For Move Moore, N.Y.C founder Rosalind Moore, growth has been steady and intentional. Her recent expansion within the St. James Building reflects a smart approach to upsizing a small office in NoMad, and with the right space and the right partner in Kew Management.

Move Moore, N.Y.C.
A Personal Path, Refined by Experience

Rosalind’s work as a Pilates instructor and movement educator has been shaped by her own history with exercise and injury. Born in the UK and raised in Connecticut, she dealt with chronic joint pain and multiple knee surgeries as a teenager. “Traditional PT helped a little, but not really,” she says. While studying at the University of Virginia, she discovered Pilates. “Within an hour, the instructor helped me realize the injuries and pain were symptoms of larger issues, and that these could be addressed by getting stronger and smarter with my choices.”

Training That Informs the Work

After moving to New York, Moore trained at the Kane School of Core Integration, known for its focus on anatomy and injury prevention, and completed advanced study at Icahn School of Medicine at Mount Sinai. “Anatomical knowledge and willingness to do foundational work first is key,” she says. Her background supports a wide scope of work, including prenatal and postpartum care, hypermobility, breast cancer recovery, frozen shoulder, pelvic floor dysfunction, spinal conditions, joint replacements, and chronic pain.

Rosalind Moore; Move Moore, N.Y.C. Pilates studio in NoMad. Photos: Terry Niefield.

Moore began teaching in 2013 and opened her first private studio in 2017. After a period working within a physical therapy practice, she refined her model at Move Moore, N.Y.C. Her method centers on precision, depth, and responsiveness.

A Focused, Adaptive Approach

“No one is walking in the door with the same body every day,” she says. Each session begins with assessment and adjusts in real time. She also collaborates with physical therapists, trainers, and other specialists (even golf pros) to support each client’s goals. Her clientele ranges from age 12 to 91, including athletes and performers managing pain or dysfunction. Many stay with Moore for years, often through major life changes.

Finding the Right Space with Kew

By 2023, Moore was ready for an upgraded space for her clients. She had clear priorities: a well-located building, a workable footprint, and a landlord who could support growth. “Other spaces I saw were depressing or too large for what I needed” she says. “I knew I needed someone who could help me make this work – and that was Kew.”

Her experience delivered on that expectation. “Everyone at Kew was so understanding and flexible. They really came through.” She started on the seventh floor of the historic St. James and quickly built momentum. When the time came to expand, she stayed in place and moved to a larger studio on the twelfth floor. “I was cooking on 7, now I’ve moved up and I see the sky on 12!”

The studio itself reflects that growth. It is thoughtfully conceived, serene, and private. It’s an environment clients often describe as an escape. The St. James building gives tenants the flexibility to shape a space that supports how they work and what their clients need.

For Moore, upsizing a small office in NoMad worked because the process was seamless. “I felt fully supported by Kew getting into 1133 Broadway and moving to a larger space within the building.”

Why NoMad Works

After teaching in many locations over the years, Moore values convenience. NoMad offers easy access for clients, with several longtime clients within walking distance. The neighborhood also supports her day-to-day needs, from nearby resources to Madison Square Park. “I love having the Park close. If I have a late cancel, I can go see a tree and pet a dog!”

As she settles into her expanded studio, Moore is focused on helping clients progress and refining her services. “Mostly,” she says, “I’m taking a minute and enjoying the fact that life and business are going well.”

Kew tenants can take advantage of a special offer: receive a 30% discount on an introductory package of three sessions.

Today, it is a highly respected professional studio in NoMad, attracting actors from across the performance industry.

Founded by longtime acting teacher Scott Freeman, the studio reflects decades of experience in theater and film, paired with focused, personalized actor training.

The Origin of The Freeman Studio

Scott Freeman’s path to teaching began with a lifelong fascination with acting and literature. “I was a kid who wanted to be an actor,” Freeman recalls. He studied theater in college and developed his approach through reading, writing, and classical text.

After graduate school in San Francisco, Freeman joined the repertory company at the American Conservatory Theater, where he was encouraged to teach as well as perform. He quickly discovered a natural ability for guiding actors. Teaching soon became central to his work. “It’s bred into me. I understand what actors are going through.”

