In some price categories, it is even classified as a seller's market.</span></p>
<p style="text-align: justify;"><span style="font-family: arial,helvetica,sans-serif; font-size: small;">A buyer's market is categorized by a list to pending ratio of 0-45%, a balanced market is 45-55% and a sellers market is 55% or greater.</span></p>
<p style="text-align: justify;"><span style="font-family: arial,helvetica,sans-serif; font-size: small;">Inventory&nbsp; (listings) has been steadily declining while demand (pendings)has been rising. </span></p>

<p style="text-align: justify;">February on Bainbridge Island proved to be an active one in the Bainbridge Island Real Estate market. At the end of February there were approximately 191 homes for sale - an increase of 25 new listings. Aprroximately 43 were pending as of the last week in February. The Seller's market was found consistently in the $300-$350K range. The surprise was found by watching the $1,500-$1,749K range go to more of a balanced market with 4 listings and 2 pending. As you know if you have read this blog before, I monitor on a weekly basis the list to pending ratios of all price categories so as to spot trends before they happen and to keep my sellers and buyers informed of what is happening in the market. Based on what I am seeing in March, I think we might see that trend continue.</p>

Locally owned and operated by Karin Lehotsky, Lollipops offers the best in name-brand children&rsquo;s apparel focusing on brands and products with superior quality.&nbsp; I can speak from experience that if you ever need a baby gift, this is the place to go. Since my girls were infants, I have been shopping at Lollipops and now, even at 7 and 8 yrs old, we are still in there on a regular basis. Recently, the store has begun to offer&nbsp; consignment clothing. We are happy to recycle our outgrown clothes there and Karin only picks the best quality for her clients. It's easy to shop there and frankly, sometimes hard to get the kids out of there because as you can see below, instead of a resident pet kitten or pet dog, they have a pet rabbit who runs around as if she(he?) owns the place. Not to mention there is a darling little play area with a kid size kitchen!</p>

Number of&nbsp;closed&nbsp;sales showed a slight increase of about 1.5%. Condominiums however, fared much better with only a 3.5% decline in median sales price and an significant increase in number of sales of about 26.5% percent!</p>

In general the $300,000-$550,000 range comprised of approximately 50% of all sales. The over $1 million mark accounted for nearly 10% of all sales.</p>
