										<content:encoded><![CDATA[<p>Cady Hill, an iconic estate in Saratoga Springs with ties to the first family of Thoroughbred racing, came to market on March 15. Set on 120 secluded acres in Upstate New York, Cady Hill boasts a 6,000-square-foot main residence, sumptuous gardens, and a peerless pedigree.</p>
<h3>Colonial Heritage</h3>
<p>John Hendrickson, the widower of Marylou Whitney (1925-2019), is asking $16 million for the property. A stagecoach stop during the colonial era, it boasted a tavern during the Revolutionary War that General George Washington purportedly visited. For the last 100 years, the estate has belonged to the heirs of Commodore Cornelius Vanderbilt and Eli Whitney.</p>
<p>“It’s a very happy house,” says Hendrickson. Since his wife’s death, Hendrickson has redone all four stories plus the basement of the main residence, which dates from 1820. The place “makes me smile when I walk in because it’s bright, cheery, full of history and great memories,” he says. But in many ways, Hendrickson’s memories motivated him to part with the property: the extensive renovations aside, he still acutely feels the presence and loss of Marylou.</p>
<h3>Queen of Saratoga</h3>
<p>Well before he met his future wife, she had earned the “Queen of Saratoga” title thanks to her tireless philanthropy, formidable beauty, and vivacious personality. Born and raised in Kansas City, Missouri, Marylou worked as an actress and radio host. Her second husband, Cornelius Vanderbilt “Sonny” Whitney (1899-1992), purchased the property from his parents in 1936. Upon their marriage in the late 1950s, Marylou fell for the fabled resort community. The couple spent summers there with Marylou, who became a mover and shaker in the racing town.</p>
<p>“She was really the savior of Saratoga,” says Hendrickson, who wed Marylou five years after Sonny’s death. The New York Racing Association has described her legacy as no less than “an indelible part of Saratoga’s history.” When low attendance threatened to shutter the track in the 1970s, Marylou was widely credited with saving the Saratoga Race Course. The annual meet runs from mid-July to early September. In 2023, it generated an estimated $371 million for the local economy.</p>
<p>Marylou cared about the people associated with racing, not just her award-winning Thoroughbreds. (Bird Town won the Kentucky Oaks in 2003, and Birdstone won the Belmont Stakes and the Travers Stakes in 2004.) The philanthropist established the first area clinic for backstretch workers, which has grown to serve thousands. Hendrickson continued her legacy by funding a state-of-the-art building in his late wife’s memory. She was also an unwavering patron of the local arts scene, including the Saratoga Performing Arts Center.</p>

<h3>Iconic Estate</h3>
<p>During their 22-year marriage, the couple split their time among their Kentucky horse property, <a href="https://landreport.com/whitney-park" target="_blank" rel="noopener"><strong>Whitney Park</strong></a>, and Cady Hill.</p>
<p>“I was privileged to spend time with her here,” says Julie Bonacio, who has listed the estate at <a href="https://www.juliecorealty.com/property/40-geyser-road/" target="_blank" rel="noopener"><strong>Julie &amp; Co Realty</strong></a>. “About 25 of us would gather in the chapel for intimate Sunday services in the summer, then afterward we’d sit on the porch and talk.”</p>
<p>“We’d have Quaker-type services where everyone would get a chance to speak, ask for a prayer, or share a special memory,” Hendrickson says. “Marylou would go in there to reflect. It was the first place I’d look for her.”</p>
<p>The estate’s manicured rose gardens were another favorite spot. For her 85th birthday, Hendrickson commissioned a fragrant pink tea rose. The long-stem Mary Lou Whitney Rose, which took a full decade to develop, also adorns her namesake garden at Saratoga’s Congress Park. The park was dedicated to her in 2011 in thanks for all that she did for her beloved city.</p>
<p>Soon after Cady Hill hit the market, Bonacio began fielding interest from as far afield as Kentucky and Wellington, Florida.</p>
<p>For Hendrickson, who spends much of his time these days at his home in the Palm Beach area, the idea of selling Cady Hill remains bittersweet.</p>
<p>“Of course there’s sadness, but I’ve given it five years of thought,” he says. “This is a house that’s made for entertaining. According to a recently published study titled &#8220;<strong><a href="https://peoples-assets.nyc3.cdn.digitaloceanspaces.com/papers/the-evolution-of-farmland-as-an-institutional-asset-pages-digital.pdf" target="_blank" rel="noopener">The Evolution of Farmland as an Institutional Asset</a></strong>&#8221; a defining period for evaluating farmland as an institutional asset class occurred more than 15 years ago when investors found themselves suffering from tremendous losses in the stock market.</p>