Freeman later worked in film and television in Los Angeles before returning to theater and education.

A defining milestone came when he launched the BFA acting program at the Guthrie Theater in Minnesota. As founding head and master teacher, he trained a generation of performers. His first class included Tony Award winner Santino Fontana and actor Aya Cash, who is making her Broadway debut this season in Giant.

After returning to New York, Freeman taught at the Stella Adler Studio of Acting, New York University, and Rutgers University. Over time, he identified a recurring issue. “In most places the structure was blocked in by parameters dictated by money,” Freeman says. “They weren’t primarily governed by what will best for the actor.” That realization led him to open The Freeman Studio in 2007.

Why The Freeman Studio Chose NoMad

After operating in Tribeca, Freeman paused in-person operations during the pandemic. When reopening, he looked for a location that would better serve actors traveling across the city.

He chose NoMad and the historic Townsend Building at 1123 Broadway, managed by Kew Management. The location offers convenient access from multiple boroughs and commuter lines. Freeman also values the neighborhood’s energy. “The neighborhood is open – you can breathe. There’s a creative vibe going on. You’re a part of something. Actors really like the atmosphere,” he says.

The building offers practical advantages as well. Deliveries are handled efficiently, and management is responsive. “Everyone at Kew is so accommodating,” Freeman says. “The maintenance team is great.”

Flexible lease offerings also allow the studio to grow within the building over time.

A Professional Studio in NoMad Built for Actors

The Freeman Studio was created as a focused training environment centered on actor development. Admission standards are high, requiring talent, commitment, and professional promise.

“I interview every actor,” Freeman says. “Sometimes dozens a week.” Applicants submit an audition piece, meet with staff, and then speak directly with Freeman to determine fit and placement.

The program began with trained actors and later expanded to include Start Acting for beginners and Emerging Professionals for those building careers. Classes emphasize technique and truthful performance, with attention placed on the actor’s craft. “We are nurturing, but honest,” Freeman says. “The teacher is there to support the artist.”

Actors at the studio include Broadway performers, film actors, and television professionals. Some have developed major projects through studio connections. Samantha Smart wrote and starred in Charliebird, which won the Jury Prize at the 2025 Tribeca Film Festival and featured fellow actors from the studio. Another member, Mo Stark, is an actor, writer, and producer whose film Bunny is now on Netflix.

Community and Collaboration

Community is central to the studio’s culture. Actors collaborate in class and support each other’s work.

Freeman Studio community; Scott Freeman and Paul Giamatti at The Freeman Studio.

Freeman also hosts regular gatherings. Freeman Fridays welcome actors, playwrights, and industry professionals for informal conversations. Guests have included notable actors actors Paul Giamatti, John Douglas Thompson, and actress Amy Ryan.

The studio also offers Freeminars, free sessions exploring subjects such as Shakespeare dialects and voice.

Looking Ahead

The Freeman Studio continues to expand its reach and programming. It recently opened a new studio in Toronto, where Scott Freeman now travels regularly to teach.

He is also developing a writing unit connecting playwrights with actors from the studio. Discussions are underway with Pulitzer Prize–winning playwright Martyna Majok, author of Cost of Living and the upcoming Public Theater production of Girl, Interrupted.

The initiative supports actors who write and create original work. Freeman notes that this tradition dates back centuries, citing William Shakespeare as a well-known example.

Moving forward, The Freeman Studio continues to serve professional actors, strengthening the performing arts community in NoMad, New York, and beyond.

The post The Freeman Studio: A Professional Studio in NoMad Focused on Serious Actor Training first appeared on Kew Management.

Armadillo leads with a clear commitment to integrity, thoughtful design, and social purpose – values that shape every aspect of the business. Founded in 2009 by Australians Jodie Fried and Sally Pottharst, the women-owned rug company came to fruition from a shared passion for artistry, sustainability, and social change. Armadillo operates globally, with a design showroom in NoMad, NYC at the Townsend building, owned by Kew Management.

