practice will do. You guy's will have to mess around with this code to discover more tricks. This tutorial is very useful an very informative indeed.

Split Level on Second Storey

Hey there! Here's another great tutorial from "The Sim Supply". The last tutorial was about how to create a Split Leveled floor in Sims 3. We remember that he used the code "constrainfloorelevation" and set it to false. This code allows all terrain adjustments regardless of objects, Sims, and other structures on them. Walls, floors, and objects will move with the terrain, allowing you to create sloped walls and floored hills. However, placing new walls/floors will still flatten terrain, and placing objects will still require the terrain to be flat initially if the objects normally require it. The default configuration of this code is set to "true", change it to "false" to enable this behavior. Try to practice a bit in using this code, sometimes you'll be annoyed if you'll forget to disable after using it. So be aware, an set it to "false" after doing some changes in your project to prevent some screw-ups. Here's how, during your game play in Sims 3 and in "Build/Buy" mode, at the same time press CTRL+LSHIFT+C to bring up the cheat box an then type in the code "constrainfloorelevation false" to activate. Actually you'll learn this in the first tutorial from The Sim Supply in my Blog, check this out.
In this Tutorial, explains to you guy's in how to make a Split Leveled floor in the second floor of your house. Well it sound confusing actually, but everything is explained in the Video. So have fun with this Tutorial and watch out for more.

The Pale Thatch

The Pale Thatch, another addition to my Budget Lots collections. I went downtown for a stroll when I saw this Octagon shaped shake stand and then bought 1 large size plastic cup of fruit shake. I was thinking about making a Shake stand in Sims 3, but then why not make a octagon shaped budget house instead. So I tried making one, and I used a 10X10 lot size, and placed it in Sunlit Tides, which really is suitable place to make a cottage beside a shore. I made everything very simple, I didn't even customized the color of the windows and doors. Almost everything was in stock.
This house is very small, only one Sim can live here. It has 1 bedroom with 1 bed and 1 bathroom. The price is below 16,500 simoleons, you starting budget after creating a single adult sim in Sims 3. The Furnished house will costs 13,409 simoleons and 11,480 if unfurnished. The download link is just below, I also have a photo of where I placed this house in Sunlit Tides. I have images of the house so you can see the details. One more thing, there are no Custom Contents in my designs, I don't use this contents. Stepping inside id the Dining Area. I didn't place a Living Area in here, it just won't fit.

Beside the bathroom door is the Kitchen. You can see how I fitted everything inside .

This is the Bedroom. You can actually use a double deck bed for a additional bed space.

The Bathroom is so small, I can't even have a good angle for a snap shot.

I placed a Grill outside for your Sims to enjoy.

Here's another shot of the Exterior where I placed an outdoor chair and faced it towards the open sea.

The Ethical Corner

Here's another design I made in Bridgeport, "The Ethical Corner". This design wasn't actually planned like the other designs i have. I was just messing around with this lot near the bridge in Bridgeport which is located in 16 Dean Road, I deleted all the contents that was on the lot and then I messed around with this code "constrainfloorelevetion", If you haven't seen this before then check this link in my tutorial page. There you'll learn how to use this code, and how it actually works. So then there I was cutting off walls and stuffs, making arcs, doing something I haven't tried before. But then I have made this wall's and floor's like... Well I don't actually know how you call this but it is actually a floor inserted to another floor and between walls, hmmm.. it's kind a hard. But I like it, so then i continued making this into a house, and a modern one because it actually looks better that way. You can use this technique into another design but I think there's a limitation into how many floor's you can have in building a house in Sims 3 and I think it's 5 floors. In this design I used 4 floors, well actually the other floors are only half or 1/4 of it. I wasn't sure about this design at first because I was thinking that the Lot was too small for this project. So I had problems in dividing the floor area of the house, I wasn't sure if I'll have 3 bedrooms an 2 baths with 2 car garage fitted in this lot. But then I've managed to fit them all. I was planning ti place a pool at the back but it was too small. I actually have many ideas coming up for this project but i'll leave it to you guy's in improving this design. I will have more tutorials coming from "The Sim Supply" which is very helpful, a very detailed tutorial in how stuff's work in Sims 3. I hope I can make a tutorial for you guy's on how I made this project, I'm looking forward for that.
It's lot size is 20X30, the lot is located at 16 Dean Road, well it's actually just under the bridge, here's a pic of the lot before I messed around with it...

