The Sarasota real estate market is making great strides to recovery.  The 866 real estate transactions that closed in April 2012 marked a new 7-year high for monthly sales.  Monthly sales were up 6.6% from March’s transactions.  In fact, we haven’t experienced a higher number of closings since August 2005.

Single Family Homes

• 589 Sold
• Median Sales Price – $175,000 (Slightly above March’s figure)
• 2758 Active Listings
• 4.7 months of available inventory

Condos

• 297 Sold
• Median Sales Price – $191,750  (Just above March’s figure)
• 1525 Active Listings
• 5.1 months of available inventory

“We’ve had an incredible string of positive numbers in the Sarasota real estate market, and we hope for a consistently strong market going forward,” said SAR President Laura Benson. “I’m hopeful that this will be the case, because we seem to be leading the nation into the real estate market recovery. American Style Magazine conducted a reader’s poll that ranked Sarasota as the #1 arts destination for cities with populations smaller than 100,000.   The John and Mable Ringling Museum of Art’s Art after 5 and St. Armand’s Circle’s first Wednesday art events are among the many reasons for giving Sarasota the #1 ranking.

Q: Now that the season is over, what is your take on the waterfront market?

A: I wouldn’t say it is over. I have been slammed with showings and buyers, and can’t even return my phone calls! This morning I had five showings for a listing on Longboat Key, back to back — some of them were in the house at the same time. Then a neighbor stopped me and said he had a friend who was interested.Q:Does having multiple buyers on site present a challenge or a benefit to you?

A:It is not very good because you lose track of them. You have to have some look at the outside while others look at the interior. One agent was on site, previewing the house for a client from Switzerland.

So we are not finished with season. I am seeing increased activity across the board, from $1.4 million to $5.5 million. The inventory is quite low and that is a problem. Agents are previewing properties because they are worried they won’t be available when their buyers arrive. They are telling them to come soon and make a decision.

I have had people from Pittsburgh, Philadelphia, Toronto, Switzerland, Germany. Canadians are dominant.

And, people from Naples. I sold a condo to a couple from Naples; they were from New York and heavily into the arts in their younger days, and Naples just didn’t have enough arts. Or waterfront. I spent 15 hours over two Saturdays with a couple who are enamored with our bayfront. They were blown away.

The decline in home prices is being attributed to multiple foreclosed homes being sold.  During the month of February, foreclosures made up about a fifth of all sales.  Generally, foreclosures are sold at an extremely low price as compared to other homes.

“We think home sales will continue to trend upward, which ultimately will result in a slower rate of home-value depreciation,” Humphries said. “But any housing recovery will be dependent on job growth.”

The Sarasota Herald Tribune reported Sarasota County home and condo sales hit a seven-year high.

Luxury home sales were the foundation to the strong market during March 2012.  In fact, 34 Sarasota County homes and condominiums that sold were valued at more than $1 million.  That’s a 48% increase from March 2011.  The sales of luxury homes continue  through the month of April 2012.  One of my listings, 612 South Casey Key Road recently sold for $5.77 million.  This sale represents the largest sale of the year on Casey Key.

Sarasota Realtors were in full swing during the month of March 2012.   They were so busy, that the Sarasota real estate market saw the most sales we’ve seen in the past seven years.  Plus, pending sales reach the highest level we’ve seen in the past 12 months.  These pending sales will keep the high number of closings continuing over the next several months.   Leading to a drop in available inventory of homes on the market.