Armadillo showroom in the Townsend building; Jodie Fried & Sally Pottharst | photo: Adrian Gaut

Fried and Pottharst began their collaboration after meeting at a trade fair. Fried brought a background in set and costume design and had been producing soft furnishings in India. Pottharst came from the flooring world. The partnership quickly became rooted in their shared values and in their connection to India, where their rugs are handwoven using traditional, energy-efficient techniques passed down through generations.

From the beginning, Armadillo’s mission has included supporting the artisans behind the work. The company has fully funded a school in India since 2019, offers medical and dental services to weavers’ families, and supports ten nonprofit organizations internationally, including Girls Inc. in New York, Los Angeles, and San Francisco.

Armadillo became the first U.S. rug brand to earn B Corp certification. That commitment to ethical production and sustainability influences every decision – from minimizing plastic use in packaging to choosing solar energy where possible. Each rug is made without machines, ensuring authenticity and preserving traditional craftsmanship. The company also champions women in leadership, both internally and among its suppliers in India.

Why NoMad?

When Armadillo expanded to New York, they knew it wanted something different. As Leine Dermody, Armadillo’s U.S. Marketing Manager, explains, the brand has never been drawn to conventional design centers. Instead, it looks for areas that reflect character and community – places where creative businesses gather, but aren’t bound by tradition. “We want to be where we can be ourselves – where there is more character – a design destination.” Plus, the neighborhood’s density of design showrooms, design resources, and design professionals made the NoMad Design District a natural fit.

Armadillo showroom in Kew Management’s historic Townsend building | photo: Adrian Gaut

In 2016, Armadillo opened its New York showroom in Kew Management’s historic St. James building. Stephanie Waterman, Global Head of Growth & Emerging Markets, elucidates, “For this project, we partnered with Klein Agency, a long-standing collaborator of Armadillo’s, whose work we deeply admire. Their passion for materiality, paired with a nuanced understanding of how to design choreography for spaces inhabited daily by designers, was evident throughout the process and carried through beautifully into the final outcome.”

Location mattered, but the surrounding culture carried equal weight. The company was drawn to the sense of community fostered by Kew and the creative mix of businesses in the St. James and Townsend buildings. Interior designers, architects, and fellow design brands collaborate here, creating meaningful relationships across disciplines. Existing clients are also in the St. James and Townsend.

Waterman believed in the design culture in NoMad and Kew’s buildings so strongly that she recommended them to Articolo Studios, another Australian design company specializing in lighting and furniture. Articolo soon followed, opening its flagship U.S. showroom in the same buildings.

New Showroom, New Collection

As Armadillo’s needs grew, Kew helped accommodate by offering a new space. Armadillo’s newest showroom, located in the Townsend building at 1123 Broadway, opens alongside the debut of its latest collection, Linea. This collection marks a thoughtful evolution in Armadillo’s design language, approaching traditional rug motifs with restraint, sensitivity, and a renewed focus on the human hand. It draws on time-honored techniques and allows them to integrate naturally into contemporary interiors, creating a sense of continuity across eras.

Armadillo’s new collection, Linea

A Design Showroom That Reflects Purpose

With its central setting in the NoMad Design District, the showroom invites clients and design professionals to experience Armadillo’s work first-hand. The brand’s commitment to customization makes it a favorite among interior designers and architects. Every rug can be tailored to suit a vision or space, and the hands-on showroom experience helps clients envision how Armadillo’s handmade textures and natural fibers will enhance their projects.

Within its NoMad showroom, Armadillo brings together design, ethics, and a mission that stretches well beyond interiors. With plans to grow across Europe and the U.K., and a growing team that’s diverse, mostly female, and aligned with the company’s purpose, Armadillo continues to lead by example.

The post Armadillo: A Rug Design Showroom in NoMad That Embodies Purpose and Craftsmanship first appeared on Kew Management.

Located at 227 West 29th Street in a Kew Management building, the business is owned and operated by Vincent Rao and his wife and business partner, Alayna Rao. Vince’s Village Cobbler brings decades of craftsmanship and a loyal following to NoMad.

From Family Business to Trusted Name

Vince’s Village Cobbler opened its first store 15 years ago. The origin of the business lies in Vincent Rao’s family roots. His father ran a dry-cleaning business that opened in the 1970s.