Well it's not messy anymore huh. I improved it into a more elegant, a modern look residential lot. It has 3 Bedrooms, 2 Bathrooms, and a 2 Car garage. It will cost your Sims a 78,159 simoleons if they'll get it furnished, and 50,686 if unfurnished. It looks good in the inside even though it's kinda small. So try this house and have fun. This is the Rear View, I didn't close the fence in this side so that they can have access to the sea where they can fish or something, well if they can. I just used the High Shrubbery fence to have more green look in the exterior.

In this View, you'll see what I mean about "a floor inserted to another floor and between walls". I still can't explain it, better if you'll just download this project an see it for yourself.

This is the Deck of the house.

The Living Area is quit small but I managed to fit them with the TV mounted on the wall.

The Dining Area.

This is the Kitchen, I haven't placed any stuffs in this area, it's up to you do add more stuff's in here. Well actually my target is to make the house much cheaper as it could be for your Sims.

This is the Hallway. I used the Penning Way Bookshelf as a divider of the area towards the bedrooms.

The first door in the hallway is the Bathroom. I used the Far Out Wall Sconce to all bathrooms to make it look more clean.

The Second door in the Hallway is this Bedroom, It's a Boy's room. Well you can change it if you like.

Here's the Third door in the Hallway, the Second Bedroom.

This is the Masters bedroom. I placed Limbo Windows on two walls, letting your Sims view the City lights while in bed.

This is the Masters Bathroom.

And finally the Garage. Cars are not included in the Download. I know your Sims have much better cars in mind.

Before anything else, I would like to thank all the guy's from "The Sim Supply" for sharing their tutorials to my Blog.
I remembered the first time I played the Sims 2 from EA Games. At first I didn't mind all stuffs from the Build menu, I just put walls, place doors and windows, and other stuffs on my house. I just wanna play the game, that's all. But then the truth is I really love designing houses, it actually run's in our blood, because my father really do love designing houses.
So then I decided to try to build a more realistic design of houses in Sims 2. I was really happy knowing what I can actually do in this Game. And then "The Sims 3" was released and after a year I finally got a copy of the Game. I really enjoyed making houses for my Sims in the game. I've learned so many techniques by just viewing all the videos in youtube.
Alright then, so much for that, here's the first tutorials for you guy's. Once again, thank you for "The Sim Supply" for this tutorial. In this tutorial you will learn how to create a split leveled floor design in Sims 3. All the details are here so there's no doubt you guy's will really learn accurately in how to accomplish this technique. So have fun and enjoy this tutorial!

The Avant-garde

After having your Sims work hard doing their job, following their careers, going into adventures, accomplishing ambitions, getting married, and finally granting their lifetime wishes, it's time for them to step up into the big city. Bridgeport is one of the cities in Sims 3. Living in the big city is not just having a good job, being famous, or bringing up millions of simoleons. Your Sims must also have an eye popping residence, as my Sims said "A Great Vista!". So I decided to build one. And "POOOFF!" then came "Avant-garde", a modern house in Bridgeport. I know that modern houses are very common these days in Sims 3, but we all have different ideas, like mine...
Avant-garde has 3 bedrooms, one is the Masters bedroom which is very elegant, it also has 2 bathrooms, one in the Masters bedroom, it also fits 2 cars in the Garage. I actually have 2 versions of this house, one is the Expensively Furnished and the other is Simplified version of the house where its actually much cheaper.
The Fully Furnished design costs a 192,409 simoleons and the Unfurnished costs 79,356 simoleons. On the otherhand, the Simplified Version of the house costs 94,333 simoleons and the Unfurnished costs 74,420 simoleons. So take a pick, I know that the Fully Furnished one is very expensive but your Sims will have the pleasure of living in Style & Comfort. Well then whats the hold-up, I have all the details below, See it for yourself an let your Sims be amazed.

This is the perspective of the house, i made the exterior as simple as it can be so you and your Sims can add more style in it.

The Front of the house, I used yellow bricks on the garage walls an placed a sleek designed Sconces.

In this View, you can see that the house is overlooking the city.

This is the view of the back of the house. And that is my Sim Kage, a successful politician.

This is the Living room or should I say the "Great Room", well its because of he size of it actually, its very spacious. In this view shows the beauty of the fireplace.

While in this view of the "Great Room" I placed the "HD" TV and also the very high-end players and speakers below it.

In the Dining Area, I placed large windows letting your Sims view the calm water of the pool while their having some good from the Kitchen.

And here's the Kitchen Area. I made it in letter "U" shape because it looks better that way.

This is the Hallway and the Corridor.

In the Corridor I placed an Aquarium.

Here's a view from the "Great Room", astonishing isn't it?