<p>Previously, farmland was largely thought of as an asset class for farmers and ranchers, not institutional investors. However, as investors looked for ways to achieve the security of investing in treasuries while maintaining equity-like returns, farmland emerged as an institutional asset.</p>
<p>Some early investors began investing in agricultural real estate in the 1980s, but up until the Great Financial Crisis in 2008, it was largely dominated by producers and small private investors. The focus of this analysis, in the latest White Paper from Peoples Company, is to investigate the trends in farmland markets before and after the 2008 market crisis. This white paper discusses how institutional ownership of farmland evolved after this event as well as the drivers of this change and how we may be on the cusp of another age in farmland investing.</p>
</div><div class="fusion-text fusion-text-3"><h3 class="p1"><span class="s1">The Expansion of Farmland as an Institutional Asset</span></h3>
<p class="p1"><span class="s2">While equity and fixed-income markets suffered during 2008, farmland came away from the recession relatively unscathed. According to the USDA Land Values Summary, U.S. Farmland returned on average 9.2% during this period with the popular agricultural producing “I-States”, Iowa, Illinois, and Indiana returning 20.7%, 16.1%, and 15.3%, respectively, <strong><a href="https://farmland.illinois.edu/" target="_blank" rel="noopener">during this time</a></strong>. Some were concerned that the crash of the commercial and residential real estate sectors would eventually make its way to the agricultural sector, but high commodity prices supported farmland values while low interest rates benefited farmers’ balance sheets during this time.</span></p>
<h3>Farmland as a Diversification Tool</h3>
<p class="p1"><span class="s2">The Great Financial Crisis signaled to institutions that farmland could potentially be used as a diversification tool in combination with more traditional assets such as equity and fixed income. After expanding the scope to look at a historical perspective, farmland historically shows a negative correlation with equities suggesting what occurred in 2008 was not a one-off event. With careful examination of market patterns, there have been other points in history where equities demonstrated low or negative returns while farmland returned double-digit numbers.</span></p>
<p class="p1"><span class="s1">There are many factors at work that can explain this relationship based on the period examined but there is one consistent factor always at place: regardless of what is happening in the world, people still need to eat, and farmland is quite literally the key ingredient to that. Investors took notice of farmland’s potential and started finding ways to capitalize on it in a variety of different ways.</span><img decoding="async" class="alignnone size-full wp-image-63854" src="https://landreport.com/wp-content/uploads/2023/08/LR_EndMark-01.webp" alt="" width="25" height="25" /></p>

This irrigated farm ground produces excellent crops, good grazing, and recreational benefits. The current tenant is growing corn, wheat and running cattle on the pivots.</p>
<p>Encompassing a total of 1,481 acres, the farm comprises 1,033 irrigated acres, approximately 300 acres of dryland, and the remainder in grass and improvements. The land lays nicely with good drainage and average soils.  It is easily accessed by well maintained county roads.</p>
<p>The property boasts functional improvements, including 14 grain bins, nearly 2,500 linear feet of concrete bunks, and 18 pens in excellent condition, each equipped with water drinkers. The well-organized feed yard features a loading chute, scales, and working pens. Additional structures include a 170’ x 50’ shop building for equipment storage, a scale house with scale, covered loading chute, and two silage pits.</p>
<p>The property offers an outstanding habitat for pheasants and mule deer, presenting opportunities for recreational activities amidst the agricultural activities.  There are good numbers of pheasants and plenty of opportunity to add additional habitat on the corners and expired CRP.</p>
<p>Corn and wheat stand as the primary crops cultivated on the farm. The tenant efficiently manages agricultural operations, employing rotational grazing on pivots and pasture, and making effective use of excess forage from crops and grass.</p>
<p>With a reliable water supply, the farm relies on 5 irrigation wells, 2 domestic wells, and 2 commercial wells. Pivots, installed between 1978 and 1982, have undergone two upgrades, including the installation of zimatic control panels seven years ago.</p>