Vincent became involved early. “I was in high school when I started working in the family business,” he says. Over time, he used that hands-on experience to take the business in a new direction. The repair side of the operation expanded and evolved into Vince’s Village Cobbler brand.

Three years ago, the business opened its NoMad location, building on its original Sullivan Street presence. Today, Vince’s Village Cobbler focuses on shoe, handbag, and accessories repair and restoration, with an emphasis on craftmanship and care.

Services Built on Craft

Vince’s Village Cobbler specializes in shoes and handbags. The shoe services cover sole repair and protection, full sole replacement, and sole stitching. This includes invisible stitching and open-channel stitching, where the stitches remain visible. The team also handles cleaning, painting, stretching, and patent leather work, a material Vincent describes as “very specialized and specific.”

Handbag services include handle repair, base repair, coloring, cleaning, reconditioning, and leather moisturizing. As Vincent puts it, “Anything wrong with your beautiful, beloved bag – we can take care of it.”

Many of the pieces that come through the shop carry personal history. Some are gifts. Others are passed down through families as heirlooms. Restoring them requires the true craft of artisans and respect for the original design.

Growing Customer Base

Vince’s Village Cobbler’s customer base has grown alongside its online presence. The business launched its Instagram account four years ago, and that platform has become a major source of engagement. @vincesvillagecobbler

“We’re seeing a true following there,” Vincent notes. Customers share testimonials and photos of restored items. Google and Yelp also drive reviews, but social media has helped customers connect with the artisans behind the work. “We love our community,” Vincent adds.

High-Profile Clients, High Standards, and Unusual Pieces

Vince’s Village Cobbler also works with high-profile clients. These include Lisa (Manobal) from Blackpink, one of the best-selling groups of all time and seen in the most recent season of White Lotus, as well as basketball star Blake Griffin, who played with the Brooklyn Nets, LA Clippers, and Detroit Pistons.

The work can be unusual. Oversized boots, towering heels, and stage-ready footwear all pass through the shop. Alayna recalls seeing pieces they repaired that were later worn on stage or photographed abroad, including a pair of boots seen in Paris. More surprising unique items like BDSM pieces have come through the shop as well.

Why 29th Street Made Sense

The move to 227 West 29th Street followed a long search of almost three years. After an extensive review of potential expansion sites, the NoMad location stood out.

“It’s a good space,” Vincent says. “It’s large and comfortable for customers who want to speak directly with the artisans.” The building’s central location was also a big draw. Close to Penn Station, it is easily accessible by train and is also near Madison Square Garden.

Equally important, the numbers worked. The combination of layout, location, and accessibility made the space a logical, strategic next step alongside the Sullivan Street shop.

Foot Traffic on 29th Street

29th Street offers strong local foot traffic from residents and business professionals who move through the area daily. This steady flow has helped Vince’s Village Cobbler connect with customers who live and work close by and value convenient, skilled repair services.

According to Place.ai Foot Traffic Data, 29th Street between Broadway and Eighth Avenue has seen significant activity over the past twelve months, recording approximately 3.8 million domestic visits and 1.7 million individual domestic visitors. The numbers reflect consistent daily movement through the corridor and help explain why service businesses such as Vince’s Village Cobbler benefit from the steady flow of nearby residents and office workers.

Once the storefront was fully in place, visibility quickly increased. After scaffolding came down and the awning and street sign went up, walk-in visits multiplied. “People began discovering us more and more,” Vincent explains.

Customers now come from several sources. Many live or work in the surrounding area. Others arrive through word of mouth. Some travel from Queens or New Jersey after requesting quotes online. Together, this mix reflects 29th Street’s role as a well-trafficked business and residential corridor.

Working With Kew Management

The relationship with Kew Management has supported the transition. “They’ve been good to us,” Vincent says. He points to the responsiveness of management staff members Peter and Valentino, and the finance team when issues arise. That reliability matters for a business built around specialized equipment and skilled labor.

Pride, Trends, and What’s Ahead

What makes Vincent most proud is the team itself and “the fact that I can employ people and support many families, especially people from other countries who have come to make a better life,” he says. He also values the moment customers see restored items. “Seeing customers happy with refurbished and restored pieces” is extremely satisfying.