This is the Garage, where my Sims actually spends his time fixing cars, inventing things, and some other stuffs. I placed tools and working tables as u can see. I also placed some wall designs on the walls.

Here's another view of the Garage where you can see what I call the "Mud Room" where you can place all of your Sims shoes before entering the Hallway.

This is the Boys Bedroom, well you can see all boyish stuffs in there.

Here's another angle of the Boys Bedroom.

Well if we have a Boys Bedroom, we should also have a Girls Bedroom, and it's obviously Girly.

This is the Bathroom, it's located by the Hallway in front of the Corridor.

This is the "Masters Bedroom" and that is the very comfortable Masters Bed!

Another angle of the Masters Bedroom. It also have a view of the Pool.

The Dressing Area of the Bedroom or should I call it the "Masters Dressing"?

The Heartwood

The Heartwood is a comfortable cottage beside the shore or Sunset Valley beach. The Heartwood is perfect for a summer getaway. I made this house mostly out of wood paint, I even used wood tiles mostly on the floor making it looks perfect beside a shore. It has 2 beds good for 2 Sims. And again, it's small and very affordable, which I recommend for those who are just starting their journey in The Sims 3. This Design has a lot size of 10X10, and a price below the starting fund of a single adult Sim which is 16,500 simoleons. You'll have it Furnished in the amount of 14,070 simoleons and Unfurnished with 10,426 simoleons. I have most of the Expansion Packs and DLC's installed so there's no doubt that I've used some DLC's in making this design, but i definitely did not use any custom contents because i don't use any of these. I have all the details and photos of the house below. You can also download this design, but first take look at the photos i have for you guys, so go ahead and see for yourself.

This is the Perspective of the house, as you can see most of the materials are wood, so there's no doubt how comfortable it is.

I placed rocks and stones beside the house to make it more realistic. I also sprayed sands on the ground to make it blend to the beach.

I placed this sliding door in this angle so your Sims can easily access the beach.

In this view of the house you can see that I used all the slots of the Lot. I actually leave some slots only for plants and other stuffs for exterior designs.

The Floor Plan is actually great. If you'll look at the Perspective of the house you won't notice the shape of the floor area is actually diamond making it unique from other designs.

The Living Area is simple. I placed 3 Contraffati Extra Grande Club Chair and the Circulation Center Matching Table to make it look elegant. I also placed a Window Shmindow beside the sliding door so that your Sims can enjoy the view of the beach.

This is the Dining Area. It fits well with the wood tiles.

I placed 2 beds in the Bedroom. I also placed a bookshelf between the beds, we all know that Sims love to read books to discover new things and gain abilities.

Here's another angle of the Bedroom.

The Kitchen Area looks very neat with this white marble tile. I used the Feng Shui Half Wall to make it look better.

The floor area of the Bathroom is 2X3 which makes me fit all the stuffs perfectly.

The White Brick

A small bungalow in Sunset Valley, "The White Brick". It has a lot size of 10X10, the smallest lot size in Sims 3. If you haven't got a copy of this game, click here to grab one. The lot value of this house is below the starting amount of simoleons you'll receive after creating a single adult sim in Sims 3 which is 16,500 simoleons. If you want it furnished 15,730 simoleons is the price, but of course an unfurnished house is much cheaper which is only 9,502 simoleons.

I have all the informations & details of this design below. I actually did not use any custom contents in this design. I have DLC's installed and yes i used some of the DLC's in this design. I also used The Sims 3-Outdoor Living Stuff'sin this project, click here to grab a copy of this expansion pack now. I also used code's like "moveobjects" and "disableSnappingToSlotsOnAlt" to make some details more realistic. You can download this design, just click the download button but first, scroll down and let you Sim decide.

This is the Perspective of the house, if you're wondering about the trees, it actually Fall season when i started taking photos.

Side View of the house, well not actually a side view, its more like a side corner view.

Here we are at the back door of the house, i placed the trash can here because it looks better at the back and not at the front. Some naughty Sims passing by just kick your trash can, well in this case maybe not.

This is the back view of the house. I used Stone terrain paint on the base of the house to make it look like more realistic.

The Sky Tile-Dark Grey roof color looks great on the house.

The Living Area of the house looks elegant with these furnitures.

I used some codes in setting up the Dining Area. It actually looks good in the corner.

I haven't place any accessories in the Kitchen Area. I like kitchens to be clean and simple.

This is the Bedroom Area. I painted this room light grey for your Sim to feel relaxed when in bed.

The Bathroom is very light, i used some cheap items for this area. Painted it white with sky blue tiles.
