According to city documents, the apartment is owned by Eric Hadar, a real estate investor who recently completed a stint in rehab after an arrest on drug possession charges. The East Village's Copper Building at 13th Street and Avenue B—not to be confused with the Far West Village's copper (little "c") building—has always been a bit standoffish with the neighbors. For example: It wiped Stuyvesant Town off the face of the earth. And as for the housing projects next door, the luxury building's way of dealing with those is to make buyers feel protected by sticking the lobby entrance behind a locked gate. Or at least that's how it looks to us. But don't worry, there' some balance to those menacing bars!

There's a calming "Zen garden" to greet those granted passage beyond the gates (check it out in the gallery above), which looks pretty much like the one that was rendered back when construction was kicking off. The formerly gritty Avenue B now has a pair of luxury bookends in the Copper Building and the older One Avenue B down at Houston Street (the converted Christodora House is the meat in the foie gras sandwich), but is anyone buying up the Copper? Yep! Closings kicked off in August,and so far 8 sales have been recorded—three of which were over $1 million. Impressive, but imagine what those price tags could have been had the developers squeezed in a tennis court.

Summer is over and it's time to get serious about selling some of those high-end apartments lingering on the market. Which means the Chopper's appointment book is probably full for the next few weeks. First stop: 610 Park Avenue, where Nautica founder David Chu and his wife, now residents of 15 Central Park West, have been trying to find somebody to take their 7,700-square-foot duplex penthouse off their hands. When it hit the market in March, the apartment was asking nearly $33 million, and its first chop brought it down to $29.8M. Post-Labor Day, the new ask is another $4M lower at $25.8M. Those savings should cover a few meals from Daniel Boulud's restaurant downstairs.

Can Yankees fans picture a world in which Derek Jeter suits up for another team? His contract is up at the end of the year, and while the smart money is on the Captain re-signing with the Yanks, the news that he's now listing his sky-high Trump World Tower apartment is going to create some beads of sweat under those New Era fitteds. The Times brings word that this listing for #88-B in the U.N.-neighboring black monolith is indeed Jeter's place, which he bought in 2001 for $12.6 million. He now wants $20 million for the 4BR/5.5BA condo, which has 5,425 square feet of space and, at least according to the listing photos, not much else inside. Old pictures, or did he already decamp for new digs? Stay or go at the end of this season, this is one plum piece of Yankees memorabilia.

The Robert A.M. Stern-designed Museum of African Art, the museum topped by condos at Fifth Avenue and 110th Street, was scheduled to open in April 2011. After failing to meet its 2009 completion date, that is. Now, the museum team tells Artinfo, that will be pushed back at least five more months, to a new opening date a year from now. The museum's director, Elsie McCabe Thompson, doesn't want to blame anyone, but says the developers are "months behind schedule" in their work on the building core and shell. To tide us over, Artinfo has a lobby construction shot and rendering. The museum itself, without a permanent home since 1984, probably doesn't even notice these delays anymore.

The commissioners supported the project but asked for some changes, like a bigger cornice, shorter windows (up top), taller windows (on the bottom) and less flimsy metalwork. Even preservation group the Historic Districts Council was largely on board, though the group's testimony asked for "more than a watered down reflection of surrounding structures," given the prominence of the Franklin and West Broadway corner. After a quick trip back to the drawing board this one should be up and at 'em soon enough.