As for trends, bags lean toward practical, on-the-go styles. Shoes cycle quickly, often every six months. Retrimming, especially for Louis Vuitton, remains in demand. Customization has grown as well, with clients seeking personal updates to existing pieces. Classics such as loafers and heels from Gucci and Louis Vuitton remain staples, and the Louis Vuitton tote is the most frequently refurbished bag.

Looking ahead, Vince’s Village Cobbler plans to open additional locations, expand online services, and grow its already growing mail-order business. The goal is to offer an even wider range of custom work.

As a strong presence in the Kew community, Vince’s Village Cobbler offers a 10% discount when customers mention Kew Management. On 29th Street, steady foot traffic and skilled hands are proving to be a strong match.

Dear Tenants,

March is Women’s History Month, a time to celebrate leadership, progress, and the women who continue to shape NoMad’s past, present, and future.

This neighborhood has long been a place where women organize, lead, and make history. In the early 20th century, the suffrage movement found its footing at the Martha Washington Hotel at 29 E 29th where the Interurban Woman Suffrage Council established its headquarters and helped drive national change. That legacy of women-led momentum still defines NoMad today.

One powerful example is the NoMad Jazz Festival, produced by The NoMad Alliance in partnership with The Jazz Gallery, Madison Square Park Conservancy, and the Flatiron NoMad BID. Launched by a predominantly female-led team, the festival has quickly become one of New York City’s newest large-scale public music events. Now entering its second year, it is guided by leaders whose collaboration spans arts curation, nonprofit management, public space, and neighborhood development.

As a female business owner, I am especially proud that more than half of Kew Management’s tenant businesses are led by women. These leaders and entrepreneurs are building brands, creating jobs, and shaping the character of NoMad every day.

At Kew Management, we are committed to fostering an environment where all businesses can thrive by connecting entrepreneurs with resources, listening to their needs, and creating flexible opportunities that support growth.

Women have always helped define NoMad. We’re honored to support those carrying that legacy forward.

With gratitude,

A love letter from Leslie Spira Lopez.

I love you for what you were before you had a name at all.

A brown zone on a taxi map. A place people passed through, never guessing what was happening inside the buildings. Wholesale dreams, quietly fueling New York.

I love you for how you grew.

No grand reveal. No sudden flip. Just blocks evolving. Businesses opening. Neighbors showing up. I came to work here in the mid-70s, in my father’s real estate office. Back then, the tenants were the soul of this place. Independent. Creative. Resourceful. They gave NoMad its backbone before anyone called it NoMad.

I love you in the morning.

When coffee shops buzz. When sidewalks feel optimistic.

I love you at lunch.

When longtime favorites and new spots share the same stretch of pavement – especially along the NoMad Piazza.

I love you at night.

When restaurants glow and the neighborhood feels close, familiar, and alive.

I love you for Madison Square Park.

For blankets and folding chairs. For picnics that turn strangers into neighbors. For music drifting through the trees and stopping people in their tracks.

That love is why I founded The NoMad Alliance 15 years ago and help give the district that inspires a name. To give the neighborhood a voice. To connect residents, businesses, and culture. To keep NoMad moving forward – together.

That love is why we publish NOMAD Magazine. A guide to the culture, history, and ideas shaping this neighborhood. A place to celebrate its people and its stories. Past. Present. What’s coming next.

That love is why we produced the inaugural NoMad Jazz Festival. Free. Public. World-class. A record-breaking weekend that filled the park and the streets around it. Thousands gathered. Blankets down. Music up. An unprecedented success.

Leslie Spira Lopez with Miriam Dalaei Fodera at the 2025 NoMad Jazz Festival

I wear many hats here: Longtime NoMad resident; President & CEO of Kew Management, a family business rooted in NoMad for 75 years; Founder & President of The NoMad Alliance; Board member of the Flatiron NoMad Partnership BID; Board member of the Madison Square Park Conservancy.

The return isn’t financial. It is pride, connection, and community.

Different roles. Same motivations:

I live here.
I work here.
I want great food nearby.
I want culture outside my door.
I want parks filled with life.
I want small businesses to thrive.
I want an ever-better NoMad.

This neighborhood has always been generous. Creative. Full of possibility. This love is personal. And shared.

This January, a notable NoMad address takes on a striking new presence. Mr. Pink now sits atop Kew Management’s 1129 Broadway in NoMad, New York, joining a district-wide public art installation presented through the Flatiron NoMad Partnership’s Winter Glow program. The placement brings contemporary art to one of Broadway’s most historically layered sites and reinforces Kew’s long-standing role as steward of the block.

The story of 1129 Broadway reaches back to the late-19th century. At that time, the block was anchored by the Worth Hotel and the celebrated St. James Hotel. As commercial development accelerated, Edward T. King refused to sell his five-story brownstone at 1129 Broadway, even as neighboring properties rose dramatically in scale. His decision created one of New York City’s earliest development holdouts. For years, the brownstone stood wedged between much taller buildings, altering the block’s form and future.

The site eventually evolved. After the King property was sold, the brownstone was removed and replaced by a one-story structure that became home to the renowned Carl H. Schultz mineral water shop, known as “The Sign of the Siphon.” Schultz’s flavored waters were served from marble counters beneath Tiffany lamps, drawing steady crowds (read more about the site’s history here). That modest building remains today and now houses Naya, a fast-casual destination offering bold, Lebanese-inspired flavors from an accessible, customizable menu.

Leslie Spira Lopez, who leads Kew Management, a family-run company for 75 years has a bottle of Carl H. Schultz mineral water from the original shop once located at 1129 Broadway. The image links past and present.

Since 1952, the block of Broadway between 25th and 26th Streets, 1123–1133 Broadway, has remained under Kew Management’s ownership. Over decades, the historic St. James and Townsend buildings were physically connected, while the historic holdout preserved space, light, and separation between them. That mix of persistence and adaptation defines the property’s character.

Now, that character extends skyward. Mr. Pink appears on the rooftop at 1129 Broadway as one of ten illuminated sculptures installed across NoMad and Flatiron. Created by French artist Philippe Katerine, the larger-than-life figure adds humor and unexpected visual excitement to the winter streetscape. It also invites passersby to pause, look up, and engage with the architectural environment.

“2026 is definitely looking up with Kew Management and Mr. Pink – both literally and figuratively,” says Lopez, President and CEO of Kew Management. The installation reflects a forward-looking view while respecting the block’s long arc of change. It places contemporary art directly onto a site shaped by history, commerce, and design.

Mr. Pink can be found at several NoMad and Flatiron locations:

Flatiron North Plaza, 23rd St. and Broadway

Hotel Seville NoMad, 22 E 29th St.

Kew Management, 1129 Broadway

Porcelanosa, 202 Fifth Avenue

The Capitol Plaza, 50 W 27th St.

The Church of the Transfiguration, 1 E 29th St.

Virgin Hotels New York, 1227 Broadway

BXP, 200 Fifth Avenue

Together, the installations form a walkable art trail across the district.

The program officially kicked off on January 15, 2026 with a public unveiling in the Flatiron North Plaza, including a free live jazz performance presented by The NoMad Alliance, lead producers of the annual NoMad Jazz Festival. The event underscores the neighborhood’s creative breadth, bringing community together through music and visual art into shared public space.

As locals and visitors search for Mr. Pink throughout NoMad, New York this winter, Kew’s 1129 Broadway exemplifies a place where history, food, art, and ownership align. The block has always attracted attention and creativity. This season, it happens to glow pink.

The post 1129 Broadway Looks Up as Mr. Pink Lands in NoMad, New York first appeared on Kew Management.

Dear Kew Management Tenants and Friends,

As the season of gratitude arrives, and as we reflect on another year of growth and renewal in NoMad, I find myself thankful for the countless reasons we are fortunate to live and work in this truly unique and vibrant neighborhood. At the heart of this appreciation are the people and organizations whose dedication makes NoMad such an extraordinary place.

I am especially grateful for the Kew Management team—from our front and back office staff to our lobby and maintenance crews. Your care, professionalism, and commitment make all the difference.

To The NoMad Alliance, thank you for continuously driving the neighborhood forward with visionary initiatives like the NoMad Jazz Festival, celebrating the rich musical legacy of Tin Pan Alley and adding rhythm to our streets.

To the Madison Square Park Conservancy, thank you for transforming our beloved park with world-class horticulture and inspiring public art, enriching the lives of all who pass through this remarkable urban oasis.

I extend deep gratitude to the Flatiron NoMad Partnership for keeping our neighborhood clean, safe, and thriving. Their installations—like The Portal, a live connection to Dublin and Winter Glow—capture the creativity and innovation that define NoMad. Your work with the New York City Department of Transportation fosters pedestrian-friendly streets that allow places like the NoMad Piazza to flourish year-round, enjoyed by both residents and visitors.

Above all, I am immensely thankful for the community of workers, business owners, and neighbors who form the heart of this quintessential live–work–play neighborhood. Your creativity, collaboration, and energy make NoMad feel like home and give purpose to each day.

At Kew, we remain dedicated to supporting the people and ideas that keep NoMad flourishing. As our neighborhood enters a new Gilded Age—filled with culture, jazz, and one-of-a-kind destinations to dine, shop, and stay—I am reminded of the spirit of giving that defines this community. I encourage you to support the many organizations that enhance the quality of life for so many and do good in our neighborhood and beyond.

Truly, there is no place like NoMad, and no team as special as our Kew family. I look forward to continuing to build this remarkable neighborhood together in the year ahead.

Wishing you, your families, and friends a season filled with warmth, connection, and more reasons to be thankful.

With heartfelt gratitude,

Midtown South has become one of New York City’s most sought-after locations for office space. Once known primarily for loft-style buildings and creative industries, the area has evolved into a magnet for innovation and business growth. With rising demand for office space for rent in Midtown South, companies are recognizing the advantages of locating where accessibility, culture, and commerce intersect.

Why Midtown South Is a Great Place to Work and Live

Midtown South is broadly understood as the southern section of Midtown Manhattan, stretching roughly from 40th Street down to 23rd Street or lower, and spanning from Sixth Avenue to Park Avenue, or in broader interpretations, the Hudson River to the East River. Because the area has evolved over time, major publications outline the boundaries with slight differences: The New York Times, The Wall Street Journal, and Newsday, each map the district with variations in its northern, southern, and east–west edges. The area also corresponds with the Midtown South Police Precinct, which covers a substantial portion of the commercial core.

It includes several of Manhattan’s most recognizable and fast-growing neighborhoods: NoMad, Chelsea, the Garment District, Koreatown, Kips Bay, Murray Hill, Gramercy, and Rose Hill. Each contributes to the area’s character and economic strength. Its footprint contains many of New York City’s most recognizable destinations and institutions, including the Empire State Building, the Flatiron Building, Penn Station, Madison Square Garden, Macy’s Herald Square, Koreatown, and NYU Langone Medical Center. This central corridor connects the traditional business districts of Midtown and Downtown, giving tenants the best of both worlds: proximity to major transportation routes and a lively, mixed-use environment.

The area’s appeal goes beyond its address. Midtown South offers an authentic New York character with a mix of classic architecture, unique offices, and modernized buildings. Professionals appreciate the ease of commuting, diverse food and retail options, and a growing community of startups, design firms, and established corporations.

The Work/Life Balance of Midtown South

Midtown South is known for blending productivity with livability. Its mix of residential, hospitality, and office buildings allows professionals to move easily between work, dining, and recreation. Madison Square Park, the NoMad Piazza, and Bryant Park offer open space for breaks or informal meetings, while a plethora of restaurants, cafés, nightlife, and fitness studios support a well-rounded daily routine.

Companies that choose this area benefit from a business environment that fosters both collaboration and employee satisfaction. The lifestyle amenities and accessible transit options make it easier to attract and retain top talent.

Why Choose Midtown South, and NoMad in Particular, for Your Office Space

NoMad (North of Madison Square Park) stands out as one of Midtown South’s most desirable submarkets. Its blend of architectural charm, modern amenities, and cultural energy has turned it into a preferred destination for architecture & design firms, creative firms, tech companies, and professional services. The neighborhood is also home to the NoMad Design District, which includes a wide variety of internationally renowned design showrooms, as well as the New York Design Center.
